"Groundworks were contracted to encapsulate the crawl space, with a dehumidifier, intellijacks & sump pump. The inspector showed us pictures & videos of what the work would look like on completion, & explained how each solution would be installed. They tried to charge me more for vent covers until I showed them the contract covering this part. The foreman told me there was a reset button for the sump pump to be installed on an exterior wall, but they did not install it, instead said they would put in a service order. I haven’t heard anything about this issue yet. When they installed the moister barrier, they excluded the cement pads I was told it cost extra to have them covered. When I signed the contract, I was never told there would be extra charges for vent covers or cement pads to be covered. The contract I signed covered a complete encapsulation, but this is not what I got. This is a bait & switch. I would not recommend Groundworks."

"TLDR: We recommend looking for another company for your concrete needs. If you do go with them, we recommend: paying with Zelle, not cash; DOCUMENT everything; Watch their work to make sure they are doing it in accordance to what you spoke about; Write out what you’re expecting them to do because they don’t give detailed quotes; DON’T PAY UNTIL ALL WORK IS COMPLETE!!!! We contracted Rina Construction to do an overlay on our walkway and install railings on the walkway. We first agreed on a price of $1500, which was the best price we found. Before the job began, I asked for a section of the walkway to be replaced so then I was quoted $2000 for all the work. Work began and it all seemed to align with how I thought it would. They replaced the portion of the walkway, which went well it seemed at the time. When they started with the overlay they didn’t prep the job as expected. They didn’t lay forms around the walkway or power wash the walkway before laying down the concrete. The concrete spilled over on the sides, making the walkway look bad. We paid half upfront for the work ($1000), $800 after putting up the railings and pouring the concrete, and the last $200 when they finally cleaned up the broken up concrete. There was a lack of professionalism. We counted at least 15 cigarette butts in our yard from the contractor and his employees. They stepped on and smashed a maple tree we just planted, and another pricey bush. They cleaned their cement tools over our plants, and got concrete all over our house and hose. They never seemed prepared for the job. After being fully paid, he said he would come back to clean up the edges of the walkway. We texted him every couple days to ask when they would come complete the edging of the sidewalk to make it look nice, and each time he would tell us he’s coming but would never show up. This went on at least ten times over a 3 week period. The owner of the company, Maria, is actually really nice and can push things through. If we had been in contact with her, things would have been done. After contacting her, she was able to get Malaka to come back to fix the edging of our walkway. But then he said some things that rubbed us the wrong way, so asked him to leave. Then he started to ask our neighbors multiple times to do their stairs, in which they politely said no. All of this has been documented and pictures have been taken."

If foundation problems are not fixed, not only do repairs eventually become very costly, but it can lead to structural damage to the house above. Eventually, if the foundation problems are allowed to persist, the foundation walls can cave in or collapse. That’s after other issues like flooding and mold have likely been allowed to develop. Although not all cracks are structural problems, some can be and even if they start out small, they can develop into major problems. The earlier foundation problems are discovered and fixed, the lower the cost to repair will likely be.
Yes, foundation repairs are worth the cost at any stage to avoid a dangerous living condition. A failed foundation can lower the value of your home by up to 20%. Whether it’s the smallest problem like a thin crack less than ⅛-inch wide, a horizontal crack, a crack letting water flow through, or a wall bowing inward, repairing foundation problems as soon as possible is worth the cost. Sometimes a temporary fix can be applied until you have the budget to completely fix the problem, but the longer the problems persist, the more costly repairs may be.
The most common first signs of foundation issues include:
Cracks in the foundation walls that grow
Signs of moisture or water leaking through cracks in the foundation
Standing water in the basement
Sagging floors or walls
Cracked walls in upper floors
Doors and windows that don’t close properly anymore
Foundation repairs cost about $5,000, on average. Typically, prices range from $2,200 to $7,800, depending on the type and extent of repairs needed. Cost factors include foundation type, home size, soil stability, accessibility, and the ultimate cause of the problem and what methods and materials are required to fix it.
If you’re noticing signs of foundation issues, the first step to fixing a foundation problem is to hire a foundation repair inspector. They will determine the problem, the cause, and the severity before recommending a course of action to repair the foundation. The method for fixing foundation problems depends on the problem and what options are available. A few possible solutions include:
Epoxy injections
Mudjacking
Piers made of steel or concrete
Jacks
Hydraulic piers
Carbon or steel reinforcement strips
Waterproofing materials
