We are the Best Home Inspector, Radon Testing, Property Inspection in Arlington VA, MD.

"My husband and I are first time home buyers and are moving from an apartment that requires no maintenance to a property with a pool, pond, and acreage. We wanted to make sure that the person conducting our home inspection would really explain everything to us. We are so thankful that our realtor found Thomas! He took his time and answered every single question we asked of which we asked many. He even gave us tips on our pond and was able to identify the snake that left behind its skin in our basement (and the hole in which it entered!). Thomas was amazing, incredibly thorough, and knowledgeable. Highly, highly recommend to anyone buying a house -- especially first time home buyers."

"You should not be in business, and you will be reported to the better business bureau. December 8, 2023: DMV HVAC was assigned via Choice Home Warranty to diagnose and hopefully fix heating. After about 10 minutes of them being there I was asked to come to HVAC unit so they could show me something: Upon presentation I was informed the motor was broken, explaining this to me in an already aggressive tone. Pointing things out like I know anything about HVAC system…. That’s why I called. He then proceeded to accuse another company of recently putting the motor in wrong, that he is not responsible, and that he would not get paid?…. THEN he accused me of hiding information about the motor… like I was trying to get something over on him? Stating that it was changed recently. When I informed him I have lived here for 10 years and never had heater problems he rolled his eyes and “said come on man”…. Again… like I am trying to hide something from him? THIS IS WHEN THINGS GOT SCARY: I didn’t know how to respond to his accusations and aggressive tone other than saying a saying “what the F dude” with my hands up in the air in defeat and shock. This individual gets a very concerned look in his eye, starts yelling at the top of his lungs at me. Saying I can’t cuss as him, as he himself continued to drop F bombs, getting frontal like he was about to physically attack me… while my 3 year old son is sleeping on the couch in hearing distances- and my wife on top of the stairs with 911 on standby trying to figure out why a stranger is verbally assaulting me in our own home. I somehow mustered all my strength to not react with physical violence, because with already displayed concerning behavior I was confident I was going to be attacked, and if I didn’t deescalate the situation like I did, I guarantee a physical altercation would have insued. They then said we owe a payment fee via Zelle….? Asked how we could get invoice for documentation and to show landlord. Was informed we could only get invoice when complete service was complete…. We did not proceed with this transaction. After the aggressive man left did some digging on this company. All positive reviews are fake… they reply to other people’s negative comments like “wrong company”. They have notes about others being old they have to make a Zelle payment, with no follow up or conclusion of work. It’s all a scam and I have never been concerned for my safety of a service call… absolutely insane"

Small roof inspection business ran by 1 owner, currently wearing all the hats. My idea is to provide homeowners, business owners, buyers and sellers with an independent and honest assessment of their roof especially when it comes to storm damage. I refer my customers to a local network of roofers and contractors that I trust and perform a final inspection of the work done. I've worked in the roofing industry on the contractor and insurance side and I felt that the owners need an experienced/honest and independent opinion for their roof issues. My general inspections are $125, Real estate closing inspections are $175, temporary repairs range from $150-700, emergency services range from $150-450, and the storm damage inspections are free(Hail&Wind). My billing is through credit card processing, cash or check. Currently I'm offering a 60% discount to seniors. I set my prices to be competitive. My main objective is to bring integrity to the roofing industry.

Home inspections FAQs

It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.

A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.

Home inspectors will examine the following home areas and features:

  • Plumbing

  • Electrical

  • Foundations

  • Roof

  • Windows and doors

  • Overall condition of interior and exterior

  • HVAC systems

  • Attics

  • Basements or crawl spaces

  • Major built-in appliances

Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.

Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.

On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
