"Teman Montgomery was totally professional; extremely knowledgeable, forthcoming about his observations, and intensely thorough. He arrived early to orient this buyer as to the procedure, and then methodically and with great care explained in common language the details as he worked through the house. After receiving and reviewing his report, with copious photos and recommendations for attention/repairs of defects he found, I am blown away by the whole process and would recommend this company to everyone who is looking for a detail oriented inspector with a stellar work ethic. Wow."

"Our basement flooded in January 2021. Drainage Master was one of 3 estimates we obtained. Seth inspected the situation and suggested and exterior drainage system The our two estimates we for interior systems with a sump pump. The other two companies would not provide an estimate for and exterior system. Also the estimate did not include the cost to repair damage the installation of an interior system would do to a finished basement. The crew was great the foreman answered all of our questions the job was done on time and in budget. I would highly recommend them."

"In February of 2024 I was in the hospital, and the pipes froze and cracked in my studio on my property. I was totally unaware until I came home and found a “we suspect a leak ”notice on the front door from the water company. I went out and saw water running out of the building next to it, and when I walked in the internal pipes were gushing water from everywhere! I called the City to come shut it off, and they calculated it had been running for more than 2 weeks! Next the plumber, Oregon Plumbing my local and beloved plumber. He made an initial assessment and gave me the number to DryTime Restoration. I also called my insurance company. Drytime was very thorough and came many times with specialists to give a detailed cost analysis. The final inspection was also sent to my insurance company. They were professional, respectful, always on time, very kind and funny. I appreciate all those qualities in an emergency. I hope I never have to, but I would certainly turn to them again and recommend their company. Patricia C"

Beacon Plumbing is a plumbing company originally established to serve the city of Kent, Washington "known for its slogan - stop freakin'...call beacon" & its ads with "Marshawn Lynch". Beacon Plumbing was founded by Bill Cahill in 1999 with 1 employee and his son, and was named Beacon Plumbing Heating & Mechanical, Inc. for much of its history. Based in Kent, Washington Beacon Plumbing has now has over 50 employees and has served over 100,000 households, making it one of the largest plumbing companies in Washington. Bill Cahill is the current President and Owner.

"*** BEWARE, GROSSLY OVERCHARGES••• I have a condo in Seattle that my daughter lives in. We had a need to have a toilet reinstalled along with a washer & Dryer that needed to be hooked back up. I live in California and she was unable to do this work herself. I told her to call a plumber and I’d take care of the charges. My daughter had my permission to use my card to pay for the service. She was in a nearby town doing an opening of a new restaurant and was unable to be there and called Beacon to do the work. The tech sent over a docusign which she filled out and provided payment. Afterwards, my daughter sent me a copy of their invoice. It mention the need for some newer parts (hammer arrestors, braided hoses, wax ring and bolts for the toilet. Cost of parts when I priced them out through Lowe’s was roughly $120. They charged my card (my daughter approved it because she didn’t know any better). $2772 for the work. That equates to roughly $2300 in labor for something that should have been fixed in an hour. A very expensive lesson learned for my daughter and myself. This company should be ashamed of themselves. Obviously, had I seen the quote, I would have refused the job. Their response- Jeff, It is actually a contract. Beacon does not offer unearned discounts when the proper prices are charged. Even when reviews are left that is clearly trying to damage the company, are untrue. We are declining to offer an unearned discount at this time. Mark J Sr Mgr Beacon Plumbing, Heating, Electrical & Mech. Inc My response- Well, I never disputed whether it was a contract. My daughter did sign the contract. When I first contacted you I acknowledged such, and my review clearly stated that she signed for it. What your company calls ‘proper prices’ are outrageous. If you have children or grandchildren, I hope they’re never taken advantage of the way my daughter was. I have the money and means to cover the cost, again that was never the issue. Your company is lying if you think I wasn’t truthful in my review. It happened 100% the way I listed. Was the review meant to get your attention, and if it were to damage your reputation, that’s solely based on your company’s ethics, because nothing was untrue."

Sewer cleaning services FAQs

In most states, companies that perform sewer cleaning services don’t need specific licensing, but you should always ensure you hire a licensed and certified plumber to get the work done. You can use our state licensing tool to check whether the potential sewer cleaning company holds a plumber’s certification and license. Hiring a certified sewer cleaning services guarantees that the work will be done safely, there won’t be additional damage done to your home, and the problem will be fixed.

The average cost to snake your main sewer line is around $250 for a simple snake. Most sewer line specialists charge between $45 and $200 per hour for main sewer line snaking, so the time involved plays a major role. The price you’ll pay will depend on the severity of the clog, the item causing the backup, how long it takes to remove the item, and more. A more severe issue that requires unclogging a main sewer line will cost $3,100 on average.

There are a few signs of a clog in your main sewer line that you should keep in mind.

Common signs of a sewer line clog:

  • Multiple fixtures in your home drain slowly

  • Drains in your home gurgle during or after draining

  • Water backs up into your sewer line cleanout

  • You notice foul odors in your home

The best way to confirm that your main sewer line is clogged is to hire a professional plumber to assess the situation and use a camera to inspect the inside.

In most cases, drain cleaners will not clear a clogged sewer line, and they’re likely to damage your plumbing. Sewer lines are several inches wide, meaning any material that clogs it will need to be large. Drain cleaner can work on small clogs, but it usually won’t clear a larger one in a sewer main. Drain cleaners can also easily damage and corrode your plumbing with prolonged contact, and a clog will keep the cleaner in contact with the pipes for an extended period. Hire a professional sewer cleaner instead for a safe fix.

You should not attempt to snake your sewer yourself. Accessing and snaking your sewer requires heavy-duty equipment, and while renting is possible, misusing it can damage your sewer main and leave you with very expensive repair costs, not to mention potential environmental issues and severe water damage. Accessing your sewer also exposes you to hazardous sewer gasses, and failing to seal the sewer properly after work can be very dangerous. It’s always best to hire a professional sewer cleaner near you to handle this type of work.
