As a young adult starting at age fifteen, I worked along side carpenters, electricians, flooring experts and cabinet makers. In working with my father, uncles and cousins, we completed a 3,500 square foot home from the ground up. This was the start of understanding all systems that make up a house, including what truly makes it a home... the family that resides there. In valuing and appreciated what it means to be a family, it is my passion making my clients the #1 priority. As a family man, Home Inspector, and a 203KFHA/HUD Rehab Consultant, it is very important to me that my clients know and understand all systems (and any deficiencies) in the home they are about to purchase or sell. As a 203K Rehab Consultant, my job is to ensure all general contractors perform their renovation job in a timely manner, meet local code requirements, and never take advantage of my clients. My focus is to protect my clients safety and major investment. I also volunteer as a member of the Board of Directors for the non profit organization Greater Chicagoland Fellowship. At GCF we provide affordable housing for low to moderate income individuals, families, and help revitalization efforts on the communities we serve. Superior quality, comprehensive and thorough inspections performed by a professionally trained home inspector. We treat every inspection with pride and integrity. Our inspection will be conducted in accordance with the Illinois standards of home inspection.
"Great service very quick and thorough. Reasonably priced as well."

A family owned and operated full service home inspection company. We offer home inspection services including structural, foundation, electrical, plumbing, HVAC and mechanical, roof and various other components of a home inspection including radon testing. Upon completion of inspection, a visual walk-thru of the home and its features is communicated to the buyer/seller of the home. A detailed written report with pictures is electronically sent, typically within one hour after inspection.
"This guy is a incompetent moron. I didnt hire him. I would expect if you enter another persons home you would have respect and thd knowledge to preform the task you provide. This idiot who is obviously unlicensed turned on both my breaker boxes and left them on. Not even knowing what they were for or why they were off. Then proceeded to turn on a old heating system that was off even though the listing clearly said forced air. So thats at least 2 potential fires that could have burned my home down. The heat ran for a week while the air never shut off. I guess I will pay for his stupidity! Then he broke my hearth doors inspecting a fireplace that was clearly not used and stated so in the listing. He wrote things didnt work that did. Then started a mold panic over old stains from the previous roof that was replaced. Some of my personal property was handled and laying out were it was set down. I have lights that dont work now. I went to work and trusted that it was a proffesional company in my home. I was wrong! I wouldnt use this outfit if you value your home and possibly your life by the incompetence of a complete idiot!!!!!"

It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.
A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.
Home inspectors will examine the following home areas and features:
Plumbing
Electrical
Foundations
Roof
Windows and doors
Overall condition of interior and exterior
HVAC systems
Attics
Basements or crawl spaces
Major built-in appliances
Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.
Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.
On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
