In a very tough market, Jessica was a stealthy but calm presence. She was always patient, a great listener, always available to answer our countless random questions and calm our nerves. Jessica is a fantastic agent. She is incredibly patient and willing to answer any random questions we had (and still have even after we closed). She was always punctual and caring. I loved that she would brainstorm different ideas or solutions to issues we would find in a house. She even took us to see the same property three times (that we didn't end up putting on offer on). We always had our toddler son with us and she was so accommodating and loving towards him. I cannot recommend her enough.

The first home was a new construction in Ballard. After our inspection uncovered that all of the siding on the home was installed improperly, Jessica helped us navigate what to do. Jessica Livingston is an outstanding real estate agent! As first time home buyers we had a lot of questions, especially buying a home in competitive neighborhoods in Seattle. With such a stressful process, Jessica truly added some sanity to the process. She sat with my husband and I months ago when we had questions about how to start the process of buying a home. She was patient with our questions and sent us off with a lot of great information and recommendations for lenders to start the pre approval process and to work with. When we were ready, she started sending us listings that fit our wish list and setting up appointments to look at homes right away. When showing a home, my husband and I were focused on how "pretty" the house was, while Jessica was checking the electrical box, the appliances, making notes and pointing out things we may need to fix right away or might not pass a VA appraisal. She offered a lot of great information when it came to making an offer on a home. She kept us in the loop through the whole process. When we were finally under contract, Jessica connected us with great home inspection and sewer scope services to help us understand the condition of the home. At closing she helped us understand the documents we were signing and even pointed out a credit to us the lender missed. We truly felt like we had a great resource throughout this process. She was patient with us and offered so much information that helped us make an informed decision. We ended up finding a great house that we are excited to call our first home! Jessica was professional, friendly, and incredibly easy to work with from start to finish. When we decided to start seriously home shopping (after a few months of browsing open houses on our own), we called her on a recommendation from our friends who recently worked with her to buy a house in Wallingford. A couple days later, we toured a bunch of homes across North Seattle, one of which we ended up buying. She gave us great feedback about each house we saw, including what sort of repairs we might be looking at and how much they might cost. She also gave us guidance about how much we could expect each house to sell for, which was especially helpful given how competitive the North Seattle market can be! Jessica helped us negotiate an offer within a couple of days, and we had a signed contract by the end of the weekend. Throughout the inspection and closing process, Jessica kept everything running on track and made it so we didn't have to worry about any of the details. She was very responsive whenever we had questions, and we relied a lot on her experience doing home renovations for advice about how to prioritize potential updates/repairs. Aside from her professionalism, she was friendly and easygoing, and all in all a great person to guide us through the home buying process! We would definitely recommend working with her.

Jessica was absolutely amazing! Being a first-time homebuyer as well as new to the Seattle area, I was really nervous about the whole process. Jessica was incredibly knowledgeable about the area and the real estate market and was great at explaining all the nuances and walking me through any of my concerns. We were able to find a great place within my price range, win a bidding war with 2 other offers in, still win the offer at a good price, and close the house in 3 weeks!
