Moving across the country in the middle of a pandemic was not something we were looking forward to, but from our first Zoom meeting, Jessica inspired confidence. She quickly developed an understanding of our unique needs, which helped tremendously as only one of us was able to stay in Seattle for an extended time to view properties. As first-time homebuyers in a hot market, we did not expect (and certainly were not prepared) to ask for changes to a home in our purchase offer, but sure enough, the townhouse we found needed some customization to work for us. In retrospect, we took on an uncharacteristic number of risks in this home purchase, but every single one of them was mitigated or eliminated by Jessica's deep knowledge of the market, frank assessments, and attention to detail. We partnered with Jessica Livingston for both a home sale and home purchase in 2020. If I had to summarize Jessica’s performance in three categories they would be: 1) Highly Experienced, 2) Agile Under Pressure, and 3) Excellent Communication. First, from an experience perspective, Jessica did everything in her power to get us the best deal on both the sale and the purchase. She did all her homework, she laid out a very thoughtful strategy/plan, and knew exactly how to handle every single interaction with all stakeholders such as agents, contractors, and government agencies. She orchestrated everything. At the end of the day, due to her strong experience as a real estate agent, we sold for much higher than expected, and purchased for much lower than list price. Second, from an agility perspective, Jessica was able to maneuver very tricky situations under tremendous pressure. Given the global pandemic, we were really unsure if it was the right time to buy and sell a home, but Jessica was ready to take on the challenge with literally a day’s notice. We called her out of the blue, and told her we wanted to buy a house and she was off. We followed her lead on how to get approved quickly, and within just a day or two we had an offer on the table. As people know here in the PNW market, speed and agility is key to success. There is no time to waste when you are after a property in a highly competitive atmosphere – an environment in which Jessica thrives. Lastly, Jessica has a true gift for managing complex information and boiling it down so the layman home buyer/seller can understand. There are so many things going on during a buying/selling transaction, from legal requirements to lengthy contractual obligations, Jessica was able to tell us what everything meant and what the most important takeaways are. No matter the issue, Jessica has an answer, and will make sure you fully understand the issue and provide pro’s/con’s and perspective to everything. All three of these attributes really blended well for a seamless, stress-free, and rewarding experience with Jessica Livingston. Although she demonstrated all of this throughout the entire experience, I’d like to share one particular example that really stood out exemplifying all three attributes in one moment. It was offer review day, the house had been listed and showed for 5 days, and it was time to finally review incoming offers. We had nearly 80 home showings the days preceding, and on offer day we received 15 offers on our home. Jessica’s phone was ringing off the hook, agents were doing everything they could to get a competitive edge against other bidders, coordinating everything through Jessica. She was honest and gave everyone the facts, explaining the competitive nature of the home sale, and what it would take to win. She didn’t miss a beat, and made sure everyone’s voice was heard and followed-up with. Within a matter of hours, she had to compile the complexity of 15 unique offers which included various stipulations, waivers, and assumptions. She had to digest, sift, and organize all of it into a single summary view, and present us with the final summary of our 15 offers later that day. She identified the “Top 3” offers, and although she provided a recommended offer, she didn’t push us to accept anything right away, but rather gave us the facts so we could make an informed decision ourselves. She even gave us the opportunity to review the 12 other offers that didn’t make the cut, despite those offers not being in our best interest. We wanted to make sure everyone had an equal opportunity to have their voice heard, and Jessica respected that. In the end, we went with the best overall offer, which happened to be her recommended choice, and the deal was made. She followed up with every single person who expressed interest, and explained the final outcome. It’s easy for someone to be upset that their offer didn’t make the cut, but Jessica had the facts and was able to explain to everyone why their offer didn’t make it. Once they saw how far they were from the winning bidder, they understood our decision and that was the end of that. Jessica managed all of this for us in a very thorough manner, from orchestrating the sale, to working closely with each individual bidder, and effectively representing us in order to get the best deal possible. It’s easy to say “the house sold itself” in this very competitive PNW market, but this was most certainly NOT the case. Nothing is ever guaranteed, and you have to put hard work in to get a desirable outcome. Jessica put in the hard work, she put a very creative plan together, and her strategy worked! Never in my wildest dreams did I expect so many showings, so many offers, and such a competitive final offer, but Jessica Livingston made it happen. Her experience, her ability to stay agile under pressure, and her excellent communication really shined in this moment, and we are forever grateful for her support in this life changing event. Jessica Livingston helped me sell my brother’s house for his estate. She was so easy to work with. Because it was an estate sale, there were extra steps to complete to make sure everything was done correctly and Jessica was up to the challenge. She is quick to respond to questions and provides excellent advice for prepping the house and closing the deal. One detail I particularly appreciated was the calendar she shared with me making changes as needed so we were always on the same page.

Jessica has been a true pleasure to work with. We were nervous as first time home buyers in Seattle’s competitive market, but she worked with our budget, location and size requirements to show us homes that fit us well. She even picked up on some preferences we didn’t know we even had (like a dislike for galley style kitchens) which was super helpful in screening for homes before we spent time touring. Regarding showings, she worked with our busy schedules and was able to carve out time after work or on the weekends to show us homes. We were a little concerned at first when we interviewed her and found she primarily works solo and doesn’t have a large team, but it ended up being a huge plus where she was the one-stop-shop for everything and didn’t require getting someone else involved. We never had an issue with her being stretched too thin; she always made time for us. On the few occasions where she was out of town, she proactively coordinated in getting us another partner agent to show us the home. Jessica is very familiar with different areas in Seattle so when we pivoted from looking in Central District, Mt Baker, Beacon Hill to the East side of Newcastle, Bellevue and Issaquah, she was well versed and experienced with trends in the area. In addition, we really appreciated Jessica’s responsiveness. We would receive feedback usually in a day or less. She would proactively share with us the next few steps that we should start considering and helped coordinate pre-approval home inspections. Not only was she responsive with us, but the un-prompted feedback we received from both our Lender and Home Inspector was effuse praise. This was key in closing the transaction smoothly on the backend where we didn’t have much visibility. Another strength of Jessica’s is her attention to detail. Not only when walking through homes and pointing out issues that we should consider, but also being on top of ever-changing offer review dates to ensure all the paperwork was submitted ahead of schedule. We owe a lot to Jessica in having our offer accepted because of this attention to detail. There are other thoughtful details that she managed. Ranging from following up with the listing agent on missing garage door openers to giving us a list of names of our neighbors and when their homes were purchased. Without question, we will be using Jessica again in the future.

Jessica was amazing! My wife and I bought our first house with Jessica as our realtor. We were both very inexperienced and she was just about as great as we could've hoped for. Jessica was available/responsive, flexible with us rescheduling as needed, and always extremely helpful. She was also knowledgeable, always providing answers to our many questions about things from the market, the offer/counter-offer process, tips about maintenance/repair issues, and general housing know-how.
