She was extraordinarily helpful, offering information to us with hardly any turnaround time and working very easily around our schedules. She was patient with us while showing us multiple homes, and when it came time to put in a bid Jessica was very knowledgeable about the local market and how to ensure our bid was competitive. With her services, we ended up getting the house we wanted in a very competitive market, at a very competitive price! Our closing was seamless even though my husband had to be out of town the week prior, and the officers at the escrow agency even remarked that they'd never seen an agent like Jessica who was involved to the degree she was with ensuring the closing went off without a hitch. She is great, personable, and professional and we would do business with her again any time. We are so glad we found her here on Angie's List.

 + -1 moreIn July 2012 I started considering home ownership for the first time. I really had no idea where to start, so I began exploring options online. Early-on, a random click connected me with Jessica. Initially I didn't know anything about how to buy a home. I was grateful Jessica was able to explain things in a way that was easy to understand, but not simplified or diluted. She is extremely bright, detail oriented, with a comprehensive knowledge base. She earned my confidence immediately. Over several weeks we looked at many different properties. Jessica was always eager to explore new options with me. It was clear to me her goal was to help me find MY home...even if it took a while. I never felt rushed or pushed in any direction. When we found a couple of options that seemed right, she immediate went to bat for me. Both of my top choices happened to be short sales, with competitive bidding. I know it was her excellent negotiation skills that ultimately led to accepted offers. Jessica stayed on top of my offers, communicating regularly with other agents and negotiators. She providing me with with timely updates and helped me gracefully navigate the obstacles (there were several). Most importantly, she was always on my side. In December 2012 I moved into my new home! I feel incredibly lucky, and I have no doubt Jessica is a large part of why I am here.

Jessica was very friendly, knowledgeable, and flexible. After each property we saw, Jessica gave us honest feedback on every element we had questions about, including the price, location, suitability for our needs, and many elements we hadn't considered. When we finally settled on a property, Jessica earned the heck out of her commission by helping us navigate a very stressful, problem-ridden financing situation by providing support and information, responding quickly (even while on vacation!), and taking over areas where we were struggling. I felt that she represented us and our desires well throughout the process. We got nearly everything we wanted out of negotiations due largely to Jessica. She helped us understand the potential risks and benefits of every ask, every step, and every decision.  + -1 moreWe were new to the area and Jessica?s extensive knowledge of Seattle was an instrumental tool in helping us find the right neighborhood. She never pressured us and I never doubted her commitment to finding us the right house at the right price. Jessica seemed knowledgeable about every aspect of the process ? from inspections, to financing, and all the way through to closing paperwork. She was also adept at communicating with the other parties involved and helped us avoid a bidding war on the property we ended up purchasing. Most of all, she was extremely patient and good-natured. I would describe Jessica as pleasantly down-to-earth and her personal experience with home renovations helped us better understand some issues that tend to plague houses in the area. She has good relationships with various inspectors, and that can make a huge difference when you need something done quickly ? and you will probably need at least one thing done very quickly. Jessica is highly organized. When you go out to see multiple properties together she makes these great packets with maps and listing information. You think you?re going to be able to keep track of the different houses you?ve toured, but after the third house on the first day, I would have been lost without the information she put together. Jessica was also very responsive and completely on top of new listings as they became available. We were shopping in the peak of real estate season and I know she was juggling other clients, but she was always available to take us to see properties or answer questions. We didn?t have anyone to give us personal recommendations for a real estate agent; we just read online reviews and made an appointment to meet Jessica. So, we basically got lucky. I have absolutely no regrets or reservations about hiring her as our agent, and that?s a first for me in a real estate transaction.

 + -1 moreFrom beginning to end, Jessica was the consummate professional and thus deserves a glowing review. We were new to the area yet needed to settle into a home relatively quick. We gave Jessica our must-haves and price point along with a few properties we found appealing through online searches. Given her extensive knowledge of the Seattle metro area she also did some looking and promptly showed us a number of homes meeting our criteria - all in a single day. It was a lot of running around, but she knew we were eager to find a place. It had been awhile since we had purchased a home, so she explained every step of the purchasing process in detail. She provided advice that was always in our best interest, some of which we chose not to heed and paid dearly for later when we had to ask for an extension on our closing date. Despite the poor decision on our part, Jessica went out of her way to try to get us back on track and closing on time. There is no question we will work with her again and would refer her to others.

From taking us to see houses to offering guidance on contract negotiations, her services and advice were invaluable. The home we ended up purchasing was bank-owned and she worked with our lender and the bank's agent to make sure we jumped through all the necessary hoops to close on time. We feel very lucky to have found her and recommend her services without hesitation.

Description of Work: Over the last few months I was helping my mother relocate to the Seattle area from the midwest and when it came to finding an agent, I asked around and posted to friends on Facebook. Although we used another agent in buying our home, I wanted to find someone more familiar with the area my mother was looking at. Regardless of all the other recommendations, I found Jessica on Angie's List and followed up by looking at other reviews and by combing over her website. Even though we were a little late in contacting her, she made herself available to meet us on two different days when my mother would be in town to look, and re-look at homes. Before she even met us she called to see what our scope was and was emailing as many homes that fit within, and just outside, our wish list. Once meeting my mother she quickly learned what her expectations were and could then adjust what she sent us. Throughout the process of looking and later buying, Jessica couldn't have been more patient with us. At one point she was even in an email chain of my mother and I and two other family members and she totally took it in stride. On top of that, the inspector she brought it to inspect the home my mother chose was FANTASTIC as well. Even after his inspection (that turned up many issues), when my mother opted to counter with the seller, Jessica put on a smile and did just that. After two more inspections and needing to be on top of the selling agent and his client to follow through on what was promised in contract, my mother eventually closed on her home---in the end quite the deal for the counter requests that we made. Jessica was supportive to my mother throughout and even teamed with my mother's financial person--who reported to my mother on more than one occassion how impressed he was by Jessica, her questions, and just her follow through. Things she didn't even need to do. Jessica kept in touch with my mother throughout the process and even had a calendar that listed all the 'To Dos" that needed to be done. It finally came time for my mother's big move and Jessica took time out of her day to visit her not just once but a couple of times and still follows up with my mother on newly discovered issues with the home since moving in. Again, Jessica could just walk away but she still shows interest and support even though she is not obliged---that is just who Jessica is. She has also been supportive in giving recommendations to my mother of who she could call on these issues since my mother is new to the area. Everyone Jessica has recommended to us throughout this process has been nothing but top notch. We would recommend her services to ANY ONE as we would recommend her other contacts---without an ounce of hesitation.

We intended to interview a few agents, but as soon as we met Jessica, we knew the search was over. Jessica makes the home buying process clear, smooth, and fun. Jessica is passionate about her work, and she was clearly born to do it, here's just a few of the reasons why: She is incredibly organized, so we always felt 100% confident that all the details were handled. She is a perceptive listener, asking great questions and noticing the values we brought to our discussions as we looked at potential houses, so by the end of the process she practically knew what we wanted better than we did! She is calm and grounded, so when the stress and emotions got to us, she would bring us back to earth. She is experienced and knowledgeable so whether checking out foundations or getting to know a new neighborhood, she had all the answers we needed. She is also a tough and savvy negotiator, so we knew we were getting the best deal possible. The home we ended up purchasing is our dream place. At the time I didn't think I could afford it, but she took the time to walk me through the process, answer my questions, and talk about the Seattle market. I was grateful for her insider knowledge. Obviously, when I was really in the market Jessica was the first person I called. She met with me right away and explained how we could get started. Jessica was very responsive in listening to my needs and preferences and she brought me properties that met these criteria (including my budget). Once it came time to make an offer Jessica was incredibly supportive. She educated me on how to pick an offer price and had my best interests (not hers!) at heart in her advice - that was clear. Jessica was incredibly prompt and communicative throughout the month before I closed, and to this day I contact her for references for painters, electricians, and other real estate professionals. I highly recommend her!

Though we saw over 50 houses and/or townhouses spanning nearly a year, she never exhibited impatience with me. I was looking into short sales, so a friend recommended that I use Jessica, as she has a broad experience in this area. Though, her expertise spans to homes that don't have distressed sellers as well. We saw plenty of bank-owned, short sales, and "normal" sales. Furthermore, this was my first time buying a home, and I had endless questions that, I feel, most people would deem annoying and obvious. But she answered them all, very patiently and knowledgeably! I would highly recommend her as an agent!

 + -1 moreI ultimately did not make a purchase, but it was entirely due to market timing (you may have heard of some trouble in the real estate market the last couple of years!) and had nothing to do with Jessica. In fact, I found Jessica to be extremely knowledgeable about the area I was looking in and she worked tirelessly (and patiently) to show me a wide range of offers. Besides her enthusiasm, what I appreciated most was Jessica's candor and ethics. There was never any doubt that she was working with my best interest in mind through all stages of the process. Had I been pushed or persuaded to make a purchase at the time, I would now own a home worth considerably less than I bought it for. It's hard to put a value on that type of honest service.
Description of Work: I was in the market for a condo and chose Jessica Livingston to be my realtor. Through a couple of initial meetings, Jessica refined my search parameters by price and geographic region. Jessica showed me at least 25 properties, kept all records regarding my likes and dislikes and was extremely organized and detail-oriented, which is exactly what I needed.
