Some time ago, I found a large paint bubble outside the window in our shower in the main bathroom. When I pierced it, I found it was full of water. I figured that water was migrating from the shower through the wall/window and bubbling the paint. I had visions of water leaking into the wall, soaking the insulation and possibly producing mold. Brian arrived at my house to look at the window and give me an estimate. He pointed out to me that if water was getting into the wall, then we should be able to see water dripping down the wall, below the window, so we went downstairs with a flashlight. We were able to see below the tub in the unfinished part of the basement and voila, no water! Also, after examining the window, Brian noticed that the weep holes were partially blocked by the wooden window trim. Based on his examination, Brian concluded that water was not getting into the wall and that the problem could be resolved by fixing the window trim so that the weep holes are completely uncovered. He said that he could do it if I wanted, but suggested that a handyman might be better. This was a huge relief to me. I really appreciate Brian's expertise and his willingness to help me out and give me his time and best advice, even though he wasn't getting paid. I'll definitely keep him in mind for future projects.

I got them off of Angie’s List. I called several companies but I ended up going with Brian Papnick from Diamond Kitchen & Bath, LLC. The ballpark estimate is $23000, because I am paying for the bathtub and toilet; so I separated that out. So far, I am happy. We just stated this last Wednesday; so they are knocking out the walls and taking down the bare walls. Looking at them so far, I would recommend them. I am sure the prices are comparable. We had some other bid previously that were not Angie’s List bids, and I think that he was a little higher than them, but I just felt a little more comfortable probably because he already ratings on Angie’s List.
Description of Work: Diamond Kitchen & Bath, LLC is doing a remodel on my master bathroom, as we speak.
Pretty much perfect. They asked for a small advance deposit. They showed up when they said they would. Asked for half the remaining fee. Said it would take 8 days, and they did it in 8 days. We added a few things, (because no one can ever avoid doing that) and they gave us fair estimates for the added work. We changed our mind on a few things mid-job, and they made the changes with a smile. They fussed over a few details that we would have let slide, but they were determined to "do it right". At the end, they made us a deal. There was a spot of painting that needed to be done. They asked if we would be willing to do the painting instead of them. If we were, they'd give us a small discount. We were happy to oblige. Asked for the rest of their fee and gave us a receipt. I'll use them again.
Description of Work: Walls were framed out, old weird flooring removed. New flooring installed. Insulation installed. Electrical wiring done. Lights installed. Drywall installed. Taped & mudded. Closet doors installed. Closets lined with ceder. Wall painted. Wood trim installed.

The house was built in 1953 which was reflected in the outdated kitchen and bathroom. Several contractors came and went (about 4) until I saw the reviews for Diamond Kitchen and Bath here on Angie's List. We were not disappointed and in fact now we would not hire anyone else. The quailties that set this company apart from others are Punctuality, Integrity, Honesty, Workmanship, Trustworthy, and very Personable. Brian Papnicks and his colleague Alan were very easy to work with. The quality of the work was exceedingly high. For example, the new studs in the walls were held in place by screws. They were not just nailed into placed. Brian was continually inspecting the work so if something showed up or did not meet his standareds then it was redone. We were very comfortable leaving them in the house or giving them a key. We really cannot say enough good things about the experience of dealling with this company or the results of our remodel. We truly believe that anyone hiring Brian Papnicks will not be disappointed in any aspect of their project. We already have plans to do another project with Brian.

Contaced Brian through Donnie at Last Leak Roofing. Brian came to house and provided detailed and accurate estimate. We agreed on a start and finish date and everything went exactly on schedule. Brian's staff, including Al and Mike the plumber were first class all the way, very neat and considerate of our house at all times. Brian was completely trustworthy and I had no problem at all leaving him the key. I had no concerns about him being alone in our home. The clean up was neat and tidy throughout the project.
Description of Work: Demolition and removal - faucets in master bathroom, picture window in master bedroom, oven , ice maker and microwave. Plumbing - Deleted/capped plumbing for ice maker, installed new faucets for pedestal sinks in master bath, installed handles for bath. Electrical- assusred that microwave circuit only powers microwave and turned off at panel, wired new oven and made sure power for ice maker was treminated properly. Drywall - Repaired area where microwave was located, textured to match, painted to match Tile - Re colored grout using Poygblend Grout Renew. Areas were kitchen, halls, lower sitting room, office and laundry area. Cabinetry - Built larger drawer under oven, built new support under oven, shortened old microwave cabinet and built a back for it. Built longer doors for old micxrowave cabinet, converted area where ice maker was into a trash pull out. Appliances - Installed and wired new upper oven. Glass - Replaced glass in bowed frame of picture window, installed bumper seals on two windows in master bedroom. Insulation - Insulated areas behind old microwave.

Completely satisfied from beginning to end and top to bottom. Excellent job done, precisely on time, precisely at price quoted (except for our add-ons). We picked Brian (owner of Dimond Kitchen & Bath) from Angie's List recommendations because the reviews were very favorable, the jobs he did (bathroom or kitchen, not whole house) were in the price and complexity range our job would be, and because his desire to satisfy the customer came through strong in the reviews. We first met with Brian in March, 2011. We talked about what we wanted done. He talked to us a bit about some of our options and asked some questions to be able to firm up his bid. He got back to us in just a couple days with a bid. It was a little higher than we had hoped. We talked him about what we could do to save money and he made some suggestions. In the end we ended up at a price where we had optimistically hoped we would be. We had a start date initially scheduled in early June. In early May, Brian called and said there was a problem (customer changes) with his current job that would cause it to run three weeks over. He said our job would start three weeks later, on June 27. On June 27, bright and early, Brian and his chief helper, Alan, knocked on our front door and started the work. They were there everyday on time (one time they were late because of a car battery problem but they called to let us know.) The work was professional. Cleanup was done every single day. Brian and Alan were always cheery, easy to work with and be around. Brian gave us good advice when there were decisions to make. He said 14 ? 16 days. They were done in 15. One of his best attributes is his attitude toward problems. We had one problem with the work done by a third party Brian hired. This happened on a Friday. We contacted Brian over the weekend via e-mail. He showed up Monday morning, we sat at the table, and his only question was: "What can I do to make this right?" We explained what we wanted and he said: ?Done!? He fixed the problem (even though it cost him more to do it) and we were completely satisfied. In addition to the other work Brian built the vanity to our specification ? very nice job. Another added plus. In addition to making the customer happy, Brian takes pride in his work, and will redo something, or spend extra time to make sure he's happy with the final product. One example: we have a slightly recessed mirror on the side of the tub. Originally we had the area along the bottom of the recessed area painted white. Brian was looking at the wall at the head of the bath and the tile along that wall (which only came part way up the wall) and noticed (no fault of his) that the wall had some slight in-and-out curvature which was emphasized by the top of the tile. He suggested putting a small wooden ledge, about ½-3/4? deep, along the top of the tile, painted the same color as the wall, and then putting a similar ledge to match along the bottom of the mirror. We liked the idea. He installed it (no extra charge). We were delighted. In summary, a quality job by a quality guy whose primary concern is making the customer happy. We'd use him again in a heartbeat.
Description of Work: Complete remodel (except toilet, which we just replaced a couple years ago) of full bathroom. Included demolition (removal of tub, tub structure, old plumbing, vanity, and flooring), and installation of new tub, tub structure, light/fan and vanity, including related drywall, painting, plumbing, and electrical (floor installation was done by flooring supplier.)

We chose to work with Brian after receiving quotes from a few different contractors. During our initial meeting, we got a strong sense of professionalism and forward-thinking from him - he was quick to recognize potential issues and recommend solutions, so we trusted him with the project. It was scheduled about 2 months after our initial meeting, before which we met with Brian a couple more times to select and order fixtures/tile/etc. This was our first remodeling project, and he was both patient and helpful as we steadily ironed out our design for the space. The project itself was painless and by-the-numbers, work began bright and early on the agreed upon date, and was completed exactly on time (we were quoted 14-16 days, and it took 15). Surprises were minimal - some dry-rot was discovered in the wall behind the shower, and the damaged wood was replaced. We chose to make a couple minor adjustments to the project partway through - the replacement of a window which we were originally going to leave alone, as well as a change to how we were going to tile the walls, both of which were readily accommodated. Both Brian and his associates communicated with us regularly throughout the project, keeping us aware of progress and making sure to clear any details with us before proceeding (exact positions of handles on cabinetry, the heights of towel racks, etc.). We're very pleased with the results and the process as a whole, and plan to work with Brian again this fall on our other bathroom.
Description of Work: Complete remodel of our 26-year-old master bath, including demolition, new drywall/cementboard, new tile, new fixtures, new lighting, a new window, and the addition of a heated floor.

Work started on time, however, workers did not protect dining room and living room furniture prior to starting demo. We purchased plastic tarps and used cardboard to cover and protect our furniture after the first few layers of dust landed and when we realized the dining table and other furniture was becoming de facto work stations for tools and snacks for the workers. There was no daily clean up despite our living in the house during the 7 weeks the remodel took place, such as vacuuming stairway and walkways of sawdust and debris at the end of each day. We did this to lower the level of debris entering other areas of the house. After the first few weeks, we questioned the tile worker doing the electrical work with no supervision. After that, an electrician started appearing and doing the electrical work. Applying for electrical permit was bone of contention, this was done with our insistence. Also, I noticed that the walls in the dining room and living room were not being washed and dusted prior to repainting despite being covered with dust from remodel. I dusted remaining area walls myself in the evening to help the next day's coat of paint to stick better. Despite the sloppiness and reluctance to apply for permits the overall job turned out well. The tile surround in the bathroom and floor is a quality job, as is the tile back-splash in the kitchen. The heated flooring in the bathroom works, though we were never given paperwork on what product was installed or how to program it, despite asking. The heated floor goes on and off on the factory programmed presets. The bathroom cabinets, lighting and fixtures we purchased were installed to our specifications and function well. The kitchen cabinets were a good value.

Demo included removal of wall, raising the ceiling, and expansion of doorway in kitchen. Hall bathroom included installation of new bathtub and tile surround, install of heated flooring under tile. Work also included kitchen cabinets and canned lights. Work did not include kitchen flooring and counters, which were installed by other companies. Work included installation of bathroom faucets, lighting, tile, mirrors, and cabinets purchased by us. Also, work included installation of pendant lighting and kitchen appliances provided by us.

Hi it's Brian of D.K.B. Thanks for choosing us, and thanks your report. I really need to clear up a few of the things you mentioned for people who might read your report. Our contracts have a lot of fine print on the back; they cover all types of legal things. Some customers choose to read it, most do not...... The things you describe are actually in normal print on the front of the contract just above where you sign. For example, permit fees will be assessed separately if required; just like taxes, permits fees are passed along. It is human nature to want something until you find out the cost, I get it. Another thing that is on the front of the contract in the same area is the "not responsible for clearing of contents" phrase, though it is reasonable for you to ask us for assist to move a few large items. Have you ever built a dresser from the Swedish store? Did you build it in your closet or in your garage? I tell every customer to expect some dust on a kitchen remodel unless we have an exterior door in the kitchen. By the way.... washing the walls at night? A few thoughts for your consideration 1) the fact we were on hold for two weeks while you decided on your countertop, I sure was cordial about that 2) When I asked you "how is it going" EVERYDAY, you might have shared your thoughts expressed in your report. I can't read your mind but take it to heart when I tell you that I want you to be happy with your project. I wonder if you thought that I would have taken your concerns as criticism?.... I wouldn't. The last thing I need to cover is the 'tile guy doing electrical'. When a tile floor is installed it goes thru checks at every step. It might surprise people who are not in the trades to learn that the 'tile guy' sets the heated floor. The floor is heated with electricity. Sorry, I did not know you were confused. Please enjoy your home and let me know if you have any issues. P.S. As I mentioned before, the instructions for the thermostat are right on the little fold down door that gives you access to the program buttons.

The contractor was held up and got off to a late start, but once on the project it went very much as planned- on schedule, on budget, with no change orders and reasonable small requests implemented. A small number of punch list items at the end of the project were promptly corrected. Overall, we were satisfied with the experience and felt that we got a good value.
Description of Work: Diamond expanded our existing half bathroom to a full bathroom. An interior stud was was relocated, a tub and enclosure were added, the existing window was replaced with a new window, floor tiles were replaced, and the walls were prepared for painting.

Brian was punctual and clearly described the process of the job. He made some good suggestions and listened to my preferences. From the start I felt like I could trust Brian to give me good advice. When shopping for granite and faced with a huge selection, Brian patiently offered his opinion and waited until I was sure that I had made the right decision. The work was performed on time and the finished bathrooms look great. As the job progressed, Brian kept me informed as to when things would occur. Brian was always very professional.
Description of Work: The cost above does not include the faucets and light fixtures that I purchased separately. Brian performed and/or supervised countertop and mirror removal, and the installation of two new granite countertops, four faucets, two light fixtures and three mirrors with frames for our master and second bathrooms.

They arrived right on time on the scheduled start date, and worked diligently over a 16 day period. It ran a few days over, mainly due to delivery issues with my deco tile, but everything turned out perfectly with no surprises or unexpected expenses- several friends have told me how RARE this is in construction, so I'm doubly thrilled. Because the tub was a little unusual (a Kohler Greek 4 foot tub), Brian did a lot of custom touches such as a tiled ledge at the end of the tub, and two new storage inserts on either side. He also put two inserts into the shower wall, which are beautiful! His tile man Brandon did a great job, especially since he had to work with some unusual (but gorgeous) deco tile. Brian also built some beautiful cabinet doors in my dining room- converting an unused breakfast bar into fantastic storage. One thing I really appreciated was Brian's willingness to work creatively within my budget, getting me the most bang for my buck. On both the bathroom and the cabinet doors, he reduced the price in exchange for me doing the painting- a real savings for me. I'm already drafting my list of projects for Brian to do in the spring-

Brian was great to work with in all aspects of the process. He knew right away what the issues were with my original design and came up with some simple solutions. He gave me a start date when he gave me the bid (a month out) and was at my house first thing that morning to get started. The entire kitchen remodel took about a month and work happened every day of that time. The painters took much longer than expected which pushed back the timeline a bit (one week) but Brian was good about communicating with me about the delays. The quality of work was outstanding and I could not be happier with the way things turned out. I a glad that I listened to Brian when he made a suggestion because he was right each time.
Description of Work: My original 1926 kitchen was removed and everything new was put in its place. It was a very small kitchen and Brian had to move a wall to make room for a full sized fridge. He custom built all of the cabinets to fit the unique space as well as two custom built bookshelves. Some new plumbing and wiring also needed to be done. He pretty much gutted my kitchen and built a brand new one with all of the whistles bells. New appliances, sink, garbage disposal, granite countertops, etc were installed.

Brian was great to work with and the people he used were first-rate, providing reliable work along with opinions and guidance on issues when needed. We asked for an extensive remodel of our master bathroom, and Brian provided input and honest answers (e.g. how best to expand our shower w/o losing room) that gave us a clear understanding of what would work best and why. He was open and available and made extra effort to help - an example being his coming with us on a Saturday to help pick tile. With his experience, he has an eye of making the best use out of space, and can provide details on design and material, something which we did not find in other contracters who bid (e.g. certain tile and color combinations would make the room too dark, the placement and types of lighting to provide the optimum light, what type of shower trim to install). Pricing was fair and whenever there was a change-order needed, he would discuss the extent of the work with us. Overall, had a great experience and the remodels turned out looking great.
Description of Work: Creation of closet and kitchen pantry, extensive remodeling of master bath and guest bath, installation of door and new windows. Did most of work himself, had high caliber people who specialized in work (e.g.tile) when needed.

From the bid to the final day, it was simply a pleasure to work with Brian and his team. Good people with respectful attitudes and the most professional conduct. Very high quality work and great value. The two bathrooms look fabulous, beyond our expectations. We will use them again.
Description of Work: Brian and his crew installed 3 designer sinks in existing countertops. One consisted of cutting existing tile to make it work. The other two consisted of replacing tiles which we abandoned when Brian suggested new granite countertops with sinks installed for the same price. At his own initiative, he switched out some troublesome bathroom lights. They replaced and matched paint color for floor moldings. They installed the electrical and plumbing for a new Toto automatic toilet (with the automatic motion sensors, heated seats and "water features"). They pulled all the cabinet doors and had them refinished to match existing stain and color, but with a more durable finish.

Amazing. While the project was one room it was an extensive repair as the building's plumbing was in disrepair and leaking between floors. We tried a contractor (not through Angie's list) a year ago and they approached it superficially and within months we had issues again. Brian was honest from the start laying out the scope of the work as well as the possible extended time frame given multiple inspectors and shortened working hours (due to condo restrictions.) While his bid wasn't the lowest it seemed on track with our understanding on the scope of the work so that put us on a solid peer-to-peer level. A lower bid felt like a bait-and-switch while the higher bid seemed based too much on guessing. Brian's bid was solid and thorough and in the end we came in under budget. The demo process was as expected - a lot of dust and grime but they went to great lengths to protect our house and clean up as they went. Every request we made to them was both listened to and acted on - more than anything this went a long way to keeping us calm while our master bathroom was reduced to studs. The plumbers were great and the inspections went off without a hitch. Putting it all back together, while time consuming, fell together perfectly. We can't say enough good things about the tile and electrical contractors that were involved as well. Everyone seemed to truly listen to our concerns and address any questions we had easily. On that note our building manager (we have 120 units) was thrilled with the communication and conscientiousness exhibited by everyone associated with the project. Even the painter Brian recommended made sure everything was perfect even going so far as to painting one door three times to get it right (without charging for the additional attempts to match.) While it was a long process and certainly with some of the clich? ups and downs I honestly don't know how we would have managed without Brian's constant communication and understanding of our goals. Oh, and the end result is better than we ever hoped aesthetically. Not only does everything "work" again but it is physically EXACTLY what we had in our minds when we started approaching this. We have already recommended Brian to friends and neighbors and many of them are already pursuing those talks. On that note if we EVER need work done in this home or a future location Diamond Kitchen will be first call we make. Thank you Brian!!! kortney & stephan

We chose to have Brian of Diamond Kitchen and Bath remodel our kitchen. First because his bid was a bit lower than the other bids we received and secondly because he was very observant and asked the right questions about our thinking and what would and wouldn?t be possible. The demolition began on schedule, but as often happens with remodels, there were unseen problems just ?below the surface?. Our house was built in the early 50?s and had been cruelly treated over the years. Once the counter tops were removed, it became clear that the cabinets needed to be replaced. While we could have opted for pre-fabricated cabinets, we wanted a style and design that was not readily available. So Brian and his crew custom built our cabinets to our specifications. And they are exactly what we wanted. This threw scheduling off by about a week. But that extra week was certainly worth it. When faced with the unexpected, Brian was quick to solve the issue in a smart and safe way. Both Brian and Brandon are perfectionists in their work and while this may make the job go a bit slower, we have a kitchen that is just about perfect.
Description of Work: The original bid included replacement of the appliances, new granite counter tops, tile back splashes, new flooring, and new windows.

I think your home is a hidden treasure in bellevue (I have seen plenty, and there are few like yours) I have never had to hide structure of a home in a single cabinet before. (unless planned) I can not believe the last cabinet people cut out that load bearing post to install that wall oven! I noticed your later comments, I can only say this; If you were to buy the model home, you will move in as soon as it closes! A custom home will need to be built for you. I bid your project for 12-18 days as described above. In a "best case" a cabinet shop will build you cabinets in 4-6 weeks (20-30 days) I finished your project in less then 25 days and built you last minute cabinets to boot! You said you would use us again and I welcome that! (I promise we will work faster!) Thank you for everything! I can't wait to do it again.

The remodel was a very good experience. It took a few days longer than expected but that was due mainly to some existing structural problems with the house. Brian was punctual, polite, and professional. He's very knowledgeable about all aspects of remodeling and we were very impressed with his scheduling of the different subcontractors. They were here exactly when needed. Brandon, who did the majority of the work, is very pleasant and polite and a very hard worker. Finally, Brian made sure that the job was done to our specifications. If we had any issues about an aspect of the job, he made sure it was done to our satisfaction. We plan to hire Brian again when we have our bathroom remodeled.

You like to say "you never know what you will find in this house" Ya, the walls are a little wavy and there might be a few more additions than a normal home but, look at the charm! We were glad to add a little more charm. You two reminded me of why I started this company. I worked for a company or seven who tried to 'cookie cutter' remodeling. All I have done in my 14 years as a carpenter is remodeling King county houses. (and a few on the outskirts Like your's) My youth does not count even though I was on job sites as early as 13. O.K. I might have gotten off track! I really want to work with you to create your dream. People often ask me what I think of the space they share.... I hate this, AND HERE IS WHY= You (or you two) own this space! I know a bad choice when I see one and I will let you know! Again, I may have got a little lost. As I said before, "you sure did build a nice kitchen". You were the brains, we just provide the 'know how' and the 'muscle' Thank you!

Brian (the head of Diamond) was professional and thorough in all aspects. He was exactly on time for the estimate appointment, was very clear about the choices I had in terms of materials, and how the job would proceed. He was able to help me pick out the appropriate fixtures, tile, etc. at the suppliers. He was flexible and able to solve any problems that came up, for example, the existing sub-floor in the bathroom was insufficient (and not up to code) to support the heavier tile floor, so he added sub-flooring to correct the problem. He was excellent in letting us know exactly what needed to be done, and clearly explained options. The workmanship provided by he and his co-workers was excellent, and he obviously has pride in his work, and is attentive to get all details right.
Description of Work: Diamond remodeled a small bathroom in our home, removing existing tile in the bath/shower, the linoleum floor, the shower head, and a faulty toilet. After picking out a color scheme, new tile was put on the walls around the bath, and on the floor, including a tile molding. The toilet was replaced with a contemporary TODO. The shower fixture was updated to a Kohler model.

From the start when we first met with several contractors, Brian was very flexible and accommodating. He had good advice, but the project remained ours throughout. Once we settled on Diamond Kitchen and Bath, he started when he said he would, and even though we added work, the kitchen was done on schedule. Brian is very experienced and skilled in all facets of remodeling and we recommended him to friends. He was very helpful from the planning stage to completion, with recommendations on vendors and the latest designs and options. We love our kitchen and could not be happier.

I was remodeling the master bath myself and had run into a couple of problems. Then we got word that several relatives were coming to town in a couple of weeks. We were in a panic. All those people couldn't use one bathroom! I called Brian and told him the story. He put my mind at ease right away. He got on it right away and worked our job in between other obligations, even working a wekend to get it done. He got it done with a few days to spare. What a miracle worker! We have a new master bath and had a great time with our reletives without a hitch. We'll be calling him soon to look at remodeling our kitchen next.
Description of Work: Brian remodeled our master bath. New vanity, w/granite and all plumbing. Installed new wallboard, taped textured. Installed new toilet, mirror, door trim.

Brian and Brandon did a fabulous job. Brian really understands old houses, which helped a lot. Brian helped us make final choices on some of the fixtures and tile, even going to showrooms with me one day. Both Brian and Brandon were respectful of our home and our cats. The first thing they did was to tape down masonite to protect all of our floors, they taped the doors on the bedrooms to keep out the dust. They cleaned up everyday before they left. We wanted this done as quickly as possible, and they stayed some nights late to complete particular tasks and even worked some weekend days as necessary. The subcontractors Brian used were also excellent - the tiling team and a painter. We could go on and on about what a wonderful job they did, but perhaps I'll let some photos speak for themselves. We love our new bathroom! Our thanks to Brian and Brandon.
Description of Work: price above includes contracting work and all fixtures, tile, etc. A complete remodel of our bathroom, tearing out the old bath down to the studs. They installed a heated tile floor, new bathtub, new shower, new sink, built-in cabinets, window and paint. The house is a 1928 brick tudor, and we wanted the remodel to blend with the period of the house.

It went very well. Brian and Brandon are hard working, friendly and cheerful. They were very conscientious about putting down mats and runners to protect our floors and carpeting and always cleaned up the workspace before leaving each day. Brian is very responsive - he carries a cell phone and if he can't answer, he calls back right away. They genuinely wanted to see us happy and made every effort to resolve any issues that came up. The job took a little longer than we expected due mostly to our crazy winter this year. But desite the snow, they came and worked everyday and even gave us rides as we were snowbound. The bathrooms ended up looking terrific.
Description of Work: Two years ago, we used Diamond Kitchen and Bath to remodel our kitchen. Brian was great to work with, the process went very smoothly and we were thrilled with the results. So when we decided to remodel our bathrooms this past October, Diamond Kitchen and Bath was the first and only company we called. This was a big project. We have four bathrooms and we decided to redo them all including tearing down a wall and enlarging the master bathroom. We put in new tile floors, new vanities, new lighting, new toliets and in two of bathrooms, new bathtubs and tile surrounds. Plus mirrors, medicine cabintes and all the accessories. We also asked Brian to install new flooring in our laundry room and put in new doors throughout our basement and upstairs.
