From the start, Eric (the estimator and representative) was prompt and professional; while we had general ideas of what we wanted, Eric helped us to flesh these out, and put together a clear, easily-understood bid. We had two other bids as well, one of which was pretty close in dollar amounts, but LW's attitude and professionalism swayed our decision. From the start the workers were genial and attentive to the busy life of a condo complex. They set up and stored materials with care not to inconvenience the residents, if possible. As the work progressed, many residents were complimentary about the new look. Here and there we had a few glitches, as happens in any large project. But the crew were eager to get things right, and all were worked out. The fact that we are ready to spend approximately $170,000 more over the next few years to complete the project should make it clear that we very much liked Lake Washington Window and Doors.

The work crew that came was friendly, efficient, and worked well despite the hot summer weather we've been having. I took them a week to complete everything. Duriing the walkthrough, they explained thoroughly how to take the screens out and care for the windows. They caught a few defects in the window glass and screens which was reported to the company. The replacement windows and screen defects were substituted with new ones later. This work was just completed since the company needed to come twice to do the replacements. The second time because one of the replacements measurements were not right and a new window had to be made. We love our new windows and doors tremendously and have had a number of compliments from our neighbors. We've reluctantly put our window coverings back up because our home has taken on a 'new' look. We're not worried about having the sun fade our rugs or wood floors as it has done in the past.

Contacted Lake Washington for an estimate. They were very responsive. The salesman was on time and very professional. We decided to go with them based on price, references and services offered (we wanted the trim painting included). The installers arrived on time every day and finished when they said they would (3 days). They were professional, skilled and friendly. They cleaned up thoroughly every day including vacuuming. They did an excellent job. There were no additional costs. The trim painting was equally well done. On time and on budget. The windows look amazing.

Great experience from beginning to end. I was contacted within 12 hours after submitting a request for more information. Their pricing was inline with others, but the service was higher quality so we decided to go with Lake Washington. Their responsiveness and follow through really mattered, and they were open to our changes. The windows were installed in a day. The crew was quick and very thorough in their clean up. We had a couple of scratches on the frame and were missing two handles, which was not their fault - we have an unusual window sill. Dee was great, she helped get Milgard out within a couple of days to fix the issues and she did not process our final payment until everything had been fixed to my satisfaction.

The first time I worked with this company (2009), I found them through Costco. I liked working with Adrian and his crew so much with the new windows and sliding glass door that I called him directly when I decided to upgrade a large bay window a year later (the company had dropped out of the Costco program by then). The work crew was very professional on both jobs, and dealt well with a couple of surprises (rotten timber below the sliding glass door) with minimal extra cost to me. They even offered some free advice about easy repairs I could apply to my vinyl siding to make it last a few years longer (mostly pointing out where to apply caulk).

The rep provided several ideas for replacement window styles, did a very good job listening to our needs/wants and provided very good information about how the windows would be installed (process, etc.). The estimate was provided in a timely manner and the work was scheduled around our needs. The work crew was ver professional and did a pretty good job in cleaning up the debris after the old windows were removed and the new ones installed. The work was completed in less time than was estimated. A mistake was made in one of the windows ordered, and the company worked this out in a very satisfactory manner.

Met at the Home Show. Had them out to the house to give a bid on window and door replacement/new install. Representative arrived late. He then spent 20 minutes setting up his computer and printer in order to give a "fast" bid before he left. In the end, an hour later, the bid was hand written! Bid was significantly higher than others and the Representative could not answer a few questions we had, referring us to make yet another appointment to meet him at the showroom to get answers. Part of the bid process was a $25 Visa debit card just for having them to our home. Not surprisingly, the $25 never came. I even called a month later to ask about it. Was told they send them out in bulk and she had just mailed them. Again, not surprisingly, not gift card arrived. Poor Representative knowledge plus unfulfilled obligations make this company and no-go for us. We had our worked performed by another vendor and are very pleased.

After talking with many window venders at the Home Show, Jason of Lake Washington Windows and Doors stood out with his pleasant and personable personality. His low key and knowledgeable presentation made him and his company our number one choice for window replacement. The crew was efficient and detail oriented. They came in on time and on budget. With our new windows our house is significantly warmer and quieter. We would highly recommend Lake Washington Windows and Doors for anyone thinking about window replacement.

Jason did a great job of helping us define exactly what we wanted. Jordan & his crew were fantastic in installing the windows and doors. Good communication, great care and attention to detail. The new windows look great -- extremely pleased with the result. Pleasure to work with & would highly recommend them.

Eric listened to what was important to us, quoted a very reasonable price, was straightforward about what we could expect with installation and didn't try to up sell us. The installer was on time, efficient and cleaned up after himself. We had a couple minor warrantee issues with the windows shortly after installation but Milgard stood by their warrantee and sent a representative out to fix the windows in a reasonable amount of time.

The project went well and the door and installation is excellent. We are very pleased. This model has interior blinds and is a special order item. As a result, the original estimate for delivery and installation needed to be revised. We were notified of this revision within a short period of time, and I appreciated the status update. Every person, from the sales person to the office manager to the installer, is a professional and knew how to do their jobs. They kept me apprised of any issues in a timely manner. They were punctual and kept appointments. The installer did a great job installing the door. He was quick, efficient, and well organized. Excellent! Adrian Au is one of the most professional and nice people we have worked with. We have a 1940 house with original wood siding and the shingles were not doing so great plus the the house needed a paint job. In addition, we had a few windows, including a big picture window in the front with lake views, that was kind of old and shaky. We did a ton of research and talked to lots of companies. We considered just painting, re-siding just some parts of the house (the front and sides were the most beaten up), etc. We also considered JamesHardie pre-painted vs just pre-primed. Through all of our decision-making, gyrations, etc Adrian was incredibly helpful and patient. He never put any sort of pressure and we really felt that he cared about making sure we were happy with whatever choice we made. I could easily see other vendors just losing their patience and just asking us to come back when we have made up our minds. But Adrian understood this was a big deal not just from a cost perspective but also what it was going to do to our house. He really wanted us to be happy in the end. Adrian's bid was very competitive and he even gave some references that we looked up. I will say that Lake Washington is best at windows and siding. Their window installers were amazing. We are very happy with the windows and how well they were installed. The big picture window in the front was particulary impressive. When it came to siding, these guys just blew us away. Nick and his crew worked fast but carefully. Nick was a perfectionist in terms of lining up the shingles in the front. Anything I pointed to was promptly addressed. Even after it was all done, I had a few little nits and Adrian was incredibly prompt in addressing them. As recently as a couple of days ago, I noticed something minor and Adrian immediately had a guy over and it was fixed. Amazing. We did get some painting done but chose a dedicated painting company to paint the house. While we like the painter Adrian works with, we are very picky and Adrian himself will tell you that their speciality is siding and windows. And when it comes to siding and windows, I would whole-heartedly recommend Adrian. You will not go wrong and Adrian will make sure you are happy at the end!

Normal 0 From start to finish our experience with Lake Washington Windows & Doors was outstanding. Other window installers had told us our 1982 Weathervane wood windows couldn't be retrofitted with inserts and had to be full-frame replacements. So we were pleasantly surprised when Adrian, owner of Lake Washington Windows & Doors, told us inserts were no problem as long as the frame was in good shape. He carefully inspected every window and frame and determined which could be retrofitted and which were damaged enough to need full-frame replacements. He asked a lot of detailed questions and took the time to help us figure out exactly what we wanted. Since they were able to do inserts on the majority of the windows their estimate came in way below the others. They did an excellent job and the windows and doors look great. The installation work started and ended on schedule and every crew member was professional and courteous. The "stain guy" sub Peter matched existing interior millwork perfectly. There were some minor hiccups along the way (no job this size is without them) but response was immediate to make things right. In one case we didn't even have to ask--Adrian saw a window he wasn't happy with and arranged for it to be reinstalled. Adrian and his whole team were great to work with, and quality and customer satisfaction are clearly points of pride. I wouldn't hesitate to work with them again.

The work that they did was fine. It went well. We didn’t have any problems. This was the second time that we worked with them. We plan to use them in the future to repair some exterior doors.

This company was a class act! The price of the windows was competitive. You could tell the salesman, Eric, had experience installing windows himself. He was familiar with different installation methods that varied with the different exterior surfaces of my home. He was patient in explaining them and particularly interested in matching sight lines and making sure the job looked good both inside and out. I appreciated the fact that Eric stayed with the project from start to finish. After the initial contact, he showed up for the "final measure," and checked in on the installation to make sure there were no problems. He followed up after the job to make sure I was completely satisfied. The installation itself was expertly done, with no apparent damage to the existing window frames. The workers were polite, and efficient. They completed the work in less than a full day and cleaned up after themselves. I would not hesitate to use this company again, or to recommend Lake Washington Windows and Doors to others.

I went to the home show and met 4 different window companies. After getting bids, I made the choice to have Lake Washington do the replacement. Lake Washington Windows gives excellent customer service.............everyone from the sales professional to the installers. The service was impeccable and I really like the way the porch and front of the house looks now.

Excellent work, thorough attention to detail, competitive prices - We had them upgrade 16 windows last year, and because their workmanship and professionalism was so good last year we hired them back to do 5 more this year. I would not hesitate to recommend them to anyone.

They came the date and time they said that they would be here. They installed drop cloths throughout the house where they were walking. They vacuumed up dust and debris as it was created and The house was as clean when they left as it was before they came. They were quick in completing the job and took me on an inspection tour both inside and outside before they left. I will use them again if needed.

The crew did an outstanding job on our house. From the consultation at our house and their office, to the final walk-through, Adrian was a class act. The windows were a little late from Milgard, but they worked with us, including planning around a scheduled vacation. All appointments were kept, the crew arrived on time and worked diligently. The detail work, the craftsmanship and pride they obviously take in their work shows. We knew converting the picture windows to opening windows would not be easy. They did such a nice job in cutting the sills and placing the windows into the existing wooden ledges, it looks like it had always been that way. All the work on converting the large single panes and floor windows to casements was the highest quality of carpentry and finish work. The cedar shake work on the exterior of our house is beautiful. Nick was an artisan in making sure the lines were exact, matched around the corners and in trimming out all the fixtures and vents. Plus the caulking job was superb. Lastly, there were things that the team did that we didn't even expect, like placing metal barriers below the ground row of shakes to prevent rot, or helping us to see what finish work they recommended because we want to save some money and do that ourselves. There were a couple items they needed to follow up on, but were too minor to mention. Due to the fact our house is so custom, the guys definitely were challenged and they completely rose to the occasion.

Lake Washington's quote was the least expensive of those we looked at and they were the most responsive. They got back to me right away and answered all the questions I had. They were unique in being able to stain the door after installation. Not all the door companies we considered offered that. We did have a problem with the stain on the window pane molding seeping through to the other side. When we brought it up to them they came out with the door manufacturer and agreed to remove the window moldings and restain them. I was impressed with how responsive they were. The door looks great now! I would recommend using Lake Washington Windows and Doors!

Adrian is very easy-going and pleasant to work with. Not the in-your-face "salesman" type you might encounter elsewhere which was nice. He calmly answered any questions with professionalism and detail, in person and in emails. The install crew was 2 guys, got the job done in 2 days. They were courteous and willing to answer any questions but I generally tried to stay out of their way as to not interrupt their work. They did great job overall...but I did notice two small things when I was looking closer a couple weeks after the install. 1) All the weep flaps on all the windows were caulked shut, and 2) I found one window that was not caulked along the bottom on the exterior. Luckily both of these issues were very easily fixable so I took care of it myself instead of calling them. But please note I am 100% sure that Adrian would have taken care of it if I brought it up to him. Perhaps a close visual inspection after the windows were installed would have caught these issues before I did. I felt the overall process and professionalism was very good and I would definitely recommend them to others.

It went great! I went in and got an estimate, it was a great price. They took the car in on Monday, and I had it back on Friday, no problems. It looks like new. I will definitely use them in the future and can highly recommend them.

The crew was excellent! Arrived on time, worked hard, had wonderful personalities, answered any questions with courtesy and professionalism. Did beautiful work, cleaned up after the job, and thanked us on the way out. I wouldn't hesitate to recommend this company to anyone looking for a great job at a fair price. We had one of the Big 2 quote the job and it was twice as much!

Excellent job on repairing the damaged siding on the backside of the house. They matched the old and new siding perfectly and arrived on time to complete the work. I strongly recommend Lake Washington Windows and Doors.

We were impressed with Adrian Au's overall professionalism and responsiveness. He always answered our calls or returned calls promptly. The work competed was excellent. Everything looks great. Especially like the front door, windows, siding and inside trim of the windows. Only two small criticisms: Paint job was average. Looks fine, but just not sure they put the time into prep to make sure we have long-lasting paint. Also, the installation of our french door was not perfect. There were a couple issues, but Adrian was quick to send someone out to fix.
