Flawlessly- called to schedule, hoping for ASAP, was provided a date/time on that call that fit within the time window I needed. Inspector called to talk with me regarding a question I had sent in email. on the date of the inspection, showed up in time completed the inspection and offered to conduct. Zoom call to discuss the results.

The 2 men who came and did my home inspection were among the most professional and courteous people I have worked with. They were knowledgeable and thorough, and they are absolutely my first choice next time I get a home inspection!

It was thorough and helpful

The tricky thing is that I used to sell real estate and I used the Sterling company for my real estate transactions. And then when I purchased a duplex of my own I didn't realize Jim, the owner, was too busy and so he sent his son out to do the work. The owner, I have always been extremely pleased with and I would give him an A, hands down, but the son just was not as thorough. The price I'll give a B because it could be less. I would use Sterling again in the future, but only the dad. For example, when I sold real estate, his dad would walk my client and myself through the property and show us where all the shut-off valves are and show us how to work everything. The son said "I work better alone so I'll give you the report at the end." I'm just a visual person; you know, just show me. It's like driving a car - you can't drive by reading a book. So if you wanna know where the shut-off valve is, it's nice if somebody just visually shows you. I don't know if the son is new at this, I'm not sure. He just wasn't as thorough as his dad.

Very satisfied and would hire them again for any home inspection.

We were referred to Sterling Home Inspections by another Angie's List provider because he didn't travel as far as our new house. We contacted Michael and he scheduled an inspection for the day of our final walk-through. We had set the appointment for 2:30 PM. We arrived and Michael and his associates were up on the roof completing the roof inspection...and we arrived at 2:35 PM! They all introduced themselves and gave us a thorough explanation of what they were going to do. From that point on they conducted the most thorough home inspection I have ever experienced. My wife, who is very picky on who works on our home, was tremendously thrilled and happy with the services Michael and his associates provided us. Nothing was left unturned. Our builder, who prides himself on being picky and thorough, missed some points on the house. Even though they were nothing significant or concerning, it was refreshing to see Michael take the time and effort to find everything he could to point out to us. At the end he told us we had a very nicely built home. Our builder agreed to all of the points in the inspection report and agreed to fix all of them for us.

He was great. I was very impressed with their communication. They sent me reminders that they were coming and immediately sent me my online inspection. They were very thorough with my inspection.

He was very responsive and punctual. He brought beverages to the inspection. He had a few "upsells" to provide during the beginning of the inspection which we accepted such as moisture checks and a snake video of the waste line, which we chose to do both. His website implies he is anti-sellers agent which led us to believe he would be thorough and was the reason we chose him. While he is a nice guy... he was not so clean. The waste line inspection camera ran over the side of the home.... he splashed "poop water" over the side of the house and left it on the window and siding without cleaning it up. His moisture checks found that there was a moisture problem in the master bathroom. While that was true... he did not discover a moisture problem in a basement wall as well as a leaking gasket in the upper floor guest bathroom toilet. This toilet was leaking onto the light fixture on the first floor. He did not inspect two out of the three sump pumps that the owner indicated existed. There are also two sweating or leaking basement windows which were not reported.

Michael was very thorough and clear in his explanations. He couldn't get into the house's crawlspace b/c there was no access so he had to come back a few days later when that was made accessible. He was communicative and his report was easy to read and well done. He definitely included some extras that are thoughtful such as chairs to sit in during the inspection (since often a house will have nowhere to sit), snacks, and we loved the return address labels with the picture of the house. He gives you a 3 ring binder with the information and a CD Rom that has lots of really helpful homeowner tips. I thought the price was steep b/c people had told me that a home inspection would be around $300. And then we had to pay another $100 for him to come out that second time since he couldn't get in to the crawl space the first time. That was a real bummer. So price was too much ($560 total!) and a few times it took awhile for him to return calls. But he did do an excellent job.

I chose Sterling Home Inspections after investigating different home inspectors in the Seattle area on the internet. It was one of the names on a list that my realtor gave me as well. I chose them based on their experience and knowledge and some other preferences I had which were, I prefer not to hire a franchise, and I wanted someone who was extremely thorough and critical and knowledgeable as well as being certified in the industry. He was not able to do the inspection for a few more days because he was booked, but then he completed the inspection as scheduled, and finished the report on the same day, when we needed it. I have no complaints whatsoever and learned a lot about the house, and I have copies of the home inspection reports and other nice reference materials he provided. I followed him around during most of the inspection to learn as much as I could, and he answered all of my questions to my satisfaction.

Michael conducted a thorough inspection on relatively short notice to accommodate a bank deadline. He spent approximately 3 hours in our home and provided us with an on-site summary prior to writing up his report. He also provided snacks and bottled water while he performed his inspection. Michael arrived properly equipped to perform his inspection. He would pause periodically to make notes about his findings on his laptop and took digital photos for reference and to include in his report. Our finalized report was delivered in PDF format via email within 24 hours. It was clear, concise and very professional in appearance. We were also provided a binder for our documents and a CD-ROM on which to store the report if we desired. All said, Michael thought of everything and inspired confidence from the moment he arrived. He was friendly, knowledgeable and patient, answering all of our questions. I would recommend him to my friends without hesitation.
