Their bid came in at $4100, yet the job ended up costing over $20,000. After disconnecting our sewer line and hand-digging into the hillside, they decided that the entire line needed to be replaced, not just repaired. The estimate suddenly jumped to $10,000. Feeling like hostages with our sewer off-line, we agreed to the change order. Then after digging a little bit more, they informed us that they would need to remove a cherry tree and cut into the sidewalk and street. Bring in the big machinery and another change order. Then they decided that they wouldn't have enough grade. The city inspector is called; time passes. Eventually, the 3 day job turned into 3 weeks and $20,000. They even charged us for 6 hours of "waiting" at $69 per hour, while we researched if we could have an arborist save our cherry tree, after they announced that they wanted to remove it, rather than dig around it. The experience was disturbing, and we felt as if we'd been led into a trap, with a low bid and a disconnected sewer line holding us us hostage.
Description of Work: Our sewer line was scoped and needed to be repaired. We live on a difficult lot, with a steep grade and mature trees to work around. Jim Dandy's bid was $1,000 lower than another company's, and they expressed complete confidence in how to approach the job, rather than a "look and see approach", so we decided to use them.

FIRST I WOULD LIKE TO POINT OUT THAT THIS WORK WAS DONE OVER 4 YEARS AGO AND THEY HAVE HAD NO PROBLEMS WITH THE SEWER. AS THE MEMBER POINTED OUT, THEY LIVE ON A VERY DIFFICULT LOT. THE GROUND SLOPES UP HILL RAPIDLY TO THE STREET. THE SEWER LINE WAS INSPECTED WITH A CAMERA AND IT WAS DETERMINED THAT A SECTION OF THE PIPE FROM 12 FT TO 40 FT HAD SETTLED AND WAS HOLDING WATER. THE ONLY WAY TO REMEDY THIS IS TO REPLACE THE PIPE. WE RECOMMENDED REPLACING THE PIPE TO THE PROPERTY LINE, WHICH WOULD ENTAIL AN EXCAVATION OF APPROXIMATELY 60 FT TO REMOVE THE BELLIED PIPE. ACCORDING TO THE MEMBER, THE BID FROM JIM DANDY WAS $1,000 LESS THAN THAT OF THE COMPETITION FOR THE SAME WORK. AFTER EXPOSING 60 FT OF PIPE PER BID, IT WAS DETERMINED THAT THE EXISTING PIPE AT THE PROPERTY LINE WAS 11FT DEEP, WHICH WAS NOT LOW ENOUGH TO MAINTAIN A 2% GRADE. IN OTHER WORDS, THE NEW PIPE WOULD HAVE TO BE INSTALLED FLAT. THE UTILITY CODE FOR THE CITY OF SEATTLE REQUIRES A 2% MINIMUM DOWN HILL GRADE. WE RECOMMENDED EXTENDING THE EXCAVATION TO THE CURB IN AN ATTEMPT TO OBTAIN THE PROPER GRADE. THIS IS REFLECTED IN CHANGE ORDER #1. THE CHOICE OF WHETHER TO ACCEPT OUR RECOMMENDATION OR TO INSTALL THE NEW PIPE FLAT WAS LEFT UP TO THE PROPERTY OWNER. THE OWNER OPTED TO OWNER ACCEPT OUR RECOMMENDATION. AFTER FURTHER EXPOSING THAT PIPE IT WAS DETERMINED THAT WE WOULD STILL NOT ABLE TO OBTAIN PROPER GRADE BECAUSE, ONCE AGAIN, THE PIPE WAS NOT LOW ENOUGH. THE ONLY CHOICES WERE TO INSTALL THE PIPE FLAT OR TO CONTINUE THE EXCAVATION TO RE-ROUTE THE PIPE FOR A MORE DIRECT ROUTE AND EXTEND TO THE CITY MAIN IN THE STREET. IN CHANGE ORDER #2 WE AGAIN RECOMMENDED THE REROUTE OPTION. THE CHOICE WAS UP TO THE OWNER SINCE THEY ARE IN ULTIMATE CONTROL OF THE PROJECT. THEY CHOSE TO GO WITH CHANGE ORDER NUMBER 2. THIS ADDITIONAL WORK ALLOWED US TO OBTAIN 2% SLOPE FOR THEIR PIPE. THE PIPE WAS INSTALLED 4 YEARS AGO AND THEY HAVE HAD NO PROBLEMS SINCE THE REPAIR JIM DANDY DOES NOT OWN A CRYSTAL BALL. WHEN THE PIPE WE ARE WORKING ON IS BURIED UNDER 11FT OF DIRT, IT IS IMPOSSIBLE TO DETERMINE THE EXACT DEPTH OF THE PIPE.

They started the work before they even had the permit on the property, so the inspection company came out and told Jim Dandy to stop work, and I had to go down and pick up the permit myself. They used this really awful dirt full of rocks to fill in where they had to dig for my pipes connecting to the sewer. I got a call from them saying that they would bring out some topsoil if I paid for it. I still don t have any grass, my yard is just dirt. It was all just a really big mess.
Description of Work: Jim Dandy re-plumbed my whole house. They ran my pipes to the sewer, and then they put in a new water main. They were terrible about making things look halfway decent after they were done. They had an inspector come out and they told me they didn't want me talking to him because they wanted to get him in and out. Larry from Jim Dandy was right on top of the inspector when he came out. A lot of the work was done under my house, and the inspector didn't really get down there and inspect anything. I have a furnace down there, so when my heating and A/C company came out to do their inspection they told me that the PVC line from my bathroom was sitting right on top of a pipe from the furnace that gets 400 degrees. If the inspector would've just ducked his head underneath the house he would've seen that. They accidentally turned the furnace off while they were under the house, so for two days it was just freezing cold and I thought I was having furnace problems. Evidently they weren t planning on putting any insulation on the pipes until they found out that it wouldn t pass the inspection, so after the inspector left they were running around like madmen trying to get the insulation on the pipes.

THE MEMBER TOLD US THAT SHE HAD RECEIVED TWO OTHER BIDS FROM COMPETITORS. JIM DANDY WAS AWARDED THE BID TO REPLACE ALL THE WATER AND DRAIN PIPING IN THE HOUSE & NEW WATER SERVICE AND SEWER. WE DECOMMISSIONED EXISTING SEPTIC TANK. WE EXCAVATED ACROSS THE YARD AND INSTALLED A NEW SEWER PIPE TO THE MAIN STUB AT THE EDGE OF THE STREET AND WE INSTALLED A NEW WATER SERVICE FROM THE STREET TO THE HOUSE. WE BACK FILLED THE TRENCH WITH THE NATIVE SOIL (I.E. THE ROCKY DIRT AND CONSTRUCTION DEBRIS WE TOOK OUT OF THE DITCH) AS PER CONTRACT. THE INSPECTORS ARE PROFESSIONALS. THEY ARE VERY BUSY AND THEY PREFER TO COMMUNICATE WITH PROFESSIONALS. WE MEET THE INSPECTORS ON SITE TO EXPEDITE THE INSPECTION PROCESS. OUR INSPECTOR SPENT QUIT A BIT OF TIME IN THE CRAWL SPACE, WHERE HE NOTICED THAT THE PIPE THAT VENTS THE FURNACE WAS NOT MADE OF CODE COMPLIANT MATERIAL AND THE FURNACE PIPE WAS SAGGING CLOSE TO OUR PIPE, SO WE SUPPORTED THE FURNACE PIPE TO STRAIGHTEN IT OUT UNTIL THE HOME OWNER COULD GET IT FIXED. IN A PRE-CONSTRUCTION MEETING THE INSPECTOR REQUESTED THAT WE INSULATE THE PIPE AFTER THE INSPECTION BECAUSE HE WOULD NOT BE ABLE SEE THE PIPE IF IT WAS INSULATED. THE PLUMBING AND SEWER PERMIT WERE PAID FOR AS SOON AS THE DOWN PAYMENT WAS RECEIVED. BECAUSE THIS WAS A NEW CONNECTION TO THE SEWER, THE PERMIT HAD TO BE SIGNED FOR BY THE HOMEOWNER. IT APPEARS THAT THE MEMBER HAS FORGOTTEN WHAT SHE READ IN HER CONTRACT. THE CONTRACT CLEARLY COVERS ALL OF THESE ISSUES. THE MEMBER HAD THE BIDS FOR 2 WEEKS PRIOR TO SIGNING.

On Christmas Eve after a long cold spell a pipe outside of my house burst and water was running everywhere. I called the closest plumbers (1 mile away) and they would not s end their trucks out. Another popular company sounded like I was bothering them and said maybe they could make it out today. I called Jim Dandy (in Ballard and I am in W. Seattle). The person who answered the phone- Larry- was exceptional and said "no problem we will have someone out there within an hour!" And true to his word Delburt arrived and found the problem, fixed it, checked the services and I had water again! I was amazed and so pleased. He was professional, friendly and eager to help. I would recommend this company to everyone.

This is for my moms house. Because I had such a good experience with Jim Dandy I used them for her house also. The tub valve in master bath was leaking and in need of replacement. The service tech was wonderful. I was not able to be there but the tech treated my mom like he would his own mom. The faucet he had on his truck was good quality and looked nice. He also installed a supply pipe under the bathroom sink. When I stopped by after work I found the faucet fully installed the work area cleaned up and a happy MOM. For me that makes it well worth the money to hire a professional.

They were very honest and up front about the charges. They charge by the hour, and they really move efficiently. They had my line flowing in no time, and the process was explained to me step by step so there were no surprises. At the end of the cleaning they did a video inspection of the line at the same rate of just the labor and they were able to show me exactly what was wrong, and what we could do to fix it so we don't have this problem again...but they also said that it looks OK, and is no immediate threat. As scared as I was, they could have said that it needs ripped out immediately, and so on...but they didn't, they were honest, which makes me feel very comfortable with them.
Description of Work: I went down to the basement to do laundry and found it to be full of water! I had never experienced anything like this before, but had my plumbing replaced not too long ago by Jim Dandy. I called them to see if they could help, and they were out within an hour!

My kitchen sink faucet was leaking. Because of the great experience I had with Jim Dandy last week, I thought I would try them again. The tech arrived with in the time frame allotted and completed the work in a timely professional manner. He kept the workspace clean and was very friendly. When he left I could hardly tell he had been there except that I now have a new faucet.

We needed to get some sort of a price estimate. Most of the places we called were automated answering machines, it took several calls to get a live person, but we found one at Jim Dandy Sewer, which I knew did sewer work, but was surprised to learn that they do plumbing work too. The person who answered the phone was very nice, helpful, and willing to work around my complex schedule. Someone with a tidy and professional appearance came out when they said they would and gave us a price which was lower than we expected! They charged $39.00 to come out and give the bid, but they credited that to the work done. We will use Jim Dandy for every slow drain or leaking faucet from now on, as well as recommend them too all our friends and neighbors!
Description of Work: We needed to have what they called a "Re-pipe" It means that they replaced all the pipes that are inside the house out to each fixture.

I checked Angie's List, found Jim Dandys name. Called them. The dispatch person was very kind and understanding to my problem. She scheduled the call immediately. The technician came to my house at the time scheduled. The tech was very courteous and kept the work area clean. When he left, I could hardly tell he had been there. He cleared the sewer on the first try, he then put a camera in the pipe to show me what was causing of the back up (tree roots) he installed root killer and cleaned up.

Well, I thought it went very well. They arrived and put the camera down the drain. We had a root problem so we did a high-pressure flush, and that did the trick for us. We will use them again when we need it.

I thought about it for about 6 weeks, then called them to schedule the work and reminded them of the revised bid and the conversation. Detailed exactly what I needed them to do, which was the work they had bid on. I took the day off work for my service appointment which was set up at least 10 days in advance. When scheduling the appointment, I referenced the estimate history and was explicit about the work that I needed done. The plumber called 30 minutes before my appointment and was not clear on the work that was being done and did not know about any of the previous discussions, particularly the revised bid. He checked around the office and the only record or recollection they had was of the higher bad and they didn't recall the conversation about the revised estimate. As of 90 minutes past my appointment time, I hadn't heard from them or seen them, so I canceled the work. I've used them once in the past and it was fine, but it didn't seem that they had their ducks in a row for this job and weren't effectively communicating with me or each other.
Description of Work: ESTIMATE. Called them for an estimate on replacing shutoff valves under kitchen sink and installing new kitchen sink and faucet (with all parts purchased in advance by me). Initial estimate was $1300 which seemed extremely high. I also paid them money for the estimate, which they said would be applied to future work. Within 30 minutes of leaving, the manager called me and told me their estimate was inaccurate and way too high, due to the use of a new estimation template. He said it should cost me $500 and provided a flat bid for this job. Unfortunately, I did not have a record of that conversation.

Cory from Jim Dandy was able to come by just a few days after I called about a bid. He was very honest about explaining the complete solution versus "good enough." He even explained that I could probably do something minimal myself. Refreshingly no nonsense and honest.

When I was searching Angie's List, the highest rated plumbers did not fit my schedule. They tend to work regular weekly hours, not off hours or weekends. Jim Dandy works until six, that was a major factor in choosing him. They did a good job!

Skylar showed up on time for the bid and wrote up the bid before departing. He showed up within a reasonable time of when he said that he would on the appointed day. He and another plumber performed the work without problems in about 2 1/2 hours. The work quality was good but the clean up not too good. And, they left a section of old pipe in the ceiling without cutting it up and removing it.
Description of Work: Replaced about 25' old steel water pipe with copper pipe as part of a basement remodel.

Jim Dandy was able to get a plumber out to us on one day's notice (during a wet period in autumn when everyone else we called had a one week backlog) to fix a leaking water supply valve to our toilet. Josh, the plumber they sent, arrived right on time and quickly and competently replaced the valve and riser and also took a few moments to explain the nature of the problem to me. They're not incredibly cheap, but they showed up quickly and quickly solved what could have turned into a messy problem.

They let me do the digging for the pipe and that was good. They took a little bit to get to the problem, but they took care of it real well once it was located. They re good at doing their job and in offering good prices.

Jim Dandy was the second company I called. The first one made me pay before work started and didn't do the work. Jim Dandy did the job right and for half the price. I was told that Jim Dandy often comes out after other companies and cleans up their mess. They did this on mine.
Description of Work: Work was done on July 19, 2006. Jim Dandy cleaned out my sewer line they did the job right including running a camera down the sewer and giving me a VCR tape of my sewer line. My pipes look really good except for one place where some roots are growing in. (Tree has been removed).
