I asked them to locate the septic tank. They failed but they offered to try to replace the septic line for $9,000. When I said I needed another opinion they offered to unclog my slow-draining septic system with a snake. They said it might not work but they would try if I wanted them to and it would only cost $700+. I agreed. They ran their snake through the system and got it stuck in the septic tank. They could not pull it out so they asked me if they could cut it off inside the house. They said it could be pulled out from the other end through the septic tank but they could not do it because they are not licensed to work on septic systems. Why did they run a snake through a septic system? I had to let them cut the snake. They could not leave their machinery with me. They offered again to replace the septic line for $9,000, this time to get the snake out. I declined. The snake is so stuck in the septic line and tank, multiple septic companies said they cannot remove the snake, and left in the line it will clog the line and I will have to connect to the sewer. That, with landscape repair, could cost $50,000. Jim Dandy claims their work order says they are not responsible for disabling my septic system and they don't want to discuss it. A septic company found the septic pump failed and is the actual cause of the problem. The septic line was never clogged. It is draining with the snake in it. The septic company said they are "blown away" that Jim Dandy snaked a clay septic line. They said it's thinwall clay pipe that is easily damaged. They don't think they can remove the snake from the septic line without damaging the line. Jim Dandy has a hydro jetting service that could have worked and not damaged the system but they never offered it. They charged me $800 to snake the line and disable my septic system.

On 11/18/2022 we set up an appointment with Jim Dandy Sewer and Plumbing because we lost hot water and our gas water heater needed fixing. Two technicians (one named Morgan & a trainee) arrived at 1:00 pm and determined that the mixing valve needed to be replaced. They told us the part needed to be brought from some store because they didn’t not bring it and getting the part would take them about an hour to drive there and return back. We were given an estimate of $950-$1100 for the job including the cost of the part, one hour of driving time to get the part and one hour for the actual work at $350/hour rate. As we found out later, the driving time should not have been included in the cost. The technicians left at 1:10 PM and returned one hour later with the part but failed to provide a receipt for it, they told us it was $300 which we couldn’t confirm. They started actual work at 2:10 PM, at 2:35 PM the mixing valve was replaced. Then they spent another 35 minutes on turning the water on and checking temperature.. By 3:10 PM the job was fully completed, they took off, but they parked in the parking lot around the corner for another 30 minutes, so their GPS was showing their location as if on the job site. Our final cost was $1187.00 for two-hour work, one hour of which was “driving time”. In the invoice there was no mention of the “driving time”; it said, “retrieved the part” and two-hour work time was charged. We brought this up with the general manager Mike to get reimbursement for one hour which should not have been in the cost. The manager Mike simply dismissed our concern. In talking to the manager Mike, we found out the technician lied about the 1-hour “driving time” as they drove to their shop which is approximately 10 minutes away. The manager kept saying that the technicians had been working two hours which was a lie. It is not so much about the $350 they cheated us. It is about lying and not admitting it.

Hired to repair a specific 5 foot section of my sewer lines as preventitive measure. They replaced a part of that section and called it good. I have told them repeatedly that the did not dig up the right section and they say they did 5 feet and that's what I contracted for. That doesn't count when you don't do the right 5 feet. And they did not really even do 5 feet. I keep getting treated like I don't know what I'm talking about, when it's them not listening, they keep making assumptions that are not correct. I paid porportial to the work that they did complete. They are now liening me and threating foreclosure. The guy that did the bid no longer works there to be able to communicate what should have been done. Really regret hiring them! I hire lots of contractors for my occupation, and these have been worst I have dealt with. The work itself was not bad if they only would have done the work at the right location. I have asked them to complete job. They told me it would cost more. I asked them to come measure what they did to see its not right. I keep getting stone walled. Have no choice but to go to court as I will not pay for work I did not get.

AVOID THIS COMPANY! We hired Jim Dandy to replace our sewer lines in 2015 and in 2018. They completed the jobs and only over time we discovered that both times they were negligent. In 2018 they replaced our clay sewer line with a new one. This summer we discovered a mysterious leak in our garage. We thought it came from the irrigation system but after calling Jim Dandy and speaking to 4 different plumbers with no result we had to hire American Leak Detection and consult other plumbing companies to get to the bottom of it. Our preference was to work on this problem with JD, but after four visits of different crews we understood that they are very disorganized and incompetent. The plumbers that came out had no record of working with us in the past and they were very inexperienced. Thanks to American leak Detection we discovered that during the pipe burst in 2018, Jim Dandy didn't connect our kitchen line to the sewer. That means our dishwasher and kitchen sink were emptying into the soil and finally leaked into the garage. The lack of the kitchen tie-in was confirmed by three different independent plumbing companies. When we showed the results to Jim Dandy, they didn't want to take any responsibility and had the nerve to quote us a new bid to fix the problem. They came up with some unbelievable excuses that didn't make any sense to us or the other plumbing companies that we hired. Along the way, we discovered that in 2015 when they replaced our first sewer line they didn't inspect the liner that connected our line to the city sewer line. Overall most interactions we had with Jim Dandy this year were very painful. They are not professional, their service is poor and while most of their employees are very pleasant and polite they have no clue what they are doing. Their negligence cost us $20K in repairs, the job itself was about $20K too...

Horrible. Jim Dandy was the worst contractor I have dealt with in over 40 years of being a single family homeowner in Seattle. Their staffing changed constantly, their drivers blocked our alley needlessly, ticking off the neighbors, they attempted to use heavy loud equipment at 1 am because that's what worked for them, and they ran up a $8,000 job to over $20,000 by doing bad work and using manual labor instead of machines. Avoid Jim Dandy at all costs. There are better managed plumbing contractors out there who will hire their good employees.

Stay away from this company. They are real messy, unprofessional and when they screw up on the job they do not take care of the customer. They are very expensive and do a bait and switch on you every time. They fixed part of the plumbing and didn't tell me that there may be more work to do until my pipes got backed up again. The office manager is very rude and has no customer service in her bone. I will not be using this company again and if you are reading this I would recommend to stay away from this company. When you leave a message for Mike he does not get back to you at all, even when they leave a message for him to get back to you. This is the most shady plumbing company I have ever dealt with.

The company came quickly after regular business hours, emergency call. They came promptly and did diligent, solid work. They resolved the situation efficiently. They snaked out / cleared a root ball in sewer line that was causing sewer backup into my basement. No drama, no flash - just solid, good work. I was especially grateful because it was an emergency call and they were solid gold.

Overall, everything went better than expected. With the initial survey, a week prior, I was prepared for the worse; however, a week later, the crew came out and completed a thorough cleaning an inspection. The work took a few hours less than estimated and we received a credit to the final invoice due. So, overall very pleased with the on-site crew professionalism and the foreman overseeing the work.

My experience was not good. I hired Jim Dandy to disconnect and reconnect a faucet, garbage disposal and dishwasher when I got new cabinets and countertops. There were problems -- including leaks. I later discovered that Jim Dandy had sent technicians to my house who were not licensed plumbers. The state of Washington fined Jim Dandy for licensing violations.

Jim Dandy service was excellent. They arrived and did the work on time. The ending price was what they quoted. It was the same price as others quoted. But they did more. They removed and replaced concrete and replaced the grass that needed to be removed. Extremely happy

We have hired Jim Dandy numerous times over the past 20 years. About 3 mos. ago I contacted Jim Dandy re: a sewer line issue and had difficulty getting a response. They did eventually get back to me, apologized for the delay and took steps to get up to speed on this plumbing issue. It is great to work with a company that can listen to your complaint and work to build the relationship. We are currently working with Jim Dandy on several issues including a flooded basement in Dec. 2019 & major issues with our internal drainage system put in by another company, along with a leak in our water line and completing replacement of our sewer line. Kyle, Mitch and everyone else on the team has been informative, courteous, prompt and great to work with. I am glad to be working with Jim Dandy and also appreciate the long history we have of working together on various plumbing issues from a backed-up shower to problem solving major basement flooding issues including repair of internal drainage system and incorporating a back-up system. I highly recommend Jim Dandy.

The first visit the plumber determined that neither he nor we had the needed part. Followed were numerous phone calls to Jim Dandy (no responses), with us ultimately identifying and ordering the part ourselves. The second visit the part was replaced. However, it still dripped. It would appear that the valve replaced (Cold) was probably not what was leaking in the first place. In response to their followup call asking if we were "100% satisfied", we said no - the faucet still drips. We asked that they return and replace the other one (Hot) in order to solve the problem and that 1) If they purchased the part, it would not cost any more than we had paid (retail) for it - otherwise we would purchase it (again) ourselves, and 2) the only cost would be for the part. The plumber returned and performed the work. The faucet no longer drips, but a plastic nut was broken in the process making the faucet base loose. We were not informed of this. When we received the emailed invoice, the charge for the part was more than double the retail price we had paid, and labor was charged as well. We emailed Jim Dandy that this was NOT what we had agreed to and requested a refund for the overcharge on the part and the labor charges. We have received no response. Total cost to have a dripping faucet repaired: over $900. As of June 2, 2020, and contrary to the response made by Jim Dandy and their claim to Angie’s List representatives, we have never been contacted by them in any way: not email, telephone or snail mail. A followup phone call by us was not returned.”

It was a big job but Jayson was experienced and found the problem quickly. Fixing the pipe was tricky because we live in an older home that's been renovated several times. But he got it done in good time. Several months later we had a problem with a toilet that had been involved in the initial fix and they sent Jayson and Graydon out to look at it. They replaced a hose and it was covered under warranty.

OK but the technician did not apply the 10% Angies List discount I was due and despite two phone calls and 1 email they have not replied to my request for a refund of that amount. Angies List is the reason I found their service and they are not honoring the advertisement they proclaimed on the service.

A short time later, we woke up to find a large water leak in the kitchen sink. Naturally, it was early Sunday morning. We spent most of the day bailing out the water. When they finally arrived in the evening, the technician fixed the leaking fitting in about five minutes. He said that the fitting hadn't been adequately tightened. There was a lot of water damage, mainly swelling to the built-in wooden cabinets. A local contractor worked to help with the swollen wood and lent us a dehumidifier which we used for almost a week. Then, Jim Dandy sent a bill for $247.20 to fix the work. I sent a note saying I didn't think the bill was appropriate. Not hearing from them, I went ahead and paid the bill anyway. Then, I received an additional bill for $25.00 as a finance charge!
Description of Work: We hired Jim Dandy in January 2014 when our sewer line backed up and I was out-of-town on a business trip. We were quite pleased with their work. We hired them again to install a new toilet and later to install a new sink. We were still pleased with their work. A couple of years ago, we wanted to install a new bathroom next to our laundry room. We asked them to bid, but they declined, so we had the job done by another contractor. This summer, we hired them to deal with a slow draining sink in our original bathroom and a minor leak in out kitchen faucet. They performed both jobs.

I contacted Jim Dandy for advice on a drainage problem at the back of our condominium. Josh, their project manager, suggested a french drain, and sent me a bid for the work. I had many concerns and every time I emailed him with a question, he responded right away. He also had a positive outlook on the project which was reassuring. The HOA Board accepted the bid and we paid 1/2 up front. Snowy, cold weather delayed the project, but now it has been completed. Two guys worked from 10AM until 5 PM to install the drain. They installed a cleanout and showed me how it should be maintained. We have hired Jim Dandy before and they stood behind their work, so I feel confident that if we have any problems, they will make it right. I'll check things out the next time we have a heavy downpour! Good job, Jim Dandy.

Josh did a fantastic job at both our home and our rental property. He was on time, respectful, and excellent at communicating what our options were for the work. He recommended a less expensive option that saved us quite a bit of money! We were very pleased with the careful work he did and grateful for his willingness to come back and help with the installation of our rain barrel. Overall, outstanding!
