I was really impressed with David, especially considering he had barely begun working on the dishwasher only to discover a substantial rats next underneath and behind the dishwasher. He was careful not to alarm me with the news and handled my disgust with great tact. Needing to remove the dishwasher in order to do his work, he began pulling it out, and we both braced for the potential visitors to surprise us. David diligently removed the debris, brought his own shop vac out from the van and proceeded to clean up the entire mess before he even began his plumbing work, which was quick and efficient. Cleaning out a rodent mess wasn't what I called him for, but he was willing to make it part of his job description in order to get his plumbing work done and leave our house better than he found it. For that, I am very grateful. (As it turns out, the rat's next was old, but I was on A's list the next day for an exterminator!)
Description of Work: This was the second time we had called on Jim Dandy to visit the 1940's house we just purchased. David came to install new piping to our dishwasher and install a new disposal in the kitchen sink.

The plumber was very professional, helpful and hard working. Although it took two separate visits to get the line unclogged, the plumber worked very hard to get it done. I was impressed with this company's service and i would recommend it to anyone. I believe there rates are competitive with other plumbers out there.
Description of Work: This company was called in to figure out why the toilets were bubbling when the dishwasher and washer were on. What we discovered is that the sewer line was blocked from the street all the way to the house. The plumber spent two work days on unclogging it and eventually was successful. The plumber also installed two access points to allow easier cleaning in the future and video snaked the lines.

We did pay extra to have a temporary line laid the Friday before the work was to start. We had to wait a couple of days to get the work scheduled and we had a backhoe in the front yard the following weekend. Total time was 4 business days from start to finish, with a full day delay based on Bellevue inspections. In our neighborhood we have underground utilities and I could have saved a day calling Bellevue myself and getting them marked while still meeting with contractors. Bellevue will mark underground utilities within 24hours of being notified. Besides cost, the other decisions I had to make were whether to go trench-less or trenched installation, and then the pipe composition. I felt like I got good but conflicting info from everybody on approach and solutions. Once again, ruefully I realized I had to be informed and spent two nights researching how to address a broken water line from the meter as well as checking out Bellevue plumbing code. No one told me wrong info but I had more options than I understood at first. This is my second project with Jim Dandy and Chris Chapman and I have found both recommendations to be economical, innovative and on schedule. I appreciated that he was willing to re-look at his bid and negotiate on the job costs. The last day of the job, Bellevue notified me that the water consumption was abnormally high. I can apparently appeal for a one-time-dispensation of an ultra high bill. I'm doing that.
Description of Work: The water line from the main to the house broke. I called 4 contractors and Jim Dandy was one of them. Chris Chapman of JD had done a great job for the Seattle condo association where I own a unit and I had worked with him on scoping and completing that project. That drainage solution was perfect too! This issue at my home was trying to figure out whether repair or replace the broken water pipe in the front yard that brought water from the main to the house. Water was literally "perking" out of a flower bed before I figured out what was going on. When I approached the problem at first, I was trying to determine whether or not I should repair or replace and what the pipe that was broken was made of--galvanized or copper. Since Chris was the Th of 4 contractors to come out, I had decided the broken pipe was galvanized and we would replace it. Although the other contractors had told me Bellevue code was copper, Chris told me that polyethylene was code and developed a solution that had a 2" code poly pipe installed in a trench manner. That dug up the front yard which was fine given the moss in the grass--they left dirt with grass seed, now grown in. We had a backhoe in the yard for the weekend and although I thought we would lose a roedie given its proximity to the meter, it is still alive a month later.

Ryan was on time (5 minutes early!), efficient, neat and friendly. He removed and took all the old stuff and packaging away. He tested everything for leaks and cleaned up under the sink before he left. The $200 fee included parts that were needed. Robin at the office was friendly, scheduled us easily two days out and explained the billing increments clearly. I had planned to take the whole morning off of work to wait during the time frame given and be there while the work was done but was back at my office well before lunch. A slam dunk experience and I will use them again in the future.
Description of Work: Ryan at Jim Dandy replaced our garbage disposal (we supplied) and replaced the insides of our drippy Delta kitchen faucet.

Overall, it was a good experience. The service person was prompt, professional, and quick. If I hadn't needed a new faucet, then it would have been $200 rather than $300.
Description of Work: I had a leaky saddle valve on my cold water valve that I tapped into for my new water purification system. I got a new faucet (because the I trashed the old proprietary valve) with a different non-leaky valve. He also noticed a leak in the sink basket valve and tightened that while he was doing the work.

We were using their commercial services. They did a great job for us and they were very professional. The workmen were good throughout the entire installation. It was a garden area. So, they had to dig up, replace part of a sewer line, add a drain and then connect up to the city drain that was at the street. Everything really went well from the initial consultation, the plan, the estimation of the time it would take, the overall work and the process with the city to get the appropriate permit. They ran into things that they didn?t expect which we kind of expected, but we just didn?t know what it would be. Once they started digging, there was always something that was a surprise. They ran into a sewer line that had a nail driven through it inadvertently. So, they had to do a repair on the sewer line that wasn?t anticipated in the scope of the project. However, they handled that really well and everything else was just really handled well too. We would hire them back in a minute. The price was very fair. We got two bids and they were very competitive.
Description of Work: We used Jim Dandy Sewer & Plumbing Services either in October or November and they put in a surface water drain. We had surface water drainage that was under our house. We put in a drain with another drain over it that collected the surface water that was running down the sidewalk and the roof. Then they connected it into the sanitary sewer on the street.

3/18 called Jim Dandy to inquire for an estimate of a full bathroom installation and relocate water heater tank in our basement, they had David came over to check our basement in 2 hours, David was nice and seemed professional during the meeting and told me that he will get back to his office work on the quote and send me the quote soon. 3/28, 10 days later, I heard nothing back from him, and I thought I'd give him a call and see if he got my e-mail address right. so, I called, and David told me that "it's funny that you call me now, as i am actually working on your quote right now and I will send it to you this evening or tomorrow the latest..... 4/5, a week later, again, I heard nothing back from David, so. I called Jim Dandy's office line instead, a lady Robin (not sure how to spell it) answered the phone, I told her the whole situation and I said: I hate to get online to complain about it, i thought I'd better call the office and figure out what happened", and she said: oh no no we don't want that, we can take care of this... so, according to her, she usually get a copy of the quote they send out, but, she didn't find any quote for me in her file. So, she contacted David and she called me back 5 minutes later and gave me the update that: David said he believes he sent the quote to you from his home computer, but, he has to double check that when he gets home tonight, and he will give you a call - the first thing in the morning..... 4/6 i checked my e-mail, nothing from david or Jim dandy... no phone calls.... so, i called back to Jim Dandy's office again in the afternoon, Robin answer the phone, I told her, there was no e-mail and no phone call from dave or your company.. and she responded to me that she was sorry that the office line was busy the whole morning, and she didn't get any quotation copy from David as well and David was calling for sick day off today.... and we will send it to you tomorrow.... 4/7 no phone call, no e-mail from them still .... totally waste my time calling them! And I will not trust them to do any job for me!

Jim Dandy's representative, "Shawn," was courteous and informative. The problem turned out to be minimal: the downspouts were both clogged. I was glad the problem was not in below-ground drainage lines requiring a more time-consuming/expensive fix. Shawn was fast, explained exactly where the clogs were. He discussed ways that I might detect where the clog is, if there is another clog, and tools I might use to clear them myself. While spending a significant sum of money to fix a preventable problem is always frustrating, I am now aware of the vulnerability of our downspouts (small diameter) to blockage. We only moved into our house within the year and are still learning. Despite the fact that the roof is not near any trees, leaf debris, etc. we now know that these lines are apparently subject to clogs from small, windblown stuff and the occasional leaf.
Description of Work: I called Jim Dandy Sewer & Plumbing for assistance with a flat roof that was awash in water due to clogged drainage lines. With both lines clogged, the roof was holding a large quantity (200 gallons?) of water and weight. They were able to respond the same day...in fact, within three hours of my call.

Based on the Angie List reports, I called Jim Dandy to come take care of my plumbing problems. I was told they could be out the next day between 12 noon-2 p.m. Dave surprised me when he arrived early, about 11 a.m. He went to work right away and cleared the drain in the tub, then went out to check on the dripping faucets, which he fixed with no problem. I have a series of outdoor spigots with underground pvc pipes, and I asked him to make sure there was no winter damage/leaking in the system, which he said was ok. This took a little less than 1 hour and Dave was very pleasant and professional. I plan to call Jim Dandy for any future plumbing needs.
Description of Work: The drain in the bathtub was completely clogged up, and there were 2 dripping faucets outside. All were taken care of.

All of they guys at Jim Dandy have been exceptional. For free, they fixed some shoddy workmanship which was done by a former contractor of theirs and the previous home owners. Dealing with sewer issues can be a very stressful experience and the entire time the folks at Jim Dandy have been a relief. We highly recommend them.
Description of Work: Over the course of the past year, we've had them out several times. The first time they cleared a clogged sewer, the second time they fixed a clogged drain pipe under the kitchen, the third time they installed a clean-out, and the last time they replaced an aging sewage pipe which had an offset and a hole in it.

They did a good job clearing that. They did a good job of getting things done quickly. They explained to me what they did. The only thing I wish he would have done is asked me if I wanted him to do the other sinks in the house. He didn't ask about it and I forgot. They did a nice job and cleaned up. There were no problems.

It went very well from start to finish. It was a real life saver to have Jim Dandy respond so quickly on the day the water heater ruptured. I had just returned from taking a very sick family member to the doctor, and was having to take that person back to the hospital for more tests later in the day when I noticed the water all over the basement floor and the leak coming from our old water heater. I was already overwhelmed that day, and having a plumber respond so quickly to my "mayday" call was like a gift from heaven! It was great having Ryan take over and clean up the mess and get things back to normal as soon as possible!
Description of Work: We had an emergency with a leaking hot water heater. Ryan (at Jim Dandy Plumbing) arrived within an hour of our call and stopped the leaking and cleaned up the standing water. The hot water heater was an unusual size, so Ryan had to call around to locate a new one. He found one, at a very good price, and came back and installed it the next day. He also fixed a leaking sink in our downstairs bathroom. We had Ryan come back out 2/16/2011 to replace the old gate valve on the water main into our house with a new ball valve. Ryan completed all the jobs very timely, with professionalism and a friendly manner. I would highly recommend these plumbers to anyone needing plumbing assistance.

After trying to snake the toilet himself, my husband called Jim Dandy who had been out once before. The problem did not show itself until he (sorry I forget his name!) filled the bathtub up with water and tried to drain it. I am so glad that was tried rather than just flushing the toilet and turning on the shower since those things did not produce the problem. We were told the problem was with the sewage line and a 100 foot snake was tried, then the bigger (though shorter) snake was tried. No luck in solving the problem. Down into the crawl space he went and saw that the sewage line had a strange curve that made it very difficult for snake to get all the way through. So the only option was installing an access line external to our house. Two guys came to locate the sewage line in the pouring rain, found the line, and installed the access. The plumber came back the next day, put a scope in to see what the problem was, snaked/ground the area and we were good to go. The problem was that roots had grown into the line and he suggested annual maintenance to prevent this again. With the access line this will be a quick and easy job in the future. While this was an unexpected and unwanted expense, they did a very good job and were very professional. They were also very prompt in coming out at a time when lots of people were having flooding issues because of the heavy rains.
Description of Work: Our shower and toilet were backing up and needed to be snaked. We wound up needing an external access line so the snaking could be complete.

It was seamless. My pipes burst on Thanksgiving day (the 5th time in 8 years)...surpsing after what I paid a previous plumber to 'never have this happen again'. So I called the previous plumber and they said they would call and let me know when they were coming. No word and I had no watter. The next morning I called again...and again, they wouldn't tell me when they could make it out but would call me. I leapt onto Angie's list and found Jim Dandy (one of the few with an "A" rating on price), they answered the phone and said they could have someone out that afternoon - and they arrived on time. (It was with some satisfaction I called the previous company back to say 'nevermind', and that I would not be calling them again. Note: "The 1 to call" isn't.) He looked at the burst pipes (exterior) and asked to see any plumbing inside of that wall, which was in our utility room. (No one had ever asked this before). He (and forgive me I can't remember his first name as I've admittedly waiting too long to submit this report!) figured out how bring all the plumbing inside so that they wouldn't be exposed any longer, which involved installing a new hose bib outside our utility room door. He wasn't able to do the work that day, but said he could come the next, and patched the pipe so we could turn the water back on. The quote for this was significantly less that what I paid the last company to simply patch the burst pipe and add insulation - AND there was no charge for the initial patch. I also asked about our water heater as it was showing rust on the outside. I had previously received 2 quotes for $1500 to replace this. Again, his quote (including removal of the old water heater) was significantly less...and the total for *both* jobs came to about $1548. But wait there's more....I've also had a long standing issue with my brand new dishwasher leaking. Two plumbers said there wasn't anything they could do based on the exisiting older plumbing - and I'd been living with towels at the base and bubbles in my kitchen linoleum. But the gentleman from Jim Dandy fixed it, and again, no charge. I am THRILLED I found them and will never, ever, ever, use anyone else. Ever. :)
Description of Work: Replumbed exterior pipe to run inside. Installed a new hose bib, Brought and replace a 50 gal. water heater. Did an initial patch of a burst pipe, fixed our leaking dishwasher.

From the first contact with Chris Chapman for a quote through to completion of the job, Jim Dandy offered excellent customer service and quality work. The job was difficult as there is a 12 foot high rockery at the front of the property and a long distance to the back property. It is disturbing to have your property dug up for a week for this type of of work, but the crew were considerate, respectful and helpful at all times. Any question I had was answered promptly and any details I requested to help me understand or learn about the process were provided respectfully. The crew cleaned up at the end of the day and ensured that appropriate safety measures were in place at all times. A job I had expected to be a nightmare was a simple easy interaction. I will be referring Jim Dandy to all of my friends for their sewer and plumbing needs and hope they keep up the exceptional work !

The plumbers were so professional and gentlemanly. Great work for a very tough job. They were very pleasant to be around and worked quickly. I thought it would take them longer than it did for the work. The King County plumbing inspector was impressed. I got a fixed price bid from Jim Dandy. I bid the job out to almost 10 other plumbers and JD by far had the best price for service and for purchasing the fixtures (faucets, etc). There were no surprises when the job was completed. We are thrilled with the work.
Description of Work: We added a new bathroom and had JD do all the plumbing and purchase the fixtures that we picked out at Keller Kitchen and Bath. So the price above includes $1300 in hardware. Labor was $3800.

He was very personable on the phone and asked a lot of questions so he was well prepared when he came out for the bid. He was really thorough in his quote but there were some parts that we had questions about and he never got back to us. We probably would not get another bid from him because if he is not going to follow up in the clinches then it is kind of a waste of time.

I didn't comparison shop, so can't say much about the fairness of the price. They came in $90 over the estimate, but I was OK with that because the job had unknowns and was a tight workspace. Having discovered a major leak in the service line from the meter to the house, I pressed family and friends into digging the first deep hole--the water line runs under the sidewalk, so it was no easy task. We decided to call in the professionals, and I found Jim Dandy Plumbing on Angie's List. Chris was out the next day for a site survey, and gave me a standing-on-the-porch estimate of $1,500. He recommended hiring a leak detection company to find the leak rather than ripping up the sidewalk and front yard; they were out the next day. When the leak was located, I called Chris, and he promised a crew the next morning. The paperwork for the bid arrived an hour before the crew; the bid was for $2,500 which included filling in all the holes and repouring a section of concrete sidewalk. That was beyond my budget, and we arrived at a price of $1,500 to remove a section of sidewalk, dig the hole and repair the pipe--I would fill the holes back in and pour the concrete myself. The crew was fantastic--they were on time, they were friendly, did the work in an amazingly short amount of time, and cleaned up the broken concrete and clay mud mess on the sidewalk. All in all, a very professional job.
Description of Work: Water line from meter to house was broken. Project manager provided an onsite estimate the day I called, and had a crew onsite the day after the leak detection company located the leak. The crew cut a four-foot section from the sidewalk and excavated a 4x4x5 hole. Located the broken pipe and repaired it. Allowed me to negotiate a reduction in the bid amount by filing the holes in myself.

It was raining profusely, on a Saturday , and my basement was flooding. I rang Jim Dandy , whom I use quite often, and their answering service picked up. The told me it would cost $375 + trip cost just to come out then it would be $75/qtr hour. Reluctant but wanting to fix the problem before it became worse I said yes. Shawn called me immediately and we walked through the issue and he proposed some solutions over the phone for me to try in order to save the money. He was familiar with my house and layout and his generosity and thoroughness stopped the flooding, bought me time to pursue permanent fixes and ultimately saved me a considerable amount of money. I have never been dissappointed in the quality of service I have received from Jim Dandy.
