The positive: The plumbers are very nice, and they are punctual. The negatives: When there is a problem, there isn't a "let us fix this for you" response. It's, "well, it could have been that there was a problem on your end, so we can't do anything about that". In addition, it takes forever for them to respond to calls and emails when there's a problem. Read on for more details: Just for some background information, we have rental units, and have had two plumbers, two carpenters, an electrician, two sets of washer/driers delivered and installed, and a tub reglazer out to our properties in 2013. So we are familiar with interacting with vendors. Anyhow I called Jim Dandy in November, stating that I had a diverter that failed on a Danze shower/tub combo at one of our rental units. They suggested that I get the parts myself from the manufacturer because it would be very expensive for them to do so. We ordered the parts, and Jim Dandy sent a plumber out to fix the diverter. Here are the issues we encountered: 1. For starters, we were told that the plumber would be at our unit between 4 and 6pm. I got a call from my wife at 3pm that the plumber was going to be at the unit by 3:30 and would start the clock upon arrival. I had to leave work earlier than anticipated (not easy to do), which I didn't appreciate. 2. The plumber was very polite, and replaced the diverter. He noticed that the cartridge was broken, and said that he would be able to fix it in 30 minutes. He suggested that I order it myself from the manufacturer to save money. Five days later, the diverter was broken again. 3. The plumber arrived a week and a half later to fix the cartridge that was from the manufacturer. I called him while he was on the job and he told me that the diverter handle was broken again, and that a part must have popped off. It wasn't under warranty because I bought the part. I told him it was from the manufacturer, and asked him if would he have ordered the part from the same place. It didn't make a dent, so I had to pull my son out of basketball practice, drive from Renton to Juanita, and fix the diverter myself (which is still fixed, by the way) two days before Christmas. I paid over $150 for this service, with my Angie's List discount. 4. When I arrived at the condo to fix the diverter, I saw that there were two O-rings that were next to the tub. The renter said that the plumber pulled them out, but didn't know where they belonged. I had no idea where they belonged, so I had to put things back together without 5. I received a bill for over $300 for 1.5 hours of work to replace the cartridge, when it was stated that it would only take 0.5 hours to fix. 6. I emailed the manager with the problems that we had on December 29th. I emailed two other times, and finally got a response three weeks later - only after we put a note in the mail with our bill stating that we were not going to pay until our issue had been resolved. 7. I finally talked with the manager on 1/23, who said that all of the problems we experienced were due to the faulty parts that we bought from the manufacturer, or our tenants being too nosey. I think that's bogus (your plumber talked to our tenants for an hour while he was on the clock? Really?), but I was tired of dealing with the issue, so we just agreed to a $50 deduction. In summary, I paid $400 to replace a shower cartridge, and fix something they were supposed to fix for me.

My upstairs toilet had backed up and my sink was slow to drain. He fixed it and also repairs a cracked p-trap. SUPER nice guy. also, agree with other reviewers... they answer! When you call you can schedule right away. That doesn't happen with every company. Very prompt service and A+ all around.

Tariq worked efficiently, courteously, and professionally to clear the sewer block. He recommended a water damage clean up company acceptable to my insurance company. The job was completed in about 3 hours. Jim Dandy is not necessarily the cheapest plumber available, but they are knowledgeable, and get the job done.
Description of Work: Problem: clogged sewer and flooded basement with about 2-3" of water on floor. Jim dandy tech, Tariq responded in first half-hour of 2 hour window on day of heavy rain during Seahawks-Saints playoff game. Ran snake down floor drain with no results. Followed with a heavy duty snake down sewer. Broke through roots about 80' out from basement location. Several years ago, a different plumber could not break through a similar block, claimed the problem was a broken sewer line, and recommended a $15K sewer excavation. Using the same type machine as today, Jim Dandy cleared the problem then, and saved me the cost of major sewer excavation and repair.

We had repeated draining issue in newly remodeled part of the house. Original contractor couldn't figure it out, roto rooter didn't solve it. We called Jim Dandy when drain pipe got blocked completely. Jim Dandy plumbers ran camera down the pipe and found the place where contractor forgot to remove a test cap. Called at 8 am and Michael was here by 11 am to look over ceiling water mark and source of leak. He went over 2 options and recommended replacing the caulking and calling a water restoration company to determine if water damage in ceiling. Decided not to remove large 6 x4' section of drywall to check if tub itself is leaking as re-caulking will likely fix the leak. Used Angie's list coupon which made for a low price. Michael was friendly and professional with no sense of being in a rush or pressure. Our home inspector recommended Jim Dandy as she has been using their services for years.

Fantastic. Jim Dandy took my call immediately (the first company I called had voice mail and never got back to me) and scheduled an appointment for just a couple of hours later (this was on a Saturday afternoon in a holiday week). The technician, Jamaal Street, called ahead of time; arrived promptly; did a great job; didn't try to gouge me despite the holiday weekend emergency; did the job in under an hour and kept it before 6 PM so it wouldn't go an extra hour or into overtime rates; etc. He couldn't have been nicer, more professional, more helpful, more informative, quicker, more efficient, or a better ambassador and representative for his company. (His great grandfather started it in Seattle 1904 and invented and patented one of the machines Jamaal used; Jamaal also spoke very highly of the new ownership and management, his bosses, and his co-workers; he clearly loves the company and is proud to be a part of it.) Bottom line: I was apprehensive that this situation could have been a disaster in every way. From the moment Jim Dandy answered the phone, however, their people completely put me at ease and fixed it all without taking me to the cleaners. I felt cared for and in excellent hands, and by the time Jamaal left he had earned my trust completely. Other companies would have taken advantage of the situation -- heck, MOST companies would have; they had me completely over a barrel. But Jamaal and Jim Dandy did something much smarter, strategically: they've earned my business from now on. They'll make a lot more money by doing so over the long run than they would have if they had squeezed me for every dime they could get, and I'll be happy to pay them fairly for the great service and work I know they'll provide. THAT'S how you earn loyalty and get repeat business. I can't recommend them highly enough.
Description of Work: Used snake and video to identify source of clog (tree roots had broken into old connecting pipe). Cleared clog, cleaned out much of the mess in the backed-up shower stall (even though that wasn't part of his job and I had no expectation he should do it), scheduled a maintenance reminder for 11 months from now to check whether the roots have grown back or the connecting pipe needs to be replaced.

Called Jim Dandy in the morning. They said they would be out by 2:00. Carl called around 1:30 to let me know he was on his way from North Seattle. He arrive very close to 2:00. Carl assessed the problem and went to work. It was a pretty bad clog so it took a while to clear. Carl was professional and courtesy and let us know what he was doing. He actually made me feel more assured that the issue was not going to cost an arm and leg. He also advised on ways to prevent the issue in the future. Very satisfied. Jim Dandy will be my go to plumber in the future.

I'm giving them a C because they were very prompt and professional and did A+ work on the up-sold project (which I really didn't need them to do in the first place). However, the main problem (a leak caused by a very unprofessional connection between a 4 inch metal vent pipe and a 3 inch ABS soil stack) the plumber just slapped a rubber seal around and then tightened with metal clamps. Of course, this immediately started leaking again, because as water flows down the 4 inch pipe, it pools around the rubber and then leaks out of the connection.... The original bid called for them replacing the metal pipe all the way through the roof. Of course, this would require a bit of work...and rubber is much easier. I emailed them and told them the pipe was still leaking. Additonally, due to the work they did, the hot-water stopped working in the bathroom. As the hot water was not part of the original bid, they wouldn't fix it. It took me about 3 hours to fix it myself. As for the still leaking pipe, they just replaced the leaking piece of rubber with a new piece of rubber...which is now leaking (of course). I'd email them again about the still leaking connection, but I'm honestly not interested in having them back in my house because I doubt they'll do what they originally said they would. So I'll just fix it myself. Yes, it'll take me a lot of time but at least when I'm done it won't leak and won't have cost me another $1000. I'm super disappointed, go with someone else.
Description of Work: I hired Jim Dandy to fix a leak caused by a very unprofessional connection between an older 4 inch metal pipe and a newer 3 inch ABS, as well as re-route a the pipe. The plumber who arrived also up-sold me into replacing a few copper pipes ("because they could freeze") and re-routing an additional vent.

DO NOT HIRE THESE PEOPLE!!! I scheduled two appointments for a bid to fix: 1) hot water issues, install gas line for gas range, and install garbage disposal; and 2) to dig storm drain trench. They arrived on a Saturday and discussed the details of the jobs, and said they would provide an estimate on the following Monday . . . BUT they never provided an estimate. After waiting for one week, I called the company and complained. The manager said he would look into it. The next day I finally got the bid for the storm drain, which was ridiculously priced. I still have not received a bid for the plumbing! Unprofessional! Unreliable! Scam!

Cody at Jim Dandy came out to give me a bid on replacing my sewer side line. He said my line was partially clogged and proposed I pay them to have the line cleared, so they could get a better camera scope, and said they would apply the cost of clearing the against the cost of repairing the side line if I hired them to do that work. I agreed and paid them to come back and clear the line (which they weren't able to do but charged me anyway). Cody then gave me a verbal bid, which sounded reasonable. I asked him to confirm with a written bid and he said he would within the next 2-3 days. Weeks went by and I heard nothing further. I finally called and talked to a supervisor, and Cody then sent me a bid for the wrong work. I reminded him of the work we discussed, and no response. Another company that came to bid the work said to make sure to get any bid from Jim Dandy in writing. Guess now I know why!! Really sketchy, unprofessional behavior. Complete waste of my time.

Basically, a midday call resulted in a discussion with the project coordinator, and a promise to get someone out by the end of the day, even if it's late. Mike came out at about 10 PM, worked for an hour and a half, and I was in it for $200, but he couldn't fix it. He coordinated with the main office that night, and set up for a consultant to come out the next morning and give a realistic bid to fix the project completely. It required digging a trench to the street to find the city supply pigtail and connecting a new PEX supply line to the house, then burying it and refilling. Our yard is not grass - it has a path and multiple large native plants, so the going was tough due to roots and compacted gravel, and even though they brought the little track-hoe, most of the work needed to be done by hand. Anyway, the crew came out at about 4, I assume after having worked all day, and finished up about 8:30. Unfortunately they didn't fill in the trench, that needed to be done the next day, but I couldn't complain - we had water and it was pretty cold out. They fit us in when they were clearly really busy, not wanting us to be without water in the house. Very accommodating.
Description of Work: Two service calls. First, when my main water line broke, I needed to find someone to come and figure out if it was patchable short-term and what it might take long term to fix. It was midday on a Monday, but, because of the recent cold snap, all the plumbing companies have been super busy with broken pipes and such. These guys made it happen to come out by the end of the day. When the field plumber determined that it couldn't be fixed easily, they coordinated an early-morning consultation for the next day and made the bigger fix that day.

I called yesterday and made an appointment for between 3 and 5 pm today. At 5:45 I called to see if they were on the way. The receptionist said they had made a scheduling error for the wrong day but would send someone out. A tech then called me to tell me he would be on the way, but it would be over an hour. 20 minutes later he called to say it would be much later, traffic was bad, there was a concert in town, etc. I wanted to use this service because of the high ratings. However if travel to Tacoma was difficult they should have explained that at get-go and I would have used a more local service. I told the tech to forget it, I would try to find someone sooner. But I spent a day waiting for a service that, because I work the next two days, I am without my kitchen sink for 3 more days.

He agreed and made direct contact with you to let you know he was running later than first anticipated. At this time, you were frustrated and cancelled service. I have 4 technicians that live in Tacoma. I asked Larry, my plumbing manager, to contact you and he said he left you a couple of messages? I want to apologize for the lack of service we provided on the day of service you requested. It was an honest mistake on our part but nonetheless a breach of trust. I realize that every service call will not go as expected and I do appreciate the feedback when we fail. It is only through this communication that we can make adjustments to our service to help eliminate any future service failures. Your call has caused us to add two lines of defense against poor service in the future. 1. I have asked all customer service representatives to repeat the service date and time at the end of each call. 2. All service cancellations must be reported to a manager and then require a manager to contact the customer to ascertain our failure and attempt to resolve the customer issue. This company is amazing. I had a total sewer rebuild as well as reroute. I had 5 bids from different companies, yet as soon as Ted, the project manager came on the scene he was able to tell me what was wrong, how he could improve my sewer situation and beat all other bids at it. I have a very heavily landscaped yard and a stone and concrete patio that the sewer line runs under. Other companies told me they would have to tear through the patio, uproot trees and bushes and some even went as far as to bid me too much work that did not need to be done. Ted was professional, honest and after scoping the line showed me exactly what was okay and not okay with the line. Bottom line: he was able to reroute my sewer line and burst a new pipe 95 ft and only removed 3 plants. No trees taken down and patio intact. Thank you Jim Dandy! My overall product is superb and you saved not only my sewer, yet my backyard as well! I will never look anywhere else.

I highly recommend Jim Dandy. They take service to a whole new level! He performed the most economical repair possible within the estimated time. Unfortunately, our old water line didn't hold the repair. To resolve the issue permanently, Sam and the general manager came back out and bypassed the old pipe with a section of brand new pipe, which involved a huge amount of effort (including digging a trench in the crawl space). I expected to pay more for this extra service, but they didn't charge me a dime!
