Once contract was signed the job progressed as timely as weather allowed. Within a week of signing the house was power washed and paint was procured and tested for color match. Bad weather then set in and continued causing me and Twin City representative to speculate that painting might have to be postponed to the spring. But as soon as bad weather broke in 2-3 weeks a crew came and began painting.The crew of 3 arrived about 10 in the morning and stopped about 3 or 3:30 in the afternoon to allow temperature to come up before beginning work and avoid afternoon temperature drop. They completed work in just under 3 days of this schedule. The crew, like all other company representatives, was thoroughly professional in appearance and conduct at all times. They worked very clean and neatly - no out of place paint dabs on house and no spatters on foliage around the house. I should add that Twin City's was not the lowest priced of the 3 bids obtained on this job. I chose this company because they do not use sprayers, but instead apply paint by brush, thus ensuring a good coat. And they provide a 7 year guarantee.

The job did not go well, and only after 4 call-backs after the job was supposed to be finished was I even close to saying "good enough" (or did I just get tired of complaining?). The painters were young and not experianced at painting old homes, even though I was told that experienced painters would be on the job. One of them had never heard of a double-hung windows. One of them quit after two days (for mysterious reasons). The replacement painter was less experianced than the one who quit. Paint brushes and rollers were rarely, if ever, washed in their week at my house. Overnight they were simply left submerged in paint with a plastic cover over top. During the day, rollers were often left hanging inside a half filled paint bucket. As you might imagine, they didn't put down a very smooth coat of paint. In addition, the painting was almost exclusively done with rollers at the end of a long extension pole, and with the paint bucket on the ground, the roller on the end of a 10 foot pole. The rollers were not reloaded with paint nearly as often as I would have liked to have seen. I was concerned that less than 2 gallons of trim paint were used on the entire house, with all the 5 inch wide trim around all doors and windows, and the 12 inch wide trim (Frieze boards, belly board, barge board) as well as 3 gable dormers with their additional trim. Sure enough when the job was supposed to be done, many sections of trim were inconsistant in color (White) . It looked "splotchy" and there were streaks in the white trim where it varied from bright to milky white. Whether that was due to paint that was stretched too thinly, or from rollers that were not clean, I do not know, but something was done wrong. The more I looked, the more additional defects I discovered. For $9000 I shouldn't have to climb up on a ladder to inspect every nook and cranny on a two-story house, but that's what it took. I discovered sections that were completely missed, others were painted so thinly that the regions that required small patchs of primer could be seen from the ground ( this was often the case in high regions that were difficult to reach). Some nail heads were not caulked (the contract called for nail head caulking), a few wood joints were left uncaulked as well (one was over 1/4 inch wide). A dryer vent was painted shut, something we didn't discover until the next load of laundry resulted in the laundry room filling up with steamy exhaust from our gas dryer. The painter's manager, who came by only every 2 or 3 days when the painting was in progress, was called about the issues. He sent one of the painters back for an hour to do some touch up (he came without a ladder, so only some gutters could be worked on. Another call resulted in the manager himself coming over, and he listened to my complaints. He came back a third time with a helper and they repainted the facia rafters, the unpainted sections of window sills, the belly boards, the fieze-board edges, and fixed the dryer vent. After they left, I went back up on my ladder to inspect the work, and most of it was ok, but certain edges of trim boards were once again either skipped (or insufficiently covered), or maybe they couldn't get their rollers to reach into the tight spots where they should have used a brush (who knows?) So, on the 4th return, the last defects were finally corrected. To be honest though, my confidence that I have found all the defects that exist on a large house is not high. For the kind of money I spent, I expected not have to worry about such things since there really is no way that you can inspect every square inch of a paint job. The manager who I worked with was responsive to my requests. However, I have to ask, "Why was it necessary to have any call- backs at all?" I could easily forgive a small spot missed here or there, but 30 foot sections of splotchy gutters and facial rafters are another story. At best call-backs are an inconvience to the homeowner, but more importantly they reflect a lack of quality in the work done in the first place.
Description of Work: Twin City Painting first came by to make a price estimate, then a second person came by to nail down paint parameters (colors, textures, and quantities). Then a power wash team (two people) spent most of a day washing the house. Finally the painters (two individuals , each about 20 years old) came to first do the prep work (scraping and a little caulking), then prime where there was bare wood, and finally paint the house. The two painters spend almost a week painting the house. This a large two story house built in the 1930's with lots of trim and double hung windows with true divided glass. A lot of detail work was called for, which was reflected in the high price of the job.

Two young men pressure washed the house and pool shed, spent all afternoon and did an excellent job. One week later a young man just out of high school came with a supervisor and started work. His hours were generally from 8:00 a.m. until 8:00 p.m. for six days, including Saturday. He was very conscientious and pleasant. He was supposed to have a partner but the partner was ill so he performed the job by himself. I was initially dissappointed to see such a young person alone being given the responsibility of my job. However, I gained total respect for the young fellow's attitude and attention to detail.

Seth was cheerful, professional, polite and on time. We walked around the house and he made told me at each step how they would proceed on the work. He answered all my questions and came back to the door with a quote in minutes. I really wanted to use Twin City because they have a paint consultant who brings a laptop and takes pictures of your house to provide an example of what the colors will look like, but I couldn't afford the $2500 premium for their completely manual process.

I very happy my overall experience with Twin City and my house looks great! Great job, very responsive, great people who explained every step in detail. I was especially concerned about the peeling paint on my house and i knew the house had lead paint. They handled the job perfectly, no paint chips anywhere to be found and they guarantee their work for 7 years. I've have neighbors who went with the low bid painter and their house peeled 6 months later. Do your homework before choosing a paint contractor and i highly recommend that you talk to Twin City before making your choice.

I would give Twin City Painting generally high marks. However, I was disappointed with the prep work done on the wood siding; specifically sharp edges left on scraped areas. Paint was applied over these prepped areas, but the scrapped areas looked like wounds. Calling attention to this, Twin City sent a different crew to address this issue to blend these areas by sanding to feather the edges ... which should have been done initially. This second crew ended up repainting two complete sides of the wood siding portion of the house ... about 1/4 of the total surface area. I am pleased with the responsiveness from Twin City. However, based on this deficient prep work by the first crew I will give Twin City Painting a solid B+ grade. The deciding factor in choosing Twin City, even though their bid was a bit higher than others, was the SEVEN YEAR Warranty provided.

Overall I am very pleased with the process and end result. I would use this contractor again for my exterior painting needs. First class outfit and they deserve repeat and new business. BTW, their website offers good detail of what they do with pictures of completed projects.
Description of Work: Very professional outfit. Scheduled estimate; estimator arrived on-time, we discussed my needs, and estimator printed out detailed step by step process on the spot including what will and will not be performed. Estimate provided total cost upfront including payment schedule (10% at contract signing, 40% at power wash and 50% at project completion). Estimator offered 10% discount to total cost because I called this contractor to schedule estimate after receiving their promotional mailing. Once I agreed to the contract, estimator took 10% deposit and scheduled a color consulant to meet with me to discuss color preference. Color consultant arrived as scheduled; we discussed colors and options then couple days later paint samples were delivered and key areas were painted with small patches to confirm my color choices. Once I approved the colors, main office scheduled exterior power wash appointment which occurred without issues. Post power wash, the painting appointment was made. Took 2.5 days to pain the entire house. Final inspection with me was performed and minor touch-ups were completed by the inspector. I paid balance of contract and was asked to fill out evaluation form.

The walk around inspection and description of job went well. He did talk to a contractor to include in his estimate for painting some repairs that we needed to make. The price was to put it mildly- sticker shock. Our other three estimates were in the $4200-$5200 price range and Twin City Painting asked for $24,000+. No way repairs would come close to explaining these numbers!!!

We received an estimate for an exterior painting job, but we decided to hire a different company. The estimate was quite high, but the work would have been all hand painted (they do not use any sprayers) and the warranty was exceptional. We just couldn't justify the additional expense.

Very good. We got three estimates. Twin city was the only one that rolled and brushed, the other two would've sprayed. Since rolling and spraying costs more, but seems to cover better, we elected to go with Twin City. Kyle and the crew worked long hours and were very professional. Every day, after finishing, Kyle would show us the work performed. Plus, they were able to work around some deck work we were having done at the same time.

Finally the owner was yelling at me on the phone. The guy showed up the next day. I asked them about brush and roller. They said "we don't do that". Their ad said they do, but their contract did not. They talked to their boss. They didn't finish their work. Also, they weren't handling their lead scrapings properly, and didn't scrape completely before priming. There was no supervision on the job. The kids had no safety equipment of any kind on the roof, high above the ground. A couple of government agencies came out and interviewed them for a few hours. The company had been fined by one of them. I had paid them half; the guy said I owed them $185. I told them I wanted my money back. They told me they would give $3,000 back which was about half of what it was I gave to them. Told them I would like all of it. The construction contractors board came out. It took 2 months, and I couldn't have anyone else do the painting while everything was being resolved. I squeezed $4,000 back and let it go at that. They now warn people about the lead safety.

Excellent experience from start to finish. Although their bid was the highest we received, we chose Twin City over their competitors because they hand paint with rollers and brushes rather than spray painting. This provided a heavier coating on our badly weathered cedar and T1-11 siding. Everyone we dealt with, the Estimator, the Color Consultant the Power Wash Crew and the Painting Crew, was courteous and punctual. The house was power washed a few weeks prior to painting. The Color Consultant helped us select paint colors and put samples on the side of our house so we could see them. The painting crew took down all outside light fixtures and downspouts, scrapped all loose paint and rough surfaces, caulked as need around all windows and doors and applied at least two coats of paint (including tinted primer) on all surfaces to be painted. The house now looks 100% brighter and better than it did before.

The estimator came and thoroughly went around the entire property. As pre-agreed the washers came on the day scheduled, after a confirming phone call the day before. The same process with the painters. The crews prepared and protected areas as needed. They were clean, cheerful, professional, on time and quiet. (The neighbors did not have to hear loud blaring boom-boxes!) The work was checked, double checked and where necessary, some areas were gone over again.

Preparation and painting was accomplished by two separate crews. The paint selection and specific directions were coordinated with a color consultant. Both crews and others, including supervisor, arrived each day and met all schedules. They were professional and presented zero problems. They were responsive to questions and met all requirements of contract. Clean up was done on a daily basis with quality check. Remaining paint was left with homeowner.
Description of Work: Hand washed, pressure washed, surface preparation (fully scraped to remove loose or peeling paint). It went very well. Seth, the bidder, was very knowledgeable and took plenty of time with me to make sure he understood what I wanted. Subsequently, Amy, their color consultant, came out and tested several shades of the colors we wanted on the side of the house. This was invaluable. The bid Seth submitted was the highest we got, but the house was painted entirely by hand, no spraying, and I expect the paint will last at least 10 years, maybe 15. They claimed that they went over budget, but they continued fixing small problems that we noticed in the "walk around" at the end. Despite all the preliminary work, we still had some communication errors regarding which parts of the house were to be painted which colors. I would advice anyone using any paint contractor to BE HOME when the work is underway, and inspect it regularly. This will save you much potential grief. These guys were great about responding to our concerns, but we were here the whole time so that we caught them early.
Description of Work: Twin City completely repainted the outside of my bungalow style house using five different colors. Before painting, they hand washed the exterior with bleach & pressure washed everything. They scraped, removed and replaced storm windows, downspouts, fixtures, etc. They were also very good about handling little things that always crop up on this kind of work.

Twin City bills itself as a premier paint contractor when actually it is just an aggressively marketed, heavily layered company which releases amateur, college-aged kids armed with brushes and rollers dripping with paint. I was sold on the brush-roller scheme and viewed two of their finished houses from the street, but shame on me for not taking a closer look. When the painters showed up, we were notified that morning by home phone message, while we were at work. So we never had an opportunity to review the work order and they failed to follow it. While painting the house, they also painted plants, bushes, roof, doors, windows, screens, driveway, decks and walks with primer and trim paint. They worked 12 hour shifts. When the final walk around was done, it took another 12 hours to finish. There was no daily cleanup. Both patio doors never received trim paint, but at that point, I just wanted it over. There were other issues, but I was satisfied they finally left.
