Lee Mattingly came to my home. We have a crack in the kitchen ceiling and wanted to make sure it was not caused by not being level. He was polite and on time. My mobile home is siting on a fortress of blocks and shims. The home is on steel rails and cement runners. Lee looked under there (not crawling back in there) and said there were too many pillars to be able to check the leveling from under the home. He used a beam type leveler inside. he compared the end of the home where it is carpeted and padded, to the rest of the home which is wood an vinyl. he measured from the "ground" up. he did not adjust the distance he measured from the carpet up, to the wood floor up. so of course the carpeted floor would not as high as the wood floor. He said the house was 1/2- 3/4" unlevel. He said they could level it for around $3000. I explained my financial situation and asked for maybe $2800. He said he would do his best. I received a bid fo $5200 (with discount). Apparently it was $3000 a DAY and it would take 2 days with 2-3 guys. IF lag screws needed to be added or fixed- it would cost more. I am a woman and senior. I can't help but think that is why I was led to believe it needed leveling. Often I have been treated honestly, and just the opposite. hmmm--Reviews said they do a good job, but very pricy.-- Yes they are.----------Then i had D&M Mobile Homes come out. Dennis crawled under there (25 minutes) and was able to take measurements with a level line and level. He said it would be a stretch to be !/2" off, and that even so- there was no need to level the home for 1/2". He said that leveling had nothing to do with a crack in the kitchen ceiling. I even paid him for gas for being honest with me and not soaking me.----------- I had a mobile home moving/installing company come and they said the same thing. After my surgery healed enough for me to go under there, a builder friend went under with me. we ran lines everywhere under there and the bubble was right on.------------Always pay to get several estimates. Thanks to Angies List i was able to do that and save thousand of dollars.
Description of Work: check to see if mobile home is level and if so, how much to level it.

Response from Robbins & Co
Thank you for your review. In talking with Lee he did let the customer know that it may be more cost effective to contact a company that specializes in "mobile homes and the customer insisted on a written bid. Lee informed the customer that the job could take 3 days and that it would be estimated at about $3k per day. Lee was told by the customer that she would rather pay more than have the other guys that fixed it last time come back out. Therefore an estimate was written and sent out.

When the rep from Robbins came the first time, he gave some suggestions for trenching that he hoped would help us avoid the need for additional work. Unfortunately, the trenches did not entirely eliminate the leaking. Robbins crew came right away- they removed cement around the inside perimeter of the basement floor. They then placed a drainage system that was trenched to the outside. I have watched the floor for a couple of weeks to make sure that it does not leak again. It has stayed perfectly dry, so I will now be able to put the flooring in place. The people from Robbins were extremely helpful, professional and timely. I would use them again!
Description of Work: I have a finished basement which has been fine for years. All of a sudden this year, it started leaking- ruined the flooring.

The support for the structure, which had started to deform and separate from the house proper, was solidly re-anchored and appears absolutely stable. The work was done over two years ago, so the success of the project is clear.

It went much better than when I had the house leveled 12 years ago. I talked to Robbins and Co. at the Home Show. We discussed what would happen, at that time. They came to the house a couple of times and always arrived on schedule. The work crew arrived on the appointed day. It took around three days to do the job. Randy showed up, during the day, to monitor the work and to see if the crew had run into any problems. And there was a problem. The house is built on fill. That is why it was sinking, especially in one corner. The crew could not get through some wood that was about 18' down. They had to cover the hole and fit me in down the road. I had to leave town, because of Thanksgiving. The crew came back while I was gone and finished the job. I was concerned about payment, because I wasn't in Seattle. I was told not to worry. I could pay the bill when I got back into town. How many companies will say that? The side yard looks like nothing was done, it was so clean. On more good thing. The work is guaranteed for the life of the house! Thank you Robbins & Co.

We were thrilled with the results, not just from an aesthetic standpoint but also from a structural. It meant our new gutters would be level enough to work without additional downspouts. Doug was very personable, and we discovered that we had occasionally worked together years ago, so we had a few laughs. His bid was very accurate. The work was done on schedule. They were here and gone before I got home from work, despite everything they had to do. The sidewalk now slopes the correct way (ever so slightly away from the house) and the four new posts on top of the leveled sidewalk made the eave visually perfect. Good job!!!
Description of Work: We had a sidewalk abutting the house that was sinking/sloping down towards the house. Four posts that hold up the porch overhang were therefore sinking as well, which meant that the eave and gutter were warping downward. Robbins brought the sidewalk back to its original level and replaced the four posts.

Our house is approximately 95 years old in the Beacon Hill area of Seattle. It is not your typical build as the front porch has a room over it and not as a add on but one roof line out to the porch. Under the porch is open and with the rest under house as a enclosed basement. The columns supporting the porch and upper room had sunk over the last 20 years one corner as much as 5 inches. We had 3 quotes and went with Robbins and Co., even though they were not the cheapest quote, but, they were very informative and up front about the possibility of only being able to stabilize the columns and would not know more until they started in on the project. Bottom line is we at least wanted to stabilize the sinking but a bonus would be leveling the upstairs room. Original quote was for one column at $2500.00 (2 piers) we then decided to do all three at $7500 (6 piers). Robby and Ian came out they were very punctual and professional. They even cleaned up after themselves and washed down the front porch and steps. Even though we were told it would be a 2 day project for 3 columns they were done in 3/4 a day. Robby communicated very well and clearly what was done and that they were only able to lift columns about one inch as two columns were attached to bricks along side of the entry stairs. I asked if the stair bricks could be lifted and because they had dug out that area he was able to see it had a concrete slab foundation and that we could lift them as well... so we had them come back the next day (as it was already scheduled for our project) at $5000.00 (four more piers) to stabilize the stair bricks and then they were able to lift and level all columns to where we now have the upstairs floor level. Total cost to us $13,687.50! (with tax) We are extremely satisfied with this whole project from the quote, work progress and finished results. We will definitely have Robbins and Co do future work on our house. We will be highly recommending them to others who have foundations issues. Great A+ JOB - Robby and Ian... Also Lee who came out and did the quote and explained what would need doing and how it would be done!

We called one afternoon because we heard what sounded like gravel falling down our chimney stack inside and we were terrified that we had a structural issue. The woman on the phone was nice enough to offer to have a service person stop by our house on their way home that night, but we opted for the next morning instead. He arrived promptly, did a thorough inspection and told us all was fine, and no work was needed (who gets that lucky?) and so while we felt sheepish for calling him out for what turned out to be nothing, the difference between our earlier panic and our confidence after he drove away was all thanks to the service guy telling us what to look for, and reassuring us that our old house is holding up fairly well. All this for no cost whatsoever. If needed, I know who to call.
Description of Work: Inspected our chimney and foundation when we thought we had real problems
They were fantastic. We couldn't do foundation repair because there was an issue with the foundation in the way that it was set so they didn't do the foundation repair which we were actually grateful for. They didn't do it and then charge us for it to not have it work. It was really good.
Description of Work: We went through Robbins & Company and they did a basement waterproofing for us. They installed the sump pump. They completely updated the subfloor and all the drainage for it. They also installed the beam that was through the entire length of our house as well. They basically readjusted all the flooring.

While we ultimately chose not to go with Robbins and Co for our drainage system, I was very impressed with the outstanding customer service, professionalism, and quality of care shown by the consultant, Lee Mattingly, He answered all of my questions, offered a high-quality solution to our problem, and even provided thoughtful recommendations for other issues with our house. The customer service at Robbins and Co is truly far above and beyond that of any other company I have worked with. I am confident that their work also reflects the same high-quality standards. We will be calling them again with any issues regarding our foundation.
Description of Work: We called Robbins & Co regarding a water drainage problem in our basement. Lee came and performed a very thorough assessment of our situation both on the interior and exterior of the house. He provided us with a competitive quote and offered a high-quality product as a solution to our problem.

I am very disappointed in this company. First of all I had a 3 pm scheduled appointment that they no showed for. I had to call and apparently they didn't even have my appointment written down. Once we rescheduled, the man came to inspect my house. He told me within two days I would have an estimate. It has now been over two weeks and I still haven't heard from the company. I guess they don't want my business and frankly at this point, I would not have given it to them. I am not recommending them to other people either. They didn't value my time and I will never do business with them.

Response from Robbins & Co
It is unfortunate that we did not receive a call from the customer as we show the appointment was on 5/26/14 and the proposal for the work was emailed out on 5/27/14 to the email address supplied by the customer. As well as a follow up email sent out on 6/10/14. In this entire time we did not receive on phone call stating that she did not receive her proposal or that anything was wrong. Since we never worked for this customer all we can do is provide a factual response based on the data collected in real time. I did try to reach out to [member name removed] after being made aware of her post and after the second call she did call back and didn’t want to talk about it and ask we never contact her again. At this point I have no idea what went wrong but do know Robbins provided her with great service and at any time she could have called and talked to a customer service rep which she did not do as can be seen in the activity report. Robbins and Co strives to ensure our customer's are well taken care of and that all of their questions are answered.

These guys came out within about a week of calling for an estimate. Doug told us what we would need to do to make the house more stable. Our 1902 bungalow in Ballard had posts that had been jerry rigged multiple times over the years, some actually weren't even touching the house. The plan was to repair and use posts when they could, or place new ones. Additionally, we planned on elevating part of the house a bit because it was quite sloped. We knew that elevating part of the house could cause interior damage. Once we decided to use them, Doug worked magic and was able to start the next day! The crew came out on time on both days. Unfortunately, a rotten joist was found which increased the original estimate but what are you going to do. Overall, the company was great. We would recommend them to anyone!

We were planning to purchase a building with foundation issues in a sensitive area. Lee Mattingly gave us excellent service. He was very professional, experienced, and quickly assessed what would be required to do the work. He also referred us to other soils and structural engineers which would be required for the project and met with them at the site. Unfortunately, the purchase fell through at the end but we were sufficiently impressed that we would have had Robbins and Co. do the work and felt he deserved our best rating.

they were extremely fast, efficient, communicative. Estimator was friendly, knowledgeable and was able to get me scheduled in right away. The lead foreman was very experienced. I would use them again. They did entire job in half a day. My only complaint would be that they were priced on the high side. Unfortunately being on the other side of the water, Robbin's was the only quote I could get.
Description of Work: installed 9 post peers to secure foundation. They actually raised it a couple inches to account for recent settling. Two of the posts involved breaking through concrete, the rest were installed from the outside going through sandy soil. Posts went down approximately 9 - 10 feet.

This whole job went pretty smoothly, though it generated some issues that were not really the fault of the crew. Dale was my contact for the estimate and quote, and was very helpful with getting the engineering consultant to speak the same language and make the paperwork happen. The crew who came to do the work were courteous and professional. Our main house water line runs through the foundation, and, when they were doing the installation of the piers, it broke outside of the house and rapidly turned the holes they had dug into mudpits. This was not their fault and we had addressed this possibility before the job began, I just didn't think it was really likely to happen. Turns out my main water line was completely corroded and likely would have broken soon anyway, they just jostled it a bit and that's all it took. After we figured out what was happening and I turned the water off, one of the guys went out and excavated the water pipe outside to see if he could find the leak, and pretty much did. They slopped out the mud and kept the work going, plus digging out the exploratory hole outside saved me a heap of digging!

I called Robbins and Co. because of some alarming cracks that were suddenly appearing in the drywall of our 20 year old house and also some issues with creaky floors and shifting hardwood. Doug came out to check things out and do up a proposal. He is great to work with and has been out to our house several more times to advise and check on various other issues. Long story short, Doug discovered that part of our foundation had sunk about an inch and recommended we stabilize that section with two piers. Robbins crew came out promptly and completed the work in short order. They had to remove some paver and concrete block steps and a retaining wall but made a reasonable attempt to put them back in place. The area looks much better than I expected, although I wasn't all that concerned as we now have to re-landscape to address the horrible drainage issues that caused the problem in the first place. We're also having Robbins return and replace some of our wooden support posts with steel so we can try to level out the floors. By the way, a structural engineer I had hired to try and discover the cause of the drywall cracks, etc., completely missed the sunken area of the foundation.

We requested an estimate online and we were contacted the next day to schedule an appointment. The person who came and gave us the quote was knowledgeable, professional and trustworthy. We scheduled the work to be completed after having the house painted but the painting went longer than expected and Robbins and Co. was very flexible in rescheduling. The crew that came to do the work was on time and worked very hard. Once finished, they showed us what had been done and gave us an opportunity to ask questions. The communication with the office for payment and scheduling was also easy. We are very pleased with the work and would use them again.
