I contacted L&L to help with my deck. It was old and falling apart. Ray form L&L came over within 24hours to check it out. He listened to what I wanted and made some suggestions. He immediately noted that the structure of the deck was very solid and in good shape. I appreciated his honesty as to replace the structure would have been a large portion of the cost. We came to an agreement and within a day or two, Ray went to work. He was there every day, all day until the job was done. I could have not been happier with the result. We do a lot of entertaining on our deck so that was very important to me. I was so happy with the work L&L had done on my deck that while they were finishing, I told Ray that I wanted a deck built at our vacation property up north. Description of Work: L&L has been doing on going work for the Carlyle Condoes for six years now. This work has been on dry rot on carports and other items dealing with dry rot. I have been in property managment over 20 years and am very happy in the quality of work that L&L have done for the Carlyle over the past six years and will be having them doing work for the propert in the coming years.
Glenn and Ray were excellent to work with. They actually moved a trailer on to the site to live in while away from home 4-5 days a week. We were initially going to only remodel the bathrooms but as they tore into the walls we discovered more and more issues that needed work that we finally said let's just do the whole house. L and L saved everything that was still in good shape and remodeled the rest, including a new full kitchen with appliances, 3 1/2 bathrooms and new carpeting and flooring. We were very pleased with their work and our kids and grandkids are enjoying the home to its fullest. After the house was completed we decided to replace the back deck which was 2 x 4 painted decking and not in good shape. L and L found an exceptional deal on Ipe (Brazilian hardwood) and they built an approx. 1200 sq. ft deck with benches and stairs that will last forever. Anyone that sees the deck comments on its sturdiness and beauty.

L&L Construction Services is simply the best contractor I have ever had the pleasure of working with. We first contacted them with our idea and that evening, on his way home from work, Ray stopped by to consult with us. We told him what we were looking to do and he listened, I mean really listened. He gave us a number of ideas of his own, which we loved, and took some measurements. We received our bid/estimate the next day thought it was very reasonable. Over the next few days we got a couple more estimates but because of price and first impressions, we went with L&L. Best decision I have probably ever made. We scheduled the work and on the morning we agreed upon, Ray and Glen showed up bright and early. Once the work started, they were there every day, all day, until the work was done. This impressed us greatly. My wife and I would generally get home from work in the 5:00pm hour to see them working away. They would clean up everything soon thereafter and update us on things, even though it was obvious just by looking at the space, how much they had accomplished. L&L finished the job ahead of schedule and we couldn't be happier. Our kitchen looks beautiful and very well finished. It is also very functional for a smaller space. Only pictures or actually seeing the space could do it justice but suffice it to say, L&L Construction Services did a fantastic job! Thanks guys! p.s. L&L came out and gave us an estimate to tear down and haul away our old deck and install a new deck, railings and stairs. They we punctual and kept the work area clean and safe, as we have two small children. They were able to save us some money, which they took off of the quote, by using a few of the good beams from our old deck. This was nice to see becasue they didn't have to but knew it would save us some money, which was much appreciated. They finished the job ontime and we love our new deck !!!

Contractors were on time, schedule and bugdet as bid. Glen and Ray did the initial estimate and made design choices while planning for the most cost effect use of time, materials and buget. Contractor and staff were always on time and left the area safe and clean daily. They worked will with my dogs. They made sure that the gates were closed each and everytime they came and went. I felt very comfortable to leave them in the home while I was away and this could have been several days at a time. These two gentleman were always open to my input and would express with very sound reasoning if something would not work as I had thought. L&L Const. is a company that I would recommend to anyone that is in need of remodels, large or small.

Had a pipe freeze in Jan. of '08, once all insurance adjustments were completed, I had L&L provide me with an estimate. Prior to work starting L&L worked very closely with my insurance adjustor and found things that were part of the water damage that the adjustor had not found. All to the satisfaction of the insurance company and myself. Also included was complete kitchen remodel due to the water damage. This was a rental and it was imperative that the work be completed in a timely fashion, due to loss of income. They completed the job early to my satifaction and my insurance company, as they would have had to pay any extra for the loss of income. After such a wonderful experience on this home, I chose them to do a complete remodel of my kitchen in my primary home. I am highly recommending this company.

I obtained several quotes from local contractors for our full kitchen remodel. We chose L&L. They were not the lowest bid, but were close to the low bid, but we had a good feeling about them, they seemed to take a lot of pride in what they did. Glenn and Ray came to the house and walked through the project with my wife and I and not only took a ton of notes but gave us a variety of ideas and options that we did not think of. Glenn and Ray put together a package that included the removal and disposal of the existing kitchen,and the installation of new cabinets, appliances, hardware, fixtures and granite countertops. They had us meet them in Seattle at the cabinet and granite dealer and helped us pick out the styles and colors. They also worked with the dealer on our behalf which took the burden off of us to coordinate delivery and installation. We have 2 small children and would be house sitting for my parents for a week and a half and did not want to be in the house when the work was being done, for obvious reasons. We had a small window of opportunity to make this happen. Glenn and Ray stayed late a few days and even worked on a Saturday to make sure it was complete when we were done house sitting. We couldn't be more happy with the outcome and really appreciated the fact that they handled everything.

The project went great. First of all I will say that these guys are not as responsive as they should be during the bid process and it took a bit longer than other companies to get the bid done. Once they are on the job however they are absolutely dedicated to keeping you informed of everything and anything and are super responsive. The company has two owners and they do all of the work themselves. They have one additional crewmember who is a friend of theirs and all of them are very professional and very friendly. Besides being great with my wife and I, our kids loved them as well and were sad when they were all done. They are absolutely committed to making sure their work is high quality and that the customer ends up with something they are happy with and something that will last. In fact whenever things we wanted to do would potentially compromise the quality of the product they would make sure they talked to us rather than going down a road that would be problematic. As an example we were originally planning on using ironwood instead of timbertech but were planning on putting in an undermount system. They had concerns with the ironwood planks cupping over time and did a lot of research to try to see whether or not that would happen. The answer they (and I) found out was inconclusive so we sat down and discussed it and decided to go with TimberTech to be sure. This necessitated changing plans right before decking was to begin but they were great about shifting everything around and adjusting on the fly to make it happen. The material switch added a couple of days to the schedule due to ordering time and the additional time for the hidden fastener system but they adjusted no problem. Even during the extra days they were extremely careful and unrushed and all of their work was excellent. No messy joints or measurements at all, everything was done precisely and looks great whether from the support structure to the surface. It is amazingly more solid and well built than our old deck, it was truly built for the long haul. During the project they showed up in the morning early and got to work when they said they were going to and worked pretty much straight through the day. Their attention to detail extended to cleanup as well as every day the worksite was immaculate when they left (important with little kids about.) All in all an excellent experience and I wouldn't hesitate to recommend them to anyone or use them again. Note we had a separate company do the railings since we were doing a glass/aluminum railing system. They would have done the railings if we had chosen wood but recommended we go with a specialist if we were doing glass/aluminum as they didn't have much experience with installing them and didn't think it was fair to learn on our deck. Another example of where they were focused on us getting the best possible deck rather than them getting the most possible money.

We were buying a house that neee some deck work and the bank required the work to be completed prior to closing. Glenn and his crew jumped right on it to make sure it got done. Since it was a real estate deal, they had to endure orders from agents on both sides, the sellers and the buyers, along with the city's inspector. There were definitely too many cooks in the kitchen. But Glenn was able to handle it all professionally AND got his work done. We wanted to upgrade the decking and they got us an awesome deal on some ipe (ironwood). We started out with a deck that was seriously unsafe and in very short order we had a deck that stands like a rock and looks good. Thanks Glenn for putting up with all the hassle and working to meet a tight deadline.

Universally professional, prompt and competent. They finished much more quickly than expected and the finished product was terrific. I can't praise these guys enough. I manage a high end condominium in Madison Park and employing contractors who know their business saves me headaches. Not only will I use them exclusively, but many of the residents here are likewise impressed. By the way, I found them through Angie's List!
Description of Work: Replace existing 1X4 untreated lumber with 2X4 Cedar and treated lumber on wooden planters. Two men completed 29 planters in one day. They surveyed a previous project they had finished a month earlier (storage chests by the swimming pool) and decided that they didn't like the warping on some of the boards. They replaced the entire outer shell of the chests with cedar at their own expense. We did not ask them to do this...they opted to do this on their own. The finished product was perfect. We also has a problem with a wooden ladder which was fastened to the boat dock. I asked if they could secure the ladder better. They replaced the entire structure...once again at their own time and expense!!!

Their bid was lower than any other, but we opted to use them not on the basis of money. They were the most prompt in responding and were obviously knowledgeable. They pointed out items which we had overlooked and offered some changes which were not only desireable, but will ultimately tun out to be structurally stronger. They were done with the project virtually in one day as they had all the materials and tools. They showed up exactly on time and took extra care to leave the area in a BETTER condition than when found (cleaner). Every interaction with the two owners /carpenters was more than good.

I contacted L & L Construction because they had such a fantastic record with Angie's List and had experience with roof top decks. I have had a horrible experience with this roof top deck of mine and wanted to have it done right this time. Glenn called me approximately 1 week after I left a voice message for him. He said his cell phone just gave him the message. I thought that was odd but know that technology can be absurd sometimes so decided not to worry about that. He came on time for our appointment and I was explaining the situation as I did for the other couple contractors who were bidding the job. This is very distressing for me because we had just done this deck last summer and it didn't even last through one winter and it is obviously absorbing water. I asked him to supply me references of any similar installs to what he is proposing as that is an absolute REQUIREMENT for me to choose a solution this time. We also discussed roofing this entire area and eliminating the deck completely as it is not used much if at all. Glenn told me he would get back to me with the information and took my e-mail address with him. I waited quite awhile for this and didn't hear anything so I called and got his voice mail again last week. Yesterday after still not hearing I went on Angie's List and got his e-mail and sent him an e-mail asking the status and also left another voice mail. Today I got a letter from him stating that he was not going to bid the job.

L and L came out and Glen gave me some really great recommendations on how to deal with the deck. Other contractors I had spoken to in the past indicated that if there was pooling, then the painted on membrane would only last about 3 years or I would have to continuously re-coat it every couple of years. Glen recommended going with pressure treated wood through the construction and also using cement siding for the deck walls/railing. He also recommended a type of caulking that expands and contracts very well. The previous work that was done had caulking that cracked and gapped over time, which contributed to the water damage. He also recommended a vinyl flooring that is used in industrial applications instead of a painted on membrane over plywood. His knowledge about decking and deck repairs was one great part of my experience as he walked me through each of his recommendations in detail. I had another contractor bid and he said he has had problems coming up with a lasting solution to fixing the problem that I had. This made me feel very good about Glen's ability to talk me through his solution. Their bid was a little higher, but right at the top end of what I wanted to pay. I did ask Glen if there was a way to bring the price down by going with less expensive materials, but he held to his recommendations wanting to deliver a bid on a quality solution, even if it meant the bid was higher. He did work with me and said because the deck was small, that he could get the vinyl flooring he had left over from a larger decking job and would save me some dollars. I really appreciated this because it showed me that he was willing to work with me, but that as the expert, he also would not compromise on the final solution. We did play some phone tag between the time of the estimate and the booking, as I had to leave a couple messages at times before getting a call back. But Glen let me know that they were having problems with their new "push-to-talk" phones. After winning the bid, they (3 total - Glen, Ray and one of their guys) showed up on the Monday, December 1st, on time and tore down the old railing, pulled up the decking, and then reinforced the underlying joists and put in all new pressure treated wood. They were all very professional and Glen kept me updated on every step of the project. They ran into some unseen issues as they pulled the deck up, like a weird fix from a previous repair where a second piece of plywood was on the deck and water damage on trim which was not part of the bid. They fixed them both, charging only the cost of the trim materials. It took them 3 days, and each evening after they finished, they left the place neat and tidy, with the tarp covering the deck neatly tacked to the house. They were very respectful of our house when they needed to use the restroom and when they finished, they left everything swept up and neat. The finished product is excellent as it rained very hard 2 days ago and the deck is working great!
Description of Work: L and L fixed a short walled deck, about 12' X 4', that is built over the garage and with the wall/railing covered in siding. The deck was previously built and repaired once before because it had problems with poor drainage, resulting in water damage on the deck flooring. The original deck flooring was plywood covered by a waterproof membrane, but only lasted 5 years. The original decking failed and then the replaced deck also failed due to poor drainage. Parts of the wood railing were also rotting from water that had entered through the joints and parts of the rot went down to the deck floor. L and L tore out the old railings/walls, and deck surface, reinforced the joists under the deck, replaced the deck surface, rebuilt the rails/wall and replaced the siding on the wall and made sure that the deck sloped properly to allow for the water to drain off of it. They pulled up the old deck and deck railing/walls including some old repair work, which had a weird fix of a second piece of plywood down on the deck surface. They re-built all the railing supporting structures and joist reinforcements with pressure treated wood and replaced all the siding on the deck walls with cement siding. They replaced the deck flooring, making sure that it sloped to drain and then covered it with an industrial vinyl flooring sheet that wrapped up under the siding so that there were not any seams for the water to get in. They capped off the top of the railing with a sanded, finished wood cap that was all ready for me to prime and paint to match the trim color of my house. They replaced some trim that they also found had additional water damage, even though this was not part of the original bid. They caulked the entire deck with a highly expandable/flexible caulk to prevent any cracking or gapping in the future. It took them 3 days to finish the work, with 3 people working each day, and on the 3rd day, a specialist put in the vinyl deck flooring. They started Monday, December 1st, and finished Wednesday, December 3rd, working from 8 or 9 a.m., depending on if they had to pick up materials and cleaning up and finishing by 4:30 p.m. each day. The workmanship on the completed deck is excellent and I am very happy with our new, waterproof deck!

They came out quickly. I told them about an estimate that I wanted them to beat. I told them it would be kind of hard to beat the price. I wanted them to email it to me and I couldn't open it. I asked them to re-email it to me and they never did. I called them and I got a hold of them. He said he would send something, but he never has gotten back to me.

Glen and Ray are the L and L of L and L Construction Services. Because of their fine work, they are much in demand. Because they focus on their present job, they are slow to respond with follow-up telephone calls, to bring in a final quote and set up a schedule for their future jobs. Because of Glen's initial visit and our immediate sense of trust in his knowledge, work ethics, openness to working with us and enthusiasm for good carpentry, and having read Angie's List's reports, we were patient. Our patience paid off. We will hire them again when next we have a remodeling job of any kind! Their detail work is something to behold.
Description of Work: Our approximately 8'x12' second floor deck needed to be replaced as we had dry rot. The deck was 27 years old - but well maintained. We had decided to replace the fir deck with Trex to minimize upkeep. Glen encouraged us to do research and learn about Ipe, a sustainable ironwood product and shared with us his thoughts and opinions on deck products. My husband had opted to have a larger deck and Glen was helpful in design suggestions and was open to working with a new-to-him clip arrangement which would replace the usual stainless steel screws, with the result that the deck floor would have no visible nails or nail holes. The final product is exquisite. Glen was meticulous in his workmanship. The detail work is excellent. We are so very pleased. The deck is beautiful to look at and solid! The men worked steadily for three days, leaving behind a beautiful deck and railings and a clean and neat work area.

L&L put in a reasonable bid for the deck. We asked that they be finished by a certain date. They showed up on time every day, put in full days, left their workspace clean when they left each day and finished the project on time. They did a very high quality job. All three were friendly, professional and a pleasure to work with. We highly recommend them.

I had called several trades people before finding Ray. Two came to look, said no way. One looked, said he would rebuild exactly as it was [not ok, if you make a change, you have to build to code] and wanted lots more money. It seemed to be a job too big for small operators, and too small for big operators. Or some just said it sounded like too much work because of the nature and location of the staircase. Ray responded to my initial questions, visited the site, suggested options, more discussion because what I wanted didn't match what he was telling me [eventually I realized he was right- it couldn't be done the way 'I wanted'], and he was upfront about his timeline. His written estimate clearly indicated materials, the job specifics, and disposal of old materials.
Description of Work: A set of stairs leading to a 2nd floor apartment with a small deck was in need of replacement. Ray and Glen dismantled the stairs and deck and rebuilt much sturdier and modified to meet code, including a railing and all stairs and bracing. Additionally, because of the change in the rise of the stairs, a concrete block had to be cut, and some creative railing done to make the downstairs fit cosmetically with the upstairs. It took about a week and required the tenants to be out of their unit for about 3 days. Ray and Glen were attentive to the need to get access as soon as possible. They were also very pleasant and helpful in talking through options of materials and structure.

I tried several contractors to get competitive bids; with all of them I shared the detailed estimate of the damages and cost prepared by the insurance company's adjuster. L&L was the only firm that came within range of the insurer's estimate. Once I'd selected them, L&L gave me a work schedule within two weeks; they started on the day they said they would, and they finished on the day they said they would. Considering the approach of the rainy season, I was very much relieved that the project got done so promptly. L&L also held to their original estimate. My tenants, who hold a purchase option on their lease, reported that L&L were courteous, prompt, did excellent quality work, and cleaned up after themselves perfectly. They could not be more pleased, and said they would hire L&L themselves the next time they wanted anything done.

They responded rapidly to my request and since my job was a small one, they were able to fit mine in between other projects. They showed up promptly and finished the job in two days. L&L was friendly and professional. I would recommend them to others and would use them again.
Description of Work: L & L replaced a section of cedar decking. I had previously removed the old rotting planks. I had them pressure wash the rest of the existing deck and gazebo so I could stain everything. Additionally they pressure washed my aggregate patio. Initially part of the bid was to replace a gate that had blown down. They decided the gate could be reused and only replaced and reset the main post. They were able to reduce the price considerably.

We were in the process of figuring out just what to do with the repair and getting drawings together for the city when they dropped me like a hot potato. They said that they got the opportunity for a 3 month job and, as a 2-man crew, couldn't pass it up. Nevermind that they had committed to me! Also, when they dropped me, they said they'd refer me to other contractors who could do the work. Didn't hear from them. I left a message asking for the referral and still they never bothered to return my call. It was very disappointing to invest effort to figuring things out with these guys and then to be left high and dry. They didn't honor their commitment to me nor do what they said they would do afterward. Hence, I couldn't recommend them to others.
Description of Work: L&L was to repair one deck and completely rebuild another deck on my home.

L&L CONSTRUCTION FIRMLY BELIEVES THAT THERE WAS NO COMMITMENT BROKEN. FIRST, THERE WAS NO FINAL ESTIMATE GIVEN, AS THE MEMBER CHANGED THE SCOPE OF WORK TO BE PERFORMED SEVERAL TIMES. SECOND, THERE WAS NO IMPLIED AGREEMENT OR SIGNED CONTRACT. THIRD, NO MONEY OR DOWN PAYMENT WAS EVER RECEIVED AS THERE WAS NO COMMITMENT MADE. WE DID AGREE TO CONTACT A COUPLE OF OTHER CONTRACTORS THAT WE TRUSTED, UPON THE MEMBERS REQUEST. A PHONE MESSAGE WAS LEFT INFORMING HIM THAT THEY WERE BOOKED, AS IT WAS THE BUSY SEASON, AND WISHING HIM GOOD LUCK WITH HIS PROJECT. AS A SMALL COMPANY, WE HAVE BUILT A SOLID BUSINESS SOLELY WITH REFERRALS. WE TAKE PRIDE IN OUR QUALITY WORK AND CUSTOMER SERVICE, AND WOULD NEVER "DROP SOMEONE LIKE A HOT POTATO", ESPECIALLY IF A COMMITMENT WAS MADE. WE REGRET THAT THERE WAS A MISUNDERSTANDING DURING THE ESTIMATING PROCESS AND WILL MAKE EVERY EFFORT TO ENSURE THAT THIS DOES NOT OCCUR AGAIN IN THE FUTURE.

It took more than two weeks to receive a return call from this company, although when they did call, they were very polite and apologetic. As they only provide estimates on Fridays (due to their busy schedule), we scheduled a date for them to come out to provide an estimate to repair/replace our porch. There were a no show or call. They totally blew us off.
Description of Work: They did porch repair/replacement.

I called initially and they got right back to me. We set up a time for a visit for an estimate for a bathroom cabinet installation. When they didn't arrive, I called & left a message saying ''perhaps I didn't get the date right, could you call me to confirm.'' No call back. I called a week later - no call back. I called a few days later, and then called one of the owners - no call back. I think I tried hard enough, and they didn't. I plan to ask another company to do the work, but haven't chosen one yet.
Description of Work: No work was performed by them because they never returned my calls after the initial appointment for an estimate, when they were a no-show. Please see my overall experience comments.
