Accurate Home & Termite Inspections

New Gas stove in kitchen would not light. He said too much air in the line. Report says property has kitchen with electric range, external exhaust fan, and ice maker which are all false. Report says public water and private septic system although the septic is also public. Report says heating system is inspected visually and operated by normal controls to determine general condition and had he done so he would have observed that there was no gas being supplied to the furnace. Now the deal killer, we pointed out to him what looked like water damage to the wall/trim in the closet on the lower level. He passed it off as low importance damaged trim. This closet is located below the 1/2 bath on the main level. The appraiser found existing damage from water in the closet ceiling. As a requirement for loan approval, the appraiser required the repair to be performed, receipts to be submitted, and the work to be checked by an appraiser. Because of our lack of confidence in the home inspector and the unwillingness of the current owner to effect repairs, we cancelled the contract. The sales contract called for a professional, insured inspector. All of his state licenses for hvac, electrical, etc are all expired. I could not find where he was a member in good standing of any professional organization.

Fred had the report completed 1 hour after the inspection with pictures and descriptions. Every was completed in a thorough manner

It went GREAT!! Taylor was awesome. He was on time, very thorough, and explained everything in lots of detail and in a way that we could understand. Not only did he point out things that I would have never found on my own, but he told me how they could be fixed and the preventative measures I should take moving forward. Used Brad as the inspector. He took about 2 hours. Was very thorough and explained everything to me. He answered all my questions and was extremely polite. As a first time home buyer I had many questions. Showed me everything that he noticed with the house during the inspection. Overall a very good process.

It went very well. Fred did his inspection and then walked us through the entire house pointing out some issues and also pointing out the exceptional upgrades and quality of the house. Also reviewed equipment, condition and probable life of each including roofing.

The home inspector, Fred Reid rushed me through the process due to another meeting. He did not inspect the attic. There were mice in the attic found after the purchase of the home. There are also two roof leaks one of which completely saturated the insulation as soon as you enter the attic along the chimney. It was very obvious and apparent that he did not inspect the attic because these findings were not indicated in his report. Once the leaks were found, I contacted Fred Ried. We locked down a date for him to come and he did not call or show up. I indicated that I was not happy and if he didn't want to come out and fix the issue we could go the litigation route. On the phone he was unprofessional; elevating his voice at me and using profanity while speaking to my fianc?e. His erratic behavior and superficial inspection, did not protect us from buying a home with a leaking roof and mice living in the attic. Following this I decided to have my home warrenty and pest contract fix the issues. Once I indicated I would be writing this review he called me back and threatened me with legal action and told me to reference a case in Fairfax. Do not use this service.

Mr. Henderson did an excellent job! He verified every possible detail of the house. He checked every window, appliance, electronics and gave us an in-depth understanding on how they work and tips to fix them if there was a failure. Definitely will use his services on our future endeavors!

Fred went above and beyond! This is our first time purchasing a home and we are out of states. The details in the report were to a T and Fred also took the time to call us and go over the report. He offered tips for fixes and guidance to us. I would totally recommend him to anyone and will use him in the future. The vast amount of knowledge he has is amazing !

The inspector did a complete and through inspection of the home, including pointing out and explaining any issues or concerns that were discovered.

Fred the Inspector evaluated the conditions of all components and explained how good they were and when I should expect them to fail in the future.

The inspection was thorough, the inspector checked everything out and then explained each category to me and answered all my questions. He took the time to show me problem areas as well as areas where the work was really quality. I was very pleased with his work and the time he spent.

Mr. Reid showed up prior to scheduled time and was ready to go when we arrived. He thoroughly explained the process and that he would go over any items I had identified at the end of his walkthrough. He identified the only observable deficiencies and noted them in depth in his files. He explained all identifiable issues and completed by sending me the inspection via email prior to parting ways. Great experience, I would recommend to anyone with a home inspection need.
