- What sets me apart from other top inspectors is rather than spending 2-1/2 to 3 hrs. merely documenting the home's structure, systems, and components, and identifying deficiencies and potential problems; I focus upon teaching you about the home. Yes, it will be me, not a (surprise) employee, who will be serving you. Rather than simply enabling you to make informed decisions regarding your contract to purchase, I am enabling you to understand the specifics of your future home, which thereby enable me to teach you how to operate its systems most efficiently, reduce your energy costs, and how to maintain your home and protect your investment. You needn’t ask if you can accompany me and ask questions — I will arrive about an hour before you to set up my program, and document exterior conditions. Upon your arrival we will enter, conduct a detailed orientation, then inspect the home together. During which I’ll explain everything and answer any questions you may have. When we’ve completed inspecting, we’ll review the draft of the upcoming report, so you’ll know what issues will be in the report before we leave. Please be prepared to spent 4 hours with me. Why hire an inspector whose services merely meet Licensing and Certification minimum requirements which focus only upon protecting your contractual needs by identifying deficiencies and concerns? When for the same investment, you can participate in an LBI Education Inspection which in addition to providing you with a more comprehensive report, also teaches you all about the property, answers your questions, and provides a report created to serve as an informative manual similar to what is in the glove box of your vehicle.

Mr. Londner and I were able to connect on the phone concerning my inspection, but since we were in Southern Maryland it was too far of a drive to use his services. In our conversation though, he was very helpful in connecting me with possible inspectors in my area and what I should be looking for. He also help me understand what I should be doing during the inspection process to better understand components in the house. For not being able to do the work, he provided me with quite a bit of help.

I wanted a complete home inspection in order to check that everything was being maintained and there were no house issues I might be unaware of. Mark responded quickly to my call and subsequent emails, and spent considerable time giving me an overview of what services he would perform for this inspection. On the day Mark arrived on time and spent almost 3 hours checking the house inside and out. He knows homes very well and gave advice and tips while we walked through each room. He has a wealth of information and I was very impressed with the inspection. Would highly recommend, Mark is a likeable guy and this was great value for money.

My realtor had an inspector lined up for my home inspection but then recommended we go with Mark instead. He has a great deal of knowledge on old homes and the home I am purchasing was built in about 1880. I live in DC and when I bought my first house there (built in 1931) the inspection probably took less than an hour and I really can't say I learned a whole lot about the house I was getting ready to buy and the inspection was a bit shotty (learned that after a couple months). When I met with Mark he began by going over what I should expect during the inspection with him and what was expected of me. He explained exactly what I was going to get in the end by way of a report and what the report would say and, more importantly, what it will not say. His fee also included a great book on how to operate your home - easy read and very important information. As we went though the house important operational information was relayed. This was very important when it came to the water heater, boiler, ac unit, etc. He pointed out structural information about the house that was informative but not necessarily part of the report...just good to know things as a home owner. When done he sat with me and my realtor and went over what he found again and indicated how it would be reflected in the report. The inspection took over 4.5 hours and worth every minute. To say Mark knows his stuff is a gross understatement. I know more about a house I don't even own yet than I do about my own house that I have lived in for 10 years. I would not hesitate in bringing him on as an inspector again and certainly recommend him highly!

Perfectly. My call was returned promptly. I was provided information as well as guidance and instruction over the phone. Their response to my email request said they could provide the service for a fee, but they offered to prevent a fee, by having a telephone conversation. Most today would have charged me several hundred dollars for a visit even if it wasn't needed, but LBI offered to resolve my issue over the phone with no fee. That's pretty solid. If and when I need inspection and engineering services in the future, this will be my first call.

Great job, outstanding and professional. Really took time to walk thru each portion of inspection. Well worth the money if you lack knowledge on basic home construction and maintenance. Having come from a construction background, I was still picking up things that I had not considered for preventive care. Mark gives you tons of information that you can use readily for your purchase and ongoing maintenance of home. Price was higher than others, but it's worth the extra for peace of mind on your biggest investment.

Excellent. Mark did a fantastic job inspecting our house. Not only did he spend time going through every "nook and cranny", but he also gave us a walk through and explained details that we weren't aware of in the 11 years we've lived here. Along the way he gave us tips on maintaining our house -- something definitely needed for any home owner. I definitely recommend Mark for new construction buyers, existing construction buyers, and those who just want to get an idea of the current state of their house.

Mark was very thorough and detailed in the inspection of our new construction home. We are relocating from out of state and he was very cooperative with our limited time frame that we had to work with. He performed the 4 hour inspection in the morning and that evening met with us for approx another 3 hours to discuss the findings. His report was detailed, contained pictures and was easy to understand and follow. He went over the critical points with us and we were able to bring those to the attention of our builder during our final walk through the following day. He also went over things to look for to maintain as well as explained how some of the systems in in our new house worked. We appreciated his timeliness, attention to detail and flexibility. We definitely would recommend Mark for your home inspection needs!

Phenomenal! Mark went way beyond a typical inspection and taught me about the house and the mechanical systems - how to use it effectively, how to maintain it, etc. I thought I was a pretty savvy homeowner but I learned a few things from Mark. We were sent a proposal for services including the scope of the work. At a pre-arranged time a pre-drywall inspection was done. The approximate duration of the inspection was 3 hours. We were sent a detailed report along with pictures. Two or more specific issues were revealed in the inspection that I later brought to the attention of the builder. Approximately two months later a final inspection was done. The duration of this inspection was approximately four hours. I was instructed with regards to the operation of the heating, plumbing systems plus appliances. Approximately 15 specific issues related to the construction of the house were identified. A detailed report along with pictures was sent the same day as the final inspection. I used the final inspection summary to inform the builder of specific issues that needed to be addressed prior to settlement.

They were a little pricey. They had put in some recommendations to make the house sell-able which I really appreciated. They gave me both options and they were flexible and they gave me the option to say if I wanted to do the driveway which parking is an essential in Washington DC and would make the house more marketable. They still do follow up with me and they try to really accommodate me to take the furniture out or they provided me information of where to go to so they are very resourceful and very helpful.
Description of Work: I got an estimate from LBI Home & Building Inspection for home improvement including electrical, plumbing, HVAC as well as remodeling of the home with kitchen, baths and the floors.

Mark has a wealth of experience and was both personable and professional. He arrived early and began to work immediately. When we arrived, he sat us down and went over the process, then took us through the entire property and looked in detail at everything. He made sure we understood what he was looking at and why, gave us maintenance and service tips, as well as recommendations on possible future issues. Finally presented a very professional inspection document for us and the seller, with pictures, highlights, issues and recommendations. Great job. I would highly recommend him to anyone in the area.

Most people probably would not see the need to get a newly constructed home inspected but we did it anyway. Aren?t we glad that we did and that we picked Mark for the job! We were impressed by his systematic, educational and thorough inspection process. We learned a lot about our new home and how to take care of our investment. We appreciated the practical tips and advice that he gave us on maintaining the home so we can avoid and minimize major/premature repairs. I am not sure if all home inspectors take the time and effort to educate their clients the way Mark did. Mark is definitely wired to be an excellent educator. He enjoys teaching others. He even gave us a ?How to Operate Your Home? manual (by Tom Feiza) at no additional cost. He documented his findings with nicely taken photographs and put together an awesome inspection report that will definitely be useful to us when we do the pre-settlement walkthrough.

We received a 4 hour guided tour inspection of our new home by Mark London. He went over all the details with us and pointed out things we had overlooked. Even though we had been in the house before, Mark was able to pick up on things we had overlooked and he put on the inspection report. We had overlooked a broken seal in a window, and from Mark's inspection report, we were able to get the sellers to repair it. Also, he discovered the safety feature on the garage door opener was faulty and again, it was put on our inspection report for the seller to repair. There were some other repairs needed, but Mark gave us the confidence to move forward with the purchase of our home as they were minor but definitely needed to be addressed. He arrived with a new homes manual that he gave us to read full of homeowner maintenance tips. We are not first time home owners; however, it was helpful to have an expert review and encourage us about good maintenance of owning a home.

My husband talked with them and he felt they were excellent. He was extremely thorough and he really seemed to understand what to look for, where the obvious leaks were, where the problems were, and he suggested solutions to it. He thought they might be the flashings so I had somebody out to fix that.
Description of Work: LBI Home & Building Inspection came out because we had a leak coming from our bathroom. He tried to find the leak and he couldn’t find one.

Using LBI Home inspections was the single best decision I made in my home buying process. Mark Lodner of LBI was extremely helpful in providing us a detailed home inspection report, which ultimately proved to be priceless in negotiating our contract. The level of detail in the report and the thorough explanation of everything he was looking at during the walk through, made us feel very comfortable with the inspection. When buying an older home, some problems are hard to spot, and may show up after the inspection and before closing (termites etc.) Most impressive to me was even after the inspection was complete, Mark made himself available in the days leading up to our closing, answering any questions that we had with the same level of attention and care as when he was during the inspection. His expert level of care ultimately saved us from buying a house that looked good on the surface, but was riddled with problems that were a little out of our price range. I would use no other home inspector as long as I am buying in his area, because when you call Mark Lodner, you're not calling an inspector, you're calling your best ally in your search for a new home.
Description of Work: We called Mark Lodner of LBI to inspect a 1908 colonial we were interested in buying. He inspected the home from roof to foundation until we knew the home better than the person selling it.

Mark Londner with LBI Home Inspection did our home inspection about a year ago. Mark pays meticulous attention to detail and focuses on educating you on the home you are about to buy. As a first-time home buyer, I was apprehensive about the duties of home maintenance, but Mark took the time to explain all the complexities of the home in a straight forward and easy-to-understand way that anyone can relate to; even a veteran homeowner can learn a lot from Mark. During the home inspection, I learned invaluable information about the home itself, all the systems in the home, how to conserve energy and save money, and how to maintain the home to avoid costly repairs. Mark even took the time to write down the maintenance items we discussed that would improve the energy efficiency of the home and at the conclusion of the home inspection he handed me a notebook with the home inspection report along with a book about how to operate the home. Now that I have been living in my home for a year, I can?t tell you how much I?ve benefited from what I?ve learned from Mark?s home inspection (I still refer to his notes for all the little meticulous things I can?t remember). After Mark?s in-depth and informative home inspection, if I ever buy another home, I know exactly whom to call; I will never settle for less. Thank-you, Mark!

He arrived at the agreed time and checked the exterior of the roof and inside the attic and confirmed it was minor and probably due to an aged seal around a vent. He provided advice on how to have that fixed but also found another more serious structural problem that was probably caused by the Snowmeggdon a few years ago. He advised me how that should be fixed and also looked at a few other items in the house. He spent a lot more time with me than expected and gave me a lot of good advise. Very kowledgable and if I need the services of a home inspector in the future, or even just advise on home repairs I will definitely use him again.
Description of Work: Had some minor water damage to my ceiling after Hurricane Sandy and called LBI to do an inspection to see the cause and extent of the problem.
