Response from LBI Home & Building Inspection
Having heard nothing from René [Member Name Removed] (client), via the Agent, I have learned the "biggest problem" was mold and a high cost of remediation. The inspection report delivered to Mr [Member Name Removed] included the following comment, "Upon entering basement, a general “mustiness” readily discernible. Although may be a result of recent weather experienced, combined with limited airflow, although no indications of current moisture intrusion was observed; as client reported client’s wife has respiratory/health concerns, writer recommends having an environmental scientist/air quality control professional assess/investigate. Said services should include or be utilized to determine what actions may or may not be recommended prior to respective habitation, if not settlement." Subsequently, I provided client with a recommended air quality/environmental scientist to provide my recommended professional assessment. Agent has confirmed said professional was used by client, and results of subsequent report and related remediation cost estimates resulted in client voiding contract to purchase. As such, the home inspection report, documented the concern, followup was employed, and client was well served with means to void contract. Accordingly, I am aware of no "biggest problem" not being found. Additionally, the initial fee quoted, and subsequently received at conclusion of the home inspection was $650 not the $750 cost as reported. Please disregard the review posted by [Member Name Removed] as it exhibits no accurate merit.
