Virginia Top Floors does exceptional work. They are "Type A" when it comes to projects. From start to finish, they give you an itemized project proposal with exact costs. They give you an anticipated timeline and pencil you into a specific timeframe. Most floor refinishing teams will not move your furniture, paint where needed, and install handrails. This team does it ALL. Ileana and Jose showed me what great craftsman looks like. They did a two-fold project. One week they refinished the hardwood floors in our dining room and living room. Then, a few weeks later they came back and completed the full staircase remodel with upstairs landing in new stained hardwood. As Jose said it, "This place looks like a completely new home". I'm so glad we found Ileana and Jose. They are so keen on detail, very prompt, and just so genuine. I'm so happy we also made a friendship with them! I would only recommend VA Top Floors for anyone seeking to have their floors refinished, insert new wood floors, or get their staircase remodeled. For reference, the stain is Bona Cherry in the attached photos. Photos just showing staircase and upstairs new hardwood install --- this staircase used to have outdated metal railings with beige carpeting. Photos do not show the mid-level dining room and lower-level living room. They did a ton of work!

Ileona and Jose and their team were incredible. This could not have gone any better. Everyone was professional, personable and punctual. We were displaced for a week to give the team time and upon return the floors looked brand new. They paid a lot of time to the small details just to make the job perfect. They kept us updated with photos while the work was being done. I would highly recommend them to everyone.

Excellent! They came out on time every day and did a fantastic job. They explained all the steps along the way. They treat your house like they would treat their own house with care and attention to detail. They took the extra time to do things right when they saw an area of wood that needed replacing. After each day of work they cleaned up as much as possible under the circumstances. The 90% dust free claim is real; it really works. Excellent jobs, price, good quality materials, promises and trust. Their teams did fantastic jobs for 6 days on my townhouse. The quote by Ileana(owner) was based on very detail itemized with honest and true price(must compare apple to apple for all details with other company). Very reliable company. Their jobs completed on schedules and reported by Ileana every night what they did and what they will do next day. Can't believe I found this company. Definitely recommend this company!!

This is a family business that is very professional and responsive. Jose the engineer and his daughter did a beautiful job of installing red-oak railings and posts and white balusters in our townhouse. Jose is meticulous and tidy, and he took the time needed to install everything properly. Plus, their fee was $650 less than the top estimate I had received. We will definitely be calling them again when we get around to redoing our floors.

We had a challenging project because we have an old house remodel and wanted to minimize airborne fine dust before we moved in. We decided to pull off all the baseboards and complete the floor refinishing out of sequence, leaving drywall work and painting until after the floors were compete and protected. Virginia Top Floors (VTF) successfully completed the project. Virginia Top Floors uses German equipment that creates less dust than conventional floor sanding methods and systems. This system is not the same as a true dust containment system with HEPA filtration, but it is better than the regular system used by most floor refinishing companies. VTF showed up on time and completed the project per their stated schedule. They completed the project in a workman-like manner with minor ridges. Deficiencies were few. At one location swirl mark from the edging machine weren’t removed before staining and finishing. Several nail holes weren’t filled flush with the surface. These are minor issues and do not detract from the overall satisfactory appearance of the completed floor. Invoicing was broken out and easily understood. Pricing for extras was fair and agreed in principal before the extra work was completed. Communication was excellent. In retrospect, I would insist on is a client walkthrough/sign-off before any stain or finish is applied. This contract clause would put an extra set of eyes and help fix any minor prep issues that otherwise have been overlooked. Overall Virginia Top Floors is a solid company who stands behind their work. We are pretty happy with the result.

Wow! Simply amazing. From the day I met Ileana to completion of the project, I was impressed with her and her team's responsiveness, expertise, and the amazing job they did on refinishing my floors. The care they took to protect our week old new carpeting was impressive. Replacing the floors after 17 years of wear from two kids and six labs would have cost around $8-10K. Va Top Floors gave us floors to be proud of that are better than new wood. If you hardwood floors are worn, before you even consider replacement, give Ileana a call. You will not be disappointed. Va top Floors is one of the absolute best contractors I have ever worked with.

My house is more than 250 years old. We still have the original hardwood floors in much of the house. There is not a straight line in any room. As a result, any work done in the house is difficult and takes patience. Ileana and Jose and their team did an amazingly good job throughout with a minimum of mess and disruption. After this experience, I would use only Virginia Top Floors in the future. I cannot imagine letting anyone else touch my floors.
Description of Work: Virginia Top Floors sanded, stained and refinished floors in my 1765 era house. Ileana and Jose listened to what I wanted and delivered exactly what I asked for. My number one "ask" was to have the work start on a specific date and end on a specific date. After meeting Ileana, I had confidence she could meet my needs and she did.

Like a well orchestrated operation. From Ileana's initial visit and full explanation of the process: materials used (LEED products!), options available ( furniture move/replace, felt pads on base of furniture to protect floors) , and finally a run down of the sequence of the job, when I could expect to have access, how I should prepare, and generally what I should expect. This followed by a crew of 3 headed by Jose and son, who were a pleasure to have in my home and were masters at their craft. My floors look amazingly beautiful. It was hard for me to put my area rugs back in place because I didn't want to cover up the beautiful finish! Also important to note, the sanding process was amazingly dust free....far better than I expected. The other important aspect for me is their respect for the fact they were working in my home. It wasn't treated as a job site. I returned each day to a very tidy space. Granted, there was work in progress, but they were very neat and orderly about their work. At finish, they wanted my oversight in replacing furniture pieces in their proper places. It was an outstanding experience all the way through.
Description of Work: My floors were completely restored, old mouldings removed, floors sanded, vacuumed, repaired, stained, sealed, buffed, and shoe mouldings recut, stained and put in place. Pads were also added to bottom of furniture.

When VA Top Floors initially startedthis project, Ms. Ileana Sanchez, a co-owner, was very kind and thorough, and appeared both knowledgeable and professional. There were no noticeable issues during the 4 days they worked. However, after they finished, Ms. Sanchez was nothing like she initially seemed and I discovered multiple mistakes and damages caused by them. he first problem was that I was required to remit my final payment without being able to inspect their work. (I was told not to walk on the floors as they were too wet.) when unfairly demanded my final payment when the floors were too wet for me to see their work. This company should not require final payment until the customer is able to check the quality of their work, inspect for damages, etc. Once they received my final payment, I lost all leverage to ensure their work was to my satisfaction, which it wasn?t. They started this work on Monday, November 2nd and completed it in the late afternoon of Thursday, November 5th. During the 4 days they were in my house, they seemed to be doing a good, steady job. The second sign of trouble was their odd behavior when they were finishing up on Thursday afternoon. After I gave my final payment, they were suddenly in a mad rush to leave. I had paid them $390 to move my furniture back (it had all been removed to do the floors), but, they were in such a hurry, it was either put back hastily, or left for me to do. They asked me to buy felt pads to prevent the furniture from damaging the floors, then neglected to put these on several pieces, causing dark stains where the furniture touched the floor. These stains cannot be removed. There are other dark stains that I found which are also permanent, since they were embedded in the sealant. They removed all the doors before they did the refinishing, which were so hastily reinstalled that two of the six are so damaged that they won?t open or close. I am not sure if these can be repaired, or if I will now have to replace them at my expense. Either way, this is inexcusable. When they ?finished?, they raced out the door without even saying goodbye. Since they had left so much furniture for me to put back, I had to chase their ?getaway? car down my driveway in order to make them come back and complete their responsibilities. This odd behavior appeared very suspicious. Once they sped off and I was finally able to walk on and touch the floors, I was immediately infuriated by what I found. The floor's surface was gritty and rough, not smooth and polished. This "grit" was actually ?embedded? in the finish, so there was no way to remove it. It was now the permanent surface of my floors. They had to know this demonstrates poor workmanship as they advertise on their website to ?leave floors with a highly polished surface?, not dull and gritty. The last time I refinished my floors, I had a smooth, glassy surface, so this was not what I expected. When I researched what caused this, I discovered that this result was not normal: to the contrary, it indicated a variety of possible mistakes made during the refinishing process (i.e. not buffing properly between coats, insufficient vacuuming, not allowing coats to fully dry, etc.). The latter of these causes was clearly a contributing factor. Ms. Sanchez admitted in writing that they waited "less than an hour" between coats. When I looked up the manufacturer of the product they used, the instructions clearly stated that a minimum of 2 HOURS drying time should be allowed between coats. VA Top Floors carelessly did not follow the manufacturers? instructions, which compromised the quality of their work and caused an easily avoidable poor quality result on my floors. Even though I paid extra to have a 5th coat done, the floors did not appear to be coated enough to protect the wood. I also do not believe they were able to apply all 5 coats in the time they claimed to do so. They not only did a sloppy, rushed job on my floors, they left me with multiple damages, such as the permanent stains. I also discovered that when they re-installed all the doors they had removed, they were not reattached properly. Three out of six are now broken and I expect the remainder to break as well. I continued to find additional damages. They were so rushed that they literally pierced a hole in my box spring when setting it on the bed frame. I found it punctured and ripped with the corner of the metal frame still inside it! They also left piles of wet, dirty towels in my powder room, which I only found when I started to smell mold & mildew coming from the room. I was infuriated over the unprofessional job they did on my floors, as well as, all the other damages they caused. I paid this company $4300 to do only 867 square feet, so felt strongly that their work was did not come close to meriting this expense. I immediately reached out to Ms. Sanchez by email to express my concerns gritty and to request them to return and remedy these errors at their expense. As a two-time recipient of a Super Service Award myself, I expected VA Top Floors to immediately respond to ensure I was satisfied with their work through whatever means necessary. This did not happen. After sending my request, I had to wait 6 days for a substantive response. When I did receive Ms. Sanchez's letter, I was shocked by her angry, accusatory attitude and refusal to take any responsibility for these issues. She started out her letter saying I had made "unfounded accusations", despite sending photographic proof of the stains, and their refusal to return and physically inspect my floors. Her response letter never once addressed or attempted to explain my primary concern: the gritty surface of the floors. Instead, she ignored this issue and focused on trying to ?convince me? that I was wrong! She ?claimed? the floors were left in perfect condition and stated that the box spring was placed correctly onto the frame. She blamed me for the stains, which I couldn?t have caused since I had not set foot on the floors and they all had been sealed over. In other words, she accused me of lying and showed zero concern for my satisfaction. This response contradicted what VA Top Floors claims on their website: specifically where it states the company?s ?core values? as responsibility and accountability. They even promise that ?if a customer has concerns, our expert technicians will ALWAYS respond to any request or claim. If it needs to be done, we?ll be there. Guaranteed.? I?m still waiting for that ?guaranteed? Expert Technician, who apparently refuses to ?do what needs to be done?. Their response letter accepted no responsibility and no accountability for any of my claims. To the contrary, they were either ignored or I was told I was wrong and was accused of lying. They were completely dismissive of my concerns and even said at the end of the letter that "it is regrettable that after the care we put in your floors you accuse us of a faulty product. We consider our work done and hope that you can find a suitable solution." It is I, who paid them $4300, who should feel regret, not them. They got paid for sloppy, rushed work, so they are not the victims here. And, her reference to ?hoping I can find a suitable solution? indicates admission that there is a problem which they feel no responsibility to resolve. They are the liars in this situation. They claim they will ?always respond to complaints of poor service to ensure high quality?, when in reality they respond to such complaints by telling their customers they are wrong. Stay away from this company at all costs. They only ?care? about their customers long enough to get them to sign a contract, and until they are fully paid. They could care less if you are stuck with permanently stained, gritty floors that feel like sandpaper. They don?t care if they broke your doors or made you carry heavy furniture. They don?t care about following the manufacturer?s directions for the products they use if it will slow them down. They are unconcerned if their customers are satisfied as long as they got paid. How did this company win a Super Service Award with such an attitude? I am truly in disbelief that they have acted in this manner, considering all their positive reviews. I am hoping that my review will serve as a warning of what to expect from them. Expect very little for a whole lot of money.
Description of Work: I purchased both a Big Deal and an additional $3600 of regular services from them to sand, stain and refinish 867 square feet of my hardwood floors. I was only willing to pay this high price because their reputation was excellent. I based my hiring decision on their Super Service Award, positive reviews, their possession of a dust-free sanding machine and the fact they were a small, family owned business. None of these factors could have warned me of what I was about to experience: poor workmanship and a hostile, defensive attitude towards an unhappy customer.

Response from Virginia Top Floors
Our respectful response: Regardless of a company’s effort at providing the best customer service, product and experience, every once in a while you come across a situation were no matter what you do, it’s impossible to please the client. Then everybody losses. [Member Information Removed] Stains on the floors and gritty floors: [Member Information Removed] in any given day she has between five (5) to eight (8) small breed dogs under her care. We advised her, and made abundantly clear, that the dogs needed to be off the floors during the work as any humidity–water, saliva or urine–, would stain the floors and that these would not be apparent to us once they dried on the raw floors. We also advised her that the dogs were to be kept off the floors for seven days after the last application to give the floors time to properly cure, even if the finish dried within a couple of hours. On the 2nd day of our sanding she shared with us that one of the dogs had run into the sanded raw floors and urinated. She pointed to the spot, but had no idea if the dog had urinated somewhere else. We then explained again what we had stated previously about pet urine. After the last application of finish, and before the floors dried thoroughly, one of the dogs jumped the makeshift barricade she had placed and walked over the wet floors leaving his paw prints right on the main living area. Once we completed the work, and while we were placing the furniture back the dogs came up again and this time she pulled the dog by the chain and scratched the floors. This is just a few hours after we finished the actual job. I can only assume she let the dogs in right after we left, so there goes the sleek finish we accomplished and that made her happy at the time which is clear by the two notes she wrote us. Her email of November 5th reads “Thanks again for for doing such a great job on my floors, and for waiving the fee for moving the boxes, etc. I am happy to pay the final invoice, however, I didn't see an attachment on this email. Regarding putting things back in the house, I realize I am responsible for the boxes, lamps, light furniture, etc. but could I get some help moving a few of the larger items that I can't do by myself, such as the large TV in the kitchen, etc. I love the new floors and will be giving you a 5 star review. Thanks for everything!” Like any good pet care giver, she lets the dogs roam freely in her backyard, which is plain dirt and spots of grass. As you can imagine dirt, grass and claws on uncured floors will yield an undesirable texture. You can consult any flooring company and you will get the same logical answer. Please see her email attached and hand-written note she personally handed to us that reads “Ileana, Pls send: 1. Letter stating POD window broken/damage to mattress 2.type of floor cleaners to use 3. name of carpet cleaner Thanks![Member Name Removed] PS the floors look great”. You can also refer to the section on the contract signed by our client regarding pet scratches which we have also attached Payment and inspection: Running a business from your home requires that you be there most of the time –especially when your taking care of live animals– and our client was no exception. She was at the property throughout most of the work, most of the time, the complete day. She was aware of the process as we consulted throughout the complete work seeking her approval on sanding, color and finish application. She even brought friends in to see the works progress. She was also present when we placed the furniture back, having plenty of time to inspect the floors. In order to place the furniture, the floors need to be thoroughly dry and she participated of this phase directing us at times, as to where to relocate some of the pieces. Payment? Yes, we do require payment when we complete the work, like any other professional. Broken doors and furniture: Unfortunately, our client lives by herself, without the support or help from a husband or house cleaner. Most of the furniture, doors, trims and walls are badly damaged. We even took pictures of the most significant damages on the furniture and pointed to holes in her doors, severe scratches on wood trims, walls and broken tables to which she coyly admitted when we pointed them out. She also claims we broke her box spring which had no damage when placed it back into her bedroom. She had rented a storage pod, which was parked outside her home to store her furniture. The unit was defective, which let water in and dampened her mattress, even when it was protected by our covers and by her waterproof mattress cover. We pointed that out before moving it, and helped her position the mattress in her bed so that she could dry it more quickly. We have no idea what happened after we left, but we are certainly not responsible for any damaged caused after our departure. Please also refer to the contract signed by our client regarding damages to the property or furniture. “Leaving in a hurry”: The charges for moving the furniture include just that; moving empty furniture out of the way and placing it back to its original place once we are done. In all the instances that we are requested to move furniture, we clarify –and again, specify in the contract–, that the client is responsible for moving all personal and small items out of the way. On the attachment included you will see an account of the actual workflow of those four (4) days. Just on the first day four workers, myself included, spent three hours moving all the personal items she had failed to remove prior to our arrival; clothing, filled drawers, file cabinets, book shelves, night tables and over 12 bins she had layout throughout the house. She claimed her organizer took ill and was not able to help her. We pride ourselves in always giving more than what we are paid for, so we helped her out without charging a single cent. Now, when she suggested we were to help her move all those items back we pointed out that that part was not included in the contract and explained what it would have an additional cost. She did not contract us for that part. As we were placing the furniture back –and to alleviate her work– we cleaned all dressers, tables, chairs, cabinets, desk and sofa and rid them of dust and dog hair, and placed protective pads under the furniture legs. Again, free of charge. By 7:00 pm, when she insisted that we keep moving additional items (personal things and items that were there when we came in) from the basement into the main floor, we put a stop to it and left. If you take the time to clean the furniture and protect the floors you’re not in a hurry. If you don’t want to be rude to a client when demanded to keep working for free, you leave. Period. We are deeply saddened by this episode as we had offered her to remediate the area of the floor damaged by the dogs in the main living area at no cost on a later date as soon as we saw the damage. By the way, she denied the dogs had walked over the floors until we walked her to the area and showed her the paw prints. Even when it was not our fault, we were happy to come back and fix it, again, at no cost to her. It wouldn’t be the first time a dog owner had an accident after we were finished and we helped out. We hold no ill will towards her and sincerely wish she finds a satisfactory solution to her damaged floors, doors and furniture. We finished our work in excellence and understand there is no reason for us to pay for damages to the floors we did not inflict.

Ileana was very professional from the start. She was very responsive to my request for quote and it was very easy to schedule the quote. She was on time, listened to what I wanted and what I didn't know/understand, and explained the many options I had. She also made some recommendations, based on the condition of the floors and the expected traffic on the floors. She provided an excellent and thorough quote. She was very accommodating to changes I had, especially in potentially changing the color of the stain. Work on the floors started ahead of schedule - I gave them a key to the house - they started on time and every time I stopped by to check in, the team had make significant progress. They stopped to show me their work and continued to educate me about care of hardwood floors. Their dust containment was excellent - at the completion of the project there was significantly less dust than I anticipated from the sanding. The workmanship of the new floors is excellent. Am very happy with the look and feel of the refinished floors. The work took an extra half day than initially scheduled, but they also replaced several more boards than originally planned for as well. The team was very responsible in caring for my home while they worked. There were no surprises. Final price was as expected and negotiated. They delivered everything they promised and I am very pleased with the quality of the work and their customer service and overall attentiveness and responsiveness. I would recommend them to others and I would go back for future flooring needs.
Description of Work: Contractor sanded all existing hardwood floors, removed all existing shoe molding, replaced several damaged boards with new boards that matched existing hardwood, stained floors, stained molding, finished floors, installed new molding and transitions: complete refinishing of hardwood floors.

I experienced a water leak in my home in December of 2014. It resulted in damaging my oak parquet flooring. Numerous tiles needed to be removed. The first company I contacted came and reviewed the problem. The estimate was delayed because that contractor couldn?t find the replacement tiles. I researched on line, found the tiles in California, and ordered two boxes. I tried, repeatedly, to contact the first contractor for an estimate and he never returned my calls. Disappointed and discouraged, I was hesitant to begin the search for another flooring company. I was so fortunate to find Virginia Top Floors. From start to finish they went above and beyond my expectations. Jose and Ileana are knowledgeable, professional, and reliable. They are true artisans who take pride in their work and devote great attention to the finest details. Repairs and restoration of older flooring is a challenge and they never wavered in their commitment to give me the best result possible. I am a grateful customer who is enjoying their work daily. This is the second time I have used Virginia Top Floors. The first time was a couple of years ago to repair and refinish the floors in my mothers home. Her home had multiple water stains from plants. The floors came out beautiful! There was no dust and the work was finished quickly. I also recently had Virginia Top Floors repair and refinish the original 36 year old floors in my large family room and stairway. Ileana set up the appointment and came to do the initial bid. She was very organized and professional. We have a lot of furniture and bookshelves in our family room. They very carefully removed my furniture and bookshelves. Iliana helped me remove and then replace the books and small items from the room. Jose and Nicholas did a great job repairing the floor which had been seriously damaged. They replaced a large section of floor. they did a great job preventing dust from going throughout the house. They were all very professional and respectful. My floors look brand new! I highly recommend Virginia Top Floors and will use them again when we are ready to refinish the rest of the hous

Jose responded very quickly to our request for an estimate by coming the next morning. He explained that their sanders were 90% dust-free. After the sanding was completed he provided samples and guidance in choosing the best stain color to match the furniture nearby. He applied 2 coats of water-based polyurethane and then a sealer. The work was meticilously done. The area around the edges where the round sanders didn't reach, his assistants painstakingly sanded by hand. They removed the old shoe-molding and replaced it with new stained molding to match the floors. The work spanned a couple of days because each application had to thoroughly dry before the next could be applied.
Description of Work: Jose Matos sanded,stained & finished the hardwood floors in our living and dining rooms that had been covered with carpet for 30 years.
