"Bottom Line: This is the third time using Manor Works – the second time for painting. They did excellent work for a reasonable price, and more importantly, rebuilt some customer trust after some botched carpentry work. Communication: Scheduling the initial estimate was easy and timely, while communications continued throughout the process. This was particularly important as we needed several days with good weather for external painting. Scoping Work: This is probably the most important first step in any project and often either messed up or purposely inflated. Victor actively listened to my desires and provided detailed advice and worked through various options as we worked out the details. For this project, we needed the exterior foundation repainted. Manor Works powerwashed, scraped, primed, and painted it all in a day. Quality of Work: The final product looks great, and since they back it with a 4-year warranty, I have peace of mind it was done right. Even more importantly, they ensured the painting was neat and clean without a lot of extraneous paint on the siding or other objects keeping a neat and professional look. I’ll add that I had four other companies quote labor/materials for staining the deck and fence, along with replacing warped or damaged boards. Worgens quote was fair and reasonable in comparison to the other estimates I received. Worgens painters did an excellent job with the repairs, even patching up areas that were not discussed during the labor estimation process. Additionally, the painters had great attention to detail, applying two layers of high quality stain to the deck and fence. You may need to provide your own paint, depending on the agreement you make with the painter. Some painters prefer that you buy the paint and they supply the labor. However, some professional painters get a better price on paint and can pass that savings along to you even after accounting for labor costs.
The average cost to paint a ceiling ranges from $3 to $8.50 per square foot, which is about $1 to $2.50 more per square foot than the cost to paint the walls. Rooms with high ceilings require working from a ladder or scaffolding and often include trim or detail work, which adds to the final price.
Professional painters charge $20 to $50 per hour, on average. Hourly rate cost factors include the complexity of the paint job, the type of paint, the height of the walls and ceiling, and the type of prep and repairs needed.
