During our inspections we will not ignore these issues but we can help you find professionals who have as much dedication to their customers as we do.
The Work Performed (Round #1): Randall called us not 2 hours after we called the business to discuss our situation. Within less than a week, he came to house for us to walk him through the issues and take a look at the basement. About a week later, Randall's team came out to start excavating outside our home to seal up and waterproof the foundation to prevent leaking. Both Randall and his team were FANTASTIC and the most friendly, helpful, and non-pushy contractors I have had the pleasure of meeting and welcoming into our home. The original estimate was detailed and thorough and very reasonably priced given the manual labor involved. Originally slated as a 2 day job, Randall's team finished within one day and did an incredible job at cleaning up. Fortunately for us, it rained the very next evening, which was the true test of water leaking. Unfortunately, the leak was still there (but not because of a bad job); but because the source of the leak was coming from somewhere else. The Work Performed (Round #2): After the heavy rain, our basement was still wet, so we called Randall. At no additional cost, Randall came back out with his team and did more investigating. In the 25+ years of business, they have never had to come out after doing work on a home, and Randall was very apologetic for the water leak still causing issues. After cutting out the drywall in the basement and also our foyer, it was determined that the leak wasn't from the basement at all, but was coming from 2 sources: our neighbor's failing gutters and the grouping of satellite dishes installed on our roof. At no additional cost to us, Randall sent out his other contractor, Travis Graham of Graham Restoration (see my other review for them - this guy is awesome too!), to fix the problem.
Description of Work: The Reason We Called: We purchased our home in November 2012 and soon discovered leaking in our finished basement. Any time it rained or snow melted, the floor would be soaking wet and we could hear water trickling behind the wall. After our realtors and home inspector offered little to no help, we decided to hire a contractor.

Basement Masters Waterproofing was referred by a friend. I had a really good relationship with Randall. At the beginning, they wanted to go with water proofing inside and a lot of back and forth question and then they also did the outside. There were 3 guys who came and worked, they were very clean and did a very good job. They were very nice. They worked for 5 days. They were not the cheapest but I think it comes with quality. We chose to go with him because he was confident and very professional. We are not disappointed, we were very satisfied with our choice.

If we had known there was such a good company out there we would have done this months ago. Randall and Basement Masters did an outstanding job. The day after the upgrade it rained heavily and there were no problems. We will no longer be stressed during rain wondering if our basement will flood. Description of Work: Extremely great and professional work! Randall came out and listened to our situation. He looked around, asked questions, and discussed problems and fixes. Based on the discussion, we decided what services and improvements we were interested in. Randall took some measurements and very soon after he provided a detailed estimate with diagrams and thorough explanations of everything. The cost estimate was very reasonable and over four times less than a previous estimate we had received from another company. We agreed and within a week he and his crew installed a new sump pump system with multiple pumps and backup system. They also re-worked the drain at the bottom of the stairs and adjusted the yard drainage to keep excess water flow away from our problem areas while also protecting neighbors. They completed everything in one day and did a clean, professional job.

Prior to the job, Randall came out to a**** the project and explained all that would be done. He followed up with a written estimate that listed all the tasks involved with a 3 day timeline for completion. We set a date for the project and since the weather cooperated, the job was completed on time just as promised. This is a rental property that I will move back into in the fall so I met with Randall when he did his final inspection and showed me all that was done. I cannot rave enough about how happy I am with the end result. In the past, I cringed at the thought of having to go in the crawlspace with heating, plumbing or electrical repairmen, but this past weekend I crawled right under there to take a photo of the dehumidifier for a warranty application. I will also be able to use this clean and dry space for storage. I highly recommend this company and plan to use them next month to have a patio installed and additional grading done along the back of the house to insure water runs away from the foundation. Basement Masters is a professional company that delivers what it promises and as a single woman owning this rental property that will again by my primary residence in the fall, I have peace of mind.
Description of Work: I had to have my crawlspace sealed and encapsulated as part of a plan to keep my foundation dry and control the temperature and moisture in that area below my home. The entire process included prepping the ground by cleaning, raking and removing all debris and large rocks. This was followed by sealing the air vents, installing a dehumidifier, wrapping the walls and posts then covering the ground with a thick plastic that can only be cut by deliberately using a knife or scissors. Additionally, the rain spouts that run down the corners of the house were enclosed at the botton and attached to drainage tubes that are buried underground and carry the water away from the foundation as the house on a slight hill.

We chose this company based on our conversations with Randall and the estimate he provided. He outlined the work the team would do very clearly and also, unlike one of the other companies, did not make a big deal out of the two home owners being available for the entire conversation. One of the four companies we interviewed insisted that both of us needed to be there for the entire conversation, which frankly seemed odd, and because of the way they asked about our co-ownership, was actually offensive. Randall provided a detailed estimate when he said he would; the team, headed up by Walter, worked steadily for two and a half days to complete the job, and in a couple of instances when they did not follow the diagram as planned, Randall did not charge us for work that we had not agreed to. They cleaned up after themselves, which is no small matter when carting bucketloads of dirt and concrete through the house. All in all, it was a good experience. I have already recommended this company to some of my friends and co-workers. And we are delighted to have resolved this wet basement issue that has dogged us for years.
Description of Work: Basement Masters Waterproofing was one of four companies that we contacted for an estimate to waterproof our basement. All four basically outlined the same work: jackhammer a trench around the interior perimeter of the basement, put in a drain and sump pump, and add drains to the three window wells that would feed into the system; cover up the trench with concrete. The plan also included moving washer/dryer, toilet, vanity, and other items contained in the basement. Each plan clearly outlined who was responsible for doing what (moving things, putting things back together again, etc.).

Excellent - crew was professional and interested in performing the best job possible, didn't take any shortcuts, cleaned up each day, so it didn't look like they were there. Job was estimated to take 3 days maybe out to 4 if they ran into any problems. Completed in 2 and 1/2. Arrived on time Monday the 4th, worked all day. Came back again on Tuesday the 5th and worked all day. Returned to finish up half-a-day on Wednesday the 6th. Randall stopped by on the second day to inspect and to clarify any questions. We can notice a difference already in the interior of the house as far as moisture and odors.

Randall's crew arrived on time. They were prompt, polite, and cleaned up whatever (inevitable) mess they made. Description of Work: Randall Buterfield's Basement Masters Waterproofing removed/demo'd old, 1960's cheap shelves, one or two makeshift closets installed by the previous owners, then chemically treated and sealed with a barrier all four basement walls. They hauled away the trash and operated completely on time and paid attention to detail. Randall, who I first met with, showed up on the second day to inspect the work. It was nice to see such attention to detail. I even recommended Randall to my neighbor for his work and they are currently going forward on a job.

The team from Basement Masters showed up when scheduled and the job took two days, exactly as planned. There was a lot of digging involved; they took great care to protect the existing bushes and lawn. The waterproofing work was done extremely well--Walter and his team really knew what they were doing. When they re-filled the holes they took a lot of time to tamp the dirt down by hand so as to limit the amount of settling. They put the bushes back and even spread the original mulch back in the flowerbed. They cleaned up so well that you can't even tell that they were here.
Description of Work: The poured concrete wall in m y basement developed a crack after the 2012 earthquake and started leaking after heavy rains. Basement Masters dug up and removed the dirt from two 2' x 4' holes approximately 8' deep to expose the cracks (one hole on each side of my front stoop). They repaired the cracking and then installed a waterproofing membrane and covered it with a prefabricated drain board. The membrane was sealed on all edges with caulk and a metal termination bar was installed at the top to further prevent seepage. From the inside, they injected epoxy into the crack to provide strength and waterproofing. All the work was done by hand.

It went very well and on schedule. The crew who were courteous, hardworking, and skilled, finished the project in about 6 or 7 hours, as promised. Randall was very good in making follow ups and ensuring that we were satisfied with their work. He is a very amiable person, very responsive, and answers questions in a clear, objective and frank manner. After the project, we experienced heavy rains as a result of Hurricane Sandy. Fortunately, no leakage into the basement was observed, and since then our basement has been dry. We particularly liked the lifetime warranty which conveys to the next owner of the property.
Description of Work: We noticed a dampened area in our basement rec room. We contacted Randall Butterfield to inspect and determine why such dampness might be occuring. The interior and exterior of the house was examined for any wall cracks (of which none were found) or other items that may be have caused and/or allowed such leakage into the basement. We were advised that the best course of action was the installation of an interior under-floor drain system in order to eliminate any future leakage in the area. Randall's crew undertook the following. They cut a 12" wide opening of the interior perimeter of the crawl space and exposed the foundation footing. A trench was created and graded next to the footing allowing for the placement of the drain pipe, filter fabric, gravel and drain board. Gravel and geotech filter were placed in the bottom of the trench and around the drain pipe creating a drain field for the system. Weep holes were drilled into the concrete below the grade line allowing for water to drain from the cove area and into the drain pipe. They installed the drain board which covered the drain pipe and which was applied up the side of the wall at 6" abode the grade line. They connected the drain pipes to the sump basin and pump system. The drain pipes were supposed to carry all water to the Zoeller high capacity pumping system and basin. They installed a discharge pipe to pump for discharging collected water to the outside and to a predetermined location to a pop emitter. Basin cover was sealed and flushed with the floor. Finally, all areas which had been previously removed were replaced and leveled to meet that of the surrounding area and with a proper fit and finish. They also installed an access port to allow for the condensation line from the HVAC to discharge into the under-floor drain system. Carpentry work to reinstall the drywall was not part of this project.

One of my basement windows had cracks from the bottom corners that angled 45 degrees downward. At heavy rainstorms, the outside water pressure would force water through those cracks and into the basement. I called Randall Butterfield at Basement Masters after reviewing other positive reviews on AL. Randall was very responsive and set a quick appointment to inspect that was very convenient for me. At the inspection Randall explained my options very clearly and also the pricing for those options. I chose the option that required excavation and since I was going that route I also asked about what level of effort and pricing difference would be to install an egress window. I had priced these before and the cost was prohibitive, but since half the work was going to be done with the repair and my basement is 3/4 finished and an egress would be prudent I thought it worth the question. To my delight, the additional cost was on $1000 more so I decided to go for it. Randall provided a 6 page proposal that was very thorough and came complete with photographs of exactly what the end product/repair work was going to look like. Randall scheduled a time ~ 3 weeks out when his team was available. The actual work happened during a week where I was out of town, but it took the 3 days stated in the proposal and looked just as promised. Fortunately for me, they finished 2 days before Hurricane Sandy made landfall. The workmanship held up and there were no leaks at all! Randall and his team are complete professionals and I would recommend them to anyone.

The work went quite well, from start to finish. They were highly-professional and on-time and respectful. Their price was better than some, but probably more than the lowest-cost providers. (I should say that the lowest-cost companies clearly sent out an estimator who had absolutely no idea about anything other than how to price a job - little diagnostic skill). Ultimately, our decision not to go with a lowest-price provider was based on a confidence that in some regard, one gets what one pays for. I continue to believe that was the right decision. In addition, some of the other companies, at several price points, were MUCH more pushy in terms of selling - Basement Masters just provided an assessment and a price and didn't push at all. They did a great job of managing the dust from the work, which we appreciated. They were responsive to phone calls and emails, even during a very busy season. They communicated with us constantly during the several-day-long job. The workmen, including laborers, they sent to the house were responsible, professional and respectful. I would recommend them to anyone.

Randall Butterfield was prompt and professional in giving us an estimate and various options, worked with us to schedule the work to suit our needs, checked on the work in progress and again after completion to insure our complete satisfaction. Walter and his crew were on time and on task. They made every effort to keep the noise and mess (considerable in this kind of work) to a minimum. We were promised a two day job and the crew worked into the evening of the second day to make it happen and to leave a clean job site. We had another crew on site at the same time working on an unrelated job and Walter and his men cooperated with them to insure that everyone had access to the job. I would not hesitate to recommend Basement Masters for waterproofing.
Description of Work: We had a full perimeter drain and sump pump installed in our unfinished basement. This discharges to a pop up drain in the yard. This involved jackhammering up the basement floor for about a foot and a half all around the edges and then digging a trench about a foot deep to accept the drain system. This then connected to the sump pit, where the pump connects to the discharge pipe out to the yard, so there is more digging to bury the discharge pipe and the pop up outlet. A truck load of dirt and broken concrete was hauled away and a truck load of coarse gravel was brought in to fill in around the drain system before new concrete was poured.

I don't write reviews usually but I have to Basement Masters Waterproofing and Randall Butterfield are fantastic! We were selling our home and the buyer wanted a small crack filled. I called them and had a call back within a few minutes, I gave Randall a description of the issue and the size. He gave me an estimate and we made an appointment. Randall arrived on time as promised and looked at the job. Well as it turned out the crack was bigger than I had described but Randall got to work. The job had to be finished at two separate times but he returned on time again and as promised and finished the job, cleaned up. He didn't charge us for any additional time or materials even though I gave him the wrong information. I would definately recommend them to anyone who needs to have work done...... I can't say enough positive things about Randall Butterfield and Basement Masters Waterproofing. They came in after another company had totally botched the job and didi the work in a professional and thorough manner. They had no problem in dealing with a woman (whereas many of the other companies wanted only to speak to the "man of the house.") and Randall spent tons of time explaining everything to me in great detail. Whereas most other companies pass the work on after they "sell" you a contract, Randall came out and personally inspected the work even changing something he didn't like before requesting payment. We had them out a second time for repairing another foundation leak and Randall delivered exactly what he promised. Basement Masters Waterproofing seems to always go the extra mile for the customer, after digging for a foundation leak they not only returned the dirt neatly they applied mulch on top so it would look better. I can't say enough positive things about this company and do yourself a favor and look no further for basement and foundation waterproofing

Randall the contracter was timely in providing an estimate- within 3 days, and completed the work within my desired timeframe. Randall is very professional and knowledgeable about basement waterproofing and egress windows. He adapted the egress window to best fit my confined space without affecting/ moving the outdoor utility equipment. His price is reasonable and there are no surprise hidden costs after the work has started. The workmanship is excellent and timely, the crew cleaned up after the work was completed. The crew who arrived to do the job have been fantastic. They work hard and have gone out of their way to minimize the impact of their work. Thew are courteous, quiet and took great pride in their jobs. While we lost shrubs and landscaping due to the construction area, they they tried their utmost to save as many shrubs and trees as possible and left the area clean, mulched and neat. Now we only have to plant some new shrubs. Randall sent us photos while we were out of town to show us the progress, he visited daily to ensure the work was to expectation and briefed us with the progress. He met the budget we outlined and went above and beyond to accomodate our situation, even installing fencing posts free of charge into the retaining wall he built for us so that the yard fencing people would not have to impact the retaining wall.
Description of Work: After speaking with a number of companies we hired Basement Masters Waterproofing to do an external waterproofing of our entire house, construction on two retaining walls, installation of a basement window, and a large patio/tiling project. We met with Randall and he provided us with two solutions - one internal and one external. He discussed them both with us but made no attempt to upsell us at any point during the project. He actually discussed other features that could have been added but were not necessary based on our particular situation. In comparison to other contractors, Randall, was respectful, honest and not pushy at all. Other contractors nearly doubled his estimates and completely ignored our concerns.

Basement Masters Waterproofing was the first company I contacted and I chose to call them because of other great reviews. Randal came out and inspected our basement inside and out. We had flooding the previous year during the tropical storm. After removing some drywall it looked like there had been an ongoing moisture problem behind the drywall. Contacted Randall again, he came out and we talked about and exterior system. After doing a little more work we find out that the problem was bigger than we originally thought and decided to go with the interior system due to based on the cost. Randal came out a third time to make sure that the interior system would work with our home. In between the times he came out I called him several times while trying to decide to go with exterior or interior work. The estimate they gave me was very reasonable. We decided to go with this company because of the great service we received even before signing a contract. Randall is very friendly, responsive and knowledgeable. His answers didn't seem like a scripted salesman answer. It seemed like he know what he was talking about based on experience. He always took my calls and answered my questions (and I had lots of questions) as well as made numerous trip to my house. The crew came on the day they were scheduled. Randall dropped in the morning of to see how things were going. They finished the work in one day, which how long the work was estimate to take. They made sure to put plastic down as to not get the carpet dirty from the mud (it rained that morning). When the work was done they cleaned up after themselves and even wiped down the kitchen floors. Walter even gave me a live demonstration of how the sump pump worked using my hose. I had a great experience with them and I plan on using this company in the future if I ever have the need and would recommend them to family and friends.
Description of Work: Installation of an interior drainage and sump pump system in a portion of our basement area along with attaching a moisture barrier against the block wall.

It went very well. The crew got here in a timely manner and worked hard every day. It was done in 2 1/2 days.
Description of Work: They were very honest as to what I would need to get rid of the moisture and mold in my crawl space. They did not over price me, did what was best by what needed to get done to fix the issue and get rid of the mold. They removed the stuff in my crawl and replaced it when they were done. So they made the whole process completely easy. I was very pleased with the work that was done and the honesty of the work that needed to get done.

I met with Randall who was VERY NICE and easy to talk to, he listened to everything and gave me great advice. My backyard floods everytime it rains and the water just sits there as well as other places in my yard, so Randall came up with a great solution. Add french drains in the middle of my yard and dig a drywell in a corner of my yard and to tie in the gutter drain. I was eager to save and to get the work done, and I also inquired about my driveway and he measured it and told me he will hand it over to a guy who will come up with a price. I gave Randall my email address so he can give me an estimate for my driveway and to document the price of the drains, but I haven't receive an email. HOWEVER, I will still use this company b/c I did forget to follow up and I forgot about it.

Regarding the comment concerning the follow-up email, our administrator has gone back over the email records and has found the email was in fact sent, however, to a wrong address. This was totally an error on our part and we do apologize for the the poor follow thru. At the time of our meeting, we were referring clients such as yourself, to a concrete contractor we had successfully used in the past. However, due to the many requests that have been made, we have since decided to offer this service ourselves and at a better rate than we feel most of our competitors can offer. We needed them to do this job quickly, since we were in the middle of a major basement renovation. We called them at the last minute after one of our walls leaked following a big storm. Basement Masters accommodated our needs and got the job done quickly (within four days) and without any hiccups. Their crew did an excellent job, working long hours in the intense heat to make sure everything was done perfectly. Their crew even worked one day over twelve hours, just to make sure they sealed up some cracks in our foundation before an incoming evening rainstorm. We highly recommend Basement Masters to anyone who wants to waterproof their basement. They are one of the best contractors we have encountered in our time as homeowners.
Description of Work: Basement Masters put up an exterior water membrane around the front of our house and built an exterior drainage system with a pump to take away any excess water.

Called last week to get an evaluation of a stain on the basement drywall and unfinished floor in a middle townhouse unit. After an examination of inside and outside, Randall Butterfield determined that this was not a large problem. The best/easiest solution would be to buy a downspout extender for my neighbor to help ensure their drainage was not backing up into my house. I appreciated his honesty in recommending such a small adjustment.
Description of Work: Called to schedule a free inspection. Wanted opinion on drywall/floor stain in basement of middle townhouse unit.

The team arrived on time, was very attentive to details, protected very well our furniture and newly repainted walls, and made sure to disturb our household as little as possible. Randall, the owner, throughout the project, was very responsive to our needs, and when unforeseen problems arose was able to offer us a timely solution that fit our budget. They even took care of the landscaping around the foundation they had to repair.
Description of Work: We had some cracks on the walls of our house, plus some water sipping though a corner and overall humidity on the walls of this basement. We got 4 estimates and Basement Masters Waterproofing was not the least expensive nor the most, but answered thoroughly all our questions in a very timely manner, and offered us a complete (and quite advanced technologically) solution to solve all the problems we were facing with this basement. I am extremely pleased with their work and I am happy to recommend this company for tough water proofing projects.
