Overall it was a very good experiance. I called to get a rough estimate and they suggested an in-home estimate to make sure it was as acurate as possible.We scheduled an appointment and Randall showed up right on time. He went through a walkthrough and discussed my objectives and goals in the process. He laid out the work that would need to be done to meet my objectives, and talked through some options that could effect price and outcome. He did not try and sell me other services, or more than I needed. He was very professional, and did not just rush through everything when I gave him my timeline (its most likely a next fall project for me). The estimate arrived a few days later. It laid out all my options with the pluses and minuses and the assocaited costs, and was well withing my expecations. I will call them back to do the work when it is time.
Description of Work: I had an assesment and estimate to install an egress window and well in my basement to bring my spare room up to code and make it a legal third bedroom.

Randall and his team are nothing short of fantastic! I cannot commend them and rave about them enough! I have used them now on two separate occasions. The first, in October, I had water leaking at into my basement at the back of my house (due to a very significant storm). Randall came out and evaluated the work, walked me through all of the details. It was not at all apparent what the source of the water leak might be - until they dug up the site. But, Randall completely put me at ease that once they underook the work, certain contingencies would be included within the scope of work - to assure that all issues would be addressed. It took a couple of weeks to get the project scheduled. Walter (the lead foreman) and his team descended, jackhammered my back patio, dug a trench, identified some obvious points whereby bricks were missing (or loose), and where mortar was missing. The work was completed within a day with a team of approximately 5 people. They were incredibly neat - and cleaned up the entire area upon completion. But, why I am eternally grateful to Randall and his team... More recently, in December, I had some more significant flooding on the side of my house (due to my neighbor's contractor's faulty work). Randall came out within a day of my call to come and take a look at the project. It was not entirely apparent what could be the source/cause of the water. I was a bit overwhelmed and exasperated - with numerous contractors coming through to mitigate all of the damage. Randall was able to get me scheduled within two days - in advance of another storm. He is the nicest, kindest, most professional, courteous, all around wonderful contractor! (And, his prices for his scope of work are definitely less than other contractors. But, more than anything, I trust his judgement, his recommendations, and have full faith in the quality of his work.) Randall's team came out to dig an 8 foot trench and waterproofed the side of my house from the exterior. While they were there, I asked if they could check my neighbor's recent downspout installation (which was installed underground). They did - and were quickly able to determine the source of my leak. Without any hesitation or question (before I even knew the result of what they found), Walter and the team fixed the piping, jack hammered cement, and laid new piping for my neighbor's project (which was the source of my water damage). I cannot begin to express my gratitude for Randall, Walter, and their team. They are second to none - and always do what's right to take care of the issue. They stand behind their work, and are so incredibly skilled. It is not always obvious where water can get into a basement, but, Randall's judgement is incredibly sound. And, Randall will take all of the time necessary to explain and walk through the process - and outlines all of the details in the scope of the contract, but certainly adjusts accordingly once the project begins. I could not be more grateful for the quick response and help on this occasion! I would have thrown any amount of money at the project to mitigate the water damage. But, based on my initial experience, knowing how incredible Randall and his team are, I would have waited weeks for them to undertake this second project - based on the quality of their work! I would have no reservations recommending Randall and his team to anyone. They are incredible, reasonably priced (cheaper than competitors), very experienced, skilled, professional, and kind. In my estimation, Randall treats you more like family - knowing you are in great hands, and that you can trust their judgement and recommendations. He is the most honest, all around wonderful contractor! I would certainly use them for every project if they did more than waterproofing. But, in the case of water issues, they will be the first one that I call!

We had a very good experience with the company. The job was done very quickly and professionally (in about a day and a half) . It was a pleasure to work with Mr. Butterfield. He addressed all our concerns and took time to answer all of our questions in detail. They did a few extra things that the other contractors we contacted did not offer as part of their quotes. They took special care to protect our landscaping and took the time to put everything back together exactly the way it was before they started. They even replanted a small tree that we thought they were going to take down. We were pleasantly surprised how clean everything looked when they were done considering the nasty weather we had that week.

We had unexpected flooding on a Friday night in our finished basement due to seepage in our recently purchased investment property. Basement Masters returned my call on a Saturday and set up an appointment for an estimate the following Monday. Unfortunately, due to some glitch with their computers, the estimator did not have us on his schedule. When I called a few minutes after the scheduled time and they hadn't shown up, they apologized and set up another time for that Wednesday. Mr. Butterfield came out and took time to explain his recommendations and answer questions. We chose Basement Masters because the estimate was reasonable - in between the others we had had received- and the scope of work seemed to be what we needed. Unfortunately we were unable to schedule the work right away, which meant our tenants were out the use of the basement for over a month. Ultimately - the work was started on the scheduled day. However, there was some delay due to pulling permits, which apparently had not been foreseen by Mr. Butterfield. The work was done by the time we needed it done so we could have the other repairs completed for our tenants. Mr. Butterfield also honored the Angie's List coupon we had for the battery back up pump. The B for professionalism and punctuality were due to the need for the rescheduling and delays with the permitting, Overall, we were pleased with the service provided and work done. So far, no more flooding evident.

They did a great job, quickly, and at a good price. We are finishing a basement and adding a bedroom down there that needed a legal egress window. I had several general contractors tell me that their guys could put one in, but they didn't do many of them, and I wasn't willing to risk this part of the job to people that don't know what they are doing. Cutting into the foundation and setting up proper drainage isn't an amateur project, so I came to Angie's List to find someone who does a lot of egress windows and does them well. Randall could not have been nicer to work with, they do a lot of egress windows, and I have no worries that we're going to have any basement water issues from their work. He was punctual for every appointment, professional, and explained their process and timeline for completing the project. We didn't have to wait long for them to get started, and the crew was very nice. Their foreman spoke good English and answered any questions I had politely and well. They kept me informed of the progress and any problems they encountered. For example, the original plan was to tie the new drain into the existing exterior drainage around the bottom of the foundation. But it wasn't working well. So to ensure there would not be any problems, they instead drilled through the foundation and tied the new drain into the existing interior drainage system that goes to the sump pump. Another company I had gotten an estimate from told me that was a possibility, but that if it was necessary they would charge more. Randall didn't do that -- just made sure his system would work at the price he quoted. The new window is very large and bright and we selected a Rockwell window well (a faux rock fiberglass shell) that looks great and is much more attractive than the cheap metal options some companies offered. The price was good, about the same as one other estimate I had received, but lower than a couple others by a decent bit. I had one other quote that was lower, so I gave Basement Masters a "B" just on price since I know there may be some bargain prices out there... but I didn't go with that other company because they wouldn't return calls for 1-2 weeks each time I tried to reach them, and so I lost confidence in their ability to get the job done in a timely manner.

Crew was very responsive, even moving heavy furniture that homeowner could not move. Work was done promptly and with minimal disruption. Contractor took pains to minimize dust from jackhammer operations. Floor was nicely finished (tile installer commented on what a nice job it was). When one omission was pointed out after the job was done, the contractor sent his crew back and made the correction. Estimator was quite professional and took time to explain his proposal.
Description of Work: Did all work necessary to install a basement waterproofing system, consisting of French drains along two walls of the basement, reconstructing an outside drain, and installing a sump pump with battery backup.

The work was initiated on schedule--even in the face of a gloomy forecast and some rain--and was completed in a timely fashion meeting or exceeding our expectations set by the proposed workplan. Randall and the crew handled an unexpected complication on the fly (after letting us know the nature of the problem and their proposed solution), and used some extra gravel material we had on site to keep the cost down. We recommend Basement Masters highly. Thanks again, Randall!
Description of Work: We hired Basement Masters to waterproof a trouble spot in our basement. An egress window well recently installed (by a different contractor) was poorly designed and constructed and had become a source of water intrusion into our basement. We were able to schedule an estimate with Basement Masters in a matter of days, and Randall proposed a solution involving a combination of a sump pump in the bottom of the window well, exterior waterproofing of the foundation below and on either side of the well, plus an open french drain system to prevent standing water near the window well during heavy rains. Compared to the two other proposals we got from other companies, Randall's proposed 3 part solution gave us the most confidence that the basement flooding would not recur.

I meet with Randall Butterfield in early September. Our home had water running into our basement whenever we had a heavy rain a problem that we experienced for about five years. It has progressively been getting worse over time. When Randall arrived at our home I found him to be very professional and straight forward. There was no slide shows, videos or sales pressure. Randall said that this job was pretty much straight forward and he explained how "Basement Master" would fix the leak. A week later Randall e-mailed us the proposal. Randall was always available by phone and e-mail to answer all of our questions. Basement Masters was not the cheapest estimate we received but was in the same ball park. Based on our interaction with Randall and reviews from Angie's list we decided to go with Basement Masters and we are very glad we did. The crew arrived at our home on time they were had working and very professional in the way they went about their work. I was happy to see that all of the excavation was done by hand (pick and shovel). I compared the work that was being done to the well written Proposal/Contract given to me by Randall. I found it easy to follow and the work crew performed each one of the nine steps as it was written in the proposal. The work was done in a timely manner. There are no negatives to that we can discuss. The work area was left in very good condition. There is no sign that dirt was pilled up in the yard. We have not had any rain since the work was completed so the true test has yet to be done. However, based on our observation we are confident there will be no problem. We are equally confident that if there is a problem a phone call or e-mail to Randall to be returned in a timely manner.
Description of Work: They excavated the foundation to a depth 3-5' exposing the basement wall below the footer and cleaned wall in preparation for waterproofing. Once the wall was clean they applied a waterproofing purge coat (Aquafin 1K) to the concrete block. They then applied a elastomeric rubberized waterproofing membrane over all of the adjoining wall. They installed a heavy vapor barrier over the rubberized membrane. They then installed prefabricated drain board with filtering fabric along the entirety of the excavated wall. They installed a metal termination bar at the surface and sides. they installed new (4") perforated drain pipe at the base of the footing and surrounded by pre-washed blue stone to create a large drain field. The drain and stone was wrapped in filter cloth preventing small particles from penetrating the pipe perforations. They also installed two downspout extensions to a drainage catch basin.

Randall came in to listen to our concerns of musty odor coming out from crawlspace and gave a recommendation to encapsulate the crawlspace. Not naming the names another company was trying to oversell a basement waterproofing that is not necessary for our situation (it would have been an overkill). Randall was very honest with his assessment and prompt to give a professional quote. After we accepted the offer, within a week the crew was in our home has done the work in a day, working very cleanly. After the work done, the crawl space looked incredibly clean with white encapsulation material covering every inch. One day after the installation, Randall called me and asked if everything has been done to my satisfaction and asked if there is anything else he can do to help. Regarding the musty odor, this was one of the things that needed to be done. Randall also suggested to increase ventilation in crawlspace which I have done myself. Since the improvement the odor is gradually decreasing in the house. Not completely gone yet but I smell the odor less and less. Extrapolating the observed odor reduction, I am expecting the odor to disappear completely soon. It was a model interaction that all service providers should follow from the first phone call to the last one and everything in between. Prompt, courteous, professional. I would highly recommend Basement Masters Waterproofing.

Basement Masters Waterproofing's representative, Randall Butterfield, was without a doubt one of the most professional, knowledgeable, and responsive individuals with whom we have had the pleasure of doing business in more than 30 years of home ownership, including multiple homes with extensive renovations and issues. Randall's first interaction immediately instilled confidence, from his calm demeanor to his subject matter expertise, as well as his respectful approach to me as a female customer. Both his estimate and project plan were detailed and left nothing unaddressed; he took time to answer questions and ensure that i understood everything. Most importantly, he and his team delivered what they promised in a matter of days - a flawless quality waterproofing system for our basement. Beyond that, Randall returned to deal with the uncertainty of the source of water entry from the outside with uncommon honesty; instead of taking advantage of us and the situation (which he could have as others had attempted to do) and charging additional substantial costs, he diagnosed the problem accurately and with no additional charges. He was extremely responsive in every way, including follow up to ensure that we were completely satisfied and understood the workings of the system. Randall also went the extra mile by recommending reliable companies with whom he had experience and confidence to do the follow-up work. In sum, I would highly recommend (and have already done so to our insurance company) Basement Masters Waterproofing and Randall Butterfield as being in the top 5% of service providers with whom we have had contact.

From the time I called the office to the time the crew left on the last day, It could not have gone better--except for the rain that interrupted and cause a slight delay. Even then, Walter and crew came to check and make sure there were no serious problems going on, which there were not. Randall Butterfield was the gentleman who initially came to the house for the estimate. He was right on time and spent quite awhile listening to me and examining the basement, both inside and out. Then he clearly explained my options for dealing with a long-standing problem with basement leaks on one side of the house. We decided on attacking the issue from the outside rather than the inside, then Randall said he would get back to me with the estimate, which he did in a reasonable amount of time. The estimate was noticeably less than that of the other company I contacted, but was only one reason I went with Basement Masters, the other being that I felt Randall took more time to listen to my particular problems and explain various methods that could be used to solve them. Scheduling took a few weeks, as the company is busy, but that was not a problem, and once the time to begin work was set, they followed through, arriving each day when they said they would and working long hours. Walter and his crew were polite, hard-working, tidy and professional, and they kept me apprised of any unexpected conditions, of which there were a few. Problem solving was successful and all measures were taken to ensure that the project would be a success. I must qualify this by saying that we have had only light rain since the waterproofing was completed, but given the integrity and professionalism of the managers and workers, not to mention the apparent skill with which the work was executed, I am fairly certain that there will be no issues. Should there be any, I am quite confident that they will be addressed immediately and rectified to my satisfaction. At this point, I have no hesitation in recommending Basement Masters Waterproofing.
Description of Work: They waterproofed one long basement wall, digging to the footers, repairing mortar, adding gravel, drainage pipes and various waterproofing materials, followed by filling in the dirt and driveway gravel. They also had to partially disassemble and reassemble outdoor steps.

While this is the lowest grade we have ever received from any of our Angie' List clients, (49 "A"s, 1 "B") we appreciate your input. Your comment on our lack of punctuality is disappointing but well taken. Our office staff has discussed how we might better our confirmation process so this occurrence does not happen again with any future member who might consider contacting us. This error was on our part and therefore we do understand your position. However, and understandably you were not aware of this, the proposal was sent to you via email within 72 hrs of our visit, albeit to an improperly typed email address ( we typed "n"vs"m" ). Within minutes of our being alerted to our error, as you may recall, we made immediate contact with you via a direct call and, after you kindly accepted our offer to re-submit the original proposal,within just a short time after our conversation and upon our return to our office the previously prepared proposal was issued via email to the proper address. I hope you would consider this effort a better example of our attempts to be punctual and responsive to our customers needs and requests. This morning after a follow-up call to confirm your receipt of the email, I was informed you indicated you would like to investigate other options. I am sorry we were not able to provide you with an acceptable solution but I do greatly appreciate you allowing us the opportunity to present our services for your consideration. This is a very professional company that knows what they are doing and they were great to work with. The estimator was professional as well as his crew who worked diligently to get the job done on time. We are extremely pleased as it rained heavily the next few days after their service and we didn't have even one drop of water in the basement where before we would have been mopping up buckets of water. They did a great job and we highly recommend them!
Description of Work: The company excavated the soil for 8 feet under both window wells outside the basement where we was having leaks.. They then applied their waterproofing system on the outside walls. When they finished, they filled the dirt back in, cleaned up well and left the area like it had been before. In addition, they injected epoxy into the cracks inside the basement in the same areas where water had always leaked in heavy rains. After doing all that was in the contract, they went beyond what was promised and for no extra charge redirected the two downspouts near the work area into underground pipes that allows the water to flow away from the house into a popup overflow keeping the area drier.

The crew arrived on time on the scheduled day and got to work quickly. Plastic sheeting was placed around the work area to keep the dust to a limited area. The crew chief explained what they were doing and answered questions as they arose. Mr Butterfied, the owner, came by both days to check on things. The work was completed in two days, the allotted time. The appliances and plumbing were returned to their original positions when the work was finished and the area was cleaned before the crew left.

The project went very well. The drainage problem I've been having had been getting progressively worse over the years, and it was time to deal with it as my basement has flooded several times during heavy storms. Randall Butterfield showed up right on time on the day of the estimate. He was thorough, and unlike most of the other estimators that came out (I got 5 estimates total), he was willing to listen to what I had to say about the problem. Everyone seemed to have a different idea of how to fix the problem, but I think Randall came up with the most logical solution at a fair price. I even cancelled a sixth estimate I had scheduled because I was so comfortable in choosing Basement Masters. Randall was also quick to write up another estimate when I asked for pricing about a replacement sump pump and battery backup. The workers arrived on time and completed the work neatly and efficiently. The project foreman, Walter Portillo, was polite and answered any questions I had about the scope of the project. A good portion of my backyard had to be dug up, but aside from the new channel drain I had installed, you really couldn't tell they were there. They cleaned up very well and even put the grass back. Randall was diligent enough to come back out to the house to inspect the work and be sure I was happy with what had been done. I highly recommend Basement Masters, and will be using them for any drainage issues I have in the future.
Description of Work: Basement Masters Installed a 4" channel box drain around top of basement stairwell (approx. 14' in length) and connected it to a large dry well away from the house. They tapped it into an existing drain in case of overflow. Removed two old window wells, installed galvanized window wells in their place and re-graded pitch away from windows. Created a sump pump discharge line to pop-up emitter in front yard.

Randall Butterfield was my main point of contact thoughout the entire process. When he came out to quote the job, he did not try to sell me on extra stuff I did not need and pinpointed the problem quickly. He was not the cheapest quote but he was the best choice. On the day of the job, his team was prompt, polite and hard working. The left the basement cleaner than they found it. His foreman Walter walked me through the process before they started and answered all my questions throughout. Randall was there at the end of the job to inspect and answer additional questions. Overall, a great experience.

The original tech wasn't able to come out so Randall met with me. He was great!! We spent a good amount of time discussing placement, drainage concerns and the process. He also took the time to discuss some runoff concerns I had in our backyard. He was extremely knowledgable, listened to my concerns and questions, and gave me a number of options to consider. Unfortunately right afterwards our AC died so we had to put the egress on the back burner for a little while. Once we're ready we will definitely call them up again!

Randall Butterfield was a pleasure to work with as he planned the project and put together a detailed proposal for our approval. He also provided work oversight and quality control inspections. Walter, the foreman of the work crew, was also very professional. He was easy to work with, and the quality of their work was first-rate. Should I need any other work done in their area of expertise, I will certainly contact Basement Masters Waterproofing. We are very, very pleased with the finished product.
Description of Work: Window Well and Egress Window Installation. • The project required the excavation of 6-8’total linear feet of soil to an approximate depth of 8-9 feet for the exterior waterproofing thereby completely exposing the basement wall for the egress window installation and waterproofing application. • Removed all existing landscaping necessary within the area of the work zone. • Excavated work zone to allow for access and installation of the window well and below-grade waterproofing system. • Installed temporary shoring and erosion control to provide for a safe work area and protect the building and landscaping from damage during the work. • Measured and cut our basement concrete wall to produce the enlarged opening • Installed appropriate framing and headers • Install vinyl casement window • As the basement wall was exposed, provided waterproofing to the exposed area • Applied hydraulic cement at the cove joint of the footing and concrete block wall to create a cant which will act as an additional barrier against water penetration • Applied elastomeric waterproofing membrane to all exposed wall surfaces around all joints of wall and window well. • Installed a heavy mil vapor barrier over membrane followed new prefabricated drain board along the entirety of the excavated wall and overlapping to cover the outside of the window well itself, followed by with protective filtering fabric which was capped at the surface by a metal termination bar which will prevent water penetration behind the waterproofed system. • The area was backfilled to proper levels and compacted with existing soil and appropriate amounts of gravel to ensure proper drainage for interior finish, taping and sanding was done to finish interior trim • All debris was removed and area left in good order.

We bought an old house and are currently fixing it up before moving in, and we discovered that in the basement, there was water that had apparently been coming in from underneath an exterior door for a long period of time (probably years) that caused 2-3 floor joists to have rotted a few inches away from the sill...so the floor on the first story of the house was no longer supported at the end. Needless to say, this had caused a small drop in the 1st story floorboards, which will only potentially get worse over time unless the ends of those joists were re-supported. I contacted Basement Masters and left a message, and Randall called me back promptly later that night to discuss the issue and setup a time to come out and survey the issue. My original thought was that the beams would need to be "sistered", and the wooden sill partially replaced (it was also rotting where the joists used to sit). This would involve using some pole jacks to raise the beams back up to the correct height, and running new beams alongside them to reinforce the floor and restore structual integrity. When Randall came out, I pointed out the issue and what I thought needed to be done - and asked for an estimate to complete the work. After Randall assessed the situation, he asked if we planned to finish the basement as part of our renovations (it's currently unfinished). I indicated that we were, and he showed me that all I needed to do was to build a reinforcing wall along the side of the basement as part of that project with 2x6 pressure treated lumber, and I could use that to restore the floor and support the floor joists at the rotted end since they weren't rotted out too far from the sill. The work I thought was needed would have been an unnecessary expense - and while it would have done the job, it simply would have been overkill. It's rare to find a contractor that will come out and tell you that you don't need to have work done, and give you an honest assessment like that. For that alone, I'd highly recommend the folks at Basement Masters...and Randall in particluar. He was very knowledgable - and if I need to have further basement repair work done in the future - I certainly wouldn't hesitate to call them!

Randall Butterfield and his crew are TOP NOTCH! Unlike other companies, Randall gave us an honest assessment of what was required to do the job right. We needed our crawl space leveled and a new barrier in the basement (encapsulation) put in. This was not an easy task given the small amount of room his crew had to maneuver around in our basement. Like clockwork, the workers arrived on time and completed the job in three days. Upon completion, the work area was left spotless. I highly recommend you consider Basement Masters Waterproofing!

This contractor was one of the best we have ever used for home projects. Their project performance from quotation to completion was superior, with excellent communications on all aspects of the job. The project supervisor was thorough and helpful and understood both the job requirements and our personal preferences. This understanding resulted in a clear and concise project quote with all goals and details thoroughly presented and individually priced. The job schedule, within weather permitting parameters, was performed on time and as quoted. On site crews were thoroughly briefed on work required and appeared every day on time. Work crews were personable, trained, qualified and focused and completed the job tasks on schedule. Periodic visits by the project supervisor occurred throughout the work period, coordinating with the crew and with us to ensure all tasks were proceeding as required. As inevitable on-site issues arose, plan adjustments were quickly devised and carried out to achieve our preferences or seamlessly overcome construction problems. All line items of the contract were carried out on time and the knowledge and skill of the individual crew members was excellent. In several cases, the supervisor and crew made helpful plan suggestions during the project period to ensure that outcomes would meet expectations. During work, the crew took special care to preserve the beauty and health of our gardens and lawn and tree root systems, scrupulously cleaning up and returning our property to its original condition following construction. . We have found that the two major goals of our project, the correction of basement water leaks and the control of roof water and surface water runoff during storms were accomplished. Our basement is dry and protected for the future and the damaging erosion of lawns and gardens has been stopped by the drainage system. Finally, we believe we got real value for the money we spent with this company. We strongly recommend this company for anyone that has either of these home problems .
