I needed to have an assessment done on a property with a small leak in the foundation wall prior to home sale which was less than a week away. The company provided an expert evaluation within a day and corrected the issue with a crack repair within a couple days. The repair was excellent and withstood the true test of a significant rain event a day after the repair. Would definitely use Basement Masters again.

If I had another basement project, I would go to Basement Masters Waterproofing. They seem to treat their customers the way they would wish to be treated. They acted with integrity throughout our interaction and did high quality work. First, Randall - who I think owns the company - came to the house to give me a quote. He explained clearly what was needed to make my tiny basement windows into egress windows (dimensions, height off the ground, and ladder for the well). The price he offered was better than the other companies I spoke with. The work was interrupted by snow (and holidays) because this was being done in the middle of winter. Although the company was under pressure because of days of work lost because of the weather, they made sure that they delivered a high quality product. The windows they installed were custom because Randall wanted to make sure that they fit just the way they should. He even replaced one of the windows to be installed because he could have made it work but he wanted an even better fit. When one well ended up being more work than anticipated, they nevertheless stuck to the price they had quoted me. I was very glad I chose them to do the work.

We received a couple of quotes from different companies for exterior waterproofing. When we met with Randall, he thoroughly inspected our home and explained what work he felt needed to be done. The estimate along with a detailed description of the work to be done was emailed to me when he said he would. The estimate was pretty close to the other company I got one from, but I felt more comfortable going with Basement Masters based off the time and patience Randall took to explain everything and answer all of our questions. The work was done by a two man team headed by Walter. Walter and his other worker always came on time and cleaned up their work space when they left. They took great care to keep the interior of our home clean too when they needed to come inside. Hand digging dirt is a messy job, but their work always looked clean and professional at all stages of the project. When the job was done, everything was put back as it was before. It has been a few weeks since they finished the job and our basement has remained dry despite some heavy rains. I would absolutely recommend Basement Masters for your exterior waterproofing job.

Kudos. I was able to remove two condensation pumps now that the water flows to the sump pump well through the discharge trench in the basement floor. Recent rains and no water seeping through the foundation walls. Basement Masters also provided a follow up visit. I'm happy with their service and with their price. PS: After not seeing a charge on my credit card, I had to remind them that I owed money. First time I ever had to remind a contractor that I needed to pay.
Description of Work: I had two cracks (front wall and back wall) in the poured foundation wall. Epoxy injection and carbon fiber application applied to each crack. Also a crack in the basement floor that was used for a PVC discharge trench to the sump pump.

Wonderful Experience. Best Basement water proofing company. I have waited for 2 years before I completed my basement water proofing project. I have taken estimate from 5 different companies. These companies are: ‘All Aspects Waterproofing’, ‘Value Dry Waterproofing’ , ‘A A Action Waterproofing Inc’ and several others. What I found that most renowned basement water proofing company cons are: 1) Agent comes to your house and tries to sell the package by any means not caring at all about your situation or need.2) Since agent makes commission of each assignment they sell, they will try to tell you anything nonsense.3) Very vague on their work description. No Detail about the kind of work /diagram / description of small details of work. –They will say or will give impression of doing everything which they will not provide you in writing.4) Sell agents are marketing guys – who tries to play with your mind and sell the package.5) Very Important one point for Basement water proofing: --- All most all Basement water proofing company will pretty much do the same kind of interior drain - sump pump system. – Difference is made by who is going to handle the outside water better/ efficiently and with a compacted approach – all these other company will not even discuss about out side water/ gutter down spout water handling at all.6) Many a time, these companies sub contract the work to other small companies which you will not even realize. Let’s come to the Pros of this Company ‘Basement Masters Waterproofing’ which I have used: 1) FYI: First their price is not the cheapest. At the same time, their quote was not the highest also among the other quotes I have received. I would put them in the middle price range.2) Let’s come to the person who came to my house. He is the owner of the company: Mr. Randoll. 3) He doesn’t have any marketing nonsense. Best part is: he tries to understand your basement water problem and notes the absolute need. Then He will email you the estimate which will have all the details with map and diagram. He will work with you if you need something different and price.4) Now it comes to the crew. Team which came to my house was a 4 member team (Direct employee not sub-contractor). Head was Mr. Walter. If he is about to do your job then you don’t need to worry about anything. Mr. Randoll’s (Owner) quote and Mr. Walter work are so much in sync – you won’t believe that. Mr. walter also takes the job as his own house they do many different things extra which was not in the quote to make it nice. 5) Main Work which makes them different is the outside peripheral water management. Once the sump pump push the water outside what and how the water will be drained. Same with the Gutter down spout water draining. They will take care all of these issues.6) They have proper honest business approach rather than ripping off people.7) I highly recommend them . You will see the difference.

Company provided evaluation of the problem and estimate to repair within 48 hours of request for service --representative who did on-site assessment was extremely knowledgeable and professional advising of alternatives to effect the needed repair -taking great effort to advise of best way to deal with the matter in the least expensive manner -- company provided a five year warranty and pictures of the leak and various stages of repair including pictures of the completed job. Provider was highly responsive, on time, professional, etc. We are very grateful and highly recommend this provider.
Description of Work: The provider inspected a crawlspace that backs up to a foundation wall on a walkout portion of our basement. We had remodeled it the summer before and were concerned about moisture in the crawlspace and drainage. We wanted to know whether we needed to waterproof the foundation and/or add drainage to a house built in the 70's. The provide inspected the area under the crawlspace which included the foundation as well as the interior walls. He gave us an appraisal and the opinion that nothing needed to be done, along with a thorough explanation. Given that no work was needed, there was no charge no attempt to sell us services.

It went very well. Randall came out to assess the situation in my basement. He then thoroughly and knowledgeably explained the problem and the potential solutions to the problem and their relatives merits. He ultimately suggested the least expensive solution as the most appropriate for my needs. He was very professional and explained things very clearly. He wrote up a proposal and had it to me within the time he indicated that he would. I ultimately chose to have the work performed at least a month after the 30 day period the proposal was supposed to be good for, but they honored it anyway. I was not on site for the work to be done, but my father- and mother- in law were and they are not easy to please. But they found Walter and his crew to be very thorough, polite and professional. They worked efficiently. The work called for a good bit of cement to be drilled in the enclosed, unfinished portion of my basement and for new cement to be mixed and laid. They took great care to protect the finished portion of the basement and despite all of the concrete work, left the unfinished portion as clean as they found. My in-laws were very impressed and pleased with Walter and his crew, and I was more than happy with the result.

So we bought this house six weeks ago. All the rain we've had recently flooded the basement. I had previously contacted Basement Masters for an estimate on a basement egress window and liked the inspector and price they quoted so had decided to go with them. Due to that positive experience (we haven't had that window installed yet), I called them again the same day of the flood. They sent a professional out quickly, Randall, who took a good look at the ground/walls and suggested some remedies. I felt like he was attentive and knowledgeable. He got an estimate to us quickly. Knowing our situation (having just bought the house and having this flood), Randall thought of us when he had an unexpected opening and moved us up in line by four weeks. We had the work done today, after just requesting to be added to their schedule yesterday! It's all done....have to let the cement cure of course. They sent a knowlegeble and professional technican, Walter, out to do the job. Walter explained what he was doing, answered all of my questions and then explained it all over again to my husband when my husband got home. Walter seemed to take pride in his work, rather than to be someone who is just working for a paycheck (not that that's wrong either) but it was nice to see a man who was proud of what he was doing and put something of himself in to the job. Their staff at the office are very personable and quickly respond to my questions and concerns as well. I have had only positive experiences with this company and would highly recommend them. Given the unexpected expenses we've incurred with this flood, we're holding off on the basement egress window until the spring, but definitely plan to go with Basement Masters Waterproofing when we do have it done. Very, very pleased with their work.

I was pleased with the work and as it was completed days before the recent nor'easter, especially pleased. I would certainly have gotten water in the basement if the work had not been done. The basement remained dry and there was no damp smell. Mr. Randall Butterfield provided the estimate. He came to my house w/in the appointed time and spent the time needed to discuss options and what would be the best way to handle the job. He was patient and polite and knowledgeable. He answered my questions then and subsequently. The estimate was detailed and complete with a detailed description of the work and specs for the products used. None of the other companies from which I received estimates came close to the detail. Only one would do an exterior system and their quote was a few thousand dollars higher. Since this kind of work is affected by the weather, I only had a rough estimate of when it would begin. Fortunately, the weather held and the workman were able to come over a week earlier than first estimated. The work was completed in three one-half days. The crew, led by Walter, arrived about 8am and worked past 4:00 each day. They worked steadily, were polite, cleaned up and when the job was completed left no debris behind. Walter satisfactorily answered any questions I had while the work was in progress. Mr. Butterfield arrived the day before completion to check on the work. Walter tested the sump pumps and walked me through the work upon completion to make sure I was satisfied. The crew trenched by hand and finished most of that the first day. This involved digging down to the footers at least eight foot. The excavated soil was placed on a tarp and the shrubbery that was in the way of the excavation was removed with the root ball still intact and re-planted after the job was complete. As I mentioned above, layers of sealant were applied to the exterior cinder block walls, followed by waterproofing membrane and drain board and installation of an exterior sump pump. The perforated pipe was laid and as well as blue stone to create a drain field. The soil was replaced and tamped down. The shrubbery was re-planted and mulch spread around the shrubbery. All debris was removed. As part of the job I had an old window bricked and two old pipe holes that went through the cinder block filled. I had the interior sump pump replaced since it was in poor condition and covered with sediment. I had to call an electrician at additional cost to me to install an exterior outlet for the pump. I was pleased with the work. I hope never to again to purchase a home with basement water issues but if I was mad enough to do that, I would not hesitate to hire this company again.
Description of Work: I had a long-term water problem in the basement of my re-built home. (The original portion of the home was built in 1932). About a dozen times a year during heavy or soaking rains, water entered the unfinished basement. I was interested in an exterior waterproofing system. Basement Masters trenched around most of the original basement to the footers, applied layers of sealant on the walls (cinder block) as well as a waterproofing membrane and drain board. They installed a perforated drain pipe and layers of stone, filled back the soil, replaced my interior sump pump and installed an exterior sump pump. They patched some holes in the cinder block and bricked in an old basement window opening.

Basement Masters truly exceeded my expectations in all areas. From the beginning, the quality and detail of the written proposal was more thorough and specific than the several other vendors from which I got bids. They were responsive in the proposal to what I asked for, rather than trying to sell me more). The job foreman, Walter, was exceptionally easy to work with, very willing to accommodate specific requests, and seemed personally determined to ensure the work was of the highest quality. The two other workmen were also top notch. The work itself was very high quality. All the repairs were very robust, i.e. lots of concrete to support the foundation and plug holes, more thorough excavation of the crawlspace than I expected, etc. The repairs look like they will last forever, but also very neat looking, The workmanship was also excellent. The flashing was nicely done, and all the nails were covered with caulk. They were very careful to protect a coax cable that ran through the work area, and secured it to the joists and beams in a much more thorough fashion than I had expected. The only slight negative was that I thought the process by which we scheduled the initial appointment for an estimate was a little cumbersome and took longer than it should have, but worth the wait.
Description of Work: Years of rain had caused topsoil under deck to erode into crawlspace, which also compromised the foundation under a lentil. Basement Masters excavated over 60 cu feet of dirt from the crawlspace, repaired the foundation by pouring a concrete underpinning, backfilled and graded the topsoil under deck, filled two additional holes between crawlspaces, added flashing on wood along house, and secured a coax cable that ran through the work area.

Randall Butterfield arrived on time for the appointment and looked at our problem. He then said he would get back to us with an estimate in a week or so. He never got back to us. The frustrating part was that they were the last estimate we were waiting for to evaluate several contractors. Since our basement was leaking every time it rained, it was important that he got back to us quickly....again, he never did.

The technician was really honest and told me of a way to check if water was still coming through before charging me a lot of money to put a sump pump. I told him I just fix the gutter outside that was broken and he suggested that that was probably the problem as well as my own dryer being so close to the wall, moisture might be escaping from it. I really appreciate the honesty and that he try to help me solve the issue myself instead of just telling me that I needed to spend a bunch of money for a sump pump when it actually looks that I don't need one. I would recommend anyone to call him before trying any other person. I will definitely use him in the future if need to.

The work went well and once started proceeded without a pause. The hole repair entailed digging down below the footer, installing a form for the concrete along with rebar tied into the existing footer and wall. The repair was nicely oversized to provide the strength needed. Since part of the wall was exposed at that point and because the interior of that section of foundation wall showed significant moisture transfer, we opted at the start to also waterproof the wall containing the hole. The waterproofing entailed removal of the shrubs in the front of the house which was done neatly; retaining enough of a ball, wrapped in burlap or felt, to maintain the shrubs while they waited for the end of the work. The foundation wall and footer were then exposed with hand digging and the tailings either neatly piled next to the digging or on plastic sheets nearby. The waterproofing itself was then applied to a cleaned wall, allowed to cure and then a french drain was installed. Since the old drain appeared to go nowhere, we decided on a sump to handle any accumulated water. Basement Masters handled its installation and the required drilling through the foundation wall for an electrical drop. We provided the outlet. Each day, the work site was left in a neat, orderly condition. The on-site foreman provided daily updates on the day's work and the plan for the next day. The manager made several stops to check on the work and confer with us to ensure we had no issues. When the waterproofing was complete and the excavation filled back in, our shrubs were restored to their former sites and the entire area returned to its previous appearance. In fact, except for the very unobtrusive sump access, you would never know the area was disturbed. So far, everything has survived and seems to thriving. Since our foundation interior, a deep crawl space, was a conditioned area, Basement Masters also saw to the repair of the crawlspace seals that had to be opened to access the foundation hole as well as the electrical penetration point. Overall, we are very satisfied with the work done, the way in which it was done and the level of communication. While we would obviously liked to have spent less, we think that the value for our dollar was excellent as were the recommendations from Basement Masters. We would use them again if another section of our foundation developed any issues. One other note, some of the work required more effort than anticipated: deeper footers and some shoring needed. This was all handled within the estimate. Any out of scope work, primarily the remote tailing sites, was discussed before being undertaken (we were very concerned about disturbing the surrounding plantings as little as possible). Basement Masters also worked with us to remove excess dirt resulting from the drain to another section of our property. We feel that this process went well because the initial contact with Basement Masters was very professional and included a thorough inspection of our problem and open discussion of the issues, options and expected results. This is an important point to not only getting your problem budgeted and resolved but also to not being surprised or dissatisfied.
Description of Work: Basement Masters excavated and plugged a hole in the foundation, including the footer, left by the builder 20 years ago. Basement Masters was fast, professional and very cost competitive. They gave us a detailed estimate and thoroughly went over the work that needed to be done. We needed the work done quickly because our basement is a primary play area for our three children (including two toddlers) when they cannot be outdoors, and they moved around some other projects to get it done in 3 days, even after they discovered they would have more work to do than originally thought. Excellent workmanship and results!

To assist us with putting our home on the market, Basement Masters accommodated a quick turnaround time for fixing a basement walk-out stairway that had been accumulating water. They rebuilt the retaining wall entirely, hauled everything away and left everything very neat. They also rebuild the pad at the bottom of the stairs, installed a new drain, and connected that drain to an existing sump pump to ensure no water would accumulate below the pad. Finally, although it was not in the scope of the work, they repainted my rusted handrail and reinstalled it, so that everything is safe and looks great for the sale of our home. There has been no water in the staircase even after all our spring rain and snow melt! Randall is professional, easy going, and very knowledgeable about the BEST way to approach water issues, and I cannot recommend Basement Masters highly enough!

The work was completely on time, and was done very well. The basement had severe water problems before and after I purchased my home. The work was completed in a week including approval from Arlington county. I was very happy with the services that were performed.

This is an update of a previous evaluation of this company. I never received a proposal as Randall had indicated at our meeting. About two weeks later he followed up with a call me to see if I had made a decision about what I was going to do. He was surprised to learn I never receive his company's proposal. He had been ill and out of the office for about two weeks. Upon checking, he found the proposal had been emailed to the wrong address. By this time I had made arrangements with another company and therefore did not require him to re-send the proposal. Even though I did not have this company do any work I do appreciate his follow-up and therefore amend my previous evaluation of his company to an "A" due to his responsiveness, knowledge, and professionalism.

We did a lot of research when selecting a company to repair a water issue in our basement. Basement Masters was kind and professional from the first phone call to the very last handshake. Of the companies we received estimates from, they were by far the fastest and best with follow up, as well as fairly priced. When we hired them, their paperwork was thorough, and hand off to repair work was seamless. The project manager on the job and the crew were all highly professional and efficient workers. The owner, Randall, even came out to inspect the work himself and say hello. We ultimately learned that Basement Masters stands behind their work and their word. We did have follow-up needs on our job during a snow weekend. Neither the weather, nor the weekday compromised their attentiveness or response time. If you hire Basement Masters, you are hiring a company that thinks from a customer first perspective and strives to do what is right.
