Description of Work: we also trusted our realtor with this company and she told us that they were the best. On the day the inspector came out it was misting and around 50 - 60 degrees outside. He told me he wouldn't go onto the roof but would walk around the house to get a good look. He didn't use binoculars and missed the real condition of the roof which was not as he said 3-5 years but pretty much at the end of it's life. 9 out of 10 ridge vents were missing and within one week of moving in we heard noises up in the attic and had to call critter control to get the squirells out . They went up onto the roof and found the wood rot on the boards and then stood in the yard and showed it to me. They also closed the ridge vents after the squirrel's were all caught. When I called my realtor and she called US Inspect, Bob came out took some pictures of the rot I showed him from the yard and off he went. His boss then sent me a e-mail about how they regret the unfortunate squirrel's in the attic but as a homeowner we can expect this kind of thing. No mention of the rot. 18 months later we have had lots of damage to our walls, ceilings and have replaced the roof. They once again are telling me Bob did a good job. So stay away from these smooth talking home inspection companies in the polo shirts. They're not looking out for your best interest. Spent 2 hours of the 4 hours they claim to spend and half of that was just small talk!

THERE WERE TWO PEOPLE THAT DID THE INSPECTION, I WOULD NOT USE JOE SPATE AGAIN. HE DIDNT SEEM VERY ENTHUSIASTIC OR KNOWLEDGEABLE, NOR DID HE INSTILL VERY MUCH CONFIDENCE. TIM TUCKER, THE OWNER, WAS QUITE GOOD.

HAD AN INSPECTION TIME OF 2PM. GUARDIAN SHOWED UP AT NOON TO START INSPECTION. THEY TOOK OVER 4 HOURS. VERY DETAILED INSPECTION AND WALK THROUGH. A BIT HIGHER PRICED OVERALL, BUT I HAD A SHORT DEADLINE TO GET THE INSPECTION DONE.
