HORRIBLE. NEGLIGENT. ARROGANT. Not my ex-husband but US Inspect. DO NOT use this company for home inspection services if you don't want to pay out of pocket expenses for missed components. US Inspect missed essential components during the inspection of my prospective home at the time that have cost me over $5,000!! They first offered to settle my case for 1/25 of the cost and then only offered to give me the price I paid for the inspection to make me whole - less than $600! They did not take ownership for their incompetence. They didn't even apologize! Eric Carpenter missed squeaky hardwood floors, a rusty and water damaged roof, loose handles for steps, and other items. How can an inspection company miss a 30 year old damaged roof?! This is your job ... to check the roof! Highly recommend that you use any other company; you'll be better off using my 4 year old nephew for free!

Do NOT use this home inspector. Our inspector told us a broken sill on the back of our house was "cosmetic" when we pointed it out and failed to recognize a sunken driveway. In addition to that, he also failed to report that our foundation wasn't plumb and that the joists weren't attached properly to the house. This has resulted in $110,000 foundation repairs. Do NOT use them. When I reached out to the inspector, he essentially told me "too bad, it outside of our 1-year warranty period."

We called and left a msg asking for an inspection of a home we were thinking of buying. Chas called us back approx. 2-3 hours later and set the appt. He was a few minutes late but the inspect that he did was very thorough, looking into all the nooks and crannys of the house and climbing onto the roof. Also, he took alot of photos. He was very pleasant to talk to and ask questions of and he was very forthcoming about any issues that the house had at the time or that he thought may arise later. The report that he sent to us was also very thorough and had alot of photos. We didn't realize quite how well he had done until we had a VA inspector inspect the house. The professionalism, thoroughness, attention to detail and approachability of Chas was head and shoulders above the VA inspector.
Description of Work: Chas did a home inspection prior to our purchasing the home. He was very thorough and forthcoming about any issues that the house had at the time of the inspection or that may arise at a later date. The report w/ pictures that he sent us was very helpful and clear. We had a VA house inspection done later and the inspect that Chas did was far and above the one done by the VA inspector. I would definitely recommend Chas and US Inspect to anyone needing a home inspection.

I have now listed the home for sale and the buyers had it inspected by US Inspect in May 2012.US Inspect found several problems on this most recent inspection-problems that were there when I bought the home. For example,1) US Inspect identified issues with wires in the electrical panel during the May 2012 inspection that, when one looks at the photos from the April 2009 home inspection, were present in May 2009; 2) US Inspect identified a problem with an electrical outlet in a bedroom closet during the May 2012 inspection that it failed to identify during the April 2009 inspection; 3) US Inspect identified issues with bathroom ductwork during the May 2012 inspection that had to have been present when I bought the home because I had no work done on the ductwork; US Inspect's inspector did not take a picture of the ductwork at issue during the April 2009 inspection, but the inspector in May 2012 took a picture of the ductwork. The list of discrepancies between the April 2009 and May 2012 reports goes on. When I asked US Inspect to contribute to the cost of some of the repairs, they took more than a week to get back with me, despite the fact that I left voicemails inquiring into the status of their review of my request and despite the fact that my closing date was quickly approaching. When US Inspect finally returned my call, the agent declined to do pay for the repairs, citing the three year lapse in time and the presence of what appeared to be fresh duct tape on the ducts in the May 2012 photographs of the bathroom ductwork. Despite my claims that nothing was done to the ductwork or to the electrical panel and outlet, she refused to agree to reimburse any of the repairs. I asked to talk to her supervisor, and she said she would talk to him about my concerns. She got back with me the following day with the same answer. I then asked to speak with someone else in the company about the issue. The agent gave me the contact information for US Inspect's General Counsel. I sent an email message citing my issues to the General Counsel and am waiting on a response. This home inspection company, like so many others, has a very skewed contract that favors the company-read US Inspect's contract and addendum closely before signing it. US Inspect only stands behind its inspections for a year after the inspection. Its clients have to notify US Inspect of issues prior to making any repairs so that US Inspect can be given the opportunity to investigate/repair the issues. The one year guarantee is impractical because, unless it is a very obvious defect (i.e. water running down a wall, structural issues, etc.), the defect can remain unidentified until the house is inspected again. In my case, US Inspect did the second inspection and identified many issues that it failed to identify in its previous inspection three years prior. I would recommend finding another company, after my experience with this company or, at the very least, to get a second inspection company to look at the house shortly after US Inspect provides a report of inspection.
Description of Work: I purchased a home in May 2009 and US Inspect performed a radon and home inspection; I have now listed the home for sale and US Inspect performed the radon and home inspection for the potential buyers on May 23, 2012.

He checked everything in and outside the condo and made many recommendations or suggestions. Inspector (the individual) personally recommended by my realtor. He arrived at the home a few minutes before the scheduled time and had already begun the outside survey when I arrived. The inspection was very thorough and found several cosmetic items that both the agent and I had overlooked plus several electrical issues that would otherwise never would have been spotted (including inside the breaker panel which he opened). Based on the professionalism exhibited by the inspector, I ordered a radon test (over a 3-4 day period) which did identify exposure at very slightly above the recommended limit (and which was remediated by the builder). Because of the electrical issues that turned up during the inspection, I scheduled a re-inspection to be performed after the builder had made corrections (I didn't feel qualified to judge those corrections). Again, the inspector was on-site slightly before the scheduled time and completed the re-inspection in accordance with my expectations. At the time the inspection was scheduled, USInspect had provided a very detailed explanation of what the inspector would, and would not do, during his inspection. Unlike some other reviewers, I was, therefore, able to anticipate just what to expect.

.Kevin the inspector came out and took us through the inspection with him. Made us a part of the inspection. He took the time to show us the areas that we needed to be concerned with and why. This is a national company, and we used their services in Westminster, Colorado. Dan Schenkel, whom I understand is their regional supervisor, performed our inspection. We made the appointment on Friday, got the inspection appointment Wednesday without any difficulty. Not only was the inspector prompt, but he arrived before us, and started his walk around the (unoccupied) property before we arrived (which we appreciated). He wore a US Inspect shirt, dressed nicely, and was mindful of his shoes while examining the interior of the house. We received a 24-page PDF inspection report by email on the same day of our inspection; it included pictures. The company does not guarantee same day report return, I understand, and we happened to luck out on timing.We feel that US Inspect, and our inspector Dan Schenkel in particular, did a fantastic job! We will not hesitate to recommend this company to others in the Denver area.
Description of Work: The inspection was thorough. The inspector was kind to discuss with us the age of equipment in the house, its operation, and of course all the things you expect such as what are big problems, which problems should be addressed by licensed professionals, and which are minor projects which can be accomplished far less expensively ourselves. (He did not discuss specific estimates for repair, mind you -- just general advice about complexity.) There was no feeling of being rushed. He patiently answered all our questions, and spent as much time with us as we wanted to.

We hired US Inspect due to the availability of their inspectors. Other inspectors were available at least a week or two out, while US Inspect was able to send an inspector the day after I first called them. They were very responsive, followed-up to confirm, sent a contract and other documents ahead of time, and the inspector was on time. The inspection itself, however, was substandard. The inspector performed a minimal inspection. His test of appliances was a quick on/off flip of the switch and several appliances were not tested at all. The inspector tested some electrical outlets as he noticed them, but upon moving in we discovered that none of outlets in the two bathrooms worked, which the inspector missed. Overall it was an unimpressive second-rate inspection. In the past we have had top-notch inspectors that were far more thorough than this.

Dennis came to the property earlier than our appointment time. He went up and down, inside and out, check everything carefully, and explain it clearly to us. And he also helped to answer a lot additional questions from us beyond just the termite.

US Inpsect's corporate offices are in VA, but they have consultants all over. The house, pest and radon inspection I ordered was for a house in Indianapolis, Indiana. My great experience with US Inpsect begain with their easy online scheduling option. I was able to quickly schedule an inspection for a house I intended to purchase. I had heard of US Inspect before, as the company also does commerical inspections, and they are known to be thorough and reliable. However, I was still overwhelmingly impressed with Dennie Baird, who was the technical consultant who completed my inspection. Not only is Dennie knowledgable, but his professional, easy style allows him to educate the client throughout the inspection - I learned so much during those hours. The inspection revealed several significant items that were not known to the current owner/seller. I suspect if US Inspect's processes and procedures, and Dennie himself, were not as thorough as they are, I may have purchased the house with no knowledge of these significant issues. I recieved the inspection report very quickly, and the radon report shortly thereafter (radon testing requires several days data collection). After receiveing the final report via email from Dennie, someone from the corporate office called me directly to ensure I had all inspection details in-hand and did not have any immediate questions. A few days later I receieved an invitation from the president, Bill Bowman, to complete a survey regarding my experience. This request stated, "we can become a better company if you will take two minutes and share your thoughts with us". A company that realizes feedback is a gift and addressing concerns and keeping up with existing good service is a very profitable business approach....fabulous!

I did not personally hire US Inspect; however, they provided the inspection on a relocation home I wanted to purchase. Even though it was just three months after their inspection that I made an offer on this home, I decided to hire my own inspector for peace of mind (which is the $620 I paid to my inspector). While there were little things here and there that US Inspect did not identify in their home inspection they also did not mention some VERY large things: US Inspect neglected to identify the cut trusses in the attic that support the roof, the rotting wood in the attic supporting the roof, the mold growing in the attic (penicillium), the fact that the door to the garage was not a self-closing fire proof door, the flashing around the chimney and gap which led to the water seepage into the attic and the list goes on and on. I posted a response on US Inspect's blog about what has transpired over the last weekend and when I checked on it this morning, they deleted it. All I can say is that do not rely on any home inspection service that this company provides. I would have never offered the seller the asking price and commenced towards purchasing this home if not for the fact that they offered me this large detailed package which stated that the house was sound. I am living a nightmare now - awaiting if the seller is going to resolve the issues or if I will not have a place to live by mid March. Follow-up to the company response: It is impossible to imagine that any relocation company would instruct or choose to not disclose a hole in the roof and subsequent mold growth. In fact, US Inspect has cost me the home I wanted to buy as I was to close tomorrow 2/28, but since the cost to replace the roof and remediate the mold is so astronomical the relocation company has stalled all progress pending US Inspects compensation of the negligence. So it looks like despite having all the financial aspects of purchasing a home completely resolved, I will have no place to live in a few short weeks and I cannot believe that both of these organizations are just going about their business with no consideration of what they have done to me. If only the issues were related to "trim" problems we would not be having this discussion. Perhaps US Inspect can step up to the plate and do the right thing instead of trying to blame someone else.

Please understand how Relocation inspections work. What is seen in the final report that a home buyer may see is not always the entire findings as reported by our inspectors. We report on all defects seen on the day of the inspection. Each of our Relocation clients, and in turn each of their client companies, has specific criteria. They often wish that only certain things end up in the "final" report. While I cannot comment on this specific home (not knowing the details and respecting client confidentiality), this is a common occurrence. I performed a "Relo" inspection once. I reported on a dozen or more areas of deteriorated wood trim. Also noted were 2-3 areas of minor composition board siding deterioration. The final report showed only the siding problems, and nothing about the larger trim issues. Trim problems were not a part of what this client company wanted in their reports.

It went well, but it felt kind of rushed and uncomfortable because the homeowners were there, and we were not able to really discuss things very openly, which is not anyones fault. Also, I wished I had taken notes of a lot of what he said--he was giving me a lot of advice and info that was not necessarilly part of the inspection, and I was not taking it all in. He did have a very detailed report, and overall, I was pleased with the service. He seemed very thorough and knowledgable, very professional.
Description of Work: Tim did a home inspection. Through no fault of his own, I do not think we were able to spend as much time or discuss things very much because the home owners were present in the house. I think he did a good job, but I did find a couple things wrong after I bought the house that I wish he had found before so they could have been fixed, as they are not covered on my home warranty. To be specific, the heat pump is on a slab which is sinking like the leaning tower of pisa, and the mail box was completely rusted out. he did give a lot of good information, and write a very detailed report, and found a number of minor things i was able to have fixed before purchase by the homeowners.

As a first time home buyer, we believed that a Home Inspector would do a thorough and honest job. The house was advertised as having a newly installed roof (less than 3 months old). During our home inspection, we noticed that a few shingles had fallen off the roof. We mentioned to the Inspector that the roof should be new and asked if it was an issue that needed immediate attention. He picked up the fallen shingles, gave them a brief visual examination, the told us that we should be fine. He did not physically get on the roof to look to see if the problem would grow. He also indicated that the roof was properly flashed against the chimney exhaust vents. He said that we should just call someone to nail down the fallen shingles and not worry about it. Shortly afterward, the DC area was hit by a major snow storm which prevented the work from being completed before the closing. After the snow melted, a licensed contractor came out to survey the roof. After examining the same fallen shingles that our home inspector held less than 6 weeks earlier, he assessed, from the location of the nail holes that the roof was improperly installed. Further inspection, done by physically getting on the roof and looking at it revealed that the roof had also not been properly flashed. He informed us that the entire roof would need to be removed and re-shingled. Furthermore, the roofer said that it was the "worst roofing job" that he had ever seen in 20 years, and that any competent home inspector should have been able to figure this out. Subsequently, we had 4 additional estimates done, all of which independently arrived at the same conclusion. We contacted US Inspect, informing them of the situation. They quoted a vague passage in the home inspection report as evidence that we were warned of the problem. They claimed that we were advised to seek a licensed contractor to repair some interior trusses, which actually bears no relation to having the shingles removed and replaced. They defended their Inspector and accused our roofing contractors of being unreasonable and inappropriate for suggesting that our Home Inspector or US Inspect was negligent and / or financially responsible for the damages. As such, we hired an attorney who examined the home inspection report provided by US Inspect and the estimates provided by the contractor. Our lawyer advised us that US Inspect was completely negligent in their home inspection by not physically examining the roof. No mention to the existing problems were reported to us. However, because US Inspect has paid general counsel on staff, our lawyers advised that it would cost us more in legal fees than we would recover as damages from US Inspect. Unfortunately, we were not Angie's List members at the time of choosing a home inspector. Had we been, we would have taken heed at the other negative comments provided by unfortunate home buyers who have used their services. That would have saved us $7,000 and a considerable headache.

I was very impressed with Mack Carr. I have had prior inspections done for other houses with different inspectors and Mack Carr was by far more thorough than any other inspector I have ever used. Not only did he do the house inspection, but also provided tips on what I could do to improve how some things work. The inspection took about 3 to 3 1/2 hours. Mack found items that the inspector I used when purchasing the house missed. I will definitely be using U S Inspect to inspect the new home I am purchasing.

Fantastic! Eric came in, explained the inspection process, was patient and knowledgeable when we asked questions. He described the different systems within the house and the time periods they were associated with. He suggested ways we might save money here or there and what we might do to mitigate future problems. We feel much more confident about our purchase now that Eric has walked us through the house. He even pointed out the fact that the original gas light system has all the pieces and parts! Eric was also very honest about the need for a radon test in the house. His honesty saved us almost 200 dollars! Yes, I will recommend Eric and his company to friends in the future.
Description of Work: We are in the process of buying a 1895 rowhouse and needed an inspector to come and look at it. Eric Carpenter, the inspector, was incredible. The house has a jumble of plumbing, wiring, etc. from many different time periods. Eric was excellent at pointing out the deficiencies AND the opportunities! He went through the whole house with us room by room documenting and explaining the history of our amazing house. He also pointed out maintenance items we should consider once we assume the responsibility. While we do not have a 203K loan, Eric also is able to provide work for those types of loans.
