I was extremely impressed with Warren and the work he performed. Warren arrived at the agreed upon time for both the appointment for the estimate and for the actual installation. I appreciated the time and care he took in previewing the job prior to giving an estimate. I've had gas lines run in three houses and this is the first time somebody has spent much time lookinhg at the job. It's also the first time the job has taken the amount of time estimated. It spoke highly of Warren's professionalism. The job was done in the time frame estimated, done in the manner initially described, and done for the ageed upon cost. That was not typical of my experiences prior to this with other plumbers. Not only that, but Warren's price was reasonable when compared to the two other houses I had experience with (the lenghts of run of pipe and complexity were similar). Warren was also very accomodating of my requests. I preferred valves to gate valves, and Warren had no issues with installing them. Warren pulled the needed permits, and arranged fo rthe inspections. Both inspections passed without incident. Warren also took great care to protect against any damage that the work could have caused to the house. Again, beyond what I've learned is typical. I was impressed with the value Warren delivered, his professionalism, the quality of his work, and how well the overall experience went. I plan on using Warren for my plumbing needs in the future. One note: When I initially contacted Warren, he was in the middle of a job and asked that I call him back around 8:00 in the evening. I did so. Warren was perfectly willing to accept the call that late at night, and to discuss the job. Other reviewers had noted this, and I can echo their experiences; although that was a little new on me. But, when Warren did the work, I saw how he concentrated on the job, and can see why he prefers not having interruptions. Given the high quality of the work, and the reasonableness of the price, I'll call him as late as he wants to discuss work.
Description of Work: He ran two gas lines; one for a dryer and one for a range. He reworked the gas line leading to my hot water heater so that the unit rested squarely on the floor rather than on edge. He ran a water line for a humidifier. He replaced my main water shut off valve and he replaced the water shut off valves under three sinks.

Warren is my go to plumber. He can fix anything and I've used his services several times. During the most recent visit he changed the hot, cold and shower handles in my main bathroom and the hot and cold handles in the master shower. My house was built in 1978 and I think the handles were that old. Before I found Warren I had two other plumbers look at the handles to give me an estimate on how much it would be to replace and they told me that I would probably have to replace all the pipes, etc. because the handles couldn't be removed without destroying the tiles. Warren was able to remove them without any damage to the tiles. My master shower was dripping for 2 years and I was told, by the other plumbers, that the inner parts needed to be replaced to fix the dripping but that since the handles couldn't be taken off without destroying the tile it couldn't be fixed. Well, Warren fixed everything without destroying the tile and without replacing the inner parts (sorry, I don't know what they are called). Bottom line, if I have a plumbing issue I call Warren. He'll be my plumber for as long as he is in business, and I hope that's a really long time!

Warren Dawson fully lived up to the amazing reputation he has on Angie's List (and competing Site). Always brief, to-the-point, and determined to make best use of the time YOU are paying for. He was there exactly at the arranged time, meticulously monitored job timing and immediately "stopped the clock" between jobs. Rather than let us over pay for the chosen (online) Moen kitchen faucet he drove me down to Home Depot (OFF the clock) so we could (a) see the item close up and in person and (b) save over $30.00 compared to online price. He was in no way "rude" (see a couple of reviews below), just efficient and professional and, for that matter, very personable. We have a couple of much larger jobs in prospect and will look no further than Dawson's Plumbing - for sure.

Mr. Dawson arrived at the time arranged, rerouted the drain pipe, installed a new trap, checked it all out and finished in good time. This is the 4th time I have used Mr. Dawson and have always found him to be professional, honest and quick.

If you use this plumber, call to remind him about his upcoming appointment. In his own words, "he is very reachable around 8:00 in the evenings". My plumbing job was not an emergency, therefore I could leave messages with plumbers on voicemail to get back to me. Dawson's may have responded around 50% of the time to voicemails over last few months. When we finally had a firm date on an early morning, he was a no-show. I called him within the half-hour and he acted as if he wasn't aware of the appointment. "where are you again?" Yes, it was a snow day, and he said "I don't want to put my trucks on the road, they could get hit", but he should have called to reschedule so that I didn't lose any work time. Lost my patience, went to work (roads were fine for me), and called a neighbor-recommended plumber who has done a great job since.
Description of Work: Nothing. He was a no-show. He doesn't run his trucks when it snows.

He came over and immediately knew what the issue was. He asked me to look up the part to order online and to call him when the part arrives. I did just that but then he demanded I pay him for his hourly rate of $110 up front prior to fixing the problem. I told him once the part arrives and he finishes the job I will pay him for his time. He became furious and said that I needed to pay him upfront. Really? Since when do you pay for a service before the job is actually complete? As a previous reviewer stated, his personality is a bit odd. He explained that he comes from an honest family and then insisted to tell me the reason he needs to be paid upfront is because he didn't trust that I would call him back once the part arrived. So you go on for 5 minutes about how honest you are and then accuse your customer of being dishonest? This guy was really something else. I paid him $20 for the 10 minutes he spent at my house and kicked him out. I can't judge the quality of his work because he did not complete the job but this guy needs to learn a thing or two about professionalism.

Response from Dawson's Plumbing
The customer called me ahead of time to ask what I charge for my services. I informed him of the charges ($110 for the first hour, and $15 for every 15 minutes thereafter), and the customer agreed. Subsequently, I showed up at the customer's house and informed him that he needed a spout and that the part would need to be ordered. My supply house did not have the part in stock, and said that it would not be available for 7 - 10 business days. The customer then decided to order the part himself. All of this took 20 - 30 minutes at his house. I then informed the customer that I would show up when the part came in and install it, which would be included in the price of the first hour of service ($110). I then asked to be paid as we had previously agreed. The customer refused to pay. Instead, the customer threw a $20 bill at me, and told me that that would cover my time for showing up at the house. I took this customer to court and the judge awarded me the money owed for my services.

I called Mr. Dawson on Tuesday morning and after discussing the job and his rate, he scheduled me for the next day at 7:00 am. Mr. Dawson is the owner and he takes pride in his work. He worked quickly and cleaned up the area at completion. He charged me exactly what he had estimated -- no hidden extras. Mr. Dawson has a great personality and I would definitely hire him again for any plumbing work I may have in the future.

I began using Mr. Warren Dawson about two years ago when I asked a neighbor for a referral. The neighbor said he did good work and was very inexpensive compared to other plumbers. However, neighbor also warned me that he was rude and that another neighbor had stopped using him because he had yelled at her. So most recently I phoned Mr. Dawson last weekend (October 12) for an emergency plumbing issue that had come up unexpectedly, and he said to me "I don't work for you any more" and hung up on me. I tried to call him back to find out what this was all about, but he did not answer. I think his decision not to do work for me anymore is because I used a different plumber the time before: A few months ago I had discovered my hot water heater leaking on a Sunday. I phoned Mr. Dawson and told him it was leaking and all he said was "I'm out of town until Thursday call me back then" and hung up on me. I called him back to ask if the leaking hot water heater would be okay until then and, if so, if I needed to do anything special to it in the meantime, and all he said to me was "I told you to call me back on Thursday" and hung up on me again. I decided not to wait until Thursday, so called and used another plumber. I did not call Mr. Dawson back on Thursday as he had instructed me to do. I assume this is why he has decided he's not doing work for me anymore. Anyway, I ended up calling Roto Rooter last weekend and they took care of my emergency plumbing issue for me within two hours at equally good rates and very professionally and courteously. While Mr. Dawson is a very competent plumber with good rates, just be careful about the rest of what you're getting when you hire him. He likes to treat you as if you work for him and he's doing you a big favor by being there, and forgets that YOU are actually paying HIM to do work for you. And if you can get past the eccentric and abrasive personality, don't mind being yelled at and hearing him complain, cuss and use foul language while on the job, then you will be fine. Also, if you call him at a bad time he will simply tell you to call him later and then hang up on you (he prefers to be called at/after 8:00 pm in the evening). I also suggest not asking him if he is bonded/insured (he is, but does not like to be asked that), because once while he was at my house he received a call from his next appointment and it was an older man (I could hear him through the phone) telling Mr. Dawson that his wife wanted him to call to make sure Mr. Dawson was bonded/insured. He sounded sheepish asking this of Mr. Dawson (those kinds of questions can sometimes be awkward to ask, but they should not be.) Anyway, Mr. Dawson said quite forcefully that he was and then hung up on him. He was angry about having been asked that so called that man right back and cancelled, telling him he wouldn't be able to help him after all and that he'd have to get someone else, and then hung up on him again. While writing these details for my Angie's List review, I decided to try calling Mr. Dawson once more to find out why he had said and done this to me. This time he answered the phone. I told him I had already had my plumbing emergency repaired, but I wanted to know why he had said and did that to me when I called him this past weekend. All he said was "What time is it? You're calling me at a bad time..." and hung up on me. (It was almost 1:30 pm.) I have to believe (and I know it was true for me) that a skilled plumber with rates lower than the competition is why so many people look past these quirks and interpersonal deficiencies. I'm just not going to any more (even if he were to apologize, which I do not believe is in his nature). Good luck!

My toilet intake valve broke and flooded the floor below, so I needed someone to remove the toilet so the floor underneath could dry better. Initially I was going to have him just take the toilet away and then get a new one, but he was very helpful in explaining my options, and then cleaning and refurbishing the old toilet. He also showed me that the intake flange was broken and how it was too low. Overall, he seemed very knowledgeable, meticulous, quick and efficient. He was over my home within an hour of calling. I will have him come back in a couple of weeks to fix the flange and re-install the toilet.

When I called to make an appointment to diagnose a sulfur-like smell in our plumbing, I was told that he "doesn't work on smells." I responded that my understanding is that a sulfur smell can be an indication of a plumbing problem, and it was the potential underlying problem that I wanted investigated. He repeated that he "doesn't work on smells." If I were asking him to Febreeze the pipes, I would understand the hesitation, but perhaps another plumber will be interested in working on the cause.

First experience in May 2013: Mr. Warren was available on a Saturday when we needed someone at the last minute. He made the visit and performed the work on our gas line to the kitchen. The work was of very good quality and the price was fair. However, we noticed at the time that Mr. Warren's demeanor was a bit gruff with a "no nonsense" approach. While he did great work, he was not the most pleasant person to deal with. When we found a leak in our house in Sept. 2013., we called Mr. Warren back for help with this issue. He did return the call in a timely manner, but was a bit rude on the phone. We discussed the days/times when I would be available. When I said I could be available after 3pm, he rudely stated that he doesn't work after 3pm. At any rate, the days came and went. Mr. Warren did not show up nor did he call. I took time off of work to be at home for the times we discussed. He did call a day or two later when I was at work and did not get the message until late that night. So, I called Mr. Warren the next day. His response to me was "Well, I called you yesterday and you didn't call me back until today." It was very rude and he was blaming me because I wasn't home when he happened to be available on a day that we had not agreed to. I had Mr. Warren on speaker phone and my husband heard the way Mr. Warren was treating me (disrespectfully). My husband signaled to me to just end the call, that we were not going to use someone who behaved in such a manner. It is a shame that his professionalism failed him on this day. He does good work, but we will not use him again for that reason.
Description of Work: First work experience in May 2013: helped secure/fix the gas line to our kitchen stove. Second attempt at getting help in Sept. 2013: we called to get help with plumbing leak, but after one week and being treated rather rudely, we decided to go with another plumber.

First had the sink snaked by our regular plumber who tried 2 different snakes but said it was solid and pipes would need to be cut. However he would be out of town for a while the next day and would not be able to fix for sometime. So checked Angies list and saw the good ratings for Dawson's Plumbing and set up an apointment letting him know that it had been snaked using 2 different snakes but did not work to unclog the sink. He guessed that the pipes in our older home are the original galvinized steel pipes that has a tendency to rust and close up solid like an artery. He came over the first day to snake it and see where the block was and what could be done. He found it and came up with a plan of where to cut the pipes and make the repair. He had other jobs and planned to come back later to fix it since it would be a take a few hours to fix. He planned to cut a whole in the wall behind the stove and cut the pipes from there and he ask us to have the stove moved away before he arrived, which was no problem. He returned a few days later and went to work. He does not mind company and assistance while he works so I watched and helped in any way I could, so I got a good look at the great job Mr. Dawson did. He cut the whole in the wall making a nice clean cut. He then cut the steel pipes (which is not easy especially how the are placed). Sure enough it was like he had thought the galvinized steel pipes had closed up and was very solid for a long distance in the pipe. I was surprised how it looked like a mix of rust and small rocks, a very solid long block. During cutting the pipe he noticed the vent pipe was very lose, he tried to tighten the pipe but it 2 was rusted and just came out. I could see the rust and the bad shape it was in. So he had to rethread the pipe that was left and fixed that as well, which was not easy - it was up in the wall and difficult to do. Mr. Dawson had a fair a amount of pipe to measure and replace with some twists and turns (a great "custom job"). He also put in a T joint with a cap so if any problems easy to snake. After several hours of cutting steel pipe and replaced the pipe with plastic pipes all the way from the sink to a turn below the flooring he was finished. But after that he used the newly installed T joint to snake the remaining old pipes draining the sink and then snaked the bath tub for good meaure. Cutting the whole in the wall behind the stove worked great, just covered the whole with some dry wall and put the stove back. Thanks Mr. Dawson for doing such a great job. I would use him again, he is professional, pleasant, keeps it as clean as possible, on time, and very reasonably priced. Thanks again!

Pleasant on phone. Showed up when he said he would- the same day I called. Snaked my toilet- found that the flushing was only doing 1/2 flush- and replaced the stopper and handle. I had attempted to change our shower head, and as I was turning the old head off the shower arm, the whole thing came off at the wall. a piece of the shower arm threaded pipe stayed in the copper tubing. He had a time getting the shower arm piece out of there- he said normally it would go rather quickly. He was determined. THe piece seemed welded. He finally got it out- put on our new shower arm I bought from Home Depot, and attempted to install our new shower head. The threads would not match & leaking even with bonding agent & tape. THe shower head was not a great piece- very plastic-y. Anyway- he brought another shower arm from the truck *& mounted it & we ended up using my old (better quality) shower head instead. Works great now. Home depot products going back to the store... Would use him again...

I would heartily recommend Dawson Plumbing for any repairs/work you have to do. Warren responded very quickly to my call (was even able to come same day except that I couldn't work the timing). He came right on time the next day, quickly got to the work, and flew through the repairs. He ended up replacing the entire sink trap with a PVC trap since mine was an old metal one and it made the entire process easier, but it was very quick and completely reasonable on the price. He even tossed in adding a Y section so that I could snake my own drain out in the future if there was a clog. He also volunteered that if anything ever went wrong with the repair, he'd come right back and fix it- only a verbal guarantee, but certainly comforting that he'd offer it. Great work done quickly at a reasonable price. Can't ask for much more than that. (He's a friendly guy too, added bonus)

At first I didn't know what to expect because I had only used plumbers through a home warranty program with a flat-rate deductible so without knowing what the cost would be ahead of time made me feel uneasy but I needed a plumber ASAP so after reading the glowing reviews, I chose Dawson's and I?m so glad I did. Description of Work: There was water all over the floor in my utility room and half of my garage. I called and spoke with the owner, Warren, around 8:30 in the morning and he fit me in the same day! When he got to my house, he inspected the leak and immediately determined the cause. He pointed out a better way to configure the pipes to improve flow and prevent future clogging. In addition to fixing the leak, he replaced and reconfigured my substandard set-up to make it run more efficiently.
