Dawson's Plumbing

Mr. Dawson has done several jobs for me in the past few years and, most recently, replaced my garbage disposer. He is professional, absolutely honest, works quickly and has very reasonable prices.

Warren took my call and gave me advice on what to do since he couldn't get to me that day. When he found out I was Army, he rearranged his schedule so he could fix my problem that day. He showed up on time and got right to work. He really knew his stuff and was able to diagnose my problem in no time. He fixed it all in under an hour. I will be using him for all of my plumbing needs

Warren Dawson arrived at the appointed time and began work on the gas line modification. The modification was in a difficult place to reach, but he did it carefully while standing on a ladder leaning against the house. Dawson went to work on the grill conversion and was almost done when he discovered a bad valve in the new grill. With Dawson's assistance Home Depot was convinced to bring a replacement grill and take back the original one. At that point Dawson had worked for 1-1/2 hours and went on to another job. It took a day and a half for Home Depot to deliver the new grill. In the meantime I undid the conversion work on the first new. When the new grill arrived I started on the easy part of converting the second new grill and called Dawson. He returned and did the critical parts of the conversion and we tested the grill to be sure everything was in order. This took about another hour. When it came time to pay, Dawson would only take money for the first visit. He also gave me a 10% senior discount. I consider this a real value. Warren is now my go-to plumber.

This was not an easy job since the silkcock was original (almost 50 years old) and was difficult to remove. Mr. Dawson was right on time and did the work quickly and professionally.

I made an appointment for 7am today to come repair a hose bib. The plumber arrived 10 minutes early, and according to him, he knocked and no one answered so he left for another job. I was in the shower, but finished at 10 minutes before 7. I saw his van pull out of my driveway. When I called to see if he was coming back, he said he was on to another job and would not return. I am amazed that a service provide would arrive before the scheduled time and then leave without verifying that no one was to be home during the service time. To me, that was extremely unprofessional. I now wasted time off work, in addition to the aggravation of not getting my repair complete.

It went very well. He came on time and got the job done in three hours. It was not an easy job to do. He is also very fastidious about cleaning up as he goes. His fees are really reasonable. We had one of the larger plumbing companies come in and give us an estimate that was outrageous and they included work we didn't need. He is honest and does a good job.

I had replaced the original bath/shower diverter spout with an after market one I purchased from Home Depot, but it did not stay on the pipe as it should have, so I called Dawson's Plumbing. Mr. Dawson responded quickly and came early the next day. He was very direct and no-nonsense. Told me the diverter I bought wasn't very good and he replaced it with an OEM (Moen) brand that has worked just fine. He spent some time sealing/waterproofing around the pipe and diverter. He was finished within an hour. He also game me tips on restaurants in Maryland with the best crab cakes!

Mr. Dawson was incredibly responsive. I explained my issue and he said he could be by after he completed the job he was on. In under an hour he rang my doorbell. He diagnosed the issue in a few moments, had the parts to repair the faucet in his truck, and completed the job in an exemplary fashion, correcting issues a previous installer left. I was so impressed I'm assembling a list of minor plumbing issues he will repair for me next week.

Warren Dawson arrived early and explained everything he was doing and the rationale for it. He was informative, clean and pleasant. We have used Warren Dawson for more than 15 years and always find his price is reasonable and work exceptional.

We recently learned that our gas hot water heater was not installed to code. The vent pipe is supposed to angle upwards at least 1/4" per foot of piping. Ours was angled slightly downward. This was a safety issue, and very likely to affect future sale of the house, so we were anxious to get it fixed quickly. The original installer was very unhelpful and stated that it could not be fixed without drilling a new hole in the chimney, an expensive proposition. I decided to try Mr. Dawson to see if there were other options, as he was experienced in both plumbing and gas work. Mr. Dawson offered to come by the same day I called. (I was not available, so I made an appointment for the next day.) He evaluated the installation, and suggested trying to find some specialized duct work that would resolve the problem. He called me later that day to tell me he had found something that would work, and would come the next morning to install it. He arrived promptly at the agreed time and was able to reconfigure the vent piping to achieve the necessary rise. He also replaced a section of water pipe that he said was installed with compression fittings with a more direct run of soldered pipe, and replaced a gas valve that was leaking. Throughout the process, Mr. Dawson was courteous, friendly, and helpful. He was also very creative and resourceful in finding an economical solution to a tricky problem.

I called Mr. Dawson and spoke with him concerning the problem. He was at my door within 20 minutes. I was pleasantly surprised, since I had called another Angies' plumbing provider, who would not be able to make it to my home until the next day. Mr. Dawson was congenial and quite the professional. The service and the parts he provided were far more affordable than I had anticipated and his work was completed within 30 minutes! I give him an A+++ I would not hesitate to call him again for any plumbing issue in the future! Thank you, Mr. Dawson... and thank you, Angie's List!

Talked to Mr Dawson last night, explained problem - dire, not emergency. He asked if we had a replacement (no), suggested a manufacturer, and told me to call him when we had one in hand. Got up early, went to Home Depot, bought part, and called Mr Dawson. He arrived in about 4 hours and spent an one hour replacing faucet. I supplied 3rd and 4th hands for help. He was very pleasant to deal with and the price was reasonable. I got his name off Angie's List and selected him based on positive reviews and nearness to my house (less than 5 miles).

Warren arrive at 0700, just as he promised. He is highly efficient and wastes no time. So anything that you can do to prep for his arrival is a win-win. It saves you money and saves him wasted time. In our case, we cleared the work area and drained the water in house's water lines prior to his arrival. Prepare to assist him if you are able. It can be helpful to have a second set of hands to hold and pass items. Without a doubt, we would use his services again if needed!!

Mr. Dawson did a great professional job, and was fast and clean. He was in and out in less than an hour and did all that needed to be done. Was also fun to talk to. Highly recommend

Warren replaced a water heater that was well beyond it's projected lifespan. He did a professional job with no problems. He called back later in the day to check if everything was OK. In the past, he has done other complicated repair work for me. He is the best combination of professionalism, affordability and integrity in the business ... and I have had many plumbers in the 34 years I have owned this house. Warren is the only plumber I will consider for future jobs. When you have a problem, call him first. You won't regret it.

They are really, really good. We have had a leak in the ceiling, had them replace faucets and had problems with the outdoor pipes. We have had them over numerous times. He is very personable and responds quickly and thoroughly. His charges are fair, he knows what he is doing and he is very anxious and willing to share his knowledge. I have referred him to bunches of people.

Outstanding service, and very punctual

This guy is the very best. I have never been satisfied with plumbers we have used for past 15 years here in McLean in Northern Virginia. Warren came the next day, was on time, courteous, and did great work. Price lowest of any I called and I didn't ask him to quote a price to me beforehand. I want to comment on something. Overall Mr. Dawson has almost all "A" ratings here on Angie's list but a couple of negative reviews saying that he has a gruff personality or something like that struck me as almost funny . These reviews seemed more about the hangups of the reviewer than Warren. And those couple of negative views struck me as this guy is all business, gets his work done but may not be a great conversationalist. So I actually picked him based on a couple of negative reviews about his all business personality. The funny thing is he has a GREAT personality (not that this matters much to me as I want a great plumber which he is that too) and is a very good and decent person. If you want a good plumber at a fair cost who also is good at conversation hire this guy. Best home repair person i have ever dealt with.

The owner of the company was scheduled to come around 10:00 AM, and he said he would call before he came. He called at 7:54 AM and said that he could be at my house within a few minutes. He arrived at 8:15 AM and went right to work. He works by himself and is pleasant, and he works very quickly. In order to drain the old water heater, he had to snake our floor drain because it was stopped up. I am not sure how this happened, but at some point water started to leak out of the old water heater onto the floor, flooding half of the laundry room with at least 1/4 inch of water. After that happened he became somewhat frantic, and he wanted to clean it up with a sponge. I told him that to clean up that much water we needed more than a sponge. I had to tell him to slow down because he was making me nervous. We had a wet/dry vacuum and he used that to clean up the water. He calmed down and completed the job. He cleaned up pretty good, but there were some smudges on the washing machine and some dirt on the floor of the laundry room. He put the vacuum away and showed me his work. According to my research on Angie's List, his price was very reasonable, and he seemed to do a good job. The only reason that I would not hire him again is because he works too quickly, and I believe that is why we had the flood. Like I said, his work seemed very good and what happened on my job may have been an unusual occurrence. I just don't want to take any chances.

He missed one appt because he had to go to the "doctor" suddenly. But he did not notify me because he lostmynumber! I called him after he did not show in the A.M. as promised. I should have stopped at that, but because he had an "A" rating I persevered. What a waste of time waiting for him!

On a Sunday, there was no hot water for my shower late in the afternoon. I found that something was leaking from my second floor to the basement. I called Mr. Dawson that night, and he was able to arrange an appt on the next day. He found a pinhole (I don't have copper) in my piping that was causing the problem. Mr. Dawson fixed the problem quite quickly. He was prompt, professional, and personable. Also, I was impressed that he readily accepted the call on a Sunday night. This is the second time I've used his services and can recommend him without any reservation whatsoever. As others have said, he's my "go to plumber."

Warren was rude and unprofessional. I initially found his add in the Kingstonian (Kingstowne residents magazine), then checked him out on Angie's List. The add stated he was a licensed gas contractor and that he could run gas lines to appliances, which is the main reason we called. My wife contacted Dawson's Plumbing the next day for an estimate on routing a gas line to convert an electric cook top to gas in our new home. When he arrived my wife thanked him for his time and for coming out on such short notice, he ignored her comment and simply stated that he had two jobs waiting and needed to rush. When my wife had problems opening a downstairs door to access the side yard, and Warren couldn't open it either, she took him back out the front door to access the yard. Warren told her that there was no way he was going to be able to work like that if he had to keep running out through the front door to get to the yard. When they got to the yard he told my wife he didn't know where the gas line was coming in from, she then pointed at the gas meter that he had just walked past. At that point he told her that he couldn't do the job because he was "a one man show", and it would entail drilling through drywall, etc., and he didn't have the time to do it. By that time my wife was pretty uncomfortable/unimpressed w/ his whole demeanor, and simply asked him if the job could be done. Warren didn't even bother to respond, telling her "at least I showed up" as he made a call on his cell phone and walked away. By his reviews we expected much more, at a minimum some common courtesy.
