It was awesome from start to finish. I woke up to NO hotwater on Tuesday morning. Let me back up a little, I knew my water heater was getting old and had done some prior research and decided I wanted replace it with an A.O. Smith Water Heater. Only a few dealers offered this brand, close to Woodbridge, according to the A.O. Smith website. Little did I know, my current water heater was going to totally stop working on Tuesday morning. I called TJ Fannon & Sons, and spoke with Warren at approximately 9:15am. I made my request for a 75 gallon A.O.Smith water heater. He quoted me a great price for a great unit. I loved the price and it included installation. He had his crew at my home in less than 30 minutes! The first crew came and prepared my home for the new water heater by draining the old one and surveying my area for installation. They also had to replace some aging pipes close to the water heater and did an awesome job, by the way, Warren called me to explain a slight increase in the quoted price, due to the additional work, which was understandable. I knew those pipes needed to be replaced. So this really worked out. The increase was minimal. Then the second team came and brought in my brand new 75 gallon A.O. Smith Water Heater (Gas) . It was up and running by 11am! The technicians explained all my new features and installed it better positioned, than the old one (48 gallon). They made my morning go a lot smoother. I really appreciate the constant communication from TJFannon & Sons. Warren explained the process. He let me know the technicians were on the way to my house, but they would not have the actual water heater, because he had another crew picking the water heater up from a location in Falls Church. So I knew what to expect, again, I appreciate that. Everything worked like clock work, the only change were the pipes, and he called me to explain this as well. He totally explained the reason for the increase. Of course I understood, their was no way he would have known about the pipes in my utility room. It was reasonable. I like being informed. TJFannon & Sons responded to my call and solved my problem super fast. They left the area clean and neat and hauled the old unit away. My neighbors never knew I had a problem. Just a note: I honestly had called another company prior to this one, but they were not very responsive and they quoted a price much much higher for the EXACT same water heater. The other company could not come to my house until later in the day, between noon and 1pm, was what I was told. TJFannon & Sons had FINISHED the job, BEFORE the other company could even come out to my house. Even with the additional price increase from my original phone quote, I still SAVED over $1000.00 from what this other company has quoted!!! I highly recommend TJ Fannon & Sons. I had a great experience. I'm a realtor and will recommend this company to all my clients.

After another provider came and diagnosed the problem and gave what I knew what was an inflated costs estimate for the job, I sent e-mails to many AL providers. Most will tell you that they need to do their own diagnostic which is a waste of my time and money. Fannon's gave me a very fair quote way below the most expensive one. They also sent a very professional tech guy named Jerry who did an excellent job and was a very nice guy. These guys are reasonable, honest and know their stuff. I asked for their sticker to put on my furnace for any future work I might need.

It was our first time using the company and everything went great. They did need to make a repair to the AC unit and the pricing for the repair was about half the estimate from another company. One technician came out and completed the job in 45 minutes. He was efficient and knowledgeable. I had no problem scheduling the service.
Description of Work: I hired the company to inspect the radiators and AC units.

Fannon is a solid old school company located in Alexandria VA. They are reliable and show up on time. Some of the employees can be a little less than professional. In some cases they do not completely solve the problem. In this instance we paid for water to be removed from our oil tank as the furnace stopped working. We had been proactive and had them service the furnace last month. My feeling is that the service person should have thought and dealt with the second problem at that time.

I've been with them for more than 50 years. I have an ongoing service contract with them which applies all through the year for the furnace and air conditioning. I call them for any problems. They respond and come out and fix it for me. They also clean and service the equipment once a year under the contract provision. The contract includes repairs and parts. It is not just a quick visit and they are gone. They give me security on the functioning of my heating and air conditioning. They have made repairs so it has probably exceeded the cost of the contract. The quality of the work is excellent. I've had them come out in blizzard conditions. They are on time every time. They are as professional as they can get. Their workmen and technicians are all very nice guys. I would absolutely use them again.

Brandon diagnosed the problem pretty quickly but tested other possibilities to be certain. His initial assessment was correct and he replaced the fan motor. Very neat. He continued to check the filters, which we knew to clean periodically but we weren't aware that we had badly damaged one when we slid it back into place. The second one wasn't in great shape either. Imagine our delight that after finishing fixing the fan motor, Brandon was back within 35 minutes with new filters. He answered questions, advised us about maintenance to maximize efficiency and was done before we knew it. We're aware that during some seasons repair companies are terribly backed up but this is not the first time Fannon knocked themselves out to be of service and that was during the hottest day of a summer a couple of years ago. To boot, Brandon's skill, professionalism, likable personality and easy smile, made our experience with this company a pleasure. In the past 20 years we've dealt with other HVAC companies in Northern VA but T J Fannon and Sons are truly the best.
Description of Work: Still under warranty. Our central air conditioner was clicking on and off yesterday, Sunday. We called Fannon today, Monday morning, and we were so happy they sent a repairman, Brandon, the same day.

The Fannon representative inspected the unit, blew out the condensate line and drained the expansion tank. The drain was plugged. We believe that the reason the unit did not drain and became plugged was that the cleaning treatment port had not been installed at the time of purchase and initial equipment installation. Therefore we could not have cleaned it. As a part of this call, the technician did install the pvc upright to allow for cleaning. We believe that the initial installation of the unit was incomplete. When we objected to the cost of this avoidable service call, Warren at TJ Fannon replied, and quot; the unit and condensate was installed correctly or you would have had a problem right away. As for the tee and pipe for adding a cleaner that is done if it is needed or if the customer requests it. As for tees and pipe 99% of the time customers don't follow thru with any cleaner and the trap gets stopped up anyway. And if the pipe on top is not covered it can cause the drain to not flow properly and back up. So to avoid problems we don't put them in as a rule. The drain had the proper tee and slop(e?) for drainage. I talked with Mr. Fannon about this also and he is in agreement with the installation. I will check with the tech and get back with you if there is any changes to our response.and quot; We have had no further response from TJ Fannon and Sons. Whereas there may have been a proper slope as Warren said, there was no pipe to access for proper cleaning to avoid clogging. If the tee and pipe had been properly installed we would not have been among the stated 99% who don't follow through with cleaner and could well have avoided this problem. We believe the unit was not installed correctly / completely in the first place. We are disappointed with TF Fannon's response and believe that at least a shared responsibility might have been considered.
Description of Work: In May 2010 we purchased from and had installed by Fannon a combination heat pump / air conditioning unit in our home. In June, the unit stopped working and there was water in the pan and on the floor around the unit. We then called Fannon to organize a service call to come and look at it and fix it.

Response from T J Fannon & Sons
[Member Name] furnace was installed in 2010 and operated reliably until February of 2014, when the inducer assembly failed and was replaced under manufacturer's warranty. A hose was not reconnected properly during the part replacement which resulted in a leak. We corrected the problem and the charge which was inadvertently made by our company was credited once we were made aware of our mistake.

It was yesterday. Keeps everything running smoothly but we had a circuit break board in the finest and with the service we had with them, they did the first $200. The circuit board was $285, so, our deal with way smaller than it would ordinarily be, brought the company, the fact that they come immediately, or as quickly as possibly were prompt to the headed line. So as they give, you have one of this contract, so, they were good and able to get the park the same day and put it in with no cost. We did not get the bill, but that was $85, plus a service charge. I do not remember what the service charge is, but we saved $200 and you have that service. They are dependable. I cannot think of the time when we were not able to get service and we had that furnace situation. If you are a regular customer, they will respond quickly. They are not cheap. They came when they said they were coming. We have used them for 30 years.
Description of Work: We just used T J Fannon & Sons for heating & air conditioning service. We actually have contract with them which we would recommend because what it gets is not only priority servicing but they come to check the air conditioning in late spring and the furnace in the fall which is probably excellent things to do.

I can not say enough good things about my experience with Fannon and Sons. They were honest which was what I had trouble finding from other companies. I got estimates from two others who wanted me to get more than I needed, a higher level, and they both were salesmen. Fannon and Sons sent someone who was not the typical salesperson but someone more like your father, looking out for what you really need not just trying to make money. It was refreshing. When I asked for the cost of doing what the other sales guys told me I should get, they did not even want to give me the price but told me i did not need it. WOW!!!!!! Right? unfortunately a lot of people do not have the luxury I had to stay with a friend and stay cool while it was very hot out and the AC wouldn't work. If you only make one call, make it to Fannon and Sons.

They come during the summer and the winter. We have probably been using them for 20 years now and they always seem to come through. When we have emergencies, we get priority service from them because we do have a contract with them. So, our experience with them has been fine but I do not think that their price is cheap. Their price is probably in the ballpark where everyone else is and the quality of their work is good.

UPDATE: We would like to take the opportunity to rebut the response made by TJ Fannon by submitting additional facts and supporting information. Fannon's comments are in quotations below, with our counter-response indicated point-by-point: and quot;T.J. Fannon and Sons serviced (deleted member name) heating system, not his fuel tank, in September of 2012. While our service work includes a visual inspection of the tank, we offer no assurances or guarantees regarding its structural integrity.and quot; Bays Response: Granted, but no device that measures the thickness of the steel was used, and no recommendation to replace the tank given its age was tendered. There is a plate clearly known by and accessible to professionals at the top of the tank indicating its age. We, having no knowledge of the existence of such a plate or the possibility of spontaneous rupture, were depending on (and paying for) professional expertise and knowledge. Our neighbors who have oil tanks of similar age have been adequately advised by their oil providers' attention to due diligence during inspection. We would expect only the same. and quot; On March 31 (Easter Sunday) we had mechanics on duty all morning, but as it was a holiday with mild weather and no calls came in between 7 AM and noon, they were sent home. (deleted member name) called us in the mid-afternoon time period regarding the tank issue and we responded early Monday morning.and quot; Bays Response: Granted, the tank did fail in the late morning/early afternoon of Easter Sunday, but Fannon provides no emergency number contact or even message to call 911 in event of oil leakage. We called the Fairfax county fire department, which was our only responder Sunday in addition to friends who helped. The firefighters confirmed we were doing a good job opening the home to air circulation and containing the oil. The only action they took was to disconnect electrical power to the hot water heater. They also advised staying the night elsewhere, as the tank had not yet been removed. and quot;Upon arrival, our crew found the floor awash in a mix of fuel oil and oil soak material. No flooring was visible underneath.and quot; Bays Response: When a single Fannon employee finally arrived Monday, and was later joined by a number of other Fannon employees, the only floors that still had any amount of oil and Zep absorbing powder at all were in the 2 completely separate bare concrete floor rooms (both with doors) containing the oil tank, heating unit and water heater. The tank was still leaking, as it had been continuously since the rupture Sunday morning. We, with help from friends who will gladly bear witness (along with photographic evidence) completely cleared the main vinyl-covered living area of oil and Zep absorbing powder ourselves Sunday. In addition, we laid a tall and quot;damand quot; of Zep powder across the doorway threshold separating the concrete floored utility rooms containing the tank, heaters, etc and the recently renovated living space with its $2400 1/4and quot; insulated faux stone vinyl floor. The statement above by Fannon is completely ludicrous. The vinyl floor in the living area is over 400 sq.ft. and the oil had run only along one side of it. The Zep powder dam we created in the doorway to the separate oil tank/heating unit/water heater rooms was successful in keeping the up to 1 1/2and quot; depth of oil contained to those concrete floored oil tank/heating unit/water heater utility rooms. All of the $2400 vinyl flooring in the living area was clearly visible when Fannon employees finally arrived Monday morning. and quot; The leaking tank was pumped of its remaining contents and removed and the affected area was cleaned as much as possible.and quot; Bays Response: Yes, the tank was finally pumped, and then dragged out violently enough to completely break off one cast iron leg (see photographic evidence) and causing long, deep, irreparable gouges in the clearly visible $2400 vinyl flooring in the living space (more photographic evidence, along with supporting witnesses). All cleaning of the living area outside the utility rooms had already been done by us with help from friends on Sunday. The clay soak-up product Fannon used in the utility rooms was not very effective and required further labor-intensive cleanup we had to perform alone. and quot; No complaints were received from (deleted member name) until his insurance company refused to cover the damage. and quot; Bays Response: Irrelevant, as we had every reason to believe, given the terms of our contract, insurance was not going to pay any amount. Any delay on our part was not due to expected insurance payout, but ongoing cleanup work and remediation, fatigue, shock and dismay regarding the entire event, including sudden receipt of a completely unanticipated large bill from Fannon. As a matter of clear fact, TJ Fannon is not our insurance adjustor, and has no authority to deem our property and quot;ruinedand quot; and consider their wanton destruction and vandalism of our property validated. Fannon is in fact liable for their extreme negligence and the destruction of our property to the $2400 amount of full replacement of the vinyl floor in the living area. and quot; Tom Fannon inspected the “damaged” floor which was in need of replacement due more to the oil damage than the superficial scratches which occurred during our removal of the tank. Even if the floor had not been scratched, it would still require replacement due to the staining and odor from the oil spill and that was evident at the time of our work.and quot; Bays Response: This is the key point. Again, Tom Fannon is not authorized to decide whether or not we would/could or would/could not accept the condition of our $2400 vinyl floor after the oil spill, prior to the violent and extensive damage (verifiably not and quot;superficialand quot;) caused by Fannon. Secondly, the superior quality vinyl floor remained undamaged and unstained by the oil. The oil did not damage the vinyl, and we would not have to replace it if not for the irreparable damage caused by Fannon's negligence. Any detectable oil odor Fannon may be referring to was coming from the separate utility rooms and to a lesser extent the garage at the time Tom Fannon visited the house. Again, he has no authority to make such a decision on our behalf regarding the viability/acceptability of our vinyl floor in the living space or elsewhere. Subsequently, after much further cleaning of the separate utility rooms and garage, the overall odor in the basement is greatly ameliorated, and there is no oil odor coming from the vinyl floor. We invite anyone to inspect and observe the truth of this statement. But even if there were some oil odor/damage to our $2400 vinyl floor, T. J. Fannon and Sons are not justified in their wanton negligence and destruction of our property. The gouges they left in the vinyl floor are very long, deep, and irreparable. As such, we are due the complete replacement cost of the floor. and quot;We performed the work requested by the customer and an appropriate charge was billed. While a leaking oil tank inside a home is an unfortunate and unpleasant occurrence, the leak was not a result of any work on our part and we feel it is not our responsibility to restore the customer’s home to its preexisting condition.and quot; Bays Response: There was no estimate given, no invoicing, no indication, verbal or otherwise, of any charges at the time of service Monday. After approximately one month, we suddenly received a bill for service, and in subsequent bills, the amount has escalated, with Fannon adding an additional $125 (for a Fairfax County permit? that they should know is required) designated on the bill as and quot;Total Partsand quot;. Geoffrey Bays had to inform Tom Fannon at the time he visited that the county required a permit for the service they provided Monday, something Fannon should know full well in his professional capacity. We did pay the bill of $734, although as of this date no county-required follow-up inspection has occurred and we were not comfortable paying the bill prior to inspection. No, the oil tank rupture and leakage was not the result of any work that they did, but Fannon is definitely liable for their wanton and unnecessary destruction of our vinyl flooring in the living area and must replace it. We have witnesses, photos of the basement areas, the severe damage to the vinyl, and original invoice for the superior quality $2400 flooring in the living area. We welcome any onsite inspection. Also, please refer to the Angie's List feedback submitted by Billy Willard regarding his service to our location addressing the same incident. We are very impressed and content with Willard's service and expertise, as well as his professional courtesy that goes well above and beyond, as unlike Fannon as it is possible to be.
Description of Work: Pump fuel oil out of leaking tank. Pump fuel oil off of concrete floor. Remove oil tank from the premises. No payment, presumably they are reimbursed by the Virginia Environmental Quality department. Contact info: TJ Fannon and Sons 1200 Duke St Alexandria, VA 22314 (703) 549-5700 TJ Fannon inspected my oil tank in August 2012 and pronounced it fine for service. On March 31, 2013, the tank ruptured, spilling about 80 gallons of fuel oil in my basement. I could not reach anyone at Fannon that Sunday afternoon as they have no emergency number. 40 more gallons of oil leaked out of the tank by Monday morning because of this delay. Fairfax County fire department was called and came out as well. Fannon came out the following morning, April 1, (initially with only one employee and no equipment because they did not believe my phone messages) and drained the the oil tank and oil on the floor of the tank room. No estimate or work order was provided, either written or verbal. They proceeded to remove the oil tank and left three large scrapes that penetrated the surface of the vinyl. The scrapes are 17 inches, 29 inches and 39 inches in length. I have pictures of these scrapes. The vinyl is very high quality thick imitation stone vinyl that was newly installed just 18 months before. They did not use a dolly and dragged the oil tank so hard that one of its four legs broke off. They had four or five employees present and could have easily prevented any damage to the floor. The floor was otherwise not damaged or penetrated by the oil, and does not have any lingering odor. The Fairfax County Fire and Rescue department was notified, and has requested that Fannon get a permit for the oil tank removal. Tom Fannon came to our house on April 4 and looked at the floor. He said that under the "emergency circumstances, the normal precautions (drop cloth or dolly) did not apply. We are not going to be on the hook for this floor." After draining the tank and pumping the oil off the tank room floor, the removal of the tank itself was not an emergency. He declined to offer any amount for the damage; our floor was just not worthy of his respect. Approximately two weeks later I received a bill for $600 for the oil cleanup. Subsequently I have received a bill for $609 including interest for one month, and just last week, a bill for $125 additional for the Fairfax County permit for a total bill of $734. Will I get a bill for $825 next week? I do not know. What I do know is that companies that refuse to own up to their mistakes are the worst sort of companies, and everyone should steer clear of them. T J Fannon should pay for the replacement of the flooring in full, $2200. I will only consider paying their bill after Fairfax county has inspected their work and deemed it good. If the bill is waived, I will take $1475 ($2200 - $725) in reparations for the floor if it is paid promptly. Given the complete lack of an estimate, assurances that the tank was sound, and escalating bills, I consider this a generous offer.

Response from T J Fannon & Sons
T.J. Fannon and Sons serviced (deleted member name) heating system, not his fuel tank, in September of 2012. While our service work includes a visual inspection of the tank, we offer no assurances or guarantees regarding its structural integrity. On March 31 (Easter Sunday) we had mechanics on duty all morning, but as it was a holiday with mild weather and no calls came in between 7 AM and noon, they were sent home. (deleted member name) called us in the mid-afternoon time period regarding the tank issue and we responded early Monday morning. Upon arrival, our crew found the floor awash in a mix of fuel oil and oil soak material. No flooring was visible underneath. The leaking tank was pumped of its remaining contents and removed and the affected area was cleaned as much as possible. No complaints were received from (deleted member name) until his insurance company refused to cover the damage. Tom Fannon inspected the “damaged” floor which was in need of replacement due more to the oil damage than the superficial scratches which occurred during our removal of the tank. Even if the floor had not been scratched, it would still require replacement due to the staining and odor from the oil spill and that was evident at the time of our work. We performed the work requested by the customer and an appropriate charge was billed. While a leaking oil tank inside a home is an unfortunate and unpleasant occurrence, the leak was not a result of any work on our part and we feel it is not our responsibility to restore the customer’s home to its preexisting condition.

I had just moved in and spent the 1st night in the cold. I called another company first, but they would not be able to come out until Sunday and it was only Monday. However, I did a search and found T.J. Fannon and Sons. I remembered them from years ago, but really hadn't seen their trucks in years. I called them and the experience was wonderful. My experience calling them was quite different than the other company I called. They were old fashioned and experienced. The person on the phone was very knowledgeable, reassuring and helpful. The company sent someone out and he was exceptional. He went beyond what he needed to do and I will send them a copy of my homeowner's inspection, so they can finish the rest of the work. I loved that I was told I could be billed! I paid after the service, but to know I could actually pay a bill. That practice is rare these days. Everyone wants their money now. Thank you, Fannon and Sons. Overall, I really enjoyed the experience and I am so happy to have met an employee who I know the company would die if they lost him. He showed me how to set my thermostat, he introduced me to my furnace and he called me after he left to tell me more information. I really appreciate his help so much.
Description of Work: I needed a HVAC expert to find out why my thermostat did not turn on.

After soliciting a few bids, I chose Fannon due to talking to one of the owners directly as well as the overall experience and recommendations. Once the oil tank was run dry, I called Fannon and we set an appointment just a day or two after that. The work was done the day before Thanksgiving, but they had to return the day after Thanksgiving to remove the old water heater and install the new hot water tank. They had about half a dozen employees work on the house due to the number of items that needed to be done. They first removed the oil tank through the basement door and then began work on removing the original boiler unit. This process caused soot to fly around the entire basement; this was discussed with the manager before installation but I wish they really made sure it was known that the entire basement would be dirty and to remove or cover *everything* in the room. After removing the boiler, they began work to drill through the brick for the exhaust (we decided this route instead of going through the chimney; although in good shape it was not designed for natural gas exhaust and would have needed to be lined). They then began the welding, soldering, and electrical work to install the new natural gas boiler. They took the time to not only go through the house to bleed the system and make sure everything was working, one of the workers took the time to explain what to do in specific situations. They ran out of time and had to come back two days later, the day after Thanksgiving, to install the hot water tank. On this day, only a few of the works came as it was not as large of a job and it only took half the day. I downgraded their professionalism for the work on the job for a few reasons. One of the workers brought his son on the job, which I felt was somewhat dangerous, and another one of the workers could be heard cursing ever so often (not frequently, but when something falls on your foot, it's understandable). I didn't feel they cleaned up everything they had worked on; the concrete floor was covered in soot but that was explained before the work that this would occur. They did their best to cover the floors but it still took a hose and lots of scrubbing to get the floor back in some workable shape. They also left sizable chunks of the brick laying in the lawn, and tucked the dirty instruction manuals in the rafters without explaining where they were (I found them later on). Despite the concerns above, overall Fannon did a nice job on the house and covered all the aspects of the work that we had discussed beforehand. I may not use their services again but I would recommend to others that they call Fannon.
Description of Work: Fannon upgraded the heating system from oil burning to natural gas. They removed 275gal oil tank from basement, removed the original coal-burning furnace that was retrofitted to burn oil; removed the old water heater; and installed a new natural gas furnace and water heater.

A technician from another firm found that the heat exchanger on the gas furnace was cracked and leaking carbon monoxide into the house. Great work there. However, when I asked the other firm's technician whether the heat exchanger could be replaced, noting the furnace was only 18 years old, he said it would cost thousands of dollars which would not be practical for such an old furnace that could easily break in some other way due to age. He gave me a quote for $8000 to install a new heating system and left. I decided to look up on-line information on the Bryant heating system that his company proposed to install, and read that it included a 20-year guarantee on the heat exchanger. Since my leaking Carrier furnace was 18 years old, this instantly made me wonder whether Carrier had such a guarantee as well. I pulled out my 18-year-old receipt for the furnace, and noted that it provided for a 20-year guarantee on the heat exchanger. I called TJ Fannon, the company that had installed the furnace originally. Fannon came out the same day, a Friday, verified that the heat exchanger was cracked, and promised to install a new one under warranty, charging just for labor, as soon as they could get one; they noted that due to the age of the furnace it might take several days to get the part. Nevertheless, they found one quickly, came back the following Monday, installed the new exchanger, and left us with a bill for only $400 for labor. Hurray for TJ Fannon, the heating company I am sticking with from now on.

As far as getting the heating oil they were very nice. They came when they said they would. They come; they leave the amount that they put into the tank in the mailbox and also my bill. I send in the payment and that's pretty easy. The pricing is average. I am still using them.
