After purchasing the Big Deal, the company was very up front and honest about letting me know they were unable to perform that specific type of work I needed, which I really appreciated. I didn't end up using this company for this Big Deal, but because of their honesty, I would consider using them in the future if I needed a type of service they perform.
Description of Work: I had a heat pump which rested on a concrete pad. Due to soil erosion, the concrete pad was shifting and I needed someone to come out and reinforce the pad so I purchased a Big Deal through this company for $25 for $200 of concrete service.

Salzano installed our stamped concrete patio in 2013 and we loved the work they did. Winter 2014 was a long, cold, wet winter and our patio was looking a little shabby. The color looked faded and there was what looked like oxidation in some areas. I took some pix and sent them to CJ Salzano. Without hesitation, CJ offered to reseal it at no charge. Not only did they reseal the patio, they touched up the color for free and it looks great!! I would definitely recommend Salzano and I will definitely use them in the future.

The provider did a great job. It did take quite a long time to get them scheduled. Initially, they told me they would not seal a stamped concrete walkway installed by another provided. But then, they called me back to do the work. The price was a little higher than I wanted to pay - $1 sf, but they used non-slip sealant. Job looks great. Note: Greystone installed this sidewalk and wanted $550 to seal, which I agreed to, but never showed up to do the work even after scheduling three times. So, I'd say - use these guys to both install and seal your concrete!

The work team showed up on time and were very friendly and professional. The foreman explained everything they were going to do and, during the project when there was a question on a particular detail of their work, they did not hesitate to ask me for what I wanted. The only problem with the project was that the complete footer of the removed foundation was not removed as agreed to. When contacted, Salzano apologized for the error and the work team returned in a timely manner and removed the entire footer to my satisfaction.

Bottom Line - the final result is truly amazing. The patio, curbs and wall all look great and we couldn't be more pleased. If you are considering a new patio or replacing an old one I would highly recommend CJ and his crew. CJ is super responsive, very helpful and holds your hand throughout the entire process. Price - Salzano concrete provides great value. At first I thought it would be expensive - and at $12,000 its a major investment, but compared to the alternatives and the amount of work that CJ puts into this its cheap by comparison. First, you are getting a patio that will last 20+ years and won't need to be re-laid, and won't have issues in 5 years like pavers or flagstones. To compare - replacing my existing flagstone patio with the stones in concrete would have been $30/sq ft, and getting them re-done in stone dust would have been about the same as stamped concrete - only it lasts 1/4 of the time and you still have issues with weeds and settling. Salzano concrete is hands down the best value for the money. Plus it looks great. Process - my experience was great. CJ was always on time, very responsive and super helpful and never pushy on any items. TRUST HIM. He knows what he is talking about. CJ's crew is also great - they know what they are doing. TRUST THEM. They have done this so many times they know how to get it done properly. Keep in mind that this process isn't done in one day - it takes time to get things laid out properly, pour the concrete, stamp it, color it, and let it set before you can really see the finished project. Along the way it can be a little emotional - DO NOT WORRY, it will turn out great.
Description of Work: -Removed existing flagstone patio. -Replaced with a custom 540 square ft stamped concrete patio with multi-color upgrade. -Installed curbing around raised flower beds. -Installed 8' sitting wall.

Wow, thanks for taking the time to provide this great detail. We work very hard at providing status and updates along the way during each project. We realize customers are trusting us with their projects and this is a large investment. There are lots a steps to a project like this, and you hit the nail on the head ... it can be confusing to look at the project in the early stages while it is still in progress. Yes, we also are very proud of how your job came out ... the crew takes great satisfaction in their work and realize they are creating new living space for customers and also are providing a very unique touch with the coloring details that we provide. Thanks again for being a great customer and taking the time to include notes here on Angies List. Salzano

Response from Salzano Custom Concrete
{Removed member name}. I sincerely apologize if I came across this way on the phone, that was certainly not the intent. I do remember this call specifically and also sensed your frustration that we were not going to be able to take on your project. I do understand, I am a homeowner as well and not being able to find a good contractor for a specific job is frustrating. We receive about 30 calls a week with new customers inquiring about our service. Most inquiries are for new patios or driveways that fit well with our service and how we are setup. A few calls each week are similar to yours, where the work is very small and is not a good fit for us. Instead of ignoring calls for smaller jobs, I like to return those calls so I can understand what the small job is, and help to advise those customers on the best way to get that work done. 99% of these customers are very appreciative that I took time to call them back and talk through the details of their work. At the end of the discussion, they typically have some new ideas, and maybe a referral I was able to provide. I feel a professional obligation to return all calls, and for these small jobs, knowing we are not a good fit, help as best as I can. Most all customers are happy to have our advise and acknowledge that we've taken time to call you back to discuss the project where most other companies simply ignore the call and don't call back. Calls like this one for small jobs are very similar from one to the next. I tell customer right up front that it sounds like the work is not a good fit for us, but I am calling to be sure I understand what the work is and help advise however I can. I often suggest that the customer seek a "handyman" service rather than a concrete company or a smaller concrete company that might be setup with just 1 or 2 workers, better for small jobs or repair work. On this call, somehow you interpreted what I said for: "use a less reputable company" ... sorry for the confusion. I certainly would never suggest such a thing and very much apologize for your misinterpretation, and honestly seems a bit distorted as I recall the conversation well. You further accuse me of "lecturing" ... From my side, I took time to call and understand your project and help advise as best as I could, "lecturing" certainly isn't in my nature and for sure was not my intent. Again, honestly apologize for the confusion and your misinterpretation for the objective of my call. As I said we take dozens of similar calls each week, month, year and generally is a very positive experience. Concrete work or repairs are very new for most customers and most homeowners and most simply need directly and advise. I feel that in a 5 minute call, if I can at least provide advise I am helping out a bit even though we might not be able to do the actual work. A couple of years ago I had another customer call and reacted similar to this call. I guess taking "one on the chin" once a year is a small price to pay for being able to help out the other dozens of callers that appreciate the conversation. Sorry again for the confusion and any inconvenience I may have caused. Feel free to call back anytime to discuss again. Salzano

In October of 2012 we wrote a contract to have a new house built and finally settled in September of 2013. During that time we did a ton of research on which kind of patio we wanted to build once we moved into the house. After deciding to go with the stamped concrete over natural stone or paver and getting several quotes, we are very happy we chose Salzano Custom Concrete. CJ came by our house and went over all the options with us, from budget, size, patterns, and colors. He even provided multiple quotes based on different designs and size of patio we were considering. After finalizing our design we were added to the queue and could follow our progress via their website. CJ was in constant contact through out the process and was very accommodating. We would have no problem using Salzano Custom Concrete in the future.

My parents, who live in the Washington, D.C. area, hired this company to perform some work last year. The business started the project a few days after the scheduled start, which frustrated my parents, but they say that after the company started work, it did a great job. My parents had their concrete driveway repaved and resurfaced. It probably needed that work done. The last time I had visited, prior to this new work, I had noticed that the driveway had some major cracks. Apparently, the company went in, tore out the old concrete and replaced it with stamped concrete. They also resurfaced the pool deck behind their home. I went to visit my parents last year, and the work they had done looked amazing! They had sent me pictures, but seeing it in person made it look more impressive.

Hi [members name], I wish I could provide better feedback, but I'm not sure who your parents are or what job this was. Your name doesn't ring a bell and presumably is different than your parents name. Your address is out of town so that doesn't help me figure this out either. I am glad to hear that you and your parents are happy to the work. "Amazing" sounds great ... love to hear that!! Sorry about whatever the scheduling problem was, but without knowing which job this was it's hard to know. I don't recall any such issues, but apologize for whatever frustration we caused. We are dedicated to communication with customers. We spend lots of time calling, texting, and emailing with customers everyday to keep everyone up to date on status of the project, work planned for the day and work that was finished. We really apologize if for some reason we didn't communicate any delays. It is part of our basic company policy to always call or email or otherwise communicate especially for a delay. We are homeowners as well and nobody likes to wait around for a contractor that doesn't show up. We have an excellent history of calling and communication for such situations especially delays. Please pass along to your parents our sincere apologies for whatever that delay was. Thanks again for taking the time to provide this feedback, it always makes us a better company. We are constantly fine-tuning our service process and ways that we perform our services as well as communicate with our customers. Again ... happy you love the work!! Feel free to call anytime to discuss or if you have other questions.

Salzano Concrete installed our patio and overlaid our sidewalk and front porch with stamped concrete. The workmanship was top-notch. CJ and his company offer a great product at costs considerably less than pavers or bricks. We receive frequent compliments on the patio and sidewalk from neighbors and friends who are surprised that the composition is stamped concrete. CJ worked closely with us to select the right colors for the concrete which perfectly compliment the exterior colors of our home. When there were minor imperfections shortly after the installations (which were few in number), CJ and his team followed up right away and corrected the problems. We have not had any damages or imperfections since. Without hesitation, we would recommend Salzano concrete for installation of stamped concrete for any type patio, sidewalk, or porch.

They were timely, professional, and anxious to make sure we got what we wanted. I would highly recommend them to anyone. It was helpful to me to go see work they had done before on jobs similar to ours.
Description of Work: Salzano Custom Concrete removed our old front porch stoop and walkway, and replaced both with a new size and shape that has the appearance of a concrete porch with a brick trim. The "brick" is actually stamped, but looks like actual brick. They did a careful and excellent job matching the color of the new brick to our 40-year-old brick on the face of the house. They also worked with us to design a new shape for the new porch and walkway that has definitely improved the appearance of our home.

From start to finish, the job went very well. We had Salzano Custom Concrete install a 550 square foot patio in March 2013, which we thought would be large enough to accommodate a 6-person dinning set, a 4 person chat group, and an average sized grill. We were replacing a 400 sq ft deck that accommodated the 6-person dinning set and the grill with plenty of room to spare. We were WRONG. We needed more space for our grill so we decided to have Salzano come back out in August 2013 to add on 150 sq ft addition to our patio. Normally, Salzano has a minimum job size and this job fell below that threshold. However, CJ immediately waived the minimum order requirement because we were recent repeat customers. Therefore, we told CJ he could fit us in whenever his schedule allowed so there was a little lag between when we booked the job in June and when the job was completed in August, but that is completely understandable. Peak season and smaller job is going to take a while to get on the schedule. Nevertheless, the job was done within our time lines and we couldn't be more pleased with the finished product. Just like our first experience with him, CJ was easy to work with, accommodated our special requests, his crew was polite and easy to work with, they cleaned up the job site each day, and they did a great job matching the colors on the new patio to the existing stamped concrete patio they put down in March 2013. The patio looks like a natural stone patio, but it cost less than half what a natural stone patio would look like. And it will be far less maintenance than a wood deck. We are extremely happy with the service, quality, and value received for our money and we would definitely use Salzano Custom Concrete again.

The job went very well overall. CJ Salzano worked with us to come up with a design, gave us several addresses of prior jobs for us to check out, and he let us take our time making a decision. He was also flexible on contract terms and payment schedules, which gave us a high degree of comfort. Thanks for taking the time to leave feedback. We do get many inquiries like this for small projects. I always take time to return these calls personally and discuss the project details to be sure I understand the scope and specifics of the job. We do typically have a $4,200 minimum charge. I am always very upfront about this on the phone. This job minimum is fine for most customers with average or larger size jobs, but not often for those with smaller jobs. Customers often ask why we have this minimum, and is frequently misinterpreted. As I tell customers regularly on the phone "its not about getting rich, if it was, I'm in the wrong business :-) " ... it is actually about covering the operating costs (fixed costs) that most customers don't understand, ie high cost of trucks, fuel, insurance, taxes, phones, county fees, warehouse space, administrative costs, and so on and so on .. roughly the first $2-$3k on every job, regardless of the size has to go toward those costs ... then ... add in the cost of the material, labor, etc. on that specific job. This pricing simply reflects the reality of running a small business in Virginia. Most customers understand when I explain this on the phone, and others perceive this to be some sort of money-hungry, unprofessional contractor scheme, which may be the case with this review. This review gives us a "C" for professionalism, which to me means "unprofessional". You may not agree or understand the need for a minimum charge, I'd just have to disagree that this unprofessional ... you certainly have the right to your opinion. Most customers, under this circumstance gives us an "A" for professionalism because how up front I am with this on the phone, and realize we won't work out for that job. I field approx 500 calls each year, and most of these new customers understand the reality of how pricing works. Secondly, this review also gives a "C" for responsiveness. I don't remember this call specifically, but it does often take 24-72 hours before we can return calls, due to the large volume that we receive. I specifically change the greeting on my voice-mail to reflect this, so again, no misunderstanding. Again, you have the right to rate however you want, but I can certainly say again how I disagree that this would be unprofessional. I bend over backwards for customers. I run all work myself, I respond to all emails myself, and do all sales calls myself. I do the very best I can to field every call personally. I spend lots of time on each call to be sure customers have information they need. I really wish customers writing reviews would reserve "unprofessional" for those contractors or situations that deserve it ... And finally, you gave us a "C" for pricing. Our pricing is fair and reasonable and certainly in line with the rest of this industry, our job minimum just prices us out of this small job. I hope this clears things up for you. And again, happy that you took the time to provide feedback. It always helps make our service better. Call anytime to discuss ...................... cj

This was a traditional 2-color stamped concrete back yard patio with a connected fire-pit area. We also worked in conjunction with the deck builder to coordinate size, shape, location of various concrete components. All came out well .... As for your notes, you have $130,000 as the estimated price paid ... I know we're never the cheapest guy in town, but I think you inadvertently added a zero ... thanks again ... we greatly appreciate your business!!

The overall experience went well. They had quite a long wait list and it was based on a first come/first serve basis. We contacted them in August of 2011 and the porch and walkway weren't laid until December, but we knew that we would be waiting a while from our initial conversation with Jim and we weren't in a rush. He was very straight forward with us and answered any questions we had. His price was reasonable and since concrete is there business, was a better choice than some of the other places we received estimates from (masonry businesses that also pour concrete). I would definitely recommend going through Salzano Concrete!
Description of Work: Removed all the bricks from the existing porch and laid a stamped concrete walkway and porch.

C.J. was knowledgeable when we met to review our needs and budget. We made a plan and I was provided a quote on the spot. There was a lengthy delay in start date due to number of jobs the company had. They made this very clear prior to my commitment to any contract. I was pleasantly surprised when an earlier date brought the crew around. The workers were very diligent, a criticism was that English communication was limited as the entire crew spoke primarily Spanish. They did have a project manager whom I was in contact with during construction via phone and in person at key times. Once the patio was framed up, I requested a change to the steps- from 2 to 3 & altering the depth. The changes were done without hesitation & the finished product exceeded our expectations. The job did take longer than expected but we had a storm break & consequently other job conflicts. In the end it was completed prior to the original start date. This was phase 1 of a 2 phase upgrade & it certainly upstages the existing wood deck. We will not hesitate to have Salzano complete the next phase when the time comes. After the job was complete I had to call to request debris be removed from the property - that was in November 2012, now mid February 2013 we still have that debris sitting in the common area behind the house which I would like removed.

Thanks again for the feedback. Yes, the job was postponed a bit due to weather. We do our best to communicate with customers each day during the project on schedule issues. Sorry about the debris, sounds like something slipped through the cracks ... Despite our best efforts it does happen now and then. Crew has been sent back to remove any leftover debris ... don't hesitate to call me directly if any cleanup is still due .. thanks again for taking the time to provide feedback ... it always makes our service better ... Thanks for the feedback and review of the project. This job was a bit unique because of the amount time that went by from when we met to when the job was completed. We were able to work through the stone selection process which was the primary delay. We did our best to support the selection process ... brought some samples to the house, and helped in anyway we could. Glad to hear you are happy with the work. We think it is one of the more beautiful and unique pieces that we have done!! Thanks again for the feedback... Cj Salzano
