Serviceman confirmed that I needed to replace my hot water heater and replaced the water supply valve and shower cartridge. Serviceman was unable to break the connection on the water supply valve with pliers and, instead of using a pipe wrench, ended up cutting off the old valve with a hack saw. I believe he could have removed the valve without sawing it off. This is the only issue I had with this aspect of the service. Serviceman then replaced the shower cartridge. He had to leave to go find the replacement part. While replacing the cartidge, the serviceman asked me for a towel to clean up water dripping out of the shower control instead of using his own shop towels. Overall, service for replacing the valve and shower cartridge was satisfactory but very much overpriced for the amount of work and parts involved. The $535 cost included a $35 service call charge. I was very disappointed that the serviceman could not provide any technical information regarding the line of hot water heaters they carried and instead, referred me to the manufacturer's web site. When I asked him if they would install a hot water heater that I purchased or specified, he said they would but would not warranty it, conveniently overlooking the fact that it is the manufacturer that provides the warranty. Their price to install a new hot water heater was about $1,800.00. Again, this seemed to be very overpriced and indicative of following a franchise pricing plan. I declined the hot water heater as well as the service plan he tried to sell me.

We book calls with guaranteed arrival times and pay $5 a minute if we're late. He chose our guaranteed standard appointment window for $39. He knew this when he scheduled the call. We also give guaranteed prices up front from our Straight Forward Pricing Guide. He signed the paperwork authorizing the price of the repairs prior to the work being done as required by all customers. The plumber did have to leave to get the shower cartridge from a nearby supply house. This was a very expensive old style pressure balance cartridge that is rare. The reason why we don't stock them. The price he was given for the water heater was for a 9 year warranty in the attic above the second floor. We not only warranty the tank and parts but also the labor for the full nine years along with a free trip back every year to flush the water heater for the entire length of the warranty. No other plumbing company around provides that value. He was also aware of this but failed to mention it. The technical questions he asked were about the energy rating and how much gas the water heater used in an hour. Since our plumber couldn't honestly answer the question he simply referred him to the water heater manufacturer's website. As for us not warranting a water heater he provided, yes the manufacturer warranties their product, But only some manufacturers provide a labor allowance for one year and at their discretion. As for our plumber asking for the use of his old towel, we have absolutely no defense. The plumber knows better than that and shouldn't have asked.

He arrived on time in uniform. Assessed the repair, made some phone calls for advice, then gave me an estimate. The price list was very clear cut, but did not expect our repair to be as expensive as it was. The repair was fixed well - but it seemed a bit expensive for few parts and a couple of hours work. After running water in the house - some of the glue pieces stopped up the facets, but he took the time to clean those up. I did like the option on a lower service fee if you choose a wider time range. Only paid $39 for service call for a 4 hour window. They do offer a guarantee.
Description of Work: Broken main line into house from well. Repaired ourselves, but was leaking - slight drip. Tight and muddy situation - ended up calling for repairs.

Description of Work: Discovery / Repair of a serious water leak inside our residence's outer wall. Benjamin Franklin Plumbing called me to ask for permission to stop by our house and perform a cyclical verification of the salt levels in our Reverse Osmosis tank (since they know I travel on business and my wife needs maintenance support when I am away). When they showed up (on time), they rang the door bell simply to let me know they had arrived on site and were outside to do their scheduled maintenance check. Mike proceded with his assistant to verify the Reverse Osmosis equipment and complete the maintenance work on it. He noticed a water leak revealed by a discoloration on an area of the outdside siding of the house (something that we had not noticed). He reported this to me and asked if I wanted him to check this out while he was here. I gave him permission and he discovered a water leak from a faucet coming from our laundry room through the wall and siding to the exterior of the house. Mike showed me the problem and the damage this had caused inside the wall structure. He theorized that this may have happened after last winter's exceptional short-term freeze that we had experienced in the Houston area. Mike went ahead and ordered the plumbing parts needed to fix the problem and he then contacted his office to change his service schedule for the next day in order to fix the leak and to accommodate my schedule. Repairs done professionally. Mike even offered to find me a reasonable handyman who would complete the house wood / siding finish to protect the repairs from the elements.

I did not have any problems, but Iater the ply line went out because of the gas and it went our frequently and that was unheard of. We could not figure out why that was happening, so we called the technician and he came and ran a diagnostic and said we had a bad solenoid switch and it was a manufacturing defect. He told me that he can get it covered and he fixed it and did not charge me anything. I had bought his brand of water heater and they stand by that brand and guarantee it for any subsequent repairs and they lived up to that. So far all the technicians I have talked to seems to be up-to-date on current codes and usually know how to bring your house up to current codes if it wasn?t built that way. They were very clean and tidy and were careful not to damage anything. They also put down mats, so they don?t damage it after I told them about the floor. They cleaned up after themselves I was very happy with their work.
Description of Work: We used Benjamin Franklin Plumbing in May and they installed a new water heater and took the old one out.

I tried to call several other plumbers and everyone quoted me some seriously crazy pricing. When I called BENJAMIN FRANKLIN PLUMBING, they quoted me the three options to come out for a service call and explained how the whole process would work. They were on time and right on price. I couldn't believe it. The issue was a small one and he was able to fix it in about 10 mins. WOW. I wish all other companies operated like these guys. They are my plumber from now on!!!
Description of Work: I had a leak that was coming out of my kitchen ceiling. The plumber was able to find the issue in 5 mins and had it fixed in 10.

I noticed a leak originating from a wall in the kitchen that was not connected to the kitchen plumbing on a Sunday and called Bejamin Plumbing after trying two other plumbing companies on Angie's List. (This was a longer distance from my home as opposed to the other plumbers). They charge a rather steep $200 trip charge for Sunday service but I had no choice since the only way to stop the leak was to turn the water off completely. Bryan came out around 4 pm and found the source of the leak and capped it. He explained that he would need to come back to re-route the water line and was able to arrange to come back the next day. He returned the next day and completed the repair. I was especially impressed that he only had to make two holes in the wall - one where the leak originated and another where he rerouted the line. He used a device that made it possible for him to reduce the likelihood that he would have to make additional cuts to find the pipe. He was very friendly, explained everything in terms that I could understand and cleaned up well when he completed the job. The only bummer is that I had just finished renovating the kitchen and other room and will have to repair the walls where the pipe was exposed for repair. But he did an excellent job keeping the damage to the wall at a minimum so I am very pleased with his work. If I have another plumbing job, I will definitely ask for Bryan by name.

Bryan Hansen, the Ben Franklin plumber, used a variety of devices including fiber optic cameras to locate the hidden gas cut-off valve. Bryan used the camera to probe for the path of the gas line from outside the house, the kitchen and attic. The cut-off valve had been wall boarded over during construction of the house and was located in the kitchen wall. To reach the cut-off valve Bryan made a small cut in the plasterboard in the back of the kitchen cabinet. Now we are "cooking-with-gas" thanks to Bryan.
Description of Work: This service was a continuation of an effort to locate a hidden gas cut-off valve that controlled gas flow to a gas cook top jet located in the center island of the kitchen.

As usual, these guys were complete professionals. Spotlessly clean, and everything they did was explained so that I understood exactly what was going on. I always feel like these guys are more interested in doing it right than doing it fast.
Description of Work: One shower head cleared, one leaky faucet cleared, and one toilet re-seated to the floor. I also purchased two bottles of something that we use on our septic system (it really does help).

I called Benjamin Franklin Plumbing and mentioned I had found them through Angie's List. The list claimed this company does not charge for travel, but it did. There was a $39 charge for it and if I did not buy their services, I could not use the $25 coupon they had on Angie's List web site. I did ask them to fix the problem and used the coupon, although I was miffed that it did not even cover the travel charge. The service was on time and very well done. Bryan was courteous, competent and very professional. I have not had any problems since his visit. I have not had many plumbing problems and to me $173 seemed a bit steep for just an air gap.
Description of Work: The air gap in my sink was leaking.

The plumber showed up on time, explained their pricing structure, gave me their pricing book, and then started the work. He also did an inspection of all my plumbing fixtures, and discovered that the vent on the hot water heater in the attic was not installed properly - with most of the exhaust venting into the attic! The work was done quickly.
Description of Work: I own a 5-year-old home in Richmond. I had 2 running toilets and a leaking bathroom sink faucet. The plumber showed up on time, and fixed both toilets, the sink, and also discovered that my hot water heater vent was improperly installed.

When I called Benjamin Franklin Plumbing I was told there would be a $ 200 charge to respond after hours/emergency, in addition, to service and repair charges. I opted to turn off my water and wait it out the next day. Marvin scheduled me the next morning. He was professional and courteous. The second day of the repair I was told to expect a call on when Bryan would be back out. I had not received a call so I called in. They were very flexible with me and agreed to call me 45 minutes ahead vs. a 4-hour window to be home to meet Bryan. Bryan was very friendly and explained everything in detail to me. He did a clean, thorough job. He even took care of the kitchen cabinet contents. Only thing, I thought the Ben Society could have been explained better. I was told it was free then told that it paid for itself. When I looked at my invoice there was a $ 89 charge? However, with all the discounts I received it did pay for itself and some. I also got a club rewards coupon book.
Description of Work: Bryan located the water leak in the wall of my kitchen pantry closet. He cut the sheet rock to find the leak was on the copper pipe under the slab. He had to cut off and restore hot water, install new water line to hot side of kitchen sink. He also had to install angle stops through the dishwasher and kitchen faucet. Day 2, Bryan came back to finish repairs. He had to cut through sheetrock behind the refrigerator, which is next to the pantry closet to route through the wall to the kitchen sink. He installed the hot side through the pantry to the kitchen sink. This took about 3 hours or so to complete.

Mike Ortega and his assistant, Greg, arrived right on time. Mike had done the estimate and had offered several ideas to save money and professionalize the project. Mike is very personable, doesn't try to sell you what you don't want, and is great about giving you ideas about whatever you want to do. At the time, he did the estimate for this job, he did three other estimates, too. When they began to dig up the lawn, I was concerned about what it would look like after they finished the job. When they called me to review the completed project, I was shocked at the way they had taken attention to detail in carefully replacing the sod and soil. It was great. In itself, that professional job gave me confidence about the work. There's no doubt in my mind that by the end of summer, you won't be able to see where the ground was dug up to place the line. All materials were first rate and the workmanship was as good as it gets. I will definitely use them again for my other jobs.
Description of Work: An underground water line was taken from the meter at the street through a fence to the backyard and strapped to the side of the garage. The lawn had to be dug up along the driveway, a hole had to be drilled in the fence, the line had to be insulated, and finished with a galvanized pipe and double spigot. This was about 120 feet.

My original report was filed in Nov 06 and I reported that the work was very satisfactory but I thought the price charged was too high. Recently, Mr. Ohl called me to discuss the report. He explained that he thought his prices were fair considering the quality of service he provides. I agreed with him that his service quality was high but I still thought his price for this particular service was too high. Mr. Ohl asked me what I thought was a fair price and I told him $100. He agreed to refund the excess over $100 to me which was $79. This sends me a message that this is a quality company that is interested in making its customers happy.

The three plumbers from Ben Franklin have been excellent and customer friendly. Bryan Hansen is very good. He has lots of self confidence and is very professional. He wears covers on his shoes to not disturb our floors, Mr. Hansen is a plumber's plumber.
Description of Work: Service visits included fixing indoor water closets, installing new water closets, fixing outdoor faucet, and removing used plumbing fixtures.

Ohlco performs very good services. They did a magnificent job. Everything is in working order and running great. The guy who did the work is a very nice guy. He was here right on perfect timing, and he worked rather quickly. The time it took to finish the job was amazing. Ohlco is a little pricey, but that s the price you have to pay for such great professionalism.
Description of Work: My home is eleven years old, and I needed a brand new water heater installed. I also needed new plumbing all the way around the house. I decided to give Ohlco a call. I knew that they would be good for the job because I have dealt with them in the past.

I have used them for about four years & they do good work. It didn't take too long for them to install the water heater, & they made sure everything was cleaned up when they were finished. I would recommend them to anyone. They listened to my needs as far as being able to tell me the size that I needed & how much water that I go through in a 24-hour period.
