After a long time looking, my wife and I just bought a house. I became a member of Angie's list because we knew that we will need a lot of help to get the house to our exact specs. By chance, I ran into Rick Manning's company here and was very excited to see that a contractor actually has really good ratings. Even though there are a lot of them that have A's, when you look into it deeper, they aren't that great. MRC had amazing ratings! So I called them up right away. Rick and I set up a time to meet and go over all the things that we needed done. The meeting was on the morning of 6-17-14. Rick and an assistant (sorry, I forget her name) were there on time. We must have gone over about a dozen things. Some small, some fairly big. I really liked both Rick and the assistant. They seemed to be good people. At the time, I felt like I had gotten lucky. At the end of the meeting, Rick told me that it will take 3 to 4 days to get back to me on the estimate. I was a bit surprised at the length of time it was going to take to get me an estimate. I had meetings with several other contractors and they only took 1 or 2 days at the most. A few even gave us an estimate on the spot. Anyway, no big deal, I said fine because I really wanted to give them a chance and hopefully work with them. On Friday, 6-20-14, I texted Rick to see if they were still on schedule to get us that estimate. He told me that it will either be on Friday night or Monday because he was going to be out of town. I said ok. Friday night passes and nothing. That is fine because he did say it might be Monday. But on Monday, you are looking at 6 days after the initial meeting. Their initial time was 3-4 days. Friday or Saturday. Anyway, Monday comes around and since I had heard nothing from Rick, I texted him again to see if we were going to get that estimate. I did let him know that waiting almost a week for just an estimate is a bit too much. He told me that I will get the estimate "as promised". I guess that meant on Monday instead of the initial 3-4 days. Well boys and girls, it is Thursday, 6-26-14 and still nothing. So what am I suppose to think when we can't even get past the estimate faze? I am sure these guys do a fine job and a lot of people have had plenty of good experiences, but I for one am very disappointed. After the initial meeting, there has been no communication whatsoever. If it wasn't for my texts to Rick, would I have even heard from Rick or anyone else in the company? I truly don't think so. I can not judge them on their actual work because I don't know how they are, but if this is the way it was going to begin, I don't think it would have gone very well, at least not with us.

While I certainly disagree with a couple of comments - the bottom line is we DID take too long to get this estimate to him. I'll spare you the details, but I can assure you this issue has been recognized and addressed. It took some time, but we finally found just the right person to fill several voids in our growing office operations - and our new Office Manager started on June 23, 2014!

We hired Rick Manning and his company to take over a remodeling project after we "broke-up" with another remodeling company mid-way through the project. Basically, Rick had to come in and figure out from a picture and other people's rough estimates exactly what we wanted. It was a disadvantage for him and his crew but they executed and completed the job perfectly. The employees were all great at their craft, trained in all aspects of remodeling (so you don't have to wait for the tile guy to show up because the tile guy is also the electrician, and so forth), polite, friendly and ridiculously clean. They clean up after each day of work so we never had a night of dust or equipment lying around waiting for the workers the next day. Example: The guy who cut the tile in our garage and driveway vacuumed and then mopped our entire garage floor! How great is that? They always arrived on time, kept us informed on who was coming and what they were doing, and what was going to happen next. As with all remodeling projects there were some challenges the crew faced, specifically with our new fireplace install, but no one ever complained. They solved the problem without hesitation. Again, these guys came into this job and had to deal with vendors they don't normally work with so I give them high praise for making it easy on us. There were a couple of design decisions we had to make of which we were clueless on the direction we needed to go and Rick and his guys offered their opinions. This was much appreciated and spot-on. I know this review is heavy on the praise and I sound like I'm gushing but we have done A LOT of remodeling over the years with several companies and honestly, our experience with Manning Remodeling and Construction is far and away the best. Rick's project manager Tim, before he closed out our project, asked if everything was perfect. I said nothing is ever perfect but it looks darn close to perfect to me. Well, I've lived with the results for a couple of days now and I can't find a thing wrong. The tile lines are perfectly lined up, the paint is perfectly applied, etc. So, I have to say they did a perfect job!
Description of Work: Demolition of existing fireplace and cabinets, installation of new cabinets, tile, paint, ran new gas and electric lines, installed new A/V equipment.

Rick came out and gave us a fair estimate - and since our job was relatively small, he was able to work it in surprisingly quickly. We were pleased with the quality of the work, the price, and how quickly it went from start to finish. Definitely recommend.

We are lucky. We had hired Rick on a recommendation of a friend to paint the interior of a house we had to sell. That house was 40 years old and looked it. I swear, I am so glad disco is dead. After Rick and his crew did such an amazing job painting, we had five offers within days, and sold the house within three weeks. Fast forward to what this job is about. We moved into our new home and while the previous owners had lived in it for 12 years and had made a few upgrades, the house needs to enter the 21st century. Our first order of business was to protect the repaired foundation. We called Rick and he came over. We told him ALL the jobs we wanted to work on, and he worked up a COMPLETE estimate for each. First was the Exterior. Before we could add gutters, we had to repaint the outside. God, I think the previous owners had it powder blue. I likely gagged when I saw bits of that color all over the place. Anyway, after we made the decision to start transforming our home, Rick told us a crew would be out the next day! Yeah, that was the sound of my jaw hitting the ground, folks. We were unprepared, but quickly jumped at the awesome timing. The team came out and power washed the house on Thursday. We had looked online and chose a quality paint color. Rick told my husband to take a screenshot of the color, TEXT it to him, and then Rick or his crew bought the paint. The team returned the next day and by the time we returned home from our jobs THE WORK WAS DONE. Paint AND gutters. I kid you not. Everything was painted, gutters matched the paint so well that I only knew they were a tiny bit off the color because that paint we chose doesn't come in the gutter selection. On Saturday, the crew came back and did minor touch ups. Rick came by on SUNDAY to see the work himself. I was busy working or I would have tackle hugged him to the ground. He was lucky to get away with only a handshake from my husband. So, yeah. I kinda love Rick and his gang. I've dealt with NIGHTMARE contractors. People who should not be permitted licenses. People who should be in jail for shoddy workmanship and rip-off prices. We'll be working with Rick Manning and his superhero team until this 1985 ranch house is mistaken for something out of Star Trek. The guy is awesome. We're excited to get to the next project, and I'll be sure to post here each time so you all know how it goes.

Rick and his team started with promptly scheduling a visit to provide us a quote. He was flexible in revising his quote when we were comparing companies and worked with us when we had design idea changes. His team was professional friendly and punctual. He was very receptive to feedback during the project and took care of changes. The job took longer than we thought to complete mostly due to waiting on a glass order. We are pleased with this experience and the final product. We will call Rick and his team for future projects we may have.

We had a bad experience with a prior contractor who worked on our master bathroom and other areas in our house. The experience was so bad that it took us 6 years before we decided to remodel our bathroom. We found Manning Remodeling and Construction on Angie's list and decided to call him for an estimate. His business address is in the same city we live in, which we thought was very convenient. Rick was early for the appointment and listened to what we wanted to do with the bathroom. He was very nice and professional and offered suggestions but never tried to talk us out of tiling the bathroom walls. Rick sent us an estimate which we thought was fair and we accepted his offer in December. We purchased the tile, vanities and faucets (separate from the estimate) prior to the start of the remodeling. Because of the holidays, work didn't start until January 7th. The whole remodeling took a little over 2 weeks. Rick and his associates were great. The crew showed up for work early in the morning and did not leave until early evening. They even worked a whole weekend so they could finish the tile work. What we really liked was that everyone was very friendly, respected our property, cleaned up every day before they left and worked around a very nosy cat who thought he was part of the crew. Rick came by every day to check on the progress of the bathroom and if we had any problems or changes, we could talk to him at that time. We thought this was great because our last contractor never came by to look at the mess his crew created-even when we called him. Our bathroom is finished and it turned out better than we expected. As with any project there were a few minor problems after the bathroom was finished. Rick made sure that the problems were corrected to our satisfaction. We plan to remodel our kitchen in the near future and plan to call Rick Manning back to do the job.
Description of Work: Tiled all bathroom walls in the Master bath, reconstructed and installed a new frameless shower, installed new vanities, replaced faucet and drain in tub, retextured and painted ceiling.

Rick was one of the few contractors who responded to my requests from Angies List. He was prompt and professional at the meeting to review our project. Within a few days he had provided us with an estimate. We did not hire Rick for the project as it seemed to keep expanding. Eventually, we started our project engaging indivual trades.

Great folks - tough grader! Made an immediate appointment with customer for 5:30pm on a Friday evening after their regular work day - and I was 30 minutes early. Had a good, one and a half hour meeting and left after 7pm. In their own words, I was "one of the few contractors who responded"; I was "prompt and professional" and provided a major remodel estimate (for almost every room in the house!) "in a few days". This earned me a "B" for Responsiveness, Punctuality & Professionalism… I hope it was a B+!

Rick was an utmost professional as were his associates. The crew was always punctual (both arriving and completing projects), which was a pleasant change from my previous contractor. He was very accommodating regarding scheduling around my deliveries and other work. They were great about addressing the inevitable surprises that come with remodeling. When I had complaints, he was sincere to make things right. I would say they went above and beyond. There were times that we had differing opinions on aspects, but Rick's ability to communicate and negotiate really made the process go as smoothly as possible. I truly appreciate the thorough communication and realistic expectations he set. He seems to be a truly honorable and fair man, which seems to not be so easily found in this business. While I had cheaper bids, he was certainly the most trustworthy. It was a joy to do business with Rick and I would not hesitate to do so again.

They did a very nice job. They were punctual and did what we had arranged beforehand. I was impressed with the bidding process. They came out to look at what I needed done and gave me a bid that I accepted before they even got started. A couple of things were crooked when they got done. I would probably use them again.

We liked Rick - that's why we hired him. Unfortunately, the project took 6 weeks from start to punchlist to renovate our bathroom. EVERY trade had to come back and do re-work. We even did some of the finish work ourselves so that the room was usable. If I had not been home, this would have been a disaster. Twice Rick thought he had told me they were coming, but had forgotten to call or e-mail. He did not coordinate well with his subs - the knowledge he did not pass on ended up requiring them to return and fix things, which was really unfortunate. The final estimate was 25% over budget (not because of hidden conditions, but because of an incomplete revised estimate). He also ordered way too much tile, which he could not return for a reasonable refund. Two tiles and several grout lines cracked just days after the tile sub fixed everything. We were very tired when this job was over - it would have been easier and quicker if I'd been the GC. Some advice if you are comparing Rick's estimate to that of another contractor - Ask Rick if he has firm numbers from his contractors (he expects you to pay him whatever they ask at the end). Ask Rick what material costs are not included (don't expect all of the receipts either). If you see a 0.00 on the estimate, it does not mean the work will be performed at no cost to you; it means he doesn't know how much it will cost. Ask him for an hourly rate for field conditions - he charged quite a bit more than my handyman. Ask about his mark-up on materials. Watch the subcontractors and immediately call Rick or Tim with any concerns. He will assure you that they know what they're doing (all were professional and cleaned up after themselves), but he doesn't always pass on the information they need to do the job right the first time. If Rick proposes extra work, ask for a firm number, not an estimate, otherwise you'll be surprised at the final invoice.
Description of Work: Rick's subcontractors removed a fur-down above our bathtub and demolished the surrounding walls. They installed a higher ceiling, relocated an A/C drain, and installed new Hardie board. They textured the new ceiling to match existing. His plumber removed the existing plumbing and installed a La Toscana shower system which including tub spout, handheld, rainhead, valves and diverter. They provided and installed new wall tile.

The customer and I do agree on one thing, this project had several surprises/problems. As is the case from time-to-time, there were a few unexpected plumbing & AC issues in the walls and fir-down found during demo. However, the customer was very happy and we got along great as we worked through these issues. I rearranged other projects to meet her immediate schedule, I ran around town special ordering, paying for and picking up her tile, I worked around her month-long, overseas vacation and well as weeks and weekends that just were not convenient for her - all while not charging a dime up front and paying for and handled any/all issues as they came about. It was not until final invoice time that she totally blind-sided me with 20 reasons not to pay me – and wouldn’t let me see, confirm or address a single “issue”. I really think she feels the extra, required work should have been free because it wasn't in the original estimate. In the end, I had to agree to any and all of her demands and HER prices in order to get ANYTHING for this project! People like this are why contractors require money up front - but I refuse to let one bad apple affect my trust and no-money up front satisfaction guarantee! The customer had a similar problem with the contractor before me, and she will do this to the next contractor too! I only wish there was a web site where contractors could grade customers – in order to warn others. Please look at my history and you’ll see…something isn’t right here.

He was prompt, he got over here within a half hour of when I called him. I am a new home owner so he took some time to show me some things like where the main water supply line is. There was a valve that needed to be replaced also in the line so he went ahead and did that also.

It went great. I was very pleased. I would use them again. The guy was very professional. He showed up on time. He kept the project at the price he quoted me. He even did a little extra work on top of what he said he would do but he kept it at the same price. He cleaned up after himself. The shed is still standing. He is a local person. He is very professional and he communicates very well. It was expensive, but the job was expensive. It was supposed be expensive.

The quality of their work is excellent and they provided detailed estimates beforehand.
Description of Work: A leak in the upstairs toilet of our condo caused a flood in the kitchen below. Handy Manning did a great job of repairing the floor and replacing the old laminate with ceramic tile. They also removed the old wallpaper and outdated "popcorn" ceiling and did a beautiful job repainting. They also installed a new ceiling fan in our high-ceiling living room and repaired a light that had been out of our reach. We highly recommend them!

Rick came to assess and gave us the estimate. Then we scheduled him and his crews to come. They fixed the leak from the chimney, leaky faucet and broken pipe on the same day. The windows needed part that had to be ordered. We had 4 windows that weren't working properly, but 3 were fixed with some adjustment. They only charged us for 1 window that needed a replacement part. Overall, we were pleased with the experience.
Description of Work: We had the following items fixed - leak in the ceiling from the chimney, leaky bathtub faucet, broken pipe in sprinkler system and windows that were not working properly.

He schedules a time in advance to come by and give you an estimate for the work (assuming it's not an emergency) and then performs as expected. He gets the job done quickly but seems to be thorough. Mine have been small jobs that could easily be accomplished within a couple of hours, so I'm not sure if the same is true for jobs that span several hours or days. I find him to be very professional and I'm comfortable with him working in the house when I'm the only one at home. (Unfortunately, I can't say that for all the service providers I've used in the past.) I will be using him again.
Description of Work: I used his services twice. The first time was in 2009 to replace all the smoke alarms in my house. He was quick and seemed to be thorough. I've had no problems with the alarms since. I would say the cost was probably about average of what I would have paid another similar service provider. The second time was in 2010 and I had a problem with my gas range, had turned off the gas and was uncomfortable turning it back on until someone had looked at it. He came by pretty quickly (he's located within a mile of my house) and checked it out. He found there was not really a problem and turned the gas on. He did not charge me for this. I think another service provider might have charged something for the service call.

Rick answered my first phone call, and also utilized his email account to help in delivering a quote. The end-result cost the same as another quote I got, so I have a feeling his prices are about right. He showed up on time, worked hard all day, and even returned the next morning to offer an additional "anchor down" of the unit he put together with his team. Then he followed up after the job was done to say thank you and offer additional service.
Description of Work: I had a pre-fabricated tool shed purchased that I needed to be assembled on to a prepared cement slab. Rick gave me a quote in market rate and performed the work as desired. He brought on 2 helpers for the job because it was such a big job. All three men stayed on task all day, did not leave for parts, tools, or even lunch! The end result reflected their hard work and Rick's organizational and technical skills.

Since October 2009, Mr. Manning has been instrumental in helping me get my new home in shape, from small things to large.
