Houston Inspections

Houston Inspections did a terrific and thorough job carefully inspecting the house I was considering purchasing. They were able to schedule the appointment within 48 hours of my request and provided both the general home inspection and termite inspection as a package deal. They used an infrared camera and moisture sensor to identify areas where water damage were not immediately obvious. They caught a wide range of issues from roof to foundation, capturing everything in digital pictures and sitting for 30 minutes in the end to walk through the photos one by one on a tablet and answer any questions either me or my agent had. They put together a highly detailed and informative >50 page report that was sent out by email only 8 hours after the inspection was completed. I particularly liked how they highlighted building code standards put in place after the home was built in blue while highlighting difficiencies that needed to be repaired or negotiated over in red. Excellent experience overall. I would highly recommend them.

Ronnie was the inspector and he was AWESOME! - He started on the outside and inspected everything from the ground to the highest point of the roof. - He inspected every appliance to make sure they were properly functioning, even to the point of correct oven temperatures. - He checked every window and made sure they were installed and functioning correctly. That included window sills and casings. - He checked walls, ceiling, attic, sinks, tub - EVERYTHING. As he was working, he explained his findings. When he was done, he brought the full report up on his tablet and walked us through. Then, he went home and marked arrows and circles on focus areas. Ronnie was skilled, professional, personable, thorough, punctual and everything you could wish for from the service provider. This inspection was worth every penny we spent!

Excellent. Ronnie with Houston Inspections was recommended by my realtor. We attempted to purchase our first house and Ronnie spent ~4 hours going through the entire house. I participated in the inspection and he patiently answered all my questions. Due to his noticing of the wet / swelling wall in the master bath, in coordination with the Thermal Imaging Gun he uses, we had a follow up mold inspection performed. The mold inspection determined the house had Black Mold! Due to his close observation we avoided buying a house with a potential nightmare! One thing that was interesting is that another person attempted to buy the 1st house prior to us but their financing fell through. We received a copy of their inspectors report and compared to Ronnie's it was garbage. That inspector probably only caught a 1/10th of what Ronnie found and some of the things he noted were incorrect. Ronnie then performed the inspection on the 2nd house which we ultimately purchased. Again he was professional and spent plenty of time checking all the details. We are completely happy with the house and went into the purchase understanding the potential problems we faced during the renovation. Josh

I needed the inspection done on the holiday weekend and was having a hard time finding someone that was working talked to Shawn and he was able to fit my inspection in that really helped me out. He arrived early, answered all questions I had, pointed out issues that needed looking at and seamed very knowledgeable about every thing of issue. Responded quickly to questions I needed answered after the inspection resultes where submitted. I was pleased with the work produced.

Very well. Used infrared camera to point out a few "hot" breakers on electrical panel. Also suggested some additional items not done "to code".

As with their fabulous inspection when we bought our home in 2013, Houston Inspections was equally wonderful to work with when we purchased a townhome in the area this year (in University Green Town homes). They worked with us on the price and schedule. Again, no surprise that Dennis did a beautiful job of finding all of the major and minor issues that needed to be addressed to repair the home for safety and current codes. For this purchase, the inspection helped us to negotiate $3000 off the sale price of the home. This is the second time Houston inspection reports have helped us in the negotiations for a 2 home total of $8000!!! Well worth it to use a company that takes great photos and sends you a very detailed report with a quick turn around time that helps with negotiations too.

The details and photos provided by Houston Inspections was meticulous. The impressive report allowed us to negotiate with the seller and receive $5000 in reduced costs to make the repairs. In other words, the inspection report was crucial to our success in that negotiation. Thank you, Dennis, for always being so great at seeing all the details!!

Dennis was great! Did a very thoroguh inspection, and explained everything as he did it. Report was provided in a very timely manner, and included pictures of everything he pointed out during the inspection. In addition to the inspection, Dennis explained how certain pieces of equipment in my home worked and provided regular maintenance tips. Appreciated all the help!

I needed a home inspection this Friday afternoon. Due to the short notice, Home Inspection wasn't able to meet this request. They were very friendly and tried, but didn't have an inspector available.

The house we were trying to purchase looked lovely renovated; however, it was only through the inspection's report that we were able to learn about the many health and safety issues. I signed the contract on my new home Thursday afternoon, contacted Houston Inspections and they were at my house at 9:00 the next morning! The report I received from them was extremely thorough. I can honestly say I don't think they missed a thing. That is very important when one is counting on the inspection to tell you whether or not you have purchased a good place. Would highly recommend them to everyone.
