I almost went with someone cheaper but felt like the additional equipment he had for accessing what was going on in the walls (like mold) and getting an exact measurement of the slope of the floors, was worth paying a little more for. He was on time and professional and also knew the Inspector (Michael) from Professional Drain who was there to check out the sewer so they were able to collaborate on things such as locating water under a wall in the bathroom as a reason for the damage seen in the tile work on the walls. Everything was explained to me and I was asked if there was anything else I wanted him to check. I asked him to let me know if there was exterior brick in an area in the kitchen that I intended to use for a pet door. He measured and told me where an opening could be made without penetrating brick. There was what appeared to be decorative trim near the roof line at the front of the house and I wanted to remove it and expose the brick underneath. He checked it out for me and said there was no brick underneath so the trim could not be removed. The report was detailed and professional, complete with clear photos, and he sent copies to my computer in Austin (where I would be returning the following day) and also sent a copy to my Realtor who was present and had his questions answered. I am very glad I chose Houston Inspections and will use them again. Highly recommended. By the way, armed with the information I was provided, my realtor (Evan Compean ) was able to negotiate a nice reduction in the asking price.

Spent several hours inspecting, answering our dumb questions, and going over all of the details following the inspection. Was prompt, and very thorough.

The report is in detail with pictures. The inspector was patient with everything. Cannot remember the price but felt worth it.

Excellent service inspect my new home

Need inspection for 2250 sqft house we placed an offer on. Since there was no option period as the seller is a relocation company, we were nervous about what might go wrong with the house. Ronnie was there before we got to the property. The whole inspection took around 3 hours, it was done very thorough and in a professional manner. Ronnie also explained to us when he found deficiencies around the house and helped us estimate what would cost to fix such. We can't be happier with the service we got and I will definitely recommend Houston Inspection.

I was pleased with the overall level of detail. I felt the pool inspection was not 100% as good as I was hoping for. They could not get the heater working, but the pool person that had been caring for it got it to fire up right away. Other than that, I was pleased with everything else that was done and checked.

The services were very thorough and I got a complete report the same day. The report was easy to ready and understand due to the use of highlighted text that represented the meat of the report and the use of photo were very helpful. I used them for structural inspections on one property I was interested in buying and then used them on a second property a week later. I had no hesitations in calling them back for a second inspection. I would have loved to pay less but after my first experience with this company I'm happy to pay whatever they charge because I know the results will be meaningful and important. I don't need to shop around for another inspection company!

Service was very professionally carried out. They inspected two seperate properties for me - reports were very detailed and accurate and allowed me to make the correct decisions on the properties seen. On both occasions I needed their services at short notice and they were able to fit me into their schedule. Inspectors were very knowledgeable of their areas of expertise and polite to deal with . On both occasions they provided contact details to allow me to get in touch oput of hours for any queries I had on the detailed report.

They saved our behind! Inspection was a 46 page report that was so detailed it even reported missing screws. Sellers were making false claims and the inspection helped prove it. Dennis Inman and Alberto Castañeda are knowledgeable and professional and make you feel very comfortable with their work. So impressed we've already scheduled our second inspection.

Houston Inspections arrived on time and they were thorough in their inspection. Two inspectors came out. Both were diligent and focused. My main concerns were understanding the condition of the home: roof, electrical wiring, gas pipes, plumbing, insulation/energy efficiency and a/c unit. This is only a start. There was more info in the report including photos. I was there during the inspection and they even went under the pier and beam home to check on supports. It was a tight, small space.There were photos of that too. I would say they are very professional and thorough and were up front about things they could not check.These were items not in the scope of the inspection but they advised on how I could get these checked on if I wanted to do that. I would recommend them and I would call on them again.

All parts of the inspection process went smoothly. I got a fast appointment, the Angie's List price, and the inspector showed up right on time. Before the inspection, the company emailed info describing what to expect during the inspection process and the approximate time it would take. I was able to sign the agreement online. After the inspection, I was able to pay online with a credit card, which was very convenient. The inspector did a thorough job and was very informative in explaining the issues that were found. He emailed me a detailed report with photos the following day. I would use this company again and would recommend them to my friends and family.

tRonnie Hagelberger and his assistant inspected the house, garage, pool, and sprinkler system thoroughly in about 3 hours. I met them there for the last half-hour, and Ronnie did a great job of walking me through all of his findings. It's amazing how many different things they covered, and they made full use of the latest technology. It's been about 14 years since I last had a home inspected, and it was interesting to see how the technology has changed. Ronnie explained how the levelness of the foundation was measured and demonstrated the infrared camera for us. He was also able to show us all of the pictures that would be included in the electronic inspection report right there on his tablet. The whole thing - from the Houston Inspections website to the online scheduling system to the tools that they use during the inspection - were very professional and modern. Pretty cool. The good news is that no major issues were found, and we were able to use the inspection report to negotiate a $1,000 allowance for repairs.

All in all, the approximately 1-hour long inspection was highly thorough, particularly for a relatively small and recently-built condominium. Dennis, the inspector, was very conscientious when it came to evaluating the fixtures, appliances, potential areas for leaks etc. and promptly informed me of any deficiencies that were found as the inspection was taking place. He also provided general yet helpful explanations along the way on possible courses of action to remedy said deficiencies. Having watched dozens of tv programs on what to expect of a well-done inspection, I was pleased to see that Dennis arrived equipped with an infrared camera and was overall meticulous catching potential issues that I failed to recognize during my own inspection of the property. Based on my experience, I would recommend Houston Inspections to others in need of a home inspection.

Shawn Emerick inspected a new home we were purchasing near Memorial Park. He inspected the home, all mechanical sytesms, the outdoor kitchen, and the pool equipment. He explained all of the findings, explained the significance of discrepancies, recommended solutions, and followed up multiple times to see if I had on-going questions. I was impressed with his attention to detail, thoroughness, and follow up. His report was well written and clear, which impressed the sellers and seller's agent. I would use, and would recommend, Shawn Emerick and Houston Inspections every single time.

Inspectors were prompt, did job quickly, and walked through the house with me at the end to explain what they found. They were courteous and treated the property well. Their inspection report was finished and emailed to me promptly.

Signed up for service through Angie's Deals. After a day I think, we set up appointment for the same week! I was notified by the receptionist that a pier and beam inspection would be an extra fee, This wasn't stipulated on Angie's list so I voiced my concern with Shawn. He honored the original quoted price, no questions asked. As a professional who deals with clients my self, I see how important they see their costumers at Houston Inspections by their quick responses, professionalism, and customer care. The inspection itself was handled by two gentlemen who's name escape me right now, but they were equally courteous and professional. I think they have a great crew at Houston Inspections and will definitely recommend and use again if the occasion ever arises. The inspection took about 2.5 hours and they went over the inspection with me for about 30-45 minutes answering all the questions I had. They took the time to make sure I understood everything I was looking at. I received the report the next day. And for anyone looking to negotiate price with an inspection, DO IT! We saved over 5k on the final price. You also need a great Realtor though.

It went very well and they get the report back to you in 24 hours. I have used Houston Inspected for 3 inspection within the past 4 months searching for a home and they have always showed up on time and sent the report back within 24 hours.

Setting up the appointment was a breeze with the friendly office staff at Houston Inspections. After setting the appointment I received a verification of the appointment, which I appreciated. Then the day before my appointment I received a second email reminding me of the appointment. They arrived on time and were very courteous. The inspectors covered every inch of the home inside and out. When there was something they thought needed to be pointed out they showed my husband personally so he could examine the issue as well. Upon completion the inspector walked us through the entire inspection with his smart device, showing all details with pictures and even providing advice on a few issues. My husband and I felt very comfortable with them in the home.
