"In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. See the invoice they submitted, which completely overlooks the $35,895.76 payment we made (supported by our bank transactions). —-------------The payment schedule on the contract has major math errors—--------- Payments for the work are due as follows: Contract Total $ 194,972.33 $ 19,497.23 deposit is due at initial design meeting.(10% of the Contract Total) 20% of the Contract Total is due at the preconstruction meeting. 30% of the Contract Total is due at start of drywall repair. ←– we requested halt at this phase and according to texas property code Sec. 28.003. Irving Trend Builders, Inc. is veteran-owned and operated. We have been remodeling in the Metroplex since 1977. We design almost all of our remodeling projects. There may be a minimal plan fee upfront, but if you contract with us, the fee will be applied to the contract amount, however, we always provide FREE Estimates. Irving Trend Builders is comprised of our construction (Trend Builders) side and security screen (Trend Security Screens) businesses. Trend Builders is the name of our construction and remodeling business. We are a design/build firm; meaning we architecturally design our projects using the latest Computer-Aided Design and build the projects we design. Residentially, our primary focus is remodeling all aspects of homes (inside and out), first and second-floor additions. Commercially, Trend Builders does ADA work (especially for bathrooms) for non-profit businesses like the Salvation Army and Achieve (Citizens Development Center). Our commercial projects focus on remodeling office space, kitchens, and bathrooms. Trend Security Screens (TSS) is an authorized distributor and installer for TAPCO Security Screens which is historically a manufacturer of hurricane screens but has branched out to the security screens for homes and businesses. Security Screens are similar to burglar bars in how they protect your home and/or business but that is where the similarity stops. The advantages of having security screens over burglar bars are endless and include protecting window glass from breakage, protect against insects, screens double as solar screens by blocking damaging UV rays, each screen can be made to open for egress during a fire, and finally, our security screens are appealing and do not detract from your home or business looks or value. As of July 2021, we offer financing through Acorn. Please visit our website (https://securityscreensdfw.com/payment-options/) for more information.

"Once again, Trend did a wonderful job for us. After suffering from 5 break-ins in the early days of the Covid shutdown, many of our large windows were broken. We had to board them up and that made the inside of the church like a dark cavern. We managed to raise the money to have the security screens put on all of our doors and the sanctuary windows. This time, a year of so later, we raised the money to do two of our office windows and the windows in the fellowship hall. Trend and their employees know exactly what they are doing and sell an excellent product."

Garage services FAQs

Yes, you should be able to cover your detached garage on your homeowners insurance policy. Most policies will automatically cover it as a “separate structure,” but policies differ widely. It’s best to confirm with your insurance company whether or not it will cover the detached garage before starting this extensive project.

It’s typically less expensive to buy a garage-building kit than to build a garage from scratch if you’re supplying all the labor. However, unless you are an experienced builder, you will still need to hire pros to install the foundation, concrete floor, and add electrical and plumbing to your garage kit. In that case, it’s worth the investment to build a garage through a local garage builder who can coordinate the hiring of other necessary pros.

The cost to convert a carport into a garage averages about $22,000, ranging from about $15,000 and $55,000. Additional cost factors to consider include size, time of year, and how much of the carport you can reuse. Other cost factors include the kinds and amounts of materials used, such as:

  • Add insulation: $1 per square foot

  • Add drywall: $1–$3 per square foot

  • Add window: $450–$2,000 per window

  • Add outlets: $75–$500

  • Add garage door: $250–$11,200

  • Enclose framing: $5–$13 per square foot

  • Replace roofing: $1,000–$2,000

The cost to build a detached garage for two cars costs about $26,400 on average. Prices range from $19,200 to $33,600, depending on your location, the garage size, height, materials, and site prep required. Additional cost factors include any plumbing, electrical wiring, and insulation. If you need to build a concrete foundation for a new detached garage, you can expect to pay $1,000 to $8,600 for this essential addition.

The average cost to remodel a garage is around $18,000, ranging from $1,500 to $50,000, depending on size, materials, location, and other factors like plumbing and electrical. Garage remodels that include changing the roof and walls add significant expenses to the project. Plus, you can expect to pay about $1,400 for the building conversion permits. For a simple remodel, like painting interior walls and recoating the garage floor, it will cost about $2 to $5 per square foot.
