+ 10 moreWe were very happy with the personnel, their work ethic and the quality and cost of their work. Both Sammy and Nelson were very good at answering our questions when issues arose requiring some adjustment to the timing of various phases of the project. We had a couple of issues with suppliers [wood floors in particular] who took about two extra weeks to provide the material but Sammy and Nelson were able to work around the issue and keep the project moving ahead. We also ran into an issue with satin versus flat latex paint in the family room which was solved with a single phone call. Their various crews dealing with sheetrock repair, painting, hardwood flooring, carpentry, electrical work and carpet installation were all hard working and very good at their craft. It is obvious that these teams have been working together well, and all have their 10,000 hours in, as nothing fazed them during the refurbishment. We will happily contact The Peraltas in the future as work on the house continues.... Note that the approximate cost below does not include material costs for carpet, underpad and hardwood flooring all of which was supplied by us. A few pics attached...
Description of Work: After 20 years and two kids we decided to tackle a long overdue refresh of our home. Of the contractors we talked with The Peraltas ended up being a perfect fit for us. Sammy, Nelson and their crews were a joy to have around the house for the 9 weeks it took to complete our hit list. Every room in the house was in play with the exception of my office as I needed to keep working during the remodeling. As the project progressed through the house we found ourselves living in both guest bedrooms and finally back in the master but we always had a functional bedroom, washroom and kitchen throughout. Here is the hit list: Master suite [bedroom, bathroom, walk-in]: - frame in, insulate and sheetrock an unwanted window which accomplished nothing but allow light from the neighbor's security system into our bedroom. We left the exterior window and brick work in place in case the next owners would like to resurrect it, but on the inside you'd never know it ever existed. A very nice job. - fix all issues with drywall metal tape cracks and nail pops on ceilings and walls - prime, paint ceiling, walls, doors and trim - remove all wallpaper from the master bath, fix the sheetrock, texture, prime and paint. - repair ceiling damage due to residual leak after a roof replacement. - match texture, paint - add a shelving system to the walk-in - repair water damage on walk-in ceiling due to a shower overflow in an upstairs bathroom - prime, paint ceiling, walls, doors, new shelving and trim - install an externally vented exhaust fan in the toilet room - remove carpets in walk-in and bedroom, clean area - install new underpad, edge strips and carpet in bedroom and walk-in Family room: - screw down metal tape as needed to repair sheetrock cracking around arches, windows and doorways - match texture, prime and paint 20' ceiling, walls and trim Kitchen: - remove wallpaper - add 4 LED lighting units over kitchen table area, tie in to existing wiring and add dimmer switch - add LED lighting over cooktop, tie in to existing wiring - add 3 pull-out drawers to existing under-counter cabinets - install pegboard wall in pantry - texture sheetrock, prime and paint walls, ceiling, doors and trim Dining Room: - open ceiling over bay window and diagnose leak - found leak was due to shoddy builder mortar work on exterior brick wall - remove existing failed mortar and brick, re-install brick with new mortar - repair water damage to bay window wall - close ceiling, texture new sheetrock, re-screw metal sheetrock edges along bay window - match texture, prime, paint ceiling and repaired wall Powder Room: - remove pedestal sink, remove wallpaper - fix walls, texture sheetrock, prime and paint walls, ceiling, door and trim Laundry room: - fix old patch in ceiling from previous plumbing work - install a pegboard wall - replace water damaged base boards behind washer - prime, paint ceiling, walls and trim Game Room: - fix damaged ceiling where HVAC crew on sheetrock and cracked it - secure HVAC air return box with sistered 2x4's to bring it up to code - re-screw metal tape on sheetrock in gabled ceiling - match texture, prime and paint ceiling, walls, doors and trim - remove carpet, clean and secure existing 2x6 flooring - install plywood subfloor - install new wood floor - install transitions to banister, stairway and carpeted areas Stairway Hall: - remove carpet, remove edges - clean area and install new 1" solid oak treads, new risers - paint risers - sand and stain treads to match existing, and new wood floors - finish treads with 3 coats water base and final coat oil based lacquer - caulk stairway, paint banister trim - Fix sheetrock tape cracks on hall wall recesses - fix corner crack in ceiling - match texture, prime and paint ceiling, walls and trim Bedrooms [3]: - fix wall and ceiling cracks, nail pops, screw down metal sheetrock tape, etc. - match texture, prime and paint ceiling, walls, doors and trim - remove old carpet - clean and secure existing 2x6 flooring - install new carpet, underpad and edge stripping as required Study: - rip out built in study desk and drawers - install new baseboards in that area - remove damaged attic access stairs - install new attic access with aluminum steps - repair sheetrock, match texture, prime, paint ceiling, walls, attic access door and trim - remove carpet - clean and secure existing 2x6 flooring - install new carpet and underpad Back Stairway: - remove carpet - clean and secure existing treads and risers - install new carpet and underpad
