Bought a foreclosure with a badly out of level foundation. Centex inspected and quoted a repair price which I used to determine my offer price on the property. After purchase, I had Centex do the work which was performed quickly and for the price quoted. In every case, they showed up exactly on time, answered all questions, and restored the foundation and overall level of the house perfectly. Overall a great investment, as the final cost of acquisition and all repairs was far below market value.
Description of Work: This was an extensive, whole house foundation leveling job, parts of the house were over 6" off, with large cracks/gaps in the drywall and concrete. The leveling resulted in breaks (and repairs) to the gas line and sewer line, as those were located in the area that needed the greatest adjustment. All water and gas lines should be shut off before leveling (mine were all off). Gas company repaired for free, sewer lines required an extra $2500 to fix. Centex does disclose all of this in their quote, anytime a foundation is moved more than a couple of inches with sewer lines in the area the pipes can separate so make allowances for that expense.

Centex came out to take elevations and write up a repair plan. They were prompt, courteous, and explained everything well. Centex uses pressed concrete piles. My engineer advised against using this technique for my application. I ended up using another repair company based on my structural engineer's recommendation.

We asked for an estimate, which received, and the price quoted for the work the estimator said needed to be done was in line with what other companies charge; however, we received a contract from them that no consumer should ever sign. The contract basically says that if they damage your home they don't have to pay for it. They just have to reimburse what you paid them. When we called with questions about the contract, we were told the contract terms were not negotiable. In other words, take it or leave it. We walked away, and after reading some of the other reviews, we are glad we did. If someone presents you with a contract that says they don't have to make it good if they mess up, consumer beware.

I appreciate the member's hesitation and scrutiny of our Agreement. Not enough people take the time to read what their signing! I have done this for 13 years now and our Agreement has always been, and will continue to be a "living" document that changes from time to time. The changes in the Agreement have a direct correlation to our experiences in the course of normal business over the years. The limitation of liability clause the member references is in place for just this reason. We don't want to be sued for $50,000.00 over a $1,500.00 job. And before you react to such an unlikely situation, it has happened. And thus, is one of those "experiences" that we felt best to avoid in future Agreements with customer's. Attempting to avoid frivolous lawsuits without merit We weren’t the company for the member. And that's perfectly acceptable. However, I believe our reputation and longevity in this business would lend that we make every effort satisfy our customers on that rare occasion that a dispute arises. I e-mailed Centex to set up an appointment and did not hear from them for about a week. They were waiting until a time was available to give us an estimate. They were on time and answered all our questions and gave us paperwork explaining everything. The interior cracks are hard to see and do not require any repairs at this time. We have a lifetime, transferrable warranty covering any further work, if needed on the same area. If leveling is needed in other areas of the foundation we will use Centex.
Description of Work: Centex used a quiet hydraulic ram to drive concrete pilings under the foundation at 12 different areas on one side of our house. They drive them down until they hit solid ground and gradually raise the foundation in order not to cause more damage.

We had called for an estimate and had to wait a few days which was understandable. Tim Pope came out and did an estimate and was very nice. We were ready to have CenTex do the repair but the lady we had to deal with (on the phone) at their office was quite rude to my wife. This being our first time having to get a repair done such as this we didn't know the ropes too well. This woman, who you have to go through to get the work done was not helpful nor very nice. She insulted us. We called Tim to let him know about our experience and that we were still willing to use his company. He did apologize for her behavior. We wanted to schedule the work with someone else in the office but he told us that wasn't possible. He said she did all the scheduling. My question is this: If this is the way they treat you as a new customer, how will they treat you if you have a problem? We continued to get other estimates and went with one of their competitors and are very happy with the results And they had a much better price!

Ever hear the term "perception is realty"? I believe that was the case here. And let me say, I am sorry that I did not have the chance to speak with these clients. As General Manager, I would have seen that they were handled appropriately without interaction from the individual they took offense with. That is my job. Everyone, including myself, has "bad" days. I don't know what the occurred in the discussion that stemmed the necessity of this post. But that is the beauty of Angie's List, it gives the customers a voice and holds companies accountable. There is no excuse I can offer up, nor will I try and play down the reaction of his experience with our office staff. We endeavor to be 100% spot on, but we fell short with this client. centex came out to do some warranty work on the foundation. they did show up on time, however there was a communication barrier. i had a few questions before they started the work, but there wasn't anyone in the crew that could understand me. 2 of the patches were inside the house, so they had to pull up the carpet. instead of pulling and rolling it back in one piece, the crew member looked right at me and tore it in half because he couldn't understand what i was saying. when i called the office to tell them i needed someone out here to answer my questions, they told me the project supervisor would be here within the hour. well, 5 hours later, he never showed, and the crew was leaving. i was told the project would be finished that day, but as they were leaving, i received a call from the office, telling me they'd be back tomorrow. well, i had to work the next day. instead of sounding apologetic or concerned, melanie called me 'honey' and asked me if i had a friend that could be there. that was extremely unprofessional. after the project was finished, i requested a copy of the final measurements for my records. well, the answer to that was no. and their reasoning was "Per office policy, we do not give that paperwork out due to the fact that people do not know how to read and interpret the work." WOW. so i went to the office, and after 15 minutes of asking for a copy, melanie showed it to me, but still wouldn't give me a copy. overall conclusion: this company doesn't really care about their customers at all. they are extremely unprofessional. and the fact that a homeowner cannot obtain a copy of work done on their own house is ludicrous, and seems extremely shady.

Description of Work: My husband and I just bought our house only 2 years ago, and we are seeing some foundation problems already. We had CenTex come out and did a free estimation on our house. The representative of the company was very professional and informative, however the receptionist/financial personal was very unprofessional over the phone as well in her emails. The only time that she was professional with me was when I would copy the emails to her boss. My husband wants me to contact someone else because of the lack of professionalism from her. We have still not decided who we are going to go with at this time.

When the plumbers went under the slab to repair my plumbing problem, they discovered two things resulting from the foundation repair. First, the tunnels CENTEX had built were not back-filled as the contract had stated. Rather, some dirt was placed to cover the entrances to the tunnels, leaving a network of open tunnels under the slab where water collected. But worse, of the dozens of concrete supports they stacked under the foundation, only one was still touching the slab. The rest had tumbled over in the tunnels as the earth continued to shift. An engineering inspection revealed that the stacking concrete cylinders they used were the wrong kind of support for the ground and soil where I live (near 45th and Mopac). Worse, CENTEX carries (or carried in 2006) no insurance, just a binding arbitration clause which says essentially that they'll keep coming back to repeat their incorrect work, but never do or pay for doing the work correctly or for damages. The damages included walls and windows in my house shifting, ripping, and breaking day after day until real foundation work was done in 2006. I understand that the company was once a good company, but not in the hands of the current owners. Perhaps the company is fine if your problem matches their single solution and if you monitor their work closely and if you hire an impartial inspector and if the earth never shifts again in your neighborhood. I am thankful that my house now sits on 27-foot solid concrete piers that go down to solid rock (thanks to Capital Foundations and an additional $33,000 to repair and correctly do the work originally done by CENTEX for $30,000).
Description of Work: CENTEX performed foundation repair on the house I was buying at the end of 2003 (the work was contracted by the seller, but paid by me as part of the sales price). It seemed fine until late 2005 when a plumbing leak led to the discovery of major foundation problems and incorrectly done work. I am reporting it now because you don't discover problems with foundation work until well after it is completed (and because I just joined Angie's List and realized this is what it is for).

I appreciate your perspective and always welcome feedback on how we can better serve our customers. However, several key points were left out regarding our numerous attempts to provide warranty service. The initial work was performed in August of 2003 and certified by an independent third party engineer on August 26, 2003. A Lifetime-Transferrable-Warranty was issued on the work performed on September 23, 2003. You had knowledge of this warranty. An appointment was set for November 11, 2005 at 11:00 am with Isaac Benavides and yourself to review potential warranty issues and discuss remedy. However, you did not show up for the appointment. A relative with no knowledge was there. Mr. Benavides ask your relative to have you call to reschedule. Time passed. You finally called back and an appointment was set with Mr. Benavides again for February 14, 2006. Again to review any possible warranties issues and discuss remedy. On January 31, 2006 you called our office and canceled the appointment. How can we be responsible for something we never had an opportunity to correct? Negligence on the part of CenTex does not exist. You not showing up for the first appointment and canceling the second never gave us the opportunity to correct any of the problems you have posted here. Had the courtesy been extended, any and all efforts would have been made given the Lifetime-Transferrable-Warranty on your property, to correct any issues with the foundation, as it is our responsibility under the terms and conditions of our warranty. Warranty work and how we handle it is the cost of our reputation. And our reputation is in good standing here on Angie’s List. However such reputation has been now been jaded by your comments without representing all of the material facts in the matter. You NEVER allowed us to honor our warranty. Instead you made claim with your insurance company and they paid for the plumbing and second foundation repair. So please don’t represent that the $30,000 for the second repair came out of your pocket. Your other accusations are numerous. Please allow my to address them individually. 1) The Agreement never represented that we completely backfill the tunnels, it only stated, “66 LF of tunnel”. In many instances the tunnels are left open in case adjustment is necessary in the future and merely backfilled in several feet. Such was the case with your home. 2) Wrong type of pier for soils – we install the pressed piling method with success on more than 500 slabs per year from Waco to San Antonio. We also install the drilled pier you now herald under you home. All of the piering methods work if installed correctly. Many times it comes down to a matter of cost. The drilled pier is twice as much as the pressed piling pier and carries the same warranty. However, since you did not pay for the second repair, your insurance did due to the leak under your home, cost was not an issue. 3) Responsibility for damage – the Agreement entered into by the Seller of the property, of which terms and conditions you assumed states, “It is understood and agreed that in order to perform the above-mentioned work, it is possible the the sheetrock, wallpaper, or other rigid materials may crack. Therefore the above figure does not include any redecorating, paint or staining, repairing, plumbing work, electrical work, or the replacement of any material not called for in this Agreement”. So no, we are not responsible for damage resulting from additional movement of the foundation at the time of leveling or under warranty adjustments. 4) Ownership – the original owner, Ben Cooper, did pass away. However, his wife has assumed sole ownership and kept the same strong management team to oversee, along with her, the day-to-day operations of the business. I am glad you found relief thru your insurance company to repair the leak that inevitably undermined our initial piering and caused you such problems in the first- place. Plumbing leaks and the subsequent intrusion of water into these highly expansive clay soils can create numerous problems for a homes’ foundation. I wish you the best. And thanks to Angles’ List for providing an open forum in which individuals and companies are free to express their opinions and clarify each others comments. We did have to wait about a month before they could come due to how busy they were. They came the day promised and finished promptly.
Description of Work: We have an addition that is on a sloped hill that was basically sliding down the hill. They came and provided foundation repair for that room. We had about a 2 inch gap in the ceiling from the foundation problems. I thought there might be some other areas in our house that needed repair, but they felt that if we just consistently watered the foundation those other areas would be alright.

Fast!!! I could not believe how fast they dug out the holes around the house. They were in and out in two days. We had another person come in and check the level after a month and it was spot on to what they said they had done. Were fast efficient and professional. Not only were they one of the lowest bids, but they installed more piers than any of the other service quotes we had received.

I had bids from 4 companies and frankly, this company was my second choice - my first choice demonstrated to me they had very poor customer service even after I called and told them I was ready to make a choice that very day, they did not provide me with the information I requested for several days. The CenTex salesman was nice, courteous and punctual on both occasions he came out. I had to have them back for warranty work and they did not question me at all. I was very disappointed that my flower beds were left in much disrepair on both occasions. One of my prize roses was left on the ground bare-rooted. They do replace the dirt around your foundation, but likely it will be the clay and builder's junk that had previously been on the bottom - not the quality dirt and mulch you had on top. I have had some difficulty receiving responses from the office. I was left a message the last time that noted there seemed to be a water leak in some area and asking if I had the plumbing checked out. I left a return message that the plumbing had been checked out and asked where the soil had been wet and noted I had watered the night before - I still do not have that answer. You will need to have all your plumbing checked out as they warn you. My main sewer line was cracked and had to be replaced and several other issues arose from the house being raised, so you may need to add an additional $1000 for plumbing along with any additional repairs to walls, windows & doors to the cost of house leveling. On the outside, previously my foundation had no visible cracks and now hairline cracks are visible. Do not do any repairs until your house is leveled and has had a few months to settle.
Description of Work: Piers were added around the perimeter of 3/4ths of my home. I waited the 3 months they suggested to allow the house to settle before making repairs and had to call them back. I may need to call them back a third time as I have a door that is dragging across the carpet.

Centex did work on our home as a condition of sale (we were the buyers). We continued to have problems with the level of our home, and when we called to have them come out to warranty the work, they said there couldn't be a problem, and didn't even want to come. We had a second opinion done, and randomly the second opinion used to do work for the company. After reviewing our paperwork he concluded Centex NEVER even replaced one of the beams we paid them THOUSANDS of dollars for! It was like pulling teeth to have them come out and admit the work was never done. Eventually they actually did it... And now that the time has come for us to sell our home, we again are having problems with the other work that was done. The 2nd beam wasn't replaced, but had a beam nailed to the rotten beam! Nothing is supporting our home on one side!! Also our house is out of level, and although still under warranty, they will not actually warranty. They sent a worker out who stuck his head into the crawl space (to overweight to go in), walked around in our home (not using the leveling device other home inspectors used), and insisted everything was a-okay. Now the work is just going to be paid to get leveled by another company so we can close on our home. Also I would like to mention their secretary flat out told us one of their former workers did a lot of shady work (including on our home) that they are having to go back and redo. Too bad they didn't actually do that for us :(
Description of Work: Centex was hired to level our 720sq ft home as a condition of sale (we were the buyers). They were paid to level our pier and beam foundation and replace the beams on 2 sides of our home, and re-pour several 'feet'. A five year warranty was included, which is why we chose Centex.

They were prompt, courteous, and competent. We anticipated a lot of noise and mess, but you could harldy tell they were there. A team dug quietly and systematically until they were able to do the repair work. All was done in a matter of just a few days and the results were just right. A crack in our house had sealed completely and doors that we had not been able to open worked again.
Description of Work: These folks came to review the situation with our foundation and gave us a reasonable estimate. Before we even signed the contract, we got a letter offering a coupon for a discount because they were looking to fill their work schedule afer a rainy season in which they could not do their usual work. They leveled the corner of our house that needed repaired and replaced. Plants and other yard materials were put exactly the way they had found them.

The company's answering was very professional. Made an appointment. They came at agreed time. Service rep was very professional, knowledgeable, detailed, and nice. He took measurements inside the house and out, then gave me a brochure and explained what he was recommending. He promised to send the estimate within two days. It came and seemed very reasonable. I did not have the work done because I could not find another contractor who could or would recommend the same or similar thing. I wanted to have at least two reputable contractors tell me the same thing, then I could compare the two and pick one. Unfortunately, that never happened. I still haven't had the work done.
Description of Work: I had numerous cracks inside and outside the house plus doors that did not hang straight or would not stay closed. I also knew that I had a cracked foundation because we had previously had a water leak from under the living room and had to pull back the carpet and saw it. I wanted to have leveling measurements taken, get advice on what exactly was causing the crack and unlevel conditions, get advice on how to fix it, and get a price estimate.

The slab was cracked with a 5 inch drop in the slab,they were backed up in work so it took a month for them to start work, all went well except that they hit a water line under the slab when doing one of the interior piers they however fixed it. The job took about a week to finish.
Description of Work: Centex installed 16 exterior piers, 4 interior piers, 2 breakouts and dug out under a bathroom for plumbing repairs.

CenTex could not fully level the addition because the house had warped badly around the original, poorly built, foundation. They completed the work within several weeks. Eighteen months later, our area experienced drought, then freezing rain. The foundation under the addition buckled again, exposing new cracks in our walls and tile work, and splitting our cabinets and granite countertop. We called CenTex to honor their 5 year warranty, but their representative refused to recognize it. They recommended that we just fix the cosmetic damage and hope that our foundation does not shift again anytime soon. They also quoted us an additional $12000 to replace the old piers with new ones they could guarantee. We chose CenTex because of their warranty and would have gone with a different company if we had known they would not honor it. In retrospect we could have saved a couple thousand dollars and gone with a less expensive company.
Description of Work: Centex capped the piers under an addition on our 1947 house that was built in the 70's. They replaced the stucco border around our foundation afterwards.

THE PRICE WAS VERY REASONABLE. THE WORK WAS QUALITY WORK, AND THE PEOPLE THAT WERE SENT OUT TO DO THE WORK WERE VERY FRIENDLY AND EAGER TO PLEASE. THE END RESULTS WERE SOMETHING WE HAVE BEEN VERY PLEASED WITH.
Description of Work: THE BUILDING IN WHICH WE ARE HOUSED WAS LEVELED BY ONE OF THE CENTEX GUYS. THE FLOORS THROUGHOUT THE BUILDING WERE UNLEVEL. CENTEX CAME IN AND LIFTED THE STRUCTURE ON 3 SIDES TO MAKE IT AS LEVEL AS IT ONCE WAS.
