We had Spotless come out and clean our carpets after our basement flooded and they did a wonderful job of cleaning the water up. The carpets looked and felt better than when they were new. Spotless is just hands down a professional, courteous company that takes pride in their work!

My basement flooded during a storm. Lot's of water!! I called Spotless and they came right out. The owner showed up within an hour gave me an estimate and he got straight to work until his team could come out. Now when an owner jumps in to help the customer I am impressed. The team was there within an hour and they worked all day getting the water out of the carpet. They used fans and heat all week to dry the carpets and walls. They came out everyday to check on us and the progress of the drying. The team was always professional and cared about us! To my family, this company went above and beyond with their customer service! I was so impressed that I had them come out and clean our carpets about a week later and they did an exceptional job on those as well. I have told everyone what a great job they have done and I have been even more impressed that many people have said, "oh yeah I have used them and they do a great job!"

Our two story condo, which we now rent had a hot water tank leak which flooded the first floor. Because we now live out of state, we have a realtor/agent to oversee our condo. Our realtor called to let us know about the flooding and that he had contacted a company to remove the excess water and dry the floors. I presumed they used a wet/dry vac to get the excess and used floor fans to further dry the floor. Once we got the bill, we were shocked they wanted almost $1,000 for less than 24 hours of work, which according to Spotless Janitorial was the minimum insurance standard charges. I feel these charges were excessive for the services performed. Our insurance proceeds will just cover his bill, but we'll have a lot of out of pocket expenses for the removal of the tile and carpet, the replacement of the tile and carpet and the fiberglass insulation beneath the first floor. My wife (before we were married) used Spotless for some fire and smoke damage and was not pleased with them either. My experience with the owner Bob Pakrull and I go back to when his company was starting out. He used to clean my office back in the late 70's or early 80's, I think he got too big and is definitely not in touch with his customers like it was back in the old days. Part of the blame goes to out real estate agent, who as far as I know did not call more than one company for estimates, nor did he ask for an estimate when Spotless arrived. I know if our realtor would have mentioned he was going to contract Spotless janitorial, my wife would have asked our realtor to find someone else. I'm sure if I was given an estimate of nearly $1,000, I would have shopped around. I paid for an additional Angies membership just so I could submit this report and to able to use Angie's List in the future in the event I need another company to perform work on our condo. Being an absentee landlord puts us at a disadvantage. Had I been in the area, I could have rented a wet/dry vac and fans for probably a third of what it cost me using Spotless Janitorial.

Response from Spotless Carpet Cleaners
Our response to the customer’s description of the work. I would like to address the comments made by a member of your list concerning the handling of water damage in their condo. The first comment would be that we used a wet /dry vac to remove the water and fans to dry the floor. We are a structural drying company; we would not come into your home with a wet/dry vac to begin with. To extract the water we used a $55K, state of the art, truck mounted extraction truck with an extreme extractor riding attachment that sells for another $4K. This compresses the pad and extracts the free water that is how we extract water from carpet over padding. We placed 7 fans that retail for $400 each and a dehumidifier designed for the size of the space that retails for $2.4K. The fans get the water vapor in the air and the dehumidifier collects the vapor to be removed from the structure. Response to member comments: The home owners were not present during the work. Their agent of record is a realtor, very familiar with our pricing and the water restoration process. We have completed water restoration projects for this gentleman before. The customer said this was an insurance claim for State Farm. State Farm wants its claims run through the Xactimate Restoration program designed for drying. With this program you input the services you provided and the program provides an itemized list and a total cost for the job. The customer states that “as far as I know our realtor did not call more than one company for estimate, nor did he ask for an estimate when Spotless arrived.” Since this loss was responded to on a Sunday afternoon, it would have been difficult to get several estimates. We spoke to Mrs. Customer on the phone and explained her options before any work was begun. To the best of our recollection she did not ask for an estimate either. It is hard to give an exact price for a water restoration because the time for the drying is affected by many variables. The customer settled the insurance claim before she had received all invoices and cost estimates related to their claim. If they had waited and received all invoices they would have better been able to determine if the amount they received from State Farm would cover the costs of restoration. In conclusion, I don’t understand why the member didn’t have an adjuster look at the property to determine the scope of the loss. This would have provided a base to determine if the settlement was enough to cover the costs. The owner is still active in the business, working 60-70 hours per week. He is very active in the community having started a drug awareness resistance education program and another for at risk children. He has received the small business person of the year in the 90’s and has been a finalist for Tri- Cities executive of the year. In 2010 the company received the Phoenix Award, the highest award given in the restoration industry worldwide. We have also been voted by the community “Best Carpet Cleaners” 10 of the last 11 years.

Everything went okay. The carpet got dirty quickly after the company cleaned them, so I assumed that the company left some soap residue.
