Having grown accustomed to straight A ratings, I was very surprised by this review. Let me respond and hopefully this will not sound defensive. I should first state that my client was a kind, elderly lady from out of the country so she may not have been the one who wrote the review or perhaps she is just not familiar with the home inspection process. More likely the review was written by a family member (daughter) lacking all the facts. Here are the facts about the inspection on this brand new home. 1) Regarding 'Responsiveness', I did the inspection days earlier than requested, being told about her need to get it done quickly prior to her walk-through. With little prior notice as to when they needed it done, I fit this job into my schedule which was already 100% booked up for the week. My client and I communicated by email and phone several times weeks prior to the inspection. My client received a written report within 24 hours of the initial (partial) inspection and the same day as the final inspection. I'm at a complete loss to explain the C rating for this category. 2) Regarding 'Punctuality', I arrived at the inspection *days earlier than requested*. I was alone...MY CLIENT WAS NOT PRESENT at the inspection. The house was not even complete or ready to be inspected (I did a partial inspection initially). How could I not be 100% 'punctual' if there was nobody present to meet? 3) Regarding "Quality", the report contained TEN PAGES of construction defects in a new home. I used an infrared or thermal imaging camera in the course of the inspection (not many home inspectors own one as they are rather expensive) to discoverer items most inspectors would never have noticed. The defects discovered included a room's ceiling completely uninsulated and walls partially uninsulated, incorrect breakers in the main electric panel, siding and trim material installed incorrectly, roof shingle defects, a toilet that would not work, an incorrectly wired wall switch in one room, the furnace flue installed incorrectly, a defective window, etc., etc. 4) Regarding 'Price", the client was provided a written price quote about a month beforehand and hired me without any attempt to negotiate. Furthermore, since the house was not completely ready when I first arrived at the home, I returned 2 to 3 days later to complete the inspection at no extra charge, even though my contract states that there will be a $150 charge for return trips. But wait, there's more. I reduced the bill by $25 without request at the end of the inspection because the house was not as complex as I thought it might be and God whispered to me, "give this elderly client a better price". Finally on price, I never claimed to be the cheapest inspector out there. I am one of the best in the business with outstanding credentials and "you get what you pay for". 5) 'Professionalism' involved me driving to the client's home at night to assist her in logging in to her computer so she could view the report. I sat at the kitchen table and explained the report item by item to her and her daughter. I left her residence about 9:00 p.m. and got home after 10:30 to my house. Thank goodness I got a good review for this category! In summary, this Angie's List member got way more than she bargained for and the scores given demonstrate a lack of understanding on her part between an average home inspection vs. and an exceptional home inspection. Without a doubt, she received an exceptionally high quality, very professional, very responsive, and punctual home inspection in all respects. I will agree she did not receive a cheap home inspection.
