There are no employees or sub-contractors--you hire me and you get me. I'm a Nationally Certified Master Inspector, Licensed Building Official, International Code Council (ICC) certified residential inspector and Building Official, NC Licensed Home Inspector, SC Licensed Home Inspector, Certified Thermographer, Certified Mold Inspector, Certified Indoor Air Consultant, member of the National Association of Certified Home Inspectors. I've totaled thousands of inspections and completed countless hours of training since the business began in 2005, including NC required annual training. I have two university bachelor degrees. I inspected hundreds of homes and commercial buildings as a code inspector (Building Official) for three years during the Great Recession (the builders were excited to see me resign that position). Previous careers include four years as an Occupational Safety & Health Administration (OSHA) Compliance Officer inspecting the construction industry in SC. OSHA ingrained in me a detective-like mindset, along with thoroughness, documentation and report writing skills that are the main assets I bring to the home inspection industry. While with OSHA, I inspected a major hydro-electric project being built by Duke Power Company, and they hired me. I spent the following eleven years in the electric utility industry with Duke Energy in managerial and scientific positions, including Safety Supervisor at nuclear, fossil, and hydro plants. My husband and I are first-time homebuyers, so we wanted a home inspection focused on quality, not price. Joe was extremely knowledgeable and thorough, and provided us with a comprehensive report with every detail about the house that we could think of. Because of Joe's inspection, we are confident about the condition of the house and what will need to be done both now and in the future, and we appreciate that peace of mind that he gave us by doing the inspection. We had originally planned to include a Radon Test with our inspection, and Joe was quick to email me saying that he forgot to install the kit at the time of inspection, but would be happy to go back to the property and do it, or refund our money. We decided to take the refund, but we appreciate the integrity. We would absolutely recommend Alpha & Omega Inspections for any homebuyer!

The inspection was ok. Nothing exceptional to mention though having infrared check (no pic provided though of IR) was bonus and report delivery was quick. I made cash deal so price was competent and had termite inspection included in it. The termite was complete waste of money . Nothing much was looked up as crawl space have some area with water in it . I felt this whole inspection got rushed though it should be 4+ hr to cover this kind of property (he was probably there for no longer than 3.5 hr). I was not present when crawlspace was 'inspected' . I got couple of pic and some evidence of water standing but this inspector apparently didn't even capture very visible black mold which I found out when I had a separate contractor came to check crawl space . What was even more interesting is that seller used this same company (as they do GC, repair work) to fixed 'issues mentioned in report'. Usually it's not common as it could be seen as conflict of interest if I would 've decide to reinspect thru this company. The roof dip was missed and I had to point it during inspection. I brought separate roof contractor to evaluate in detail and decided to drop contract afterward. I chose not to use this company for my next property in contract though your experience could be YMMV.

As I'm used to getting A's, it's disappointing to get less than that and disappointing that a client wasn't entirely satisfied. I'll have to respond even though the score isn't all that bad. His description of the events is misleading and his expectations of a home inspection are unreasonable probably due to a lack of knowledge of what a home inspection actually is. The inspection was very thorough....thorough enough that he decided not to buy the home in fact. I'm sorry that the buyer was disappointed with the time taken, but I'm the home inspector and he isn't....he does't know how long a home inspection takes because he's not done one to my knowledge. He stated himself that he left before the inspection was complete, so how he knows the fact of how much time was taken is a mystery. The inspection lasted exactly 3 hours and 45 minutes which is about average; frankly the home inspection might have been completed earlier if the client hadn't been talking to me and distracting me the entire time he was present. It is true that no infrared photos were included in the report, BECAUSE I DIDN'T FIND ANY DEFECTS WITH THE INFRARED CAMERA (what was I supposed to do...include photos of every wall and ceiling being normal?). The termite inspection was considered a "waste of time" because the independent pest company (not me) reported the good news that the house didn't have termites? Hmmm. Interesting expectation. Regarding mold, I didn't see any and I'm a certified mold inspector as well. I have no idea what he's talking about. However, mold can grow in as little as 48 hours and the crawl space was reported by me to be WET WITH STANDING WATER IN IT, so what someone saw later, I don't know anything about but water certainly is conducive to mold AS I SAID IN THE REPORT. Since the client didn't buy the house (because of my inspection), I'll make the report public since I own the copyright. Here's a link to the Summary report which any of you can view if you want. I hired Joe for my first home inspection and found it was easy to schedule an appointment and liked his thorough inspection of the home and detailed report. He uncovered the furnace and AC were installed around 1986 when the property disclosure information the seller provided had stated it been installed in 2011. We ended up not going through with the deal as it saved us thousands of dollars if we had to replace the furnace and AC . Because of his expertise and his thorough inspection, we hired him for our second home inspection and he did a great job pointing out the condition of the house and where the fixes need to be. We felt comfortable with the condition of the house and will close on the house. We recommend Joe for his quality work and will hire him again in the future.

Talked through the issues as they came up during the inspection and gave a recap at the end. Provided a very detailed report (the next morning) that showed the thoroughness in his work. Ended up uncovering issues which led us to back out of our contract saving us potentially tens of thousands of dollars if we went through with the purchase. The only thing worth mentioning that I would have liked to have gone better is the home alarm was set off causing the owner of the house to come home when entry instructions were sent ahead of time.

Regarding the instructions for the alarm, I was sent an email the day before the inspection but didn't read it...as I worked late and hard the day it was sent to me and probably didn't read any emails that day. I receive about 50 phone calls and text messages a day and countless emails. Sorry, but sometimes it gets overwhelming and I am my own secretary. (Sending important instructions to anyone the day before any event by email and not asking for an acknowledgement of receipt is not recommended. My phone works perfectly and phone and text are the most reliable ways to reach me quickly.) The real estate agent involved should have instructed the seller NOT to set an alarm immediately before the home inspector arrives (the house was occupied by the homeowner and surely there was little risk of having a break-in during the brief period between his departure and my arrival.) I was indeed 30 minutes 'late' to the inspection, but the client was informed I was delayed via text as I recall, as that is my usual habit. The inspection contract the client signed spelled out that inspection start times are "approximate" (that is the actual word used in the contract) as earlier appointments and Charlotte traffic may delay any human occasionally. In this case the client and his agent didn't arrive onsite until much later so there was no inconvenience to them whatsoever to my knowledge. Regarding price, I will say upfront that not all home inspectors are the same; my prices are commensurate with my knowledge, education, certifications, experience, expertise, reputation, and report writing quality. If you want a low price on a home inspection, get a franchise firm's 25 year old inspector with 2 years experience to do it. Or better yet, scroll down to the bottom of Angie's List and get one of those guys to do it for a cheaper price. On this house, I charged $475 for the home inspection of an approximately 2000 SF home that was about 25 years old. The prices for the ancillary services the client requested (radon testing and a termite inspection) are typical in the industry. Actually, I didn't charge enough considering that I was not informed that the house was a distressed and neglected property. The inspection took 4 hours and the report was 27 pages long! The client, whose business I appreciate VERY much, was a first time home buyer without a clear concept of the price or value of a thorough home inspection. The money he paid me was well spent, as he himself stated he decided not to buy this troubled home.

Let me begin by saying that I have absolutely no prior relationship/experience with Joe Funderburk -- We found him on Angie's List when we bought our not-yet-built spec home. He did our pre-drywall and final inspections. Joe is the consummate professional. He is exceptionally knowledgeable, well qualified and takes his work very seriously. He takes the time to clearly explain the issues he finds and put them in context for you. His reports are prompt, thorough and well documented with photos and references to building codes/regs/norms. My wife and I (both former practicing lawyers) firmly believe that one of the reasons we've had relatively few problems with our new home is because the building project manager took us more seriously because of Joe. Our very experienced real estate agent was impressed enough to ask for Joe's contact information at the closing. Yes, I know this sounds like an advertisement -- its' not -- the other 5 star reviews are accurate. On top of all that, Joe's a nice guy to deal with. Hire him.

The first house Joe inspected, had an issue with the dormers. Joe really took the time to talk to us about the issue as well as his report is very detailed. Through Joe's report we were not only educated about the houses but about home ownership completely. Joe is very detailed. He really takes his time and looks over the house completely. Sadly, neither house worked out and we had to keep looking. Joe was very patient with us and make time to work within our deadlines.

We wanted a professional who would provide a very thorough inspection for a large home we recently purchased. I choose him based on the reviews on Angie's List. Joe was able to do the inspection 1 week after I contacted him. He arrived on time, and the reports (33 page summary, 60+ page complete report) were available online the day after. We also had him test for Radon and that report was available several days later. He is more expensive than some inspectors but we felt it was worth it for the investment we were making in our home. What we really liked in dealing with Joe is that you knew he was going to do the inspection. Some of the other companies we looked at had many inspectors, and the quality of the inspection was going to depend on who inspected it. I would not hesitate to recommend Joe.

We are preparing to list our home for sale. I wanted to get an inspection before we listed in order to proactively identify and resolve any issues we had. I contacted Joe Funderburk based on many positive reviews on Angie's List. He responded quickly and we were able to schedule a time for him to come within just a few days. Joe has a wide variety of experience and is ideally suited for what he does. He is extremely competent and seems to enjoy his job. He arrived on time. He went over what my expectations were and explained what he would be doing. Over the next three hours or so, he went over our house from top to bottom. He was very good about stopping occasionally to explain what he was doing and what he had found so far, so that when he finished the last steps of the inspection I already had a good understanding of the scope of what he had found. I received the completed inspection report in about 12 hours, early the next morning. It was very complete and descriptive, and provided background as to why identified issues were important and how they might be resolved. I feel that Joe did a very thorough job and would not hesitate to call him again should I need a home inspection.

I hired Joe after reading reviews on Angie's List. He conducted an inspection of a home I was planning on purchasing. Joe's inspection was extremely thorough. I was present during the entire inspection, and Joe periodically come by to report concerns during the inspection. I was very impressed by the amount of time Joe dedicated to my future home. The inspection was completed after 4+ hours (over 4000 sq. ft two-story home with crawlspace). Joe provided the report that same evening, which was incredible. Based on his findings, we decided not to purchase that home. A month later, we found another home to purchase, and I immediately contacted Joe. This home was two stories with a finished basement. Again, I was not disappointed by Joe's inspection. I have done business with other home inspectors in the past that have not been as thorough and have not identified issues before the home was purchased, which resulted in costly expenses that could have been fixed by the seller had they been identified during the inspection. I highly recommend Joe. It was a pleasure doing business with him, and I was very satisfied with the work he did. I did not hesitate to use him again myself. The price was higher than previous inspections I've had, but definitely worth every penny. Note: the $860 included a termite inspection and a radon test, so the home inspection would have been cheaper had we not included these.

Fantastic! Joe did an awesome job on our inspection. It was very detailed and thorough. The this is third inspection company we have used, and by far our favorite. Our last inspector, who is highly rated on Angie's List, would literally walk away from us when we asked questions. Facing us, but walking backwards. I mean it felt like you were asking for a million dollars to ask a question. Not with Joe! He actually sat down with us after the inspection to go over everything with us. We so appreciated that! We could ask questions, advice for repair, and we left the inspection with good idea of what we were dealing with. We have started getting quotes for the work and have already heard comments on how thorough our inspector was. We've found other thorough inspectors as well, but none that would take the time to walk us through everything and help us understand the issues.He did ask that we hold our questions until he was inspecting the room we had questions about, which was fine. I totally understand. He's inspecting every small detail, and it takes a lot of concentration. When we did get to questions Joe was extremely helpful. This experience was far superior to our others. The inspection is a bit pricey, but you get what pay for. It was totally worth it. Overall fantastic experience, and I highly recommend him.

Joe was very responsive and a good communicator. We had him inspect a short sale we were planning on purchasing. The bank gave us a small window to inspect the house, Joe was willing to inspect on a short notice-very nice and responsive. He identified structural issues with the house (with other issues) that could have been a costly money pit for us. When these issues were discovered we canceled the remaining inspections (radon and water) and called the inspection. Joe gave us a fair rate for his time and did not charge us for the other inspections we thought we'd be doing. We are looking forward to using Alpha and Omega for our next inspection.

The home we are purchasing is 5000 sqft with a basement and has been used a rental property for most of its existence. It was important to us to get the right inspector to ensure that the property, which probably hasn't been kept up with as well as most private residences, was in good shape. Our real estate agent had someone picked out, however, being an Angie's List member I wanted to be in control of who we chose and it wasn't a tough decision based on customer feedback. Joe was a little more expensive than some other inspectors, but it was clear that he would be detailed and thorough. Joe arrived on time and was already inspecting the outside by the time I arrived. I tagged along making sure not to get in the way, but Joe would stop and discuss what he was seeing, let me know of possible hazards and issues. He also pointed out main water shutoff valves, regulators, gas manifolds, etc. which will be invaluable once we are living in the house. Joe spent over 4 hours and had a detailed and summary version of the inspection to me by late that evening. The report was very detailed with accurate pictures. He didn't just include what was wrong, but also provided information on recommended construction standards and links with pictures on how to fix the problems. We opted for the radon test mainly because of the basement and even though we haven't received the results (it takes at least 48 hours of testing) we feel that it is well worth the extra money to feel safe, not to mention if levels are elevated and we need to request remediation. Joe also, set up a termite inspection for us at a very reasonable rate so we were able to get everything done in one shot, with one payment. Joe is extremely knowledgeable and thorough. His reports were informative and easy to read. I would highly recommend using him for your home inspection.

My fiance and I are in the process of purchasing a home and needed an inspection once our offer was accepted. Based upon the reviews on Angie's List, we called Joe on Monday morning (MLK holiday) and asked if he could do a home inspection. Luckily, Joe had an opening for the same day! He came to the house promptly at the scheduled time. Since our appointment was very last minute and we were paying him the same-day, rather than at closing, he graciously agreed to give us a discount. Joe spent approximately 4.5 hours thoroughly performing our home inspection. We and our agent were present for part of the inspection, but we allowed him the freedom to do his job without interference. After performing parts of the inspection, Joe would walk through the major findings with us and even provide us with a rough estimate of repair costs if we were to hire a contractor to perform the needed repairs. Joe inspected every single little detail of the entire house from crawlspace, to siding and windows, to the roof and attic spaces, and everything inside, including the appliances. He took many photos and even used a voice recorder to remind himself what some of the photos were for. When all was said and done, Joe provided us that same night with a 45 page report of everything he found that needed repair, replacement, or further investigation. It even listed minor repairs/maintenance that was needed. For illustrative and clarification purposes, the report also included photos of areas needing repair. Joe Funderburk has worked in this industry for years and has a background with OSHA. Because of his background, he is extremely knowledgeable when it comes to construction guidelines and codes and can easily spot things that are not up-to-code or are safety hazards. He overlooks nothing! In the end, Joe was able to determine that the home needed approximately $10,000 of major repairs, including mold remediation in the crawlspace (which he spotted, but had professionally inspected by a mold specialist the same day), replacement of rotted siding and window frames, and replacement of the roof over the sunroom that had been previously installed incorrectly and not up-to-code. By submitting the inspection report to the sellers, we were able to get them to agree to remediating the mold and providing an allowance for most of the major repairs. We are extremely satisfied with the work performed by Joe Funderburk and would highly recommend him to anyone purchasing a home!

The inspection was VERY thorough. He found several small issues, but 3 major issues that the builder needed to fix. If he had not pointed them out, it would have eaxily cost us $25,000 to fix on my own. As it was, with the inspection report in hand, we were able to get the builder to take care of all the items. Presented with the evidence, the builder was very cooperative, took responsibility, and took care of the issues over the next 60 days.
