There are no employees or sub-contractors--you hire me and you get me. I'm a Nationally Certified Master Inspector, Licensed Building Official, International Code Council (ICC) certified residential inspector and Building Official, NC Licensed Home Inspector, SC Licensed Home Inspector, Certified Thermographer, Certified Mold Inspector, Certified Indoor Air Consultant, member of the National Association of Certified Home Inspectors. I've totaled thousands of inspections and completed countless hours of training since the business began in 2005, including NC required annual training. I have two university bachelor degrees. I inspected hundreds of homes and commercial buildings as a code inspector (Building Official) for three years during the Great Recession (the builders were excited to see me resign that position). Previous careers include four years as an Occupational Safety & Health Administration (OSHA) Compliance Officer inspecting the construction industry in SC. OSHA ingrained in me a detective-like mindset, along with thoroughness, documentation and report writing skills that are the main assets I bring to the home inspection industry. While with OSHA, I inspected a major hydro-electric project being built by Duke Power Company, and they hired me. I spent the following eleven years in the electric utility industry with Duke Energy in managerial and scientific positions, including Safety Supervisor at nuclear, fossil, and hydro plants. Thank you for taking the time to do this review. For the readers, ALWAYS have a new home inspected. This was a national name builder and the roof pitch was such that it was going to hold snow and ice and probably leak (after the warranty was up of course). Other defects included other roofing problems, inadequate number of gutter downspouts, damaged roof trusses, excessive water pressure, loose junction boxes and wiring in the attic, and half the required insulation in places in the attic.

Very pleasant experience. Joe was extremely professional, polite, and courteous. He kept me informed of his schedule and let me know when he would be at my property for the inspection. He was very thorough with his inspection and allowed me to tag along while he explained things that needed to be addressed. The after report and summary were succinct and very detailed with plenty of color pictures and videos. The thermal imaging photos were extremely helpful in identifying insulation that was missing in the attic. Joe did my inspection in the evening prior to my walk-through the next morning, so I urgently needed the report before then. By 12 AM the report was in my inbox ready to share with the builder. He's very accommodating and understanding of the needs of his customers. All in all, Joe did a fine job and I'd hire him again as well as recommend him.

Thank you very much. Regarding price, for the readers, the home was very large and expensive. The inspection price included a radon test and termite inspection. I found decay behind the stone veneer wall of the home at the exterior. The stone had to be removed to repair the wall so I'd say it was well worth it.

Joe came and did a pre-listing inspection for us. He went through the house with a fine tooth comb and found many defects that we were unaware of and that we will fix prior to listing. He scheduled the appointment, showed up on time, completed the inspection in the estimated time frame and got the report to us later the same evening. He communicated very well both before and after the service. We will use him again for sure!

This was absolutely the best experience I have ever had for an inspection. We needed a family home inspected and it was so thoroughly done that I was shocked. Not only did he do a thorough job, but the automation of everything made it so easy! The inspection report states that there is a furnace powering the heat in the house and that the heat in the house is powered by natural gas. Six months after purchasing our home, we need the heater working and it isn't. Three separate heating and air companies have come by to look at our system, and by all accounts (except Alpha & Omega's) our heat is running exclusively on electrical heat strips (no natural gas, no furnace). Our energy bills are through the roof to run these heat strips and every heating and air professional has indicated that running electrical heat strips is a completely ineffective and inefficient way to heat a home. While Alpha & Omega inspection pointed out some useful superficial changes we should ask the seller to make--now that we own the home, we would much prefer he had knowledge of and pointed out the substantial issues with the home (like "There is no way that this heating system will keep this home warm in the winter."). I believe that this is information an inspector should be able to determine without calling in a specialized HVAC inspector. Hugely disappointed with the lack of relevant information provided in the inspection report.

Everyone hates to receive a poor review. This is my side of the story. (This member posted his review before giving me a chance to reply to his email to me. He never contacted me to question anything about the report until Jan. 2018, eight months after the inspection, when I received an email.) The inspection was performed on a 50 year old house in May of 2017 and had so much wrong that the inspection resulted in a 39 page report. The inspection lasted from 9:30 am. to 2:30 p.m., so I went over it with a fine tooth comb. The defects outlined below are NOT "superficial" and the buyer didn't address them until the current cold snap arrived. Likely, he didn't do anything else I recommended in the report. Here is my response to the client: "The house does indeed have an electric heat pump (furnace) located in the attic with 10 kW heat strips (the most common size for heat strips). It was an oversight on my part to identify the heat source as gas heat. I identified it as a gas furnace in the report because there was indeed a gas furnace present. It was simply a 'clerical' error because I saw the gas furnace 1st and didn't change the information to note the presence of the heat pump in the attic later on. Please remember that over and over I said the system was old (now 20 years old), had numerous defects, and needed service and replacement for various other reasons. I had this statement in the report: "The home contains and abandoned furnace in a bathroom closet and and abandoned duct work in the crawlspace. The ducts contribute to restricted ventilation and restricts access to the crawlspace. The furnace and ducts are essentially trash that should be removed like any trash and especially to increase access to the crawlspace." I also said: "One or more furnace(s) is at or near the end of its design life and you should budget for a new system. It could last a few years or fail tomorrow. It should be more closely monitored, serviced bi-annually, and have its filters changed frequently. It would also be wise to keep a home warranty policy current. You should consider having it thoroughly evaluated by a licensed HVAC contractor prior to the close of escrow." And, "One or more AC condenser(s) outside is estimated to be very old and is at or beyond its anticipated design life. You should budget for a new system immediately. It may last a year or more, but could easily fail tomorrow. You should consider having it thoroughly evaluated by a licensed HVAC contractor prior to the close of escrow because the cost of replacement could affect your valuation of the property." I also said: "The loose, dangling refrigerant lines and condensate drains at the rear of the home are, how to say it...UNPROFESSIONAL. Service by a licensed and competent HVAC contractor is recommended prior to the close of escrow for aesthetic reasons and because this is simply an amateur installation that reeks of work performed by unlicensed contractors." I also said: "No central heat or AC was provided for the rear right bedroom, considered a 'habitable room'. All habitable rooms are required to be provided with a direct source of heat according to commonly accepted building standards. Service by a licensed HVAC contractor is recommended." And: "No central heat or AC was provided for the family room, considered a 'habitable room'. All habitable rooms are required to be provided with a direct source of heat according to commonly accepted building standards. Service by a licensed HVAC contractor is recommended." I also said: "The HVAC condensate discharge pipe is not plumbed to drain efficiently. It should be level or slope at one-quarter inch per foot to drain effectively, and should be serviced by a competent person or licensed HVAC contractor. If the condensate doesn't drain properly it can clog and the subsequent overflow at the evaporator coil may result in interior floor or ceiling damage. Water trapped inside the pipe may also freeze in winter and cause the drain to crack." And: "We were unable to find the return air compartment filters. We therefore recommend an evaluation by a licensed HVAC contractor who should confirm its location and ensure it is in acceptable condition." Finally, the report stated: " Therefore, in accordance with the terms of our contract, it is essential that any recommendations that we make for service or a second opinion be scheduled before the close of escrow, because a specialist could reveal additional defects or recommend further upgrades that could affect your evaluation of the property, and our service does not include any form of warranty or guarantee...... Additionally, any existing system that the current owner cannot demonstrate its service within the previous year should be evaluated by a HVAC contractor prior to close of escrow, particularly if the unit is nearing the end of its expected life span." Did you do any of the things I recommended? If so, the misidentification of the heat source should have come to light last May. In summary, the report is filled with statements urging you to have it evaluated and serviced prior buying the home. I was essentially screaming "the system is old and doesn't meet today's design standards and was installed unprofessionally!". P.S. Heat strips are 100% efficient by the way. 100% of the electricity is converted to heat. That's the definition of efficiency (how much of the fuel is converted to heat)." The client was also warned that the house was sold by a flipper, that it had numerous modifications, that it had failed city inspections, and that we could not endorse the modifications performed in this house. The house had problems galore with the crawl space, attic, electrical, roof, standing water in the crawl space, animal feces in the crawl space, parts of the crawlspace that were inaccessible, and on and on. Basically the house was an example of someone trying to make a silk purse out of a sow's ear and charge a premium for it due to its location. Any reasonable person would have called his inspector to discuss the report. Most reasonable people would have run as fast as they can away from this house. He didn't call to discuss anything and now wants to blame me for his buyer's remorse due to his electricity bills. The reader is asked to please compare this one review with the other 170 reviews that rave about my service, expertise, and professionalism.

Just a quick comment for the readers about the cost. The total price for the home inspection and termite inspection was $580. The result of the inspection is that the homeowner received among many other things: a truss repair overseen by a professional engineer, he got a new water heater, and TWENTY-FIVE new widows (that I identified had leaking seals). The cost of the window replacement alone was probably $7500. You get what you pay for in the price of a good home inspector! Thank you for taking the time to do this review sir!

The inspection by owner, Joe Funderburk, was thorough and explained in detail to us. I learned a great deal from the inspection and it made me aware of things we needed to request repair on from the sellers that I would have had no idea about. Both a "long" buyers report and a "shorter" report to share with the sellers were provided. The website also allowed me to prepare a specific report requesting repairs and using both photos and written explanation. Joe was professional and helpful and I am quite happy that I found him for this service. While he inspected, he let me use his laser measure to determine size of rooms in preparation for moving!
