There are no employees or sub-contractors--you hire me and you get me. I'm a Nationally Certified Master Inspector, Licensed Building Official, International Code Council (ICC) certified residential inspector and Building Official, NC Licensed Home Inspector, SC Licensed Home Inspector, Certified Thermographer, Certified Mold Inspector, Certified Indoor Air Consultant, member of the National Association of Certified Home Inspectors. I've totaled thousands of inspections and completed countless hours of training since the business began in 2005, including NC required annual training. I have two university bachelor degrees. I inspected hundreds of homes and commercial buildings as a code inspector (Building Official) for three years during the Great Recession (the builders were excited to see me resign that position). Previous careers include four years as an Occupational Safety & Health Administration (OSHA) Compliance Officer inspecting the construction industry in SC. OSHA ingrained in me a detective-like mindset, along with thoroughness, documentation and report writing skills that are the main assets I bring to the home inspection industry. While with OSHA, I inspected a major hydro-electric project being built by Duke Power Company, and they hired me. I spent the following eleven years in the electric utility industry with Duke Energy in managerial and scientific positions, including Safety Supervisor at nuclear, fossil, and hydro plants. Mr. Funderburk arrived on time. He brought in his equipment and told us it would take 3-4 hours to complete the inspection. We went with him for the parts of the house easily accessible. He crawled under the house and through the attic and then told us what he found. After the inspection we received a 30 page report of his findings and recommendations. He is very business oriented, gets right to work, and completes his inspection as quickly and thoroughly as possible.
Description of Work: Mr. Funderburk has inspected four houses for us over the past years. He is very thorough - from the roof to under the house and all parts in between. Not only is he thorough, he explains everything he does and goes over his findings in precise detail. You know the things you need to consider before you buy a specific house... All the mechanical equipment is inspected. the appliances, the duct work, the flooring, the plumbing, windows, doors, etc.

Joe scheduled the inspection within a few days of our request and was incredibly thorough. He spent a lot of time on the property, and walked us through the items that he found. He also helped us in understanding which items were more serious concerns than others, and left no detail out of his report. He delivered the full report extremely quickly after the inspection, and was very professional. The report was very easy to follow and included both detailed pages with images, as well as a summary page with items needing repair and images to send to realtors/seller. I would highly recommend Joe for anyone looking for a thorough home inspection who wants to deal with someone who is professional and knowledgable.

Joe was very kind and courteous from our initial phone conversation, returned my phone call when promised, a man of his word. I think the price was fair and to be honest when it comes to buying goods & services I'm a firm believer that you get what you pay for. On the day of the inspection, Joe arrived before our scheduled time. He was very thorough, professional and knowledgeable. Joe's high quality service exceeded my expectations. You certainly get what you pay for. Though I thought the price was high, the only thing I had to compare it to was an insufficient inspection I had when i bought my house in Texas. The quality of the inspection however was so much better. Joe checked everything. He went above and beyond the minimum requirements for inspectors. In my opinion, I couldn't have picked a better person than Joe because of his qualifications: Building Official / Building Code Enforcement Officer for Clover, SC; (OSHA) Compliance Officer; Safety Supervisor at nuclear, fossil, and hydro plants. Joe is knowledgeable, honest, and thorough. I would gladly spend the extra $$$ and hire Joe again. I wouldn't trust it to anyone else. The report is detailed, easy to read, and understandable. He even provided a separate report designed for real estate agents. Thanks Joe!

I hired Joe to inspect a 5 year old home I was buying in Fort Mill. After discussing the details via phone, Joe quoted me a fixed price. Joe showed up right at the agreed upon time and went straight to work. He was very knowledgeable about the various systems through the home and was very up-to-date on local code requirements. Joe also had a keen knowledge of the construction materials used in the home as well as recent manufacturers legal settlements on certain products. I tagged along during the inspection and Joe did a fantastic job of explaining what he was looking for throught the inspection. His inspection was comprehensive, no space or home system was left uninspected. Joe identified several items that required the sellers attention. Once fixed by the seller, I hired Joe for a re-inspect. Again, Joe was punctual and got right to work. He identified substandard work that was performed to remediate those items identified during the initial inspection. In summary, Joe is friendly, knowledgable, has a great work ethic and excellent quality standards. I plan to use Joe's services for my next home purchase.

Mr. Funderburk gave me a specific price at the very first contact. He also made arrangements to inspect the home on a weekend so that I could be present. Joe was very straightforward in his assessment of the condition of the property, although he is not able to give an estimate of what it may cost to repair any defects found. Joe was systematic and meticulous in his inspection. Every detail was covered in his report and there were many items he pointed out to me while we were at the property.
Description of Work: Joe Funderburk came at my request to a house I have contracted to purchase. He did a comprehensive inspection of all accessible areas of the house including crawl space, roof, exterior, attic and systems. He provided me with an extensive report including photographs and descriptions of any and all issues he found with the house. I felt as if he did the exact same inspection he would have done for his own property. The inspection lasted over 3 hours and covered every aspect of the dwelling.

Joe inspected the house from top to bottom. Went up in the attic, crawled under the entire house (found a significant problem under a bathroom), and went through the entire house. Joe is very knowledgeable and covered everything including exterior (stucco), interior, all major systems, all rooms/spaces, water damage, etc. Joe took the time to explain not only problems and concerns, but also supplied general knowledge about construction and general features that were very helpful. The inspection report itself (delivered next day) was very thorough. We were very satisfied with our choice for home inspection. Would use again and recommend to others.

Joe was polite and professional and did a very thorough job of inspecting our home, which is less than a year old. We have our final warranty walk through coming up and wanted to make sure we had everything inspected beforehand. Joe found a couple of rather significant issues, that would have cost us alot of money had we found them after our warranty period was up. Now we can have the builder address them. We have several friends moving to this area soon and I will be happy to refer them to Joe Funderburk!

Mr. Funderburk inspected the house from top to bottom. He crawled under the entire house, examining floor joists, insulation, humidity levels, possible mold growth, water pipes, foundation cracks, etc. He looked at everything pertinent to house's current condition. The roof was not in top condition but he climbed over it to ascertain the amount of grit still on the shingles, etc. All of the exterior walls and trim were examined for decay, as were the soffit and fascia. He went over the interior extensively and noted many areas of concern that would have been missed by the average home buyer. Even though it was VERY hot and humid he also inspected the attic. This is the third time we have used A & O. Each time he has been punctual, very thorough, and explained any concerns. Definitely worth the time and expense to get this data before purchasing a home.

Mr. Funderburk scheduled the inspection right away. He arrrived early and went right to work. He had a set of tools, instruments, etc. that he used to check everything in the house. He spent about 2 hours checking, photographing, and explaining to us what was important. The next morning we had a comprehensive report on the house.
Description of Work: Mr. Funderburk inspected a house we are considering buying. This is the second time we have used his services. Both times he has been very thorough, very professional. He explains what he is doing and why. He inspects a house from top to bottom, covering every conceivable problem area. His reports are succinct and to the point. Photos accompany each area of concern with a concise explanation of the problem.

Joe was very responsive to our request for service and made himself available on a Saturday which worked well for my husband who is very busy during the week. Joe was through and went into much detail when we meet with him to go over our home inspection. After our report, we decided not purchase the home because it would require a significant financial investment which we did not want to make.He also performed a Radon test for us because the home was a basement lot.Joe is quick, honest and reliable. Joe toke us step by step throughout his whole home inspection and pointed out exactly what was good about the home and what needed a little repair. But overall Joe professionalism and intelligence was outstanding. He was so detailed that it put my mind at ease and I know I've found the right inspector to inspect my new home. My Wife found this company here on Angies List. He was the second most recommended home inspector on the site, and judging by his performance number one must pay the customer for the business Joe was AWESOME. From the my first interaction with him until we left the home he was clear, set proper expectations and answered all my questions. Upon arrival at the home Joe laid out the inspection process went through the process with us step by step; explaining exactly what he would be providing. We started outside and as he found siding cracks loose post he gave me tips on how he would repair them and also relayed that its not extremely difficult to repair. I'm not one to lack confidence in anything except home repairs and those explanations were empowering to say the least. I got a bit of home repair phobia therapy thrown in with my inspection!!! The process took about 3 1/2 hours and he found everything that could have possibly been wrong with the home. I appreciated his attention to detail and would HIGHLY recommend him to anyone. He is now my Home Inspection guy.

I arrived late from work but he had started early with my wife meeting him at the home. Overall the inspection took over three hours with 79 defects found on a Brand new home. He inspected everything and took candid pictures which would hold up in court if needed. Professional down to the core!
Description of Work: Home inspection of brand new home which saved me thousands of dollars due to p*** poor building construction on a new home . I had my walk through at same time as home inspection and the visual and scientific evidence presented by inspector saved me from makings potentially financial disaster. Shotty electrical, roof, hvac, plumbing and cosmetic jobs by subcontractors on a new house. Of course the builder wanted to close before the inspection but once irrefutable concrete evidence was given by inspector , the builder called his subs and would not close until all repairs were made. Trust no one but verify every detail builders give you. I would rehire him every time and whole heartedly endorse him for his professionalism and attention to detail. Joe was extremely professional and I would DEFINITELY use him again. I received his detailed report quickly and was able to call him days later with any questions. We live ten hours away so we were unable to be at the inspection. Our real estate agent was there and we did face time/skype with Joe so he could explain things. I felt completely at ease having him perform the inspection even though we were not able to be there. Definitely a person to use!!
Description of Work: Joe performed an inspection of the house we were buying. He did a great job explaining what he was doing, what he found and pictures of everything.

Description of Work: Professional down to earth. joe stated to me that he is working for me and my best interest. . Once he said that i knew i was in good hands. He traveled from nc to sc across states. After reading the reviews i rather put my money on joe. He was educational and pointed out a roof leak that was hard to spot and would surley become a problem after a year or two after i bought the home The home he insoected was built in 2006 but he still found inperfections and out of code defects. I learned alot about my home that i dont think i could ever discover on my own. Dont go cheap go with Joe he knows. He has a fair price and if your spending this amount of money i would go for quality. Well good luck to you!!!!! God Bless

We couldn't be happier with Joe and his work! We will definitely use him again. Joe took the time to explain the process before he got to work and kept us up to speed as he went along on items he found, that would be in the report, but that he felt needed mention while he was here. He was incredibly thorough during the 5 hour inspection and found a couple of things that we absolutely needed to know about. Our overall experience with Joe and his work was our Best Experience with a service provider during our 17 years living in Charlotte. I would recommended him to anyone. Thank you, Joe!

Joe is an excellent home inspector. I, of course, hired him because of his excellent reviews here on Angie's List. I saw the one negative review and knew it was an anomaly, because the other reviews were so good. Joe showed up on time and got right to work. I followed him throughout the entire inspection. He was very thorough and detailed. Not only did he explain everything he was doing as he was doing it, and pointed out any problems he saw, but he also explained the limitation of his inspection. His reports was delivered very quickly. In addition to a detailed report (one that is worth keeping for the duration you own the property) he also provides an "executive summary", that has been tremendously helpful to refer to during the negotiation process. I would absolutely hire Joe again and recommend him to friends and family.
Description of Work: We hired Joe to inspect a house that we are closing on in early April. Joe conducted the home inspection and a radon test. He also arranged for the wood destroying pest inspection.

As stated in our first report, our initial experience with Joe was pleasant and at the time we were pleased to recommend his services to others. We hired Joe again to re-inspect the property after the defects he pointed out had been repaired, for which he charged an additional $249 and insisted we pay it before he went to the property (I was a bit taken aback by this given that we had until the closing to pay the initial inspection fee. I wasn't sure if Joe thought we would run off without paying him or what). After the reinspection, it was found that Joe had mistakenly reported that weep-screeds were not present in the stone veener of the house. This was a major issue that almost caused us to walk away from our dream home. In the communications with Joe following the reinspection, Joe repeatedly discredited the credentials of the contractor who made the repairs and made disparaging remarks about him and our realtor, both of whom he'd never met. I found this to be extremely unprofessional. We also later found out that after completing the initial inspection, Joe failed to lock up properly and did not turn off all of the lights at the home. Quite naturally, the homeowners were upset by this and when Joe was called out about this his exact words were "you just can't satisfy people like that". What started off as a good relationship became cantankerous, with sour email exchanges. Most recently, Joe has threatened to sue my husband for slander because my husband shared our experience with some of his coworkers. It isn't slander if it's true. This ordeal made the process of purchasing the home extremely stressful for both parties, us and the buyers and the sellers. We would have submitted this update sooner but we got busy with the move, however Joe's recent email with a threat to sue reminded us that we need to get the word out about our experience with him.

The problem is attributed to the customer’s unreasonable expectations and demands for free home inspection services. My initial inspection report on this very expensive 5,000 SF home was conducted on 10/29/11. The member received an Angie’s List discount for my services at that time. If you scan down to that review, you’ll see that the member rated my service at that time ALL A’s and provided a positive review. The initial inspection resulted in a forty-six page long report that identified numerous significant defects with the home, and I recommended that repairs be performed only by “state licensed contractors”. My contract also states that I am not responsible for poor workmanship caused by unqualified contractors. The member didn't follow my advice and allowed an unlicensed, incompetent contractor to make the necessary repairs on the defects I identified. In order to confirm that repairs were performed satisfactorily, the member hired me to re-inspect the property on 11/12/11. This wealthy couple never complained or tried to negotiate the price, which was based on the following factors: it was a large home, the initial report itemizing the defects was 46 pages, and they wanted a significant number of those items re-inspected to ensure proper repairs. This service required 1.5 hours of travel time, a re-inspection of the living space, attic, and crawl space areas, included professional documentation in the form of a separate written 20 page report, and the fee was only $249. During the re-inspection, I identified incomplete or poorly performed repairs by the unlicensed contractor who was hired. That is EXACTLY the service the member's hired me to do! In my mind, they should be thankful. As of this date, I had received no complaints from the member or her husband. The relationship turned sour when the member and her real estate agent conference-called me some days later and asked me to return to the house a *THIRD TIME -- FOR FREE*. They asked that I meet with the contractor, who apparently was unable to read and didn’t own a code book, and wanted me to walk him through the reports and tell him personally how to make the repairs he was hired to do. From my vantage point, the sole purpose of that meeting was to show the unlicensed contractor how to do his job. They asked me to conduct this educational lesson, which would take approximately 3 hours of my time including travel, FOR FREE. My contract states that my services do not include negotiations with homeowners or contractors. It further states that a home inspection is one service and that I may accept re-inspection requests without obligation on a case-by-case basis. With every contractual right to decline offering this free service, I explained politely that I could not return to the home a third time without compensation and that there was really no need for me to return a third time since my two previous inspection reports included photographs and were extremely clear about the defects. Those two previous reports also were very clear about my recommendations for repair. The member and the agent (who had wanted to use her softball inspector from the beginning), began to belittle and insult me, to which I responded by hanging up the phone. There was no arguing on my part, but I don’t take abuse or tolerate insults. Regarding the sellers, well, it’s a plain fact that often times sellers get upset with home inspectors. I’ve had sellers accuse me of watching DVDs while sitting down in their chair eating their food, as if I’m in the home on vacation. The fact is these sellers were upset with me because I cost them a lot of money to have their home repaired and they fabricated tales about my conduct while in their home out of anger and spite. It was their right to be present or have their agent present and they declined. Their allegations are simply untrue. Period. All anyone needs to do is compare this negative review with the positive all A’s review the member posted below on October 31. Hopefully you will conclude this is simply a case of a difficult customer, who despite having agreed to a detailed written contract, fails to understand the limitations of a home inspection service and is unused to having people decline to conform to unreasonable demands. It’s upsetting that the member expectations are similar to the customer who once complained that a squirrel in her attic was my fault because it appeared two weeks after I left the house. Both were unreasonable. Those two are the only complaints I’ve ever received after seven years and approximately 1,500 home inspections. I very much appreciate my Angie’s List customers and will bend over backwards to ensure my clients are satisfied! But there are limitations unfortunately – the biggest one being that I have a family to support and I regret that I cannot work for free. I hope that all Angie’s List members will simply compare this review with all the others and the sample reports on my website. Once again Joe funderburk did not disappointed me, i contacted him about four days prior to the inspection, and there he was doing it on october 29/2011. this is the second time that i hire Alpha and Omega. The first time Joe did the inspection on my primary residence, this second time around it was done on an investment property, a two bed, two bath, 1.000 square foot condominium, as always he was professional, Joe conducted a well round inspection on the property inside and out , it took him around one hour and a half. I will definitely hire him again.

My Wife and I purchased our house last year and we wanted an independent home inspection done before our 11th month inspection by the builder. I called Mr Funderburk and he returned my call on the same day. I asked him how soon could he do the inspection and he was able to give me an appointment in two days, which was perfect. We have a ranch style home so the inspection took around two and a half hours. Mr Funderburk was very professional and he really put us at ease about the whole process.
