There are no employees or sub-contractors--you hire me and you get me. I'm a Nationally Certified Master Inspector, Licensed Building Official, International Code Council (ICC) certified residential inspector and Building Official, NC Licensed Home Inspector, SC Licensed Home Inspector, Certified Thermographer, Certified Mold Inspector, Certified Indoor Air Consultant, member of the National Association of Certified Home Inspectors. I've totaled thousands of inspections and completed countless hours of training since the business began in 2005, including NC required annual training. I have two university bachelor degrees. I inspected hundreds of homes and commercial buildings as a code inspector (Building Official) for three years during the Great Recession (the builders were excited to see me resign that position). Previous careers include four years as an Occupational Safety & Health Administration (OSHA) Compliance Officer inspecting the construction industry in SC. OSHA ingrained in me a detective-like mindset, along with thoroughness, documentation and report writing skills that are the main assets I bring to the home inspection industry. While with OSHA, I inspected a major hydro-electric project being built by Duke Power Company, and they hired me. I spent the following eleven years in the electric utility industry with Duke Energy in managerial and scientific positions, including Safety Supervisor at nuclear, fossil, and hydro plants. Joe arrived early and started his VERY thorough inspection. I don't think there was anything Joe didn't look at other than specifics with the elevator and pool at this house. They are not areas of his expertise and are not usually part of this type of inspection. Joe went under the house and looked at all of the crawl space. He even went out a second story window and looked at that part of the roof. His inspection uncovered many more issues than we expected with a 14 year-old house. This will save us thousands of dollars. My husband and I went around with him and he explained what he was doing and what he was finding. My husband went under the house with him, too. We are so appreciative and would not hesitate to call Joe again! Do yourself a favor and call him before you buy any house.
Description of Work: Inspection of 3400 square foot house and detached garage with 2nd level appartment which my husband and I plan to purchase. He also used his infrared tool.

Joe Funderburk is an exceptional professional. We have used his services twice now. He is extremely thorough and professional. He is very punctual and will do exactly what he says he will do. Joe did an excellant job inspecting our home. He is one of the most thorough inspectors we have ever used. He may cost a little bit more than others, but it was worth it. He did a shower test and discovered a leak that probably saved us $5,000-$10,000 because we had the owners fix the problem before purchase. I would recommend Joe to others.

The custom, site-built tile shower I discovered to be leaking by filling it with 2" of water was on the 2nd floor and was brand new. The MLS bragged about the recently remodeled master bathroom. It had to be torn out and rebuilt.

Joe was right on schedule. A definite professional with the background, experience and expertise required to perform a thorough inspection for the homeowner. I was extremely impressed with his knowledge, his very detailed report (with photos and suggestions for improvements), and ultimately his findings that required attention. Was onsite approximately four (4) hours. No need to consider anyone else. Go with Joe!

Joe was extremely professional and I felt did a very thorough job inspected the home I eventually purchased. The listing agent and my agent were both in the same realty company so even though I trusted my realtor I was a little hesitant to use an inspector he suggested. I went and angies list and decided after reading the wonderful reviews on Alpha Omega to use them. I was not disappointed. He allowed me to follow him the entire time and ask questions. I even felt that once I told him the reason I independently selected him, he was even more through with his inspection. The report was extremely detailed and clearing listed everything he found. I truly believe that if I had gone with an inspector recommended by my realtor he/she would not have done as good as job as Joe did. I will recommend Joe to any of my friends in the future and would not think twice about using him again.

Joe did a great job at doing a full home inspection on the home we are planning on buying. He was very thorough and gave me a mid summary on what he had done and found that may be of an issue. Joe came up to Kannapolis to inspect the home we have under contract and was very helpful in explaining areas of concern from a financial as well as a from a safety standpoint. He was very conscientious and used a second pair of boots for inside the house versus outside. His report was very thorough with pictures embedded to show areas of concern. We are having him back up to perform a radon test and to inspect an area of the property that had been locked when we first scheduled him.
Description of Work: Home inspection for due diligence in buying older home in Kannapolis. Joe inspected outside, under the house, inside, and in the attic. Inspected detached garage at no additional charge!

Yes Yes Yes! ALPHA & OMEGA HOME INSPECTIONS did a great job with my Pre-Dry Wall inspection. Joe was very thorough and found several items needing repair and areas that could help with energy savings throughout the home. I was very pleased with his flexibility and being able to complete the task on a short notice. I was able to get all areas repaired as per his recommendations with the builder. Two Words describe my experience: Absolute Horror. My husband and I built a house and wanted to get a 3rd party inspection because a friend of mine told me she did and it was all good information especially when building on your own property. We thought it would be smart to hire someone just to check and make sure we had all of our bases covered. I found Joe on Angie's list where I often find all of my contractors - because I trust the reviews. We thought this was going to be a really great experience. We were dead wrong. On the day of the inspection, Joe came out and he was timely, communication with him ahead of time was fine. He was kind and seemed like he would be very thorough. I hung around most of the time and listened to the things he said. He seemed knowledgable and ethical. At the end, we paid him and he said we should have the report in the morning. The next day, we got the report and forwarded it on to our builder. Nothing huge so I knew they would fix anything we requested. The same day we were getting our final inspection for our certificate of occupancy - to move in the day after - BUT the county inspectors showed up with a copy of Joe's report. All parties involved were and are horrified by this breach of contract because my husband and I hired him personally. We were never asked or notified that he would take such actions and it is HIGHLY unethical. After finding this out, I immediately called Joe. He didn't really have an explanation - he told me he sent it to the county because "he had a question". If that was the case, why send the full 30 pages to the head inspector? I told him I wanted my money back and he proceeded to tell me he thought he had my "best interest in mind". He violated his own confidentiality clause in his contract. Besides, who works "in your best interest" without even notifying you? Why did he think he could choose what is best for us? Needless to say, Joe is the reason we failed our final inspection and can't move in our own house. As of next Wednesday, we are stranded. All of our plans are ruined because of his bad judgement. Some people might think that this seems like a good thing but it is highly unethical for a home inspector. When Joe spoke with our builder he said he regretted sending it but that is not enough for me. I won't get into the other horrific details of what happened but please consider using someone else for your inspection. Don't be fooled by the Angie's list awards. Bottom-line, I do not believe he can be trusted. ***UPDATE*** The response to my review is a perfect example of why not to use this business. I didn't hire this home inspector for his personal opinion on if my house is ready to move into but to provide a confidential, objective report to ME (and no one else). Besides, he has no clue about the arrangements I have made with my builder. It's easy for him to place the blame on my need to move in instead of focusing on his mistake. Needless to say, I am in my house and happy! Beware in thinking about using him please.

I admitted to the Angie's List member that I erred in communicating with the building dept. about this new construction in this particular county and regret doing so. My communication to my former colleague there was in the form of a question to him regarding a specific code and his interpretation of it. I did not cause the house to fail to get a certificate of occupancy! The house simply wasn't ready to move in to. It has to date failed 4 final inspections. The member was anxious to move in regardless of the fact that the house wasn't complete (kitchen appliances were not installed, floor coverings, trim work, painting etc. was not complete) because the lease was up on her current residence. She received a quality inspection and thorough report. The inspection lasted 4.5 hours and the report contained 19 pages of significant issues. To settle her grievance I have refunded her inspection fee.

I would HIGHLY recommend Joe of Alpha & Omega Home Inspections for a home inspection. He is very responsive to phone calls, emails, and questions before, during & after an inspection. He utilizes technologies that make the process very easy from start to finish, and the turnaround time for his report is very quick. His report is very thorough and includes helpful pictures, important details & additional ?FYI? homeowner information. Joe is very knowledgeable in many areas of a home and seems to be very up to date on home building standards/issues. Many items found, however a number of items missed. A water faucet not tested, one valve supplying it was turned in, a burst pipe was seen, an electrical outlet not working, a/c and heat duct work to upper flooring not have been inspected as little/no air is supplied. An electrical plug supplying fridge was missing ground bar and had a short in it so back of refrigerator must not have been inspected. Some good advice and assistance on foundation and other items. Update. I did rate an overall B rating which is considered 'good' per Angie's List guidelines. I also received an extremely unprofessional email with his reply on Angie's List as well as a "Don't call me when you need another home inspection" which stated the obvious. I also noted that other reviewers providing less than an "A" rating receive negative replies and excuses. So if you hire him, be sure to give an A rating or be prepared for a nasty reply, but please ensure you offer fair ratings as people choose these vendors based on our feedback. Per Joe's response, the contractor he referred was great, and Joe did find some issues which needed updating prior to purchase. I was incorrect in my 'approximate cost' but used the term 'approximate' literally. Alpha and Omega was a bit more expensive, but not worth the additional costs. The house was not cluttered and the valve was under the kitchen sink ~ simply turning it on resulted in a flood in the crawl space which could be heard once the valve was turned on. We tried the valve thinking it may be for the outside water faucet. The water faucet not working was outside the kitchen under a hose holder so quite obvious and the outlet was a external outlet not hidden by any furniture. I also didn't mention switches that go to 'nowhere' or running the microwave causes the kitchen lights to dim, etc. I did wait on posting a review as it takes time for a person to uncover situations such as these during normal living which would normally be on an inspector's checklist. (We didn't need to refill the hot tub for a couple of months and didn't need the outlet until using the sunroom.) While I was there during the review, I didn't follow him around based on his recommendations as that it could be distracting and make him miss other things. A call to complain about a water leak he should have caught by turning on a valve wouldn't have resulted in anything than the response I received ~ 'I could only test a number of things', but not apparently all water valves under the one kitchen sink! I have had other inspections performed with less 'missed' items, so I'm familiar with what can/should be done. With the nasty email/response, I could reduce my rating but will not stoop to that level.

This is one of the poorer ratings I've received--I'm disappointed when clients don't think I did an A job. This inspection was performed last 5 months ago and he just now submitted an evaluation. (It's been so long he doesn't realize that the inspection cost more than $350.) If he was disappointed, he never called to complain. The fact is he RAVED about the inspection I did for him to the general contractor I referred him to. The home was occupied and cluttered. The buyer (Angie's List member) was there with me the entire time and should know what I inspected and was not able to inspect. I spent 5 hours inspecting this house and did a great job doing it! The full report was 34 pages long! He obviously does not have a good understanding of the limitations of inspecting an occupied home. Regarding the outlets, my report states: "[in conformance with] the standards of practice we may only be able to test a representative number of switches and outlets. Obviously, if a residence is furnished we will not be able to test each one." This house was abundantly furnished. He is mistaken if he thinks home inspectors roll out refrigerators to get to the outlet behind it--that would hurt my back and potentially damage the floor or refrigerator itself. I have no idea what he's talking about regarding the exterior faucet. It boils down to the fact that not everything can be checked in an occupied/cluttered home.

Everything was great. This is the second home we have purchased, and Joe taught us a lot. He was very professional and knowledgeable about all areas of inspection, including building codes. The report was very detailed with pictures and very well done. I am very pleased with Joe's service. He was veryy thorough in his inspection, very organized and set the right expectations at the beginning as to what will be included and what all not included. Joe also cared about providing information to me wherever he saw concerns. Another thing that I liked about Joe's approach is his unbiased way on explaining the items that needed attention and providing the feedback about whether those issues are 'must to be' addressed or 'recommended' to be addressed. Joe also took time to explain how some stuff works, for example the emergency heating system etc. Overall, I am impressed with Joe's services and highly recommend him.

Joe showed up on time for the appointment on the coldest rainy day imaginable for a home inspection. He was truly prepared for things like this to happen and had multiple changes of clothes and shoes ready so that he could give equal attention to the interior and the exterior of the home. He worked on the inspection for a few hours and when he was ready to review the results we gathered in the kitchen and he went over all the results. He listed out everything that was found and for the detailed explanations we went directly to the area of concern, even if that meant going outside in the cold rain. What stood out to me as above and beyond the duties expected was the fact that he helped me prioritize the list of issues and offered helpful and detailed explanations of how I could a lot fix these things myself. He was extremely thorough and pointed out stuff that I had no idea about, like the anti-tip bracket for the oven to protect it from flipping over on a child standing on the door. I asked him a lot of random questions about things not covered by the home inspection (like phone and data lines) and he answered all that for me too, even though he was not obligated. This was my first experience with a home inspector and I was going off of a word of mouth recommendation from a friend. I am completely satisfied with the results. I probably will not need his services again for a few years but I feel 100% confident that I (or any friends I recommend him to) would get equal results. Buying a home was such a whirlwind of activity with numerous faces involved and it was really nice to have someone as friendly, thorough, and knowledgeable as Joe around.

Joe was professional, prompt, and very thorough with the home inspection. He pointed out any areas of concern, and he gave us his expert opinion on all issues. He was very focused on his work. The Home Inspection report he provided us was detailed and included pictures. The results from the radon analysis, mold inspection and termite inspection took a little longer to get back, but Joe followed up to make sure we got the reports and the results of each test in a timely manner.

Hired Alpha Omega to do a pre purchase inspection on a ranch house built in the 1960. I was not able to be at the inspection but sent my mother as my representative.The sellers agent was present. The home was not currently occupied. It was the home of a senior citizen and her adult sons were selling the home. While the house was beautiful as you toured it, there were many serious hidden issues that Joe was able to professionally identify. The crawl space was in terrible shape with streams of water running through it The founation had lots of structural concerns. All of these were not areas that I would have found independent of such a detailed inspection. There were issues with previous electrical work done, and possible fire risks. I was under contract for an asking price of greater than 300 thousand, as the house appeared to the untrained eye to be in great shape. After getting estimates on the costs of repairs to the crawl space and foundation alone being greater than 25-30 thousand I opted to withdraw from the contract. The sellers agent commented that Alpha and Omega was"too thorough in its inspection". When my money and the safety and health of my family is in play you can't be too thorough in my opinion! I think Joe did a great job and really helped me to be able to make an educated decision about purchasing this particular home. I will definitely use Joe and his company again.

I contacted Joe based upon his Angie's List history and was glad I did! He answered the phone the first time I called and asked to call me back as he was driving. He called within minutes and set-up an appointment for a few days in the future. I had to reschedule the appointment because my realtor was unavailable the original date and wanted to be in attendance for the inspection. Joe was very accommodating with rescheduling. He showed up ahead of schedule and was already "in action" when I met him at (our) townhome. He introduced himself and provided an overview of his services (even though his previous e-mail had documented his process.) Joe was very professional and thorough with his inspection....he even identified an electrical problem that (according to my realtor) was missed by a previous inspector! His follow-up was excellent; I had my report later that same evening; complete with instructions as to how to forward to my mortgage company, HOA, etc. Would DEFINITELY recommend him for anyone needing a home inspector.
