Description of Work: Since I assume you needed the date and cost information above, I filled in what was requested. However, since the way the questions were asked, the answers provided require clarification, here is the clarification. Around August last year, I contracted with Lang HVAC to perform maintenance on both HVAC units at my house and 3 HVAC units in a rental property I own, total cost was $673. The date provided above has to do with the latest problem. The original problems started last year when Lang performed the Fall maintenance service. Lang performed the first of two maintenance services contracted for at my house and at the rental property in the Fall of , 2010. At the apartment they broke the thermostat which they replaced after I called them after they had left the rental without telling me (renter was there and not me) they broke the thermostat. About the same time, they performed the first maintenance service on the 2 HVAC units at my house. Within a week's time frame after Lang performed the maintenance at my house, I called to tell them regarding concerns that the units were not heating properly, and asked if they would come out without charging me to check the units out since they had just been here and serviced the units. Lang would not agree to come back out without assuring me they would not charge me, even if the problem was caused by them. Subsequently, in order to keep my costs down in case there was something that had gone wrong with one of the other units that was not caused by Lang, I had American Home Shield (AHS) warranty company come out within a week or so to see what was wrong. They found that neither of the sets of heating strips in either of the HVAC units was working. One was due to a wire that was completely loose and the other was due to a loose connection to the sequencer control. Once I found out that Lang had left the heating elements disabled in both systems, I called Lang and told them what AHS had found. Steve Lang did apologize, did not acknowledge Lang had done anything wrong, and did not offer to compensate me for the extra time and costs I incurred getting AHS involved since Lang did not agree to come double check their work without charging me. At the time of the service call at my house in the Fall of 2010, the new service man pulled things apart that did not need to be pulled apart (including a main trunk line part of the ductwork), and he switched the heating elements on by messing with the wiring rather than asking me to adjust the thermostat to force the heating elements to come on. Due to what Lang left undone (broken) originally, I wound up paying AHS $60 to find problems Lang had left behind. This in turn lead to additional problems caused by AHS. Due to the lousy service Lang had provided, I had been searching to find another HVAC service company anyway, and had plans to change to another service provider. As part of making a final decision on changing service providers, I called Lang the week of April 25th to find out when the contract on my rental would expire, with the intent of cancelling the pre-paid contract and getting a refund of the balance. I was told by the lady who answered that I did not have a contract on the rental property. I said "WHAT". Then I asked about the contract on my house, and the lady again said that I do not have a contract on my house. I again said "WHAT". So, since she could not, or would not provide any explanation as to what was going on, she said she would ask Steve Lang to give me a call, which he did. When Steve called he said he had cancelled the contracts due to me having a home warrantly program through AHS, stating that they did not make any money off of the maintenance agreements, but only off of repairs. Therefore, Steve cancelled the agreements per his statements. By the way there is absolutely nothing in the agreements about having to use their repair services. I said to Steve, if you cancelled the agreements, "why did you not tell me you did so, or were going to do so". He did not have a real answer for that question, but acknowledged that they should have done so. Turns our Lang terminated the agreements unilaterally in 2010 around November without any notice to me, and held the remaining balance of the service agreement prepayment money until I accidentally discovered the cancellation by asking when the agreement on the rental would expire. Therefore, they kept my $209 until I discovered Lang's cancellation the week of April 25, 2011, and asked for a refund of the $209, which Lang promptly refunded. In addition to the above I have had to call Lang a number of times to try to get copies of paperwork they said they would provide and did not until I requested it multiple times. Lang, in addition to not performing quality work, is not responsive, and does not act responsibly or professionally. Due to Lang creating the problems they did, either unintentionally or intentionally, they cost be over $600 ($120 to AHS plus at least $480 in addition astronomical heating bills - heating bills over the 2 months billing period cost over $1000 for months that were not that cold) ultimately in extra costs to bring AHS out, who also messed up by connecting the loose wire Land left behind to the wrong contact, resulting in the heating elements coming on every time the HVAC unit came on, and having to bring AHS out a second time at an andditional cost of $60 to eventually replace the sequencer unit. Not sure what caused the sequencer unit to fail, but being an electrical engineer it proabably failed due to the loose connection Lang left behind in the Fall of 2010. resulting in a high resistance connection which caused the unit to pull more current than it should have, thereby causing the unit to fail over a period of 2-3 weeks or less from when Lang serviced the unit Fall of 2010. Don't believe the failed sequencer to be a fluke that just happened to occur near the time of Lang's Fall 2010 servicing. Lang has cost me over $600 due to their failure to perform work. As an aside, Lang basically wrote up what was essentially a condemination of both units at my house when they came out. Their whole mode of operation seems to be to find problems that don't need to be fixed. I have a friend who also has Lang as their servicing company. Lang told them, altough the system is working today, they would need a new system within a year. No one knows that to be true, not even Lang. All of the price estimates I have obtained for consideration have been near double what others around the area charge for repairs. I can provide the heating bills to prove the extra heating costs.
