They came in March, he said it would take 3 weeks and that's exactly how long it took. There was one little issue and they came and fixed it within a week. Instead of the paneling that was there he put sheet rock on all the walls, he put new wood columns around the support beams that weren't there before, he repainted the ceiling, put new crown molding and base board molding and a new vinyl floor. He did a very nice job and he made skirts for the stairs. He asked us what our plans were and he made some recommendations here and there, some of them we went with some of them we didn't. It was nice that he was giving his opinion. When he put the new floor in he took out the cement threshold at the door that goes out of the basement. He didn't put anything in in it's place so there was a half inch gap between the floor and the bottom of the door and we were getting some critters non stop. We had to do something about it so he came and fixed it and didn't charge us extra. he did a lot of stuff. It looks nicer than the upstairs. There were plenty of places on the floor where there was cracked tile and holes and my wife hated that so she just wanted that done but then we found out we could do the floor and the paneling and paint the ceiling and make it all look nice for about the money we were willing to spend in the first place. He was extremely honest. He did recommend some things which we ended up going with, like the stair skirts but he was very honest with why he thought we should have it. At one point he tried to explain himself and I told him he didn't have to explain and I understood. The original owners had a stove with a brick wall and we had it taken down, he wanted to explain that we didn't need it. They took a big piece of wood the length of the stairs, 2 x 12 and 10 feet long and they cut out the outline of the stairs and put it on the wall next to the stairs so that when people are going up and down the wall they kick the stairs. They usually came in the morning but there was a 2 and a half day period when there was no one here. He intended for that to happen but he didn't tell me so I got nervous. It was because it was in a basement and the primer and joint compound wasn't dry and they wanted to give it a couple of days. If I knew that up front then I wouldn't have worried. He said he was sorry. We paid 1/3 of it upfront, 1/3 of it when all the walls were redone and then at the end we paid the last 1/3. A couple of things came up at first and he was late so I was skeptical but then I liked him after we chatted.

Everything went great! We could not recommend George enough, especially if you're not incredibly knowledgable about remodeling. George was extremely prompt and communicated with us a lot. He really seemed to have our job in mind all the time. We even got a call on a Saturday with a question about what we wanted. We really aren't very picky people, but he wanted to make sure he got everything just right for us. He did occasionally change his mind on how he though things should be done, but that was due to the space he had to work with. It never seemed like he was trying to get more money out of us. Sometimes his suggestions would save us money, other times it would be a little extra. We felt comfortable having George and his crew in our house without being home. We both work all day, so it was good to know that they are fully bonded and that George gave us his word that it is primarily a family business and that he trusts his workers. We did too. Bottom line is, the work was done well, perfectly on time, and everyone that comes into our basement cannot believe the transformation! People are literally blown away by how bright, open, and beautiful the space has become. We love George and once we have the money put aside to remodel our kitchen, he will be the only guy that we call.

Every job they have done, window replacement, garage door repair, wood structure repair, bathroom remodel, plastering repair, and some light electrical, has been well done, on time, within budget, and will continue to use them for whatever else might come up.

George Veader and his team did a fabulous job from start to finish. George is a great guy, is highly committed to high quality work, and is a very knowledgeable and creative partner in the project from start to finish. In the kitchen they opened up the back door to a 5-ft open entrance into the back porch. We knew we wanted to turn it into a 4 season room, but not much more about how to design it. George had a lot of knowledge and experience and was very thoughtful and creative about how to tackle it. For the most part we went along with his suggestions and the porch came out beautifully! He insulated it all around and enclosed it in very high quality sliding windows that maintained the great outside view, ran floorboard heaters, recessed lights, outside shingles, raised the floor and laid tiles through to the kitchen, and a bunch more. It was VERY high quality work and we've got a lot of people asking us who are contractor was. In the kitchen, they did the tiles, helped us with the a quartz counter top, worked on the cabinets, installed a new over the oven microwave and a wall-mounted wine rack, did drywall and swirl ceiling, took out old track lighting and did all electrical for new lighting and switches, and a whole lot more! Again, George and his team were great problem-solvers and came up with some great solutions. Getting in touch with George as the project went on was no trouble at all. He returned calls the same or next day and I felt like I always knew what was going on and the next steps. At times, he was moving so quickly I couldn't keep up with him! He was very responsive to problems: for example, there was a minor problem with his guys making a mess and he immediately corrected the situation and brought in a cleaning company for free. He also was sensitive to the fact that we have young kids and was able to do almost all the work without having to shut down the kitchen. The cost was within the budget and there were no surprises. Overall, George and his crew are the gold standard for what a contractor should be. I can't recommend them enough!

They were wonderful. I loved the quality of the work. They were efficient and good. It was a beautiful job.

So far, I am pleased with the job.

I have mixed experiences with them actually. In the first engagement, they were on time and did the work. There was something that I thought wasn't right after they did it and they came back really quickly and took kind of care of it, which was great. I wanted to continue doing work with them. I had them give a quote for a plumbing job and they did and I accepted it. Then they basically never came and did it. A week would go by and I would call and I was told they were busy until next week. This carried on for four or five more weeks. Finally, he just said he was not going to do it, which was really disappointing because that could have been done working with someone else.

I definitely will call George and his company in the future for other jobs. He is an honest businessman and that is such a rare find in today's world!

They repaired a closet. I had some water damage so they gutted it and reconstructed it. The experience was very good and I got what I wanted. The cost was what they estimated and so I was satisfied.

They were really good but a little more expensive than I expected. I also wanted them to do another project but compared to another estimate I received they were more expensive. However, they were very prompt, timely, professional, and efficient. It took them only a few hours to complete the work. I recommend their services to anyone.

I didn't end up using them, because I received a better quote from a different source.

I also am going to have him work on my siding and will use him again in the future.

He is absolutely fabulous. He's priced fairly, works well, works quickly and cleanly. If you have a question he's very knowledgeable. One of the properties I'm trying to fix up and sell and he's able to come up with lower cost alternatives that accomplish the same effect. The labor charge isn't bad either.

1. The small space that was painted was done well. 2. The provider/contractor did not do the work himself but had his painter install the light fixture in the small space (which was a continuation of a space painted the summer of 2011). 3. The painter took a medicine cabinet to paint, and it was returned a couple of months later and looked atrocious. I eventually had to take it down because it looked so shoddy. 4. The painter did not install the outdoor lighting (motion sensitive) correctly, and they never worked. We contacted the contractor a number of times over about a year, and he kept promising to send an electrician to check on the lighting for us. We recently got an actual electrician to look at the problem and to fix it. It was not a difficult task, but not one a painter was necessarily qualified to do. I am still wondering why this contractor assigned a painter to act as an electrician. 5. We were exceptionally disappointed since our first dealings with this contractor were very satisfactory.

I told the whole story in the first text box. Only recommendation: it's better to choose flooring well before the job is starting because flooring may take up to two weeks to arrive at the store. Another comment: this contractor also moved all of our furniture from the rooms being painted.

He got an A rating on Angie's List so that is why I contacted them. I would continue with an A rating. The owner is a contractor. I will use them again in the future.

Great! We called George to get help Saturday morning and started what ultimately was a great experience. George advised me to gh ahead and go buy a new heater, get it to my house then call him. Once back, we had a plummer at our house within an hour and had the new hot water heater plumbed and heating within 2 hours. We had our water turned back on by mid afternoon same day.

I am having a full bathroom renovation done, basically gutting the bathroom and rebuilding. But this particular contractor we hired, while competent, is not particularly detail driven and has some different ideas about how to lay tile etc - different from industry standards and different enough to make me uncomfortable. After the first floor he put down was "flexible" I had him rip it up and do it again, using advice on both product and performance from George at Ocean State Property Services. George was very thoughtful about our problem and also very generous with his experiences and expertise. I would definitely use him for a project esp after his helpful ness with just a phone call!

Flawless. I have had some negative experiences with contractors in the past and found Ocean State Property's work and professionalism to be exemplary. I would not hesitate to hire him again. Bar none - the best I have worked with.

Did a great job! Showed up on time, neat, reasonable and couldn't ask for more! Absolutely great!

We had water damage on our pristine plaster ceiling in our library and water running down the sides of our walls from our two upstairs bathrooms. Eventually we figured out it was probably from a cracked pipe and not just a toilet overflowing. George (the owner) came in and demo'ed part of the ceiling to expose completely rotted cast iron and lead waste piping and corroded brass piping. We had to fight with the insurance about cost and scope of work, and George was very patient and helpful throughout the whole time. George was fantastic about breaking out costs and giving us different options to get a scope of work that we could do for our budget. He was very responsive and accommodating. He came to the house several times on the weekend to discuss items to insure that we fully understood everything and that we and him were always on the same page. We had them replace the waste piping from the upstairs bathrooms to the basement with PVC and replace the supply piping with Pex tubing. To access the piping, he had to demo part of a closet and an existing built-in cabinetry. He worked with us to save the bottom half of the cabinetry, and only demoing the part that I thought was ugly. He's workers were great guys and very friendly. They even would let our cat out of the basement at the end of their workday so he wouldn't have to stay in there till we came home later at night. The repairs to the ceiling look fantastic and the paint job was flawless. George was extremely knowledgeable and even walked around the house giving us pointers on small projects that we could tackle ourselves. I would recommend him to anyone who asked.

I am a real estate agent and I use Ocean State Property Services for a lot of houses that need work done. He has done a lot of work for me. He is reasonably priced according to me. He is a visionary who sees things before they happen. He knows what it?s going to cost when we start taking things out and moving it. A lot of contractors don?t have this vision.

The work was done much sooner than I had anticipated. Everyone acted in a professional and timely manner. I appreciated the suggestions to improve the quality of the job. Very neat cleaning up afterwards.

OSPS's professionalism, experience, attention to detail and complete reliability were evident from our first interaction. We have not been disappointed. Our only surprise as been how George and his team go above and beyond our expectations over and over again.
