George has provided handyman services at my home in the past. Early 2021, I hired Ocean State Property Services to do a kitchen renovation. It did not go as planned due to supply chain disruption and freight carrier delays that resulted in my cabinets arriving damaged from the manufacturer, this did not sit well with OSPS and they quit the job early. George and his team did a great job with the demolition, plumbing and industry connections (i.e. flooring, countertops, plastering). The downside was inefficient communication and negative attitude stemming from the contractor's frustration. In the end, George did not complete the job but left on amicable terms. I would hire George again for another job that had "less moving parts" to it. PS His helpers are fantastic!

We have hired George P Veader of Ocean State Property Services for many jobs. I also refer him to many of my clients in my real estate career. He does excellent work. George is prompt, reliable and works clean. He knows his trade and helps you see the end result. He is exceptional at coming up with solutions to construction problems and how to rearrange rooms, closets or cupboards to fit your vision. George just looked at our first floor hall closet and immediately knew exactly what needed to be done to bring our full size washer and dryer upstairs. He explained it all to us and got the job done in less than a few hours. Everything was done perfectly and functions great. He recently added two vanities in our basement too. George had to cut through heating elements to fit them properly. We were very satisfied with his work, plus George will keep you laughing all the time. He is by far the funniest man we know. I found George via Angie's list several years back when I was looking to do my bathroom over. He got such great reviews on Angie's list I had him come to my house to give me an estimate. He was very accommodating, polite, punctual, and of the 3 quotes I received he was the least expensive. He did a wonderful job on my bathroom. After the work was done there were a few adjustments that needed to be made so I emailed him the issues and he came right out soon after to make the adjustments. When I needed new windows I again got several quotes and George again came back with the best one. He did a great job installing my windows with no issues since. In April I had him install a glass sliding door, which he had to bust out 2 double hung windows (5 ft in width) and cut out the wall to accommodate a 6-ft slider. At the same time he built a set of temporary wooden stairs that can be used to go into the backyard from the slider. Again, he did a wonderful job. I trust his opinion, feel safe with and trust him in my house (I have no problem not being in the house while he's there), always will use him in the future knowing the way he works and how he treats his customers, and always recommend him to people who are looking for work done in their homes. In addition to doing quality work, he was great at problem-solving if any issues arose, always cleaned up before he left for the day, and was always respectful and nice to me and my 2 young kids. If he saw a little thing around my house that needed fixing (one that was completely separate from what he was hired to do, such as cleaning up the bad caulking around my sink and fixing a door jam) he would just take care of it and not expect any money for doing it. He is a genuinely nice man. The men he brought with him to do the work were always very nice and I never had any issues. The men he contracted out (electrician and man who laid my new bathroom tile floor) did great work and also very nice. With all the work I had done, for any materials/windows/cabinets that weren't delivered to my house, he would pick up for me. I highly recommend him with complete confidence.

Very well. Great attention to detail. George (owner) was very concerned about the look of the finished product and that we were pleased with the results. Work typically started about 9:00 and wrapped up around 5:00. Everyone working with George was pleasant and respectful. There was no cursing or loud banter on the job site. We are hoping to proceed with "phase two" early in 2017 and plan to have OSPS as our contractor again.

Everything was excellent- on time, good eye for detail, neat, organized

George was great. He was professional, prompt, fast and friendly. He has great knowledge and experience. Because my house is so old, some replacement parts were no longer available. George was able to improvise, and invented a number of creative solutions that solved the problems nicely. I would definitely recommend him.

George Veader does excellent work, and his prices are very reasonable. Great attention to detail, and always communicating with updates on schedule, any additions to cost, etc. We would highly recommend his services. George is very responsive and comes when he says, and does excellent work. We were really impressed with the plumbing job. A very pricey hot water faucet handle had corroded out - the company (Grohe) doesn't even make that anymore in the finish we have (polished brass) so there would have been no way to replace it. It was badly leaking when the COLD water was turned on - while this was the hot water handle! Very wierd. A plumber had looked at it a while ago and couldn't fix it. We were worried we'd need to replace it,which would have meant replacing the entire set up in the bathroom sink (a comparable set up would have been at least $600 without installation!!!), and that wouldn't have matched the tub. But George took it all apart, took pictures, contacted Grohe to figure out the best way to repair it, and after a lot of time that he didn't charge us for, was able to fix it. Oh, and the plumber who had looked at it earlier had pried it off and scratched it; George was very careful not to damage the finish. He did other things for us too - fixed a futon on the spot when we first contacted him and didn't charge us for that; did a beautiful job rebuilding a closet door that was made in such a way that the clothes wouldn't fit and had been constantly falling off. We had kept trying to put that door back on its tracks and it would fall off again after a while. George immediately suggested the smart thing to do was just rebuild the whole thing, pulling it out a bit and installing new matching woodwork. He did a beautiful job on that, and now it works once and for all. And so forth. We highly recommend him.

Always a pleasure to work with George at Ocean State. He does exactly what he says he is going to do and the results are always great.

I've already completed this once and e-mailed you on that fact previously and cannot for the life of me understand why you continue to request the same info. repeatedly!!!

I did not use this contractor, nor did I even meet him.

We didn't end up using him, because he wouldn't give us a quote before we got the blueprints, and we found someone else we thought would be cheaper. But he was super helpful in sending me references for people we could hire on our own for services he did not do. He did this of his own accord, and they proved very helpful!

They are professionals and very courteous! They worked with our schedule, the quality of work is outstanding! Can not say enough good about them! Thank you George, a job well done!

He went above and beyond the call of duty. Because it was a time that the heat wasn't being used we didn't realize the heater wasn't working properly. He came out and year and a half later and fixed it without any charge. He was a great professional and I would highly recommend him. He communicated well and real pleasure to work with. I've had a lot of experiences that were just awful and he did such a good job. He is hard working and extremely ethical.

George Veader is a master at what he does. He was always on time, always answered our calls, and was always pleasant and cooperative. His work far surpasses anything we've seen. George went above and beyond to contain the mess that comes along with remodeling, constantly picking up after himself, and always leaving the worksite tidy when he left for the night. He was very careful handling and installing our new white cabinets as if they were his own. We were amazed at his problem solving skills, and he always found resolutions to anything unexpected that came up. Also, his subcontractors were all proficient at their trades. In short, we will definitely hire George again, and we highly recommend him to anyone needing a general contractor.

George helped me with finishing a 203(k) after my first contractor abandoned the project. George had to do a bunch of different projects to finish off the rehab. for those familiar with 203(k) getting the cash can be difficult. we also ran into problems with the historic district causing George to have to do extra work to find a suitable window. Aside from the windows, George built a new bathroom after I had gutted the old. As well he had to do installation of fixtures in two other bathrooms and some plumbing repair of the main water and drain lines. As well there were some other small projects that needed completion. George was great the whole way through.

I never got a call back as requested and never heard back from him at all for no reason. Not sure why he never returned my call.

George is a complete professional from the moment you call him. He is fairly easy to reach and was able to schedule my work within 6 weeks of our first call. After looking at our existing bathroom (original pink and black tile), he advised taking it out. I like the vintage look, but it was not in good shape. And also, we are getting the house prepped for sale in a year or two, so modernizing made sense. I made the design choices and bought the fixtures. George handled all the other details - pulling permits, ordering a dumpster, port-a-john, and scheduling all the necessary subcontractors. Except for a few minor hitches, everything went smoothly and George was very good about keeping me informed about what was happening next. He and his right hand man, Ronnie, were very conscientous about cleaning about at the end of each day. I'm very pleased with my new bathroom - it's simple, clean and has a nice "beachy" feel. The floor tile was the one thing I was determined to find and we went to 3 stores to find something similar. Finally George suggested the Tile Store on Bald Hill Rd in Warwick and yay! they had a good match. Great service too. George and Ronnie also tore off the decking and railing while keeping the footings of our old deck (they were still solid), and put new boards and railings up. It looks great! I highly recommend George and his team. Professional yet very friendly. I feel I received very good value for what I spent on my remodeling projects.

The work was just completed yesterday and it came out fantastic. George, the owner of the company, did all the work. He is very helpful, easy to schedule, returned my calls, and worked with me. I would highly recommend him to a friend. The price was very reasonable and the quality was excellent. Actually, I asked him to come back and do another estimate some other day.

George and his crew were very friendly, curtious and professional. They came the next morning and installed the new toilet,replacing the floor tiles that came loose or would leave gaps due to the difference in the size of the toilet base. The job turned out to be a little more complicated than it was supposed to be, but George handled the situation very quickly and professionally. It was very refreshing to have someone respond so quickly to a call and have the work completed the next day. I felt very comfortable having them in my home. George and his crew were a pleasure to deal with. The project evolved as we were moving along, and George was very flexible in adding a few extra things, and just getting things done in a timely manner. The added extras were added to the invoice as well, but at a reasonable cost. The work required several visits, as it was mixed with other contractors coming in and out, and waiting for certain materials to arrive. George's crew even moved inside the cabinets delivered by Home Depot on a cold winter day (while Home Depot delivery is curbside only), and moved appliances to right spots in the kitchen as the US IG installers (Home Depot company installing the cabinets) needed this done but were not willing to do it due to "liability reasons". The final invoice price I owed was reduced to account for credit on some work that George considered already included in the labor on another invoice - very reasonable. Needless to say whom I will call next time when I need work done at my house. All the work was done professionally, and overall I am very happy with the result. Pricing was reasonable and fair in comparison to competitors.
