Kathy and Eric are on the ball, responsive, and very helpful. I had concerns about there recommendations for inspectors having conflicts of interest, but to find out the plumber we hired had a conflict of interest during the home inspection, they said $2000 was needed to replace the outside trap. Kathy recommended another plumbing inspector, that did not install traps, and they were able to inspect the drain lines and they looked perfect. I have high expectations and these guys met them.

We decided to put our house up for sale in April 2011. We met with Eric and Kathy and were advised to complete a couple items to make the house look as desirable as possible BEFORE we actually put it up for sale. So, we met with a stager who gave us some recommendations and then did some painting and moved some furniture around. We then put the house up for sale in mid-May. We had constant traffic through the home and we finally reached an agreement on our home in July 2011. We sold our house by the end of August. Eric and Kathy then represented us on the buyer's side. We found a house we liked, but it was a unique situation as we were trying to buy a model home in a new construction development. Eric and Kathy helped us to formulate an offer and were meticulous as to what we wanted done in the sale. Eric submitted several offers for us and helped us through the negotiations as we tried to reach a deal with the home-builder. We agreed to buy our house in July. Finally, in October of 2011, we moved into our new home!

My husband and I worked with both Kathy and Eric. Talk about an impressive team! The best around no doubt about it. We had interviewed several agents (even the one we used to buy our home) and when it came to selling it, there was no question that we would only work with Kathy and Eric. They are professional, knowledgeable, kind, HONEST and always there to help. When I say always I mean always. I exchanged hundreds of emails with Kathy in preparation for selling our home and she answered promptly. They were both always available for any question we had no matter how small.They guided us through out the entire process (including decorating our home to make the look more appealing). They are the BEST agents anyone could ask for. Not only are they honest (which is very important), but, have an extraordinary work ethic. Their dedication to helping us in selling our home allowed us to sell it in about one week at full asking price. We have recommended them to anyone who asks us and we will continue to do so. We no longer live in PA, but, if we move back we will without a doubt be contacting Kathy and Eric. l Kathy and Eric were very professional from day one. During our initial meeting they helped identify ways to maximize the selling features of our house, with tips from lighting to furniture staging. And everything they suggested was very reasonable and simple, we just needed the ideas. They are very detail oriented and really guide you through the whole process. When Eric photographed our home he took his time and got several great shots of each room. He helped stage the furniture and even loaned us a few decorative items for the walls to help make the space more appealing. They are very knowledgeable about the market and gave us a very clear and realistic expectation of what to expect - they even predicted low times so we didn't worry when we had a slow week. They are very patient and understanding about your personal situation. We have three small children and they were always accommodating with our availability and understanding of our unique challenges. We choose to take our house off the market during the school year as not to disrupt our children's schooling and they didn't try to pressure us into a quick sale or major price drop. They supported our decision. We got a low ball offer we didn't like and again they didn't pressure us, they helped us consider the pros and cons and encouraged us to hold out. When we did sell we ultimately got several thousand more than the initial offer and it was well worth the wait. If you want agents that care about you as a seller and your needs and constraints, Kathy and Eric are the team for you. I know many people who worked with agents who just push for quick, cheap sales and then move on. Not Kathy and Eric. They truly care and it shows in how many people recommend them!! On top of helping us sell our home Kathy and Eric helped us find and buy our new home. Again, they were patient and understanding. We were very open about where we moved, yet very picky about how much we spent and what we expected. They listened to our needs and wishes and even helped us consider things we hadn't thought about. Our search took several months, but they were very patient and again did not pressure us. We ultimately found a house that met our needs and our budget and we couldn't be happier. Overall Kathy and Eric are genuine. They are professionals who obviously enjoy what they do, and do it better than anyone in the business. I would highly recommend them and although we don't plan on moving again any time soon (thanks to their help!), I would hire them again in a heartbeat.

From start to finish, it was a pleasure. They worked hard to find us exactly what we were looking for. It took several months for us to settle on our home, and they were patient and helpful the entire time.

We decided in May 2011, we were going to put our home, in Penn Hills, on the market. After several unsatisfying interviews with prospective agents, we asked some friends if they would recommend any agents that would meet our needs. Eric Nichols and Kathy Haggerty were recommended, we were told, "You will love them!" Immediately after our initial meeting, we were convinced right then and there to go with Eric and Kathy. We loved their honesty, professionalism, real estate knowledge and candid nature. They were both extremely complimentary about how our house looked (which meant a lot, as we had done a lot of work on our home to prepare for the sell), were very motivated and confident that they WILL sell our home! They quelled any fears of their availability to serve us as with a team (where our old home was on the other side of the city from them), at least one of them would be available anytime we needed them. After viewing the very professional looking pictures (Eric is a master photographer), we knew we were in very good hands. We immediately started having showing that week and averaged at least 2 to 3 per week through June, and when we stopped/slowed in getting visits, we were already on message due to their knowledge of the real estate business, holidays and vacation periods tended to yield fewer visits. Eric and Kathy also let us know that there would never be a showing without at least 24 hours notice, as we were still in the house and did not want us to be inconvenieced. With a down market, there were many offers that were trying to low-ball us. Both Eric and Kathy encouraged us to stay the course and ultimately had the hard conversation to drop our price and instead of just saying because of the market, they provided us with very detailed, fact-based information that we were very much in favor of doing. We reduced the price and got even more showings to our house. This continued throughout August into October. We were considering just taking to house off the market for Christmas, when Eric and Kathy contacted us concerning a potential buyer that had been seriously considering the house. The buyers gave us an offer, we countered, but only remembering some good advice about the counter offer process. Fortunately, the buyers accepted the offer and we began the closing process. Eric and Kathy were in constant communication with us and the worked the fine line of being both the selling and buying agents. Once there was information, we had it. Any questions we had, promptly answered, through text, email or call. In the midst of all this, we then had to go search out a new home. Kathy and Eric again then worked with our scheduled and set up a long day of looking at homes with us. Once they verified out requests for a home, they prospected and set up showings with some prospective houses that fit our screens. Again, they provided very candid comments about the homes we were viewing and we had a great day with them. A testament to them as true professionals: several of my friends who had purchased a home stated they were never even given the recommendation to look a new construction. BOTH Eric and Kathy strongly encouraged us to do so. They made the call to the Ryan Homes rep, set us up a time to meet with Stefanie, that afternoon. They walked us through the model, offering great comments about what we were seeing. We discussed the best course with them and they helped us with the pros and cons and we made the decision to go with new construction. From the time that the hole was dug for our foundation until the closing on Good Friday, we heard from Eric or Kathy weekly, just keeping in the loop with the build, even coming out to the site to ensure things were going as planned and again, making sure if we had any questions, they were answered. The subsequent weeks later, we met with the financial officers to go over our finance documents. Again, our agents (this time Kathy) were there for us. Kathy's presence was reassuring and if we weren't really sure about something the finance agents were discussing, we deferred to her knowledge and experience to give us the layman's terminology of what we were signing. Kathy also looked over all documents and kind of gave us a brief overview about what this meant, again, above and beyond helpful to us. As the closing date approached, we got another reminder of what we needed to have to be ready for closing from Eric and Kathy. Kathy was there for closing, offering up support and representation. Even though we were very ready for closing, it was very reassuring and comforting to know that even all the way up to the end, Eric and Kathy lived up to their promise...we will be with you through ALL aspects of the buying and selling processes...and they all that and more!! Even in the 3 months since we have moved into our new home (which we love!!), we have been in communication with both Eric and Kathy. Even after their responsibilities have essentially ended. they are still ensuring that everything is all right. Again, above and beyond expecations! Both Eric and Kathy are wonderful people, great sense of humor, extremely professional, answering any and all questions that we have had. Too many times, it is very easy to sugar coat and tell someone you are working for, what they WANT to hear, not what they NEED to hear. If you want someone to placate you, you are better served with going to someone other than Eric and Kathy. You will become just one of the numerous properties they are trying to sell. If you want the best real estate professional in the Pittsburgh area, who are totally committed to you, don't go any further than the team of Eric Nichols and Kathy Haggerty. You will not be sorry!

I signed up for Angie's List to find a realtor for assistance in purchasing our first home, and understand completely why Kathy and Eric were given such fantastic ratings! They were at the top of the list, so after reading reviews from other Angies List members, I decided to give them a call. Kathy answered my first call and asked me pertinant questions and set up a meeting within a week. She was friendly and professional. After our initial meeting in which Kathy and Eric answered the many questions we had and gave us appropriate guidance, they helped us move forward with purchasing only the second home we toured. (Granted, I had done a lot of my own reasearch on available homes and had narrowed it down to our favorites.) Kathy and Eric were always prompt to answer/return my calls/texts/emails, took the time to explain and help us feel comfortable with anything we didn't understand, and always made us feel like a priority. I would (and have) recommended them to friends and family, if you're looking for a realtor, call these guys, you won't regret it!

Eric and Kathy worked their magic and guided us through the negotiation of the sale. When I was ready to make a rushed decision they were always able to educate me and guide my decision making process. Our home sold in a timely manner right before another Pittsburgh Winter.

Our experience in working with Eric and Kathy couldn't have been better. My wife and I had worked with other real estate agents as part of other organizations in the 2 years prior to finding Eric and Kathy and we were never close to selling our house (which in turn made it impossible to to purchase our new home). To begin, Eric and Kathy are 'very motivated' and 'very confident' in what they do and their abilities. My wife and I were looking for these qualities because buying and selling a home is a very difficult and intrusive process and my wife and I just wanted results especially given some of our prior experiences. Eric and Kathy were very direct when presenting the specific issues as to why we couldn't sell our home and then presented tangible solutions (i.e. contacts of independent contractors) to assist in our efforts. Please note that my wife and I didn't even put our house on the market for weeks until we worked through the necessary changes, but it was well worth it as we then had an offer 45 days from the time we put our house on the market and we were able to close within 90 days. On the buyer side, we were impressed with how accomodating Eric and Kathy were given our busy work schedules. As such, we often needed to look at houses late at night or on weekends. Additionally, they both handled our interests given we were working with a very difficult agent on the other side. This made addressing issues very difficult and negotiations tough as well. Even so, Eric and Kathy were effectively able to remove the 'personal element' from the situation and simply shield my wife and I from the headaches while addressing the issues at hand with the opposing realtor. In summary, our experience was very postive in working with Eric and Kathy and we truly credit both of them for allowing one of our biggest dreams to come true. We have had experiences before with numerous realtors and please understand that there is a dramatic difference between having 'good' realtors versus 'ordinary' realtors. We would certainly work with Eric and Kathy again and would recommend their services for others interested in buying/selling their home. Everything was great. They were always there when I needed a question answered or if I needed to look at houses.

My boyfriend and I were looking at buying our first home. We were referred to Eric and Kathy from another friend who had nothing but positive things to say about their experience. From the start, we trusted and valued their opinion. Both were so genuine, they didn't care about how much or how little they made off of us - they truly cared about our first home. After describing what we wanted, they went right to work. We found our home only three weeks into looking and absolutely LOVE our house. We would refer Eric and Kathy to anyone who is looking at purchasing or selling a home. They were wonderful to work with.

.Eric and Kathy took on the sale of our home during a slow time in the housing market. Because it was priced in a higher price range, I was not certain it would sell. Eric and Kathy listed the home for us in October of 2010. We had a buyer by late March and closed at the beginning of May. In addition, Eric and Kathy helped us find a new home, which we closed on at the same time. From the beginning, they guided us every step of the way. They helped us with every detail including staging our home. We only wanted one open house, which they did. They offered to do as many open houses as we wanted, but we did not want any. They worked to get prospective buyers through our home. As we expected, activity picked up in March, and our house sold promptly and for a good price. Eric and Kathy made sure that both of our closings went smoothly. They again handled every detail expertly. As they were selling our house, Eric and Kathy were also helping us to find a new one. Because they are such an excellent team, we could see just about any property on a moment's notice. Every phone call was returned promptly and every request was fulfilled immediately. Eric and Kathy were a true joy to work with. They receive my highest recommendation.

Once we found the house he was with us throughout the whole process, from offer to closing. Both Eric and Kathy were easy to get a hold of and were there to answer our questions all the way through to the closing. I don't think we could have found a better realtor.

Tell the whole story? Where do I begin? Eric and Kathy are truly wonderful people!!! As a first time home buyer, I feel like I hit the jackpot with these two. I had called about a house I saw for sale on Trulia.com in Canonsburg PA, and that's how I found Eric. He had told me that it really wasn't a very nice home, and that it needed a lot of work. He was 100% truthful and pulled no punches. He asked me lots of questions and seemed genuinely excited to help me find the right home. Time and again he said "we love dealing with first time buyers!" I felt lost, and those words were music to my ears, and I had no idea how true they were! When I met Eric in person, Kathy of course came along. These two together are an amazing team, and don't miss a beat. I was a ball of nerves. I had little money saved, and wasn't even sure that I could make this home-ownership thing happen. Eric and Kathy were determined to find me a home...not a house. I was starting a new job soon, and time wasn't exactly on my side. I was adamant about not living in the city, though I would be working there (Pittsburgh). We started looking in Washington PA, but with no luck. I can't stress enough how refreshing it is to have agents that CARE. They knew I was after something I could move right in to, and I certainly wasn't in the market for a fixer-upper. If the basement leaked, if the floor was crooked, if there was a problem, it was pointed out, and I was steered away from it. A lot of people just want to make a sale, Eric and Kathy aren't those people. After a few let downs in Washington, it took a little convincing, but they offered to show me Brookline, promising it wasn't "too much city." We drove in snow storms and trekked around in the middle of winter and they never rushed me. They never complained. With their help, I found the perfect house, and made it my home. We looked at a few that were a close second, and one in particular that even cost more money than the one I really wanted, but they never once steered me toward something more expensive. They didn't care what I spent, only that I didn't spend too much. If they thought a house wasn't worth the asking price, they'd tell me. They didn't tell me what I should want, they asked me what I wanted. The thing I love most about them both, they are very no-nonsense and very to the point. House hunting was a wonderful time, and was very much like being in the company of old friends. They are friendly, genuine people and have a good rapport with one another and it's very easy to be yourself and be comfortable around them. I trusted them from the beginning and am so glad that I did. I always wonder how this all would have worked out had I not stumbled across that Trulia ad. Eric and Kathy, in my opinion, went out of their way and went above and beyond any of my expectations. I was a stranger in a strange land, and they never took advantage. Knowing I was new to the area, they even gave me a list of restaurants to try, which markets to go to, you name it...anything I needed they were happy to help. And after the closing, they didn't disappear. If I needed something, they were still just a phone call away. They even gave me all the phone numbers for the utility companies. I'm a small town girl, and never expected such hospitality in the city. Through it all, they were on my side, and always there to help. There wasn't one question they couldn't answer, and I never went more than a few hours without hearing from them. They are beyond professional. I can't say enough good things about Eric and Kathy. I will never forget them, or all their help and hard work. If you're looking for a home, give them a call, you won't be sorry!

Kathy and her partner Eric have done an excellent job in preparing the home i have for sale. They have given us great tips of how to upgrade the house and improve its condition. In addition, they are very professional in the way they handle things and have always been on time. They have also answered and return all my questions in a timely manner. It is very refreshing to find a real estate agent who cares! The team has also been helping us buy another home. We have been to about 20 properties, and they continue to be patient with us. They have always provided us with all the relevant information about the house we are going to look at. The research that they do beforehand its unmatched by another real estate agent i have ever had. GREAT JOB! HIGHLY RECOMMENDED!

When trying to sell your home in a tough real estate market it’s good to have an edge over the competition. For my home Eric and Kathy did just that. They took excellent pictures, did a great job staging my home, priced my home appropriately, and provided excellent advice when I needed it. Furthermore, they tell you the truth about what to expect and what home buyers are looking for in today’s market.

Buying a house was something that I really never had a desire to do. They process just seemed so daunting. However, after paying off my credit card debt and the $8K new home buyer tax credit soon to disappear (at that time), I knew it was time to invest in something that was going to actually garner some equity for me in the future. I just happened to stumble across Eric and Kathy's site while reviewing potential homes to visit online. Kathy was first to contact me and was extremely professional from the very get go. I never felt as though I was being pressured into making any choices that I wasn't in favor of all through the home buying processes. Eric and Kathy are both extremely savy when it comes to the home buying process. That removed a lot of the fears I had about the process. They were both always there when I needed a question answered and would never let more than a couple hours go by before returning a phone call if I had to leave them a message. Overall, my experience with the both of them was top notch and I will certainly go back to them for my next housing sale and/or purchase.

Moving to a new city, and having our first home-buying experience, we looked into several real estate agents before deciding on Eric, and we were extremely happy with our decision. Not only were they extremely professional, competent and proficient, they really listened to what we wanted and needed. Having only a limited time block to look at houses before we moved into the city, they understood our situation and despite their busy schedules, dedicated a good block of time for us. Eric walked us through the whole process and were our complete advocates through several difficult barriers. Given the number of houses we looked at, they really made it quite an enjoyable experience and a great introduction into our new city. In the end, we ended up in our dream home, much above what we expected given our budget. Eric, was easy to contact, responded ASAP, listened to what I needed done, He treated me as friend and not a client. He got the job done. Excellent Service, Very Personable, High Integrity, would use him again and I highly recommend him.

Here's what's important: I had my house listed with another agent for nine months, had very few visits, and had two potential sales fall through. Then I listed with Eric, at a time absolutely no one was buying houses (right after the tax credit expired), and he sold it in about three months. There's a lot of mystery when it comes to selling houses. Was Eric really that great, or did the right buyer just happen to come along? I have reason to think that listing with Eric made a difference. First, the photos he took of my house looked way better than the ones my prior agent had taken. Secondly, he listed my house online in more places than it had been before. Thirdly, he talked extensively with me about my personal circumstances in order to develop the best marketing strategy possible for the house. Fourth, he's super nice. My house was no palace, but I never felt like he paid any less attention to me than he would to someone who would net him a bigger commission. He also spent hours talking to me before I even agreed to sign on with him. I really felt like he wanted my business. He is a little on the pushy side, but I liked that. I think you have to be kind of pushy to be a good real estate agent. And don't you want the pushiest guy in the room to be on your side?

When calling for a buyer's real estate agents, I left a message for Mr. Nichols. He promptly returned my call, and although I did not committ to an agent, he quickly sent me a well-considered list of homes on sale in my area, with the exact qualifications that we had discussed. Ultimately, I used a family friend as a real estate agent, but I was very please with Mr. Nichols.

The experience went pretty well. Eric responded very quickly to my email inquiries, concerns and questions regarding my home, selling strategy, and sales in the area. He and Kathy came to my home and met me in person, and looked over every inch. They made specific suggestions on improving the look, painting, and staging. We discussed marketing strategies and his suggestions for showing the house. He brought photos of homes that he listed, and showed his talents as a photographer - his photos made the rooms SNAP! The quality of his photos significantly improved the brochures and MLS sheets. I ultimately ended up going with another broker who had a very strong network in the area. Nothing against Eric's abilities as a broker; on the contrary, I found him to be personable and easy to talk to, and very internet-savvy as a marketer. Feedback to him as a comment, is that once I let him know I was going to list with someone else, I never heard back and did not get any acknowledgement from him. I thought that would have been a nice thing to do.......

Eric was excellent -- let me just say that first. I found him through http://www.searchpittsburghhomes.com/ and the first thing that impressed me was how quickly he responded and answered my questions (even answering my emails while he was on holiday in Mexico!). It was a good omen. When it came time to go out looking for houses, I discovered the second thing I really loved about Eric: he was fantastically honest about the properties we were looking at. That was really important to me, as I didn't know the area or the local construction styles at all, and I quickly learned that I could trust him to be straight with me about the houses we were seeing, and to be more concerned with find the right house for me, rather than the best sale for him. It took us ages to find a house -- my husband and I weren't sure what we wanted when we first started looking and it took us a while to acclimatise ourselves to the local house styles. Because of this, I had Eric looking for houses over a really big geographic area and -- to his credit -- he wasn't phased by that at all. He took us out time and again and showed us tones of houses until we got a feel for what we were REALLY looking for. And then, halfway through our house-search, my husband's job changed and that changed the area we needed to buy in, meaning that much of the work we'd already done now counted for nothing. Though I'm sure Eric must have begun to wonder if we'd EVER buy a house, he never showed it, and quite happily redrew the househunt map and took us out to look for houses again in the new areas. Eventually, when we did find THE house, there was some hot competition for it. Eric guided us in putting together an offer that made us the most attractive buyers, so that the seller chose our bid. He then took us right through the closing process, answering all our questions and continuing to be a really valuable resource. When it was all over -- I have to be honest -- I missed Eric! I'd been going out to see houses with him once or twice a week for about six months and I enjoyed our conversations and his sense of humour. He told me early on in the process that he didn't believe in shopping for houses unless it was fun as well, and it certainly turned out to be true. He was a real professional to work with, but better than that because he was fun to be around and very honest and straightforward with his clients. I have no hesitation whatsoever in recommending him.
