Angie's List members we appreciate your feedback. Regarding wallpaper - we pull mass amounts of it every year, upwards of 30,000 square feet, and have written a half dozen articles about it. Removal is very unpredictable, which is explained at every pre-job walk through, because it is never installed the same way twice. Different paste, different primer, different sizing technique, different paper backing, no paper backing, different wallpaper material, different material thickness, multiple layers, etc. Because of this we charge for wallpaper removal by the hour, as do almost all reputable contractors I know. We typically offer a ballpark price based on "average difficulty", and honor our Angie's List discount rate through the end of the job. This is all stated in our standard contract. This project was no exception: We made 2 separate visits to the job site on account of the homeowner not being sure what they could budget for the project, and sent a quote on 8/8/14 and again on 3/13/15. The quotes specified that we would honor the discount Angie's List rate through the end of the project, the expected materials cost, the expected labor cost, and provided a detailed explanation of what we felt the most appropriate staffing was to complete the this project in the most cost-effective manner for them. In case anyone has any questions about what they can expect a Just Add Paint quote to look like for a wallpaper project, here is a copy of the one I sent this customer with the names and addresses removed: Just Add Paint! 5 South West Avenue Shiremanstown, PA 17011 PA Contractors License #057047 (717)903-9981 PROPOSAL This is a proposal between Just Add Paint and XXXXXXXXXXXXXXXX . Address for services to be provided is XXXXXXXXXXXXXXXXX Mechanicsburg, PA 17050. This proposal includes all industry standards adopted by the PDCA. We expect this project to take approximately 2-3 days depending on coverage, dry time, and how much homeowners decide to do. We are looking to get the job started and completed as soon as possible. Services include: -Covering of all surfaces with plastic/drop clothes/rosin paper for protection from paint. -Preparation of all surfaces to be painted; which includes basic patching and sanding, caulking, putty, and degreasing where necessary. Any major areas of sanding will be performed with a Festool Dustless Sanding/HEPA vac system to keep dust to an absolute minimum. (This tool is pretty incredible, check it out online!)... -Wallpaper to be removed in kitchen and also bathroom areas of house at digression of homeowner depending on cost. Just Add Paint will use whatever method will be most cost effective for removal, and it was agreed that we will use as little chemical as necessary to complete the job . We pull about 30,000 sq ft of wallpaper every year and enjoy it much less than painting, so rest assured this part of the process will go as quickly as possible. -Application of 1 coat of primer and 2 coats of paint on all areas where wallpaper was removed. Application of 1-2 coats of paint as necessary on other areas. -It was discussed that priming the walls with and oil-based primer is necessary to make sure that any remaining wallpaper paste residue is sealed in. This primer has a strong odor (strong enough that we wear respirators while applying it), and we advise that homeowners leave the house during this step for as long as possible. The smell will typically clear out in 4-6 hours in the right conditions if we are able to open up the windows. -Dry time will vary depending on temperature, humidity, and air flow. It is critical that we have control of the thermostat for this project to speed things along. We also have a large arsenal of shop fans and heaters that we bring to speed things up. There will be a time period where we have the air on with the doors open for venting and airflow purposes. -Areas to be painted to be confirmed with homeowner before we begin the project. Areas considered (budget depending) are kitchen, living room ceiling, dining room ceiling, entryway walls up to the second floor, and bathrooms. There were also a few small areas of touch up that will be addressed. Ceiling areas and kitchen wallpaper are priority. -Just Add Paint is not responsible for moving furniture. Homeowner is responsible for removing all breakable items and as much furniture as possible. Just Add Paint is happy to assist with larger items upon request. -Paint colors are as follows Manufacturer Production Line Sheen Color Walls Provided by homeowner, additional to be purchase at Lowes Ceiling Provided by homeowner, additional to be purchased at Lowes Trim If necessary (may be where wallpaper is being removed due to residue) provided by homeowner, or purchased at Lowes/Sherwin Williams -Clean up to be provided daily and upon jobs completion. -Just Add Paint proposes to supply all labor to the above specifications. Homeowner has purchased a deal through Angie's List which will give her 16 hours of labor that has been pre-paid. Additional labor will be billed hourly at the same discount rate of $25/hour for the duration of this project, and any additional materials will be billed to the client. My best guess on materials is $100-$200 for oil based primer, roller covers, tray liners, and trim paint/additional paint if necessary. Labor, if things go fairly smooth, would run an additional $1000-$1200 to complete all areas discussed. But again this could vary either direction depending on cooperation of the paper and dry time. My preference would be to send a 3 man crew the first day because we work most efficiently with wallpaper that way. This way we can bounce from room to room while the paste softens up. I recently started accepting credit cards if that will help you with the financing. It is understood that our goal is to provide the highest quality of work in the most efficient manner possible. This is rarely applied, and would be discussed with homeowner with a full explanation before application.
