Rob did an excellent job. He was very thorough, and was sure to point out anything that could be troubling, or that I might want to know (for example, where a hidden breaker box was located). He was easy to reach by phone (and text), and was very responsive -- including after the inspection when we had follow-up questions regarding one of the items in his report. We're on our third-house in the last 6-years and, should end up buying another, Rob would definitely be our choice.

Rob not only performed a thorough, precise inspection all over the house, but also made the process very educational through his willingness to explain things and answer any questions. The inspection went well, Rob was very professional, answered any questions we had. Also asked us numerous times if we had questions throughout the inspection to make sure we were understanding everything. He was thorough with everything. He was already at the house when we arrived. He already had the radon test set up, and when we got there he went back through everything he had seen already. I would highly recommend Rob and his company, definitely worth it.

Rob made the whole process extremely easy. To scheduling him and when we received the report, we were kept in the loop the whole time. My fiance was there for the inspection and had said Rob was so thorough and explaining everything in detail. He was really great and we would recommend him to any of our family and friends!

Extremely well. Rob was extremely friendly, and responsive. I appreciated his forthrightness, and easygoing competency. He arrived early, and began the exterior of the inspection before I even arrived, going back and showing me each thing that he found. He answered every one of my far too many questions with professionalism, and honesty. My husband and I ended up purchasing the house, and we have been living here for a few months (why I waited so long to submit this review) and I have found nothing that Rob didn't already point out to me. Rob Morrow of Inspectioneering LLC. is the epitome of professionalism and service. It is incredibly obvious that his utmost goal is to do his best because he truly cares for his customers. He has an honest heart and work ethic. Mr. Morrow helped me with two house inspections while I was shopping as a first-time home buyer. The first house was a structural disaster, and he spent over four hours inspecting all of the deficiencies. Within one day, he provided me with an incredibly thorough and easy-to-read report despite all of the house's issues. My husband and I decided to walk away from that house and continue with another house in Glenshaw. Before I submitted the offer, I knew I wanted Mr. Morrow to again. He booked me with no delays. Of all the people involved with the house buying process, such as a lender, the agent, etc., hiring Mr. Morrow was the best decision I made along the way. Thankfully, this house had minor issues compared to the former house, but he provided me with a beautiful report like always. I am a complete novice in the real estate business, and I have little knowledge of house maintenance. But Mr. Morrow never made me feel stupid for asking basic questions; he answered everything in layman's terms and even called me on his lunch break to answer follow up questions. With him, he never hesitates to help clarify details. Without a doubt, I have never had better service in my life. Rob was patient, highly professional, knowledgeable, friendly and thorough. Our inspection report was 47 pages long and included lots of pictures, diagrams and detailed descriptions of what was found. He was quick to respond when I had to reach out for questions. He offered opinions when we asked but remained impartial when considering his answers. We were very happy with the entire experience. I plan on recommending him to friends and family.

Rob is amazing, probably the best inspector in the city and who I will happily return to for any future home purchase. Rob treats the inspection as if he's looking over a house that he's going to live it, you can tell he's constantly thinking and trying to unravel what's going on in the house based on the information he's seeing during the inspection. He revealed a number of problems that I would never be able to see myself such as a jetted bathtub being an electrocution hazard due to a lack of gfci protection, fire hazards in the garage, and code violations on a deck. He takes the time to make certain you understand what he's finding and gives you an honest assessment on how much you should worry about each problem, neither over-playing or under-playing any issue. His report was delivered promptly the next day, contained numerous details and photos, and provided solid evidence for us when we negotiated with the seller post-inspection. He's also completely professional during the entire process, if you're an Arrested Development fan he will remind you of a certain someone who only uses one word to describe himself (professional).

I was not planning to leave a negative review even though I was not overly enthused by my experience with Inspectioneering, but since the inspection just over a year ago there have been two major items that were obvious misses by the company which have led me to leave a review. When I arrived at the time of the scheduled inspection, the inspector was already at the house for about an hour. Being a first time home buyer I wanted to tag along during the inspection to learn and ask questions, so it would have been great if he could have informed me so I could have arrived early. However, he offered to take me back through what he had already covered which was very helpful, but any time I asked questions his responses seemed to be defensive when I would ask about something he had not pointed out, or acted as though the questions I was asking weren't necessary. Even though there were a few things during the inspection that rubbed me the wrong way, I tried to give him the benefit of the doubt. Upon receiving the report there was an item missing from it that we had discussed during the inspection. I asked to have the missing item added to the report to ensure everything was completely documented, and he got extremely defensive and acted as though I was just missing it on the report - to the point where I had to send screenshots of the section where it should have appeared before he believed me. He did end up apologizing for this mishap, and said he was going to follow up on what exactly happened, but never provided any update back. There was also another item I noticed after the inspector left that I was concerned about and asked about, and again he got very defensive and basically said if he saw an issue with the item it would have appeared on the report. I tried to give the benefit of the doubt again even with a snarky response and just assumed there was no issues with this item - but when I received the new version of the report, this item was added to it and had negative remarks about needing improvements to make it satisfactory. Again, would not have been a big deal had he just admitted to either of these mistakes, but trying to blame me for the missing report item and cover up how he missed the second item was not the right way to treat a paying customer. Upon moving into the house, the first shower we took just minutes into it there was water pouring through our kitchen ceiling (located directly below the shower). I remember the inspector saying he ran all of the faucets and shower prior to our arrival at the inspection, but had he ran the shower he certainly would have seen this issue. Based on how unprofessionally I was treated regarding the issues with the report I decided not to even try to have the inspector admit to this mistake or ask for some sort of compensation, especially since we had a home warranty that would cover the issue, but clearly this was a huge miss on his part. And the final straw was last week we had large amounts of water leaking through our roof into our bathroom and down into our kitchen. The inspector had found some minor issues with the roof (exposed fasteners, missing flashing) that we actually had the previous owners fix prior to moving in, but the report said that other than that the roof was in pretty good shape and had atleast 5-7 years left. After having a contractor come look at the damage, they confirmed that the roof was in pretty poor shape and an improperly sealed pipe led to the main leak. Worsened by some recent bad weather, it now requires a whole new roof. :) The contractor said the poor state of the roof/pipe should have certainly been pointed out by the inspector.

It was great! Rob was punctual and courteous. He took extra time to explain all the phases of the inspection and the reasons for his findings. I highly recommend him!

My experience with Rob/Inspectioneering was excellent. He was easy to schedule with, performed a thorough inspection, and wrote a detailed report. He even flew a drone over the property and check the roof! Everything was delivered as promised. I would high recommend Rob and Inspectioneering.
